La respuesta rápida es que sí, puedes comprar un apartamento y alquilarlo por Airbnb. Pero debes tener en cuenta algunos puntos clave. En primer lugar, debes comprobar si la vivienda permite alquileres a corto plazo o no. Por ejemplo, el Icon Brickell III no tiene restricciones y permite alquilar con Airbnb Brickell Miami.

No quieres terminar comprando un condominio perfecto para invertir en Airbnb para luego darte cuenta de que ese tipo de alquiler no está permitido oficialmente, incluso aunque algunos propietarios lo estén haciendo.

La buena noticia es que muchos desarrolladores de edificios nuevos entienden que los compradores quieren tener esta opción y están incorporando planes de alquiler a corto plazo en sus normas de construcción.

Consejo de experto 1: comprende las normas de financiación

Los edificios de viviendas que permiten Airbnb o alquileres a corto plazo (es decir, alquileres diarios o semanales) tienen reglas de financiación diferentes a las de los edificios típicos.

Es más habitual que los departamentos que permiten alquileres de 30 días o más tengan financiación. Por el contrario, los que permiten alquileres diarios pueden tener diferentes términos de financiación.

Consejo de experto 2: considera la posibilidad de un Aparthotel

Los aparthoteles pueden ser una gran opción para invertir en Airbnb porque tienen reglas de alquiler flexibles y ya cuentan con un servicio de gestión de clientes que alquilan por períodos cortos. 

Pero los aparthoteles también tienen términos especiales de financiación y, a menudo, tienen otras reglas si quieres gestionar tu unidad de aparthoteles a través de Airbnb en lugar de la gestión del hotel.
