April 2023: Fort Lauderdale & Palm Beach New Condo Development & Pre-Construction News

Spilling over from Miami, South Florida’s current building boom is slowly spreading up north too. As developers attempt to appeal to wealthy families and professionals migrating from high-tax states with waterfront luxury and single-family-home-sized condos, two new condo projects were launched this April. Sales for the golf course-adjacent Residences at Shell Bay were launched by Witkoff and PPG, in partnership with Auberge Resorts Collection. Also, Related Group and Gil Dezer launched the oceanfront Rosewood Residences on Hillsboro Beach’s Millionaire’s Row. 

This month, two new condo projects with the ability to transform their respective communities were proposed as well. Read below to find details on all of these projects and more in our April 2023 condo pre-construction market round-up for Fort Lauderdale:

In addition to developing the first new golf course in Miami-Dade in over 25 years, developers Witkoff and PPG soft-launched sales for the waterfront Residences at Shell Bay this April. Part of the Auberge Resorts Collection, with its 7,300-yard Championship Greg Norman-designed Course set to open later this year, sales for these stunning residences will be released in phases.

Designed by Miami’s award-winning Kobi Karp architecture firm, the Residences at Shell Bay will rise 20 stories with 108 bespoke condos. With floorplans ranging from one to four bedrooms, all units in this exquisite property are designed to overlook the championship golf course next door.

With interiors by AvroKO, future residents will enjoy coming home to 10-foot-high ceiling heights transitioning to private wraparound terraces, Italian Molteni&C gourmet kitchens accentuated by white oak cabinetry, custom furnishings, spa-inspired bathrooms, a soft natural palette of luxurious materials, and more enhancements. 

Launched in partnership with the multi-award-winning Auberge Resorts Collection, this sprawling property will also house a new boutique resort managed by the hospitality major. Condo residents will gain access to a dedicated Director of Residences along with in-residence housekeeping, dining, and other services managed by the resort staff.

Perched on 150 premium acreages near the ocean, amenities at this fully gated community will include access to a 48-slip private yacht club, a 20,000-square-foot Shell Bay Club featuring indoor and outdoor dining, rooftop pools with private cabanas, an indoor-outdoor wellness spa, a multi-sport simulator lounge, a tennis center, pickleball and paddle courts, a wine tasting room, co-working spaces, a teen’s club, a children’s play lab, a private members’ Clubhouse, an orchid garden, a dog-walking trail, and much more.

Launching sales for their Rosewood-branded condo project, Related Group and Dezer Development (Miami’s powerhouse developers) revealed plans for their ultra-luxury, new construction waterfront condo community in Hillsboro Beach. Perched at 1174-1185 Hillsboro Mile, also known as Hillsboro Beach’s “Millionaire’s Mile,” the 10-story building would mark the first new oceanfront development for the neighborhood in about two decades.

Comprising 92 residential units, the 10-story oceanfront building will house 70 condos, while the 3-story coastal building will house 22 luxury villas. Designed by Arquitectonica, both project buildings will be reminiscent of a regal yacht.

Keeping the aesthetic true to Rosewood's guiding philosophy - A Sense of Place - interiors will be handled by the renowned Dutch firm Studio Piet Boon. The Hong Kong-based Rosewood hospitality company will be operating and managing all the resort-style amenities onsite.

Amenities at the oceanfront Rosewood Residences will include 11 boat slips (likely in an onsite marina), direct beach access with a beach club, an oceanfront restaurant, an oceanfront pool and spa, a light-filled wellness center, a salon, two fitness centers with sports courts (tennis and pickleball), a stylish cocktail lounge and café, a creamery, a game room with virtual reality simulators, a curated collection of museum-quality art, an intimate garden and meditation lounge, luxury suites for visitors, and more. 

Prices start at $4 million for the villas and $5 million for oceanfront condos, with a choice of 2,800 to 6,400 square foot residences.

Approved by the city’s planning board this April, Bahia Mar’s billion-dollar makeover is finally closer to materializing. Developed by Miami’s Related Group in association with Tate Capital and Rok Enterprises Inc., the 2 million-square-foot project will occupy a key waterfront peninsula at 801 Seabreeze Blvd – also home to the Fort Lauderdale International Boat Show.

Replacing the 47-year-old, 296-room Bahia Mar resort, this ultimate live-work-play destination is designed by Miami’s award-winning Arquitectonica. Re-designed with five slender yet curvy towers, opposed to the previously proposed seven towers, this billion-dollar project will now feature four 21-story condo towers plus a 23-story, H-shaped condo-hotel. Together, the buildings will house 350 condo units, 60 luxury condo-hotel units, 256 hotel rooms, 88,000 square feet of commercial space, plus 1,291 parking spaces.

Highlight amenities at this 39-acre site will include a 254-boat slip marina, a high-end marina village with restaurants and bars fronting A1A, an 11,000-square-foot waterfront restaurant on the north side, a 2-acre waterfront park, a half-mile-long public waterfront promenade encircling the property, and about 7.3 acres of revamped space to host the annual Fort Lauderdale Boat Show. The boat show arena is further expected to feature 160,000 square feet of climate-controlled areas, 41,000 square feet of tent space, a food court, plus multiple retail kiosks.

Developers plan to build the hotel and two condo towers first, followed by the third and fourth condos towers, and ultimately the public promenade.

Another multi-million condo project is set to hit Hollywood Beach, transforming the quaint little town into the next destination neighborhood along with
these two Related Group projects. Hollywood Moon Development has proposed building a namesake, $80 million condo project close to the beach.

Located at 901 S. Ocean Drive plus 321 to 337 Jefferson St., the proposed tower will rise 21 stories. Designed by Miami-based Arquitectonica, the 240-foot tower plans to house 43 condos, alongside another 4-story building with 5 townhouse units, and 86 parking spaces. Amenities at this 1.24-acre property will include two rooftop pool decks.

With an average size of 3,361 square feet, The Hollywood Moon offers larger condo units to those used to larger living spaces. In total, the property will house 3 one-bedroom units, 8 two-bedroom units, 22 three-bedroom units, 8 four-bedroom units, and 7 five-bedroom residences.

With a team of investors including the likes of Tiger Woods, Justin Timberlake, Tavistock Development’s Joe Lewis, and ex-eBay tech entrepreneur Jeff Skoll, joint venture Wellington Lifestyle Partners has proposed building a private club community with homes, commercial spaces, and over $100 million in a host of amenities.

Pending approval, the 600-acre project will feature about 400-500 single-family homes and condos (the exact mix is yet to be revealed), about 18 acres of commercial space, an exclusive founder’s club, plus a 120,000-square-foot field house with five sports simulators, four pickleball courts, four squash courts, two indoor tennis courts, two paddle courts, an indoor basketball, a 40,000-square-foot fitness center, plus a spa. There will also be multiple outdoor tennis courts, paddle and pickleball courts, as well as a rock-climbing wall and bowling lanes.
