Over a decade in the making, the world’s first Aston Martin Residences finally opened their doors in April. First residents can now come home to all of their favorite elements of the UK-based car brand, including wood paneling, colors, and even number plinths.

Meanwhile, developers continued their bullish run this month as a total of seven new condo projects launched sales, including the highly anticipated Viceroy Brickell and Edge House. South Brickell’s Una Residences and the south tower at Aria Reserve topped off, suggesting first residents can step into their brand-new residences as early as next year. The wait is finally over! Almost a decade in the making, owners can finally step into their brand-new Aston Martin residences in Downtown Miami. Developer G&G Business Development, the Coto family-owned real estate company, celebrated the supertall’s opening ceremony the same week as Formula One’s Miami Grand Prix this April.

The 66-story, 391-unit riverfront condo is now the second-tallest building in Miami and the State of Florida, having topped off at 816 feet above ground. The iconic, sail-shaped beacon of ultra-luxury owes its distinctive design to Buenos Aires-based Bodas Miani Anger (BMA) and Miami’s Revuelta Architecture. Perched at the confluence of the river and Bay, residents at the Aston Martin tower can now enjoy breathtaking water and city views from their residences.

Interiors at this stellar building feature Aston Martin touches at every turn, including signature number plinths, stitching, wood paneling, and the luxury carmaker’s familiar color palette. Highlight amenities include a virtually accessible permanent art gallery, a helipad, and Downtown’s first private deep-water superyacht marina. Other amenities include a rooftop infinity pool, two cinemas, a sky lounge, a bi-level fitness center, a world-class spa, a beauty salon, a kids’ playroom, a teen center, virtual golf, butler service, and more.

99% pre-sold, closings are currently underway at this iconic new construction. Prices for remaining condos start at about $1.5 million, penthouses are available for upwards of $50 million.

Related Group and GTIS Partners launched sales for Viceroy’s first fully residential building this April. Originally planned as an apartment tower, the under-construction building was converted into a condo project. As one of the three towers planned to rise at 444 Brickell Avenue, also home to the 
Baccarat Residences, the 45-story, 420-condo Viceroy will rise along the Miami River.

Each meticulously crafted residence will offer unparalleled luxury, with interiors by New York’s Meyer Davis Studio. Owners will be allowed short-term rentals with a minimum stay restriction of 30 days. Units will range from 485 square feet to 1,286 square feet in size.

Future residents will have access to more than 37,000 square feet of amenities. Highlights include a ground-floor restaurant, a heated pool, an outdoor space, a poolside café, a bocce court, a sports simulator room, a fitness center, treatment rooms, a club room, a wine cellar, a movie room, and more. All amenities and services will be managed by Highgate’s subsidiary, Viceroy.

Peru-based Grupo T&C launched sales for the short-term rental-approved Edge House this April. Designed by Miami’s renowned Kobi Karp, the LEED-certified tower will rise with distinctive vertical, metallic gold elements at its base.
 

Each of the 590+ turnkey residences will feature timeless interiors by celebrated designer Adriana Hoyos. Expect refined living spaces, handpicked furnishings, and high-end finishes. Units will range from 375 square feet to 1,242 square feet.

Standout amenities include active and tranquil pools, poolside terraces, indoor and outdoor lounge areas, a fitness center, a private yoga studio, a wellness center, a kids’ club, a game room, a reflecting pond, wraparound Zen gardens by Witkin Hults & Partners, an outdoor park with dedicated dog area, flexible co-working spaces, and more.

Developer Swire Properties launched sales for the South (residents-only condo) Tower at One Island Drive this April. The 800-foot Residences at Mandarin Oriental, architected by Kohn Pedersen Fox Associates (KPF), will feature 228 condo units with rich interiors by Parisian designers Tristan Auer and Laura Gonzalez.

Owing to their beautiful island location, all residences in the 66-story tower will be privy to panoramic water views. Amenities at this world-class property will include an 80,000-square-foot, resort-style amenity podium featuring multi-tiered infinity-edge pools, an art walk, a signature spa, a state-of-the-art health and wellness club, a forest yoga lawn, a tea garden, multiple restaurants, a kid’s activity center, a golf simulator, a game room, dining rooms with chef kitchens, executive work lounges, a dog grooming spa and a pool, plus landscaping by the renowned Thai firm, Shma.

Sales for the 400-foot North Tower, which will have 121 guest rooms, 66 private condos, and 28 condo-hotel units, are expected to launch later this year. The North Tower will replace the existing Mandarin Oriental Hotel in Brickell Key and house an improved version of the flagship hotel. The project’s sales gallery is expected to open this summer.

Prices range from $4.9 million to about $100 million, with a choice of two- to four-bedroom residences.


Cassia Miami – Coral Gables

Originally planned as an apartment building, Alta Developers changed course to launch its boutique development slated for 4011 Salzedo Avenue as a condo project. The 12-story tower will rise with 174 fully finished, turnkey condo residences. Units will range from 662 to 1,439 square feet and feature furnishings from RH, previously known as Restoration Hardware.

Owners at Cassia will be allowed flexible rentals, although the developer is contemplating keeping a minimum stay restriction of two to three nights. Amenities will include a pool, a landscaped garden with cassia trees, a spa wellness center with a spa, another indoor pool, a café, a paseo with a nearly $1 million tree sculpture, and about 15,000 square feet of ground-floor retail space.

Prices range from the $700,000s to about $1.8 million, with a choice of one- to three-bedroom residences.


Palma Miami Beach Residences – North Beach

New York-based developer Lefferts launched sales for a short-term rental condo project, with no rental restrictions in North Beach this April. Marking the third out of four condo projects planned by the developer for this neighborhood, Palma Miami Beach will rise 14 stories with 126 non-waterfront units at 600 71st Street.

Designed by Built Form and with fully furnished interiors by Studio Ramirez, units at this Mediterranean-inspired buildings will range from 405 to 889 square feet. Amenities at this LEED Gold-certified tower will include a pool, a cold plunge pool, a hot tub, a bar, a media/game lounge, a summer kitchen, a fitness center, and more. There will also be 8,500 square feet of curated retail concepts. 

Lefferts is also building 72 Park, which is scheduled for completion this summer, and the recently approved 72 & Carlyle in North Beach.

Prices start from the $650,000s, with a choice of one- and two-bedroom residences.


Solana Bay – North Miami

Developers Kolter Urban and BH Group launched sales for a boutique luxury condo project planned for 2305 NE 123rd Street this April. This sublime development will rise 10 stories with 52 residences by replacing the long-shuttered White House Inn. Affording unobstructed views of Keystone Point, Bay Harbor Islands, and Indian Creek, units will range from a generous 2,200 square feet to 4,000 square feet.

Designed by Miami’s prolific Arquitectonica, all residences will feature private foyers, oversized primary bedrooms with large terraces, and direct bay views. Highlight amenities will include a rooftop pool, a fitness center, a social room with games, a dining lounge, a library, and a board room overlooking Biscayne Bay.

Prices start at $2.3 million, with a choice of two to four-bedroom residences.


Luxury Townhomes by Calta – 
Coral Gables

As planned, developer Calta Group, led by Italian brothers Ignazio and Gaetano Caltagirone, launched sales for their limited-edition townhome project at 915 and 920 Palermo Avenue this April. The 10-home project will feature three-story, four-bedroom, four-and-a-half bathroom residences spanning 5,500 square feet.

Designed by Nelson de Leon’s Locus Architecture, the Venetian townhomes will be built to complement Coral Gables’ timeless charm. Plans also call for six parking spaces per unit, streetscape improvements, and about 16,500 square feet of open spaces. Each townhouse is proposed to include 4-car garages, 2-space carports, and covered terraces. 

Prices start at $5.5 million, with a choice of ten townhouses.

Domus FLATS Brickell Center – Brickell


With the 12-story Domus FLATS breaking ground last month, North Development launched sales for its second iteration in Brickell – Domus FLATS Brickell Center. Perched at 221 SW 11th Street, this MC+G Architecture-designed tower will rise 35 stories with 500+ fully furnished FLATS (Flexible Apartments for Temporary Stays), just four blocks south of its sister tower.

Built to offer the services, security, and consistency of a hotel, this investment-ready condo tower will allow owners to rent out daily using Domus’ exclusive App. The App offers a range of facilities, including access to over 85 booking platforms, mobile check-in and check-out, digital keys, and more. Urban Robot will handle the interiors.

Topping off at 47 stories, South Brickell’s highly awaited ultra-luxury project completed a key milestone this April. The nautically inspired tower has only a handful of units remaining as it gears up for an early 2025 opening. At 579 feet, it is now one of Brickell’s tallest.

Topping off its South Tower at 62 stories, developer Melo Group recorded a key milestone this April. Aiming to complete construction on both towers in a record-setting span of three years since first breaking ground, Aria Reserve could welcome its first residents as early as next year.
 

Designed by Arquitectonica, the twin Aria Reserve towers boast a unique zigzag pattern. While the south tower will house 383 luxury residences, the north tower will be home to 399 stunning units. All residents at the bayfront Aria will gain access to direct water views, 11-foot-deep terraces, east-to-west flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.

A 2-acre recreation deck will be the centerpiece at Aria Reserve. The deck will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground. After launching sales just last October, New York’s Naftali Group broke ground on its unique condo-apartment offering in Downtown Miami this April. Designed by Arquitectonica, JEM Private Residences will rise 67 stories with 259 condos and about 550 rental units. While apartments will occupy the building’s lower floors, condos will come stacked on floors 43 and above.

Ensuring complete owner privacy, JEM’s condo and rental units will feature separate entrance lobbies, elevators, and amenity centers. Residences will feature sophisticated interiors and living spaces designed by New York’s Rockwell Group. Owners at JEM will not be allowed short-term rentals. The tower permits only four rentals per year per residence, with a minimum stay restriction of 30 days.

Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room.

Developers Mast Capital and Starwood Capital Group broke ground on their oceanfront masterpiece this April. Designed by Rem Koolhaas’ OMA New York, the 17-story Perigon will be designed as a series of towers rotated on their axis to enhance water views from every residence.
 

All 73 luxury residences at The Perigon will feature rich touches evocative of the European Riviera by London-based designer, Tara Bernerd. Affording residents a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette, the aesthetic tower will establish itself as the next iteration in luxurious, oceanfront living. 

Further, the residences at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceiling heights, and 10-to 12-foot-deep wraparound terraces. The beachfront tower will also boast a unique connection to nature with 1,250 lineal feet of lush gardens and serene water features. The sustainable tower is also poised to obtain a LEED Gold certification upon completion.

Ponce Park Residences – Coral Gables

After four design revisions and opposition from neighbors, developer Allen Morris Company has finally won approval for a down-sized version of this once-controversial condo project. Designed by Miami-based Zyscovich Architects, the 9-story building will house 57 luxury condos and about 20,000 square feet of ground-floor and mezzanine retail space.
 

In exchange for the approval, the developer has committed to contribute $2 million in public improvements and raise funds to revamp Ponce Circle Park. Amenities at Ponce Park Residences will likely include pools, a gym, a spa, and restaurants. A cobblestone paseo will further replace its existing alleyway at 3000 Ponce de Leon Blvd.


Privee Capital’s 12-unit Condo Project – 
North Beach

Approved by Miami Beach’s Design Review Board this April, Privee Capital can now move forward with its plans to build a 5-story condo building at 1940 Bay Drive in Normandy Isles. The waterfront condo project will replace a two-story, 23-unit apartment low-rise built in 1955. The Miami-based developer had purchased the waterfront site for $7.4 million in 2021.

Designed by Revuelta, the 5-story condo building will house 12 residences and four private boat slips. Expecting to break ground later this year or early next year, the developer’s market research shows that high-end condos in the area could easily fetch $1,500 per square foot to $1,800 per square foot – hinting at possible pricing at the soon-to-be-launched project.

Babylon Racquet Club Mixed-use Tower – Brickell


Developer William Jacome has proposed building a 23-story, 15-key, and 34-unit condo-hotel at 240 Southeast 14th Street. Located on the former Babylon Apartments site, the project would also house 4,400 square feet of offices, 13,700 square feet of restaurants, a racket sports club, and a fitness center.

The sports club will be the highlight of the mixed-use tower, complete with 14 different courts for pickleball, tennis, padel, and racquetball. The site, which once housed architecture giant Arquitectonica’s first building in Miami, was recently included in a Metromover subzone, allowing for the move to build a 23-story tower.


Two31 Flagler Residences – Downtown Miami

Partners Big Development and 4 Hands Investments revealed plans to build an 80-story luxury condo tower at 231 E. Flagler this April. With interiors and architecture by the internationally acclaimed IDEA, the building is poised to stand out as an architectural landmark. Units will range from studios to two-bedroom residences with modern layouts.
 

Each bespoke residence at Two31 Flagler will feature imported wood wall paneling, top-of-the-line appliances, 10-foot-high ceilings, and private balconies with glass railings. IDEA’s Angel Sanchez will also design couture uniforms for the building’s staff.

The Hive will be the centerpiece of the 40,000+ square feet of amenities proposed for this landmark tower. 60 stories in the sky, The Hive will offer an amazing set of amenities, including a jacuzzi cabana lounge, sunset lounges, an IV drip bar, a cigar and whisky lounge, a golf simulator, a media room, an entertainment room, a spa, a juice and snack bar, a wine tasting and storage room, meeting suites, guest rooms, and a dog spa.

Other amenities at this spectacular supertall will include a helipad, a 5-star restaurant and café, a curated art collection, a street art box for Art Basel exhibitions, a 22nd-floor resort-style pool deck with two heated lap pools, a full spa and gym, four cold and warm plunge pools, a game area with an F1 simulator, co-working spaces, AI-driven security and app interface, and much more.

Owners will likely be allowed flexible ownership but with some restrictions.


Crescent Heights’ 26-story Condo Tower –

Miami-based Crescent Heights revealed more details regarding its plans for the 26-story proposed at 101-125 NE 14th Street. The development firm, led by Rusell Galbut, confirmed that the 280-unit condo tower will allow short-term rentals.
 

Located a block west of the Adrienne Arsht Center and just north of the Underdeck, the project will also house 22,013 square feet of air-conditioned storage on the bottom three floors plus 1,502 square feet of retail. Considering it falls under the rapid transit zone of the School Board Metromover Station, the tower will have no parking on site.

Miami’s RSP Architects is designing the project with mostly one- and two-bedroom units and some three-bedroom residences.


Multiple Condo Towers Proposed by Peru’s Grupo T&C – 
Edgewater

After about a decade of acquiring his first development parcel in Edgewater, Peruvian builder William Ticona submitted plans for two separate condo buildings in Edgewater. For the 0.6-acre assemblage at 1825 and 1837 NE 4th Avenue, the developer, through Grupo T&C, plans to build a 60-story tower with 592 short-term rental condos.

On another 0.8-acre parcel located between Northeast 27th and 28th streets, the developer plans to build a boutique condominium with partial water views. The Peruvian developer is currently on the lookout to add a third assemblage to his collection.

Gale Miami Hotel & Residences (at Natiivo) – Downtown Miami

Equipped with three new dining concepts in partnership with chef Erhan Ozkaya and with construction in full swing at the Arquitectonica-designed tower, Gale Miami Hotel & Residences will be ready to welcome its first guests this May. Developed by Sixth Street Miami Partners – inclusive of Russell Galbut, Marisa Galbut (of GFO Investments), and Keith Menin – the hotel-condo will deliver 160 turnkey condo units available for short-term or daily rentals along with 80 condo-hotel units in Downtown Miami.
 

The Gale-branded hotel-condo is part of the 51-story Natiivo, which is scheduled to deliver another 448 turnkey residences with modern furniture and fixtures by Urban Robot. Sharing 70,000 square feet of amenities with Natiivo, Gale residents will get access to the onsite Bodega Taqueria restaurant, a craft cocktail lounge, an outdoor restaurant with a retractable roof, a ground-floor coffee shop, a pool restaurant and bar, a kid’s playroom, coworking spaces and boardrooms, and more. 

The dining concepts helmed by Chef Ozkaya at Natiivo will include an Italian concept, an American-style steakhouse, plus a Mediterranean outpost serving a menu inspired by his Turkish heritage. The list of wellness-focused amenities available at Gale Miami includes a 16,000 sq. ft. poolside retreat with cabanas, a hammam spa, a fitness center, a yoga studio, an outdoor training terrace, treatment rooms, and private beach club access on Miami Beach.

There will also be about 20,000 square feet of event space plus another 125,000 square feet of office space in this iconic tower.

Five Park – South Beach

Suggesting that the tallest tower in Miami Beach is now closer to opening this year, the lights were turned on at Five Park in April. The high-rise developed by Terra Group and GFO Investments will feature the first-ever private restaurant concept by renowned chef Michelle Bernstein and restaurateur Jeffrey Chodorow.

Designed by Arquitectonica, Five Park will feature impeccably designed interiors by New York’s Gabellini Sheppard. Infused with a unique blend of New York flair and Miami aesthetic, the statement tower will rise 48 stories. While its Park Residences occupy floors 8-25, its Canopy Residences are spread across floors 27-48.

Giving Miami Beach its iconic rainbow bridge designed by Daniel Buren, the tower will be accompanied by (an already complete) 3-acre public park featuring a MONSTRUM kids’ playground, outdoor gym, art installations, dog park, picnic areas, and more. Five Park residents will also gain access to a private beach club in South of Fifth, accessible by house car or a short walk.

Living at Miami Beach’s tallest tower (546 feet), residents will be able to enjoy a 6th-floor pool deck with two pools, a 26th-floor clubhouse, two fitness centers, spa and treatment rooms, lounge areas, a jewel box bar and lounge, library, screening room, co-working spaces, children's learning lab & teen club, electric car charging stations, and much more.

After celebrating its groundbreaking ceremony last November, Roger Development Group completed another key construction milestone with a foundation pour this April. Designed by Bermello Ajamil & Partners, the Parisian-inspired, neo-classical building will rise 8 stories with only 48 luxury residences. All residences will be delivered fully furnished with interiors by Adriana Hoyos Design Studio.

The Avenue will mark Coral Gables’ first luxury condo approved for Airbnb-style short-term rentals. The mid-rise will also carry a short-term rental management office on-site for owner convenience, with a higher payment incentive for daily rentals than long-term rentals.

Built using green building tech, residences at this boutique building will feature luxurious and thoughtful layouts, 9 to 11-foot ceilings, and options for porcelain flooring, baseboards, plus designer paint. Amenities will include a resort-style pool deck on Level 9, poolside lounge chairs and daybeds, an outdoor hammock garden, an outdoor rain shower, summer kitchens and family dining area, plus 3,861 square feet of ground-floor luxury retail space. There will also be 6 retail condos on the ground floor, of which three have already been acquired by a spa, a French bakery, and a retailer of high-end handbags.

Prices range from $730,000 to over $1.3 million, with a choice of one- to two-bedroom residences.

Ella Miami Beach – North Beach

Ella Miami Beach – North Beach


Developers Constellation Group and Boschetti Group have shifted plans to allow short-term rentals at Ella Miami Beach, tapping Miami-based Nomada Residences to manage rentals. The premier hospitality company is known to work with Airbnb, HomeAway, Expedia, and more. Although owners won’t be required to use Nomada's services, they would be encouraged to do so as it would ensure smoother operations and better returns.

Designed by Arquitectonica, the boutique Ella will rise 10 stories with 95 luxury residences. The mid-rise will combine subtle Art Deco curves with modern 21st-century lines. Named after the legendary jazz singer Ella Fitzgerald, this modern enclave will meld together classic Miami Beach living with the intimacy of a full-service boutique building.

In addition to stunning designer-ready interiors, bespoke “Interiors by Steven G” packages will be available for purchase at Ella, offering owners a truly turnkey experience. Units will range from 434 to 1,076 square feet in size. 

Highlight amenities at this timeless tower will include a rooftop pool, a summer kitchen, a paddleball/pickleball court, a fitness center, an observation deck and lounge, a yoga deck, a cold plunge pool, a meditation lawn, coworking spaces, about 2,200 square feet of retail, and more.

Prices start in the upper $400,000s, with a choice of studios to two-bedroom residences.


Calle 8 –

G&G Business Developments submitted plans for a taller, 65-story Calle 8 with the FAA this April, filing with a revised height of 737 feet above ground or 750 feet above sea level. Seeking a zoning review, the developer has also proposed a lower density of 458 residential units instead of its original 464 units.
 

Designed by BMA Architects, Calle 8 will flaunt a distinctive, triangular, cutting-edge profile. Starting at level 12, units will range from studios to three-bedroom residences. The mixed-use development will sit two blocks from the Brickell City Center and conveniently close to the Brickell Metromover and Eighth Street Stations when perched at 190 Southwest 8th Street. 

G&G Business Development is still deciding whether to include a multi-level Concert Hall seating 4,060 or a 5-story retail complex at the base of the trapezoidal tower. Other amenities are expected to occupy levels 33, 35 (pool deck), 36, and 37 with about 12,260 square feet of coworking spaces perched on level 12. There will also likely be 660 parking spaces.


River District 14 – Allapattah/Miami River

After launching sales last June, Alta Development closed on a $68 million construction loan to help break ground sooner on the short-term rental-friendly condo tower. The developer plans to begin vertical construction as early as August this year.

River District 14 will rise 16 stories with 283 fully furnished condos. Designed by Coral Gables-based Behar Font & Partners, the Airbnb-friendly tower will feature a host of amenities including a sixth-floor pool deck, indoor pickleball courts, a ground-floor business center, a fitness center, and more. 

Prices start at $475,000, with a choice of studios to two-bedroom residences.


888 Brickell by Dolce & GabbanaBrickell

Dolce & Gabbana Residences and Hotel (previously 888 Miami) – Brickell


JDS Development finally closed on a 52-year-old office building at 888 Brickell Avenue for $61 million to build the show-stopping Dolce & Gabbana Residences. Designed by ODP and Studio Sofield, with dramatic touches and curations by D&G, the 90-story condo-hotel will rise with 250 units.

Flaunting an expressly D&G design language the supertall will feature several stunning details. An elegant combination of ivory travertine and matte black steel beams will lend the skyscraper its expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” at street level, lending it a unique warm luster.

All units will be delivered turnkey with glamorous finishes by D&G founders, Domenico Dolce and Stefano Gabbana, translated by M2Atelier studio. Furnished to the tee, inclusive of rare wood, bathrobes and even books on shelves, D&G has anticipated its residents’ every desire. Each home will be thoughtfully designed to easily transition from a residence to separate suites. Each division will feature its own private entry, simultaneously utilized by owners and hotel guests without compromising privacy – making it a smart investment.

Highlight amenities at the world’s first Dolce & Gabbana Residences include six food and beverage outlets, including a D&G-curated restaurant and two bars in the double-height lobby, the Dolce&Gabbana 888 Pool Club with pool bar and restaurant, an indoor paddle court and boxing gym, a golf simulator, cold and hot plunge pools, a recovery spa, theater space, a wine cellar, and much more. Further, it will house a Rolls Royce house car and an on-site tailor in true D&G flavor.

Prices will range from $3.5 million to $35 million, with a choice of one- to four-bedroom residences.


St. Regis Residences – Sunny Isles Beach

After launching sales for its North Tower, developers Fortune International Group and Château Group closed on a $100 million construction loan, taking its total loan amount to $219 million. The estimated sellout of the project is an incredible $3 billion.

Designed by Arquitectonica, the two-tower St. Regis Residences will rise 750 feet or 62 stories each, replacing the Estates at Acqualina (672 feet) as the tallest in the neighborhood. Offering a total of 350 luxury residences, units at these high-design towers will range from a generous 1,785 square feet to an impressive 5,674 square feet. 

Artefacto will curate furnishings in both residents-only towers, while EDSA will handle landscape design. Anastassiadis, who is best known for her exceptional attention to detail and creation of luxuriously comfortable environments, will lead interior design.

Besides access to the St. Regis’ benchmark butler services, these residence-only towers will offer 70,000 square feet of amenities together. Highlights include two public restaurants (beachfront and lobby), three ocean-facing pools, a separate sunset-facing pool, a private beach club, a wellness center and spa, a residents’ club with dining area, a clubhouse with cognac room, clubs for kids and teens, a wine bar and gaming rooms, a coworking center, a dog park and pet spa, eight guest suites (available for rent by owners), and much more.

With a 25% stake in the property, Miami-based developer Terra Group has joined the redevelopment team at the former site of the Deauville Hotel. With plans of reconstructing the 1950s-era Deauville hotel to its former glory, the developer now holds a minority stake in the oceanfront property along with Deauville Associates, led by the Meruelo family.

Previously, developer Stephen M. Ross, the New York-based billionaire owner of the Miami Dolphins, had the fire-damaged hotel under contract with plans to replace it with two ultra-luxury condo-hotel towers designed by New York’s legendary Frank Gehry. The new design was to pay homage to the original Deauville without increasing density. However, with Miami Beach voters rejecting plans in 2022 and no further details mentioned by Terra, the future of the condo tower remains unclear.

Fort Partners paid a total of $60 million this April to close on two development sites next to the Four Seasons Surf Club Residences. The assemblage includes a 25,171-square-foot lot at 8995 Collins Ave. and another 8,250-square-foot parcel across the street.

Under contract for several years, the site is already approved for an 11-story building with 19 units. Designed by Kobi Karp Architects, the oceanfront building would range from 2,550 to 9,195 square feet. A pool was proposed for the lower levels.

With Federal Judge Jacqueline Becerra in charge, Location Ventures’ development site for its Urbin-branded condo project at 1234 and 1260 Washington Avenue will be sold at auction. The Coral Gables-based development firm ran into trouble last summer when its CEO, Rishi Kapoor, was accused of embezzling funds and investor fraud.

The site will now be foreclosed to pay off a $10 million loan that matured last November.
