OKO Group and Cain International made headlines with their proposal for Palm Beach’s first new condo in nearly 20 years, featuring a three-tower enclave fronting the ocean and the Intracoastal.
Also this month, Waldorf Astoria Residences Pompano Beach broke ground on its highly anticipated new condo development, bringing its storied luxury hospitality to the shoreline.

Waldorf Astoria Residences – Pompano Beach

Pompano Beach’s first Waldorf Astoria-branded development broke ground at 70% pre-sold this April, keeping the project on track for a 2027 completion. Developer duo Related Group and Merrimac Ventures celebrated the key milestone at the project’s two-acre oceanfront site, located at 1350 South Ocean Boulevard.
Designed by Nichols Architects in collaboration with KORA Architects, the first-ever standalone residential Waldorf Astoria will feature a 28-story tower and 92 extra-large residences with sweeping water views. Starting at about 2,100 square feet, options include two- to four-bedroom floor plans and four penthouse residences.
Interiors will be handled by San Francisco-based BAMO, a globally recognized design practice known for crafting modern yet elegant hospitality spaces. Expect gourmet kitchens with custom Italian cabinetry and natural stone countertops, marble-clad primary bathrooms, and 10-foot-deep terraces affording expansive Intracoastal and ocean views.
Set against 200 linear feet of private beach frontage, the luxury high-rise promises the ultimate waterfront lifestyle, complete with a full-service private beach club, 19 for-purchase boat slips just across the street, a Resident Yacht Club Membership, and a 20,000 square foot private oceanfront pool deck with designer cabanas.
Other amenities at the Waldorf Astoria Residences, Pompano Beach include the signature “Peacock Alley” social space, a 1,000-square-foot beachside café, a street-level 2,100-square-foot marketplace-style eatery, a multi-sport simulator, an on-site spa with private treatment rooms, a billiards lounge, a children’s entertainment center, and museum-quality works from Jorge M. Pérez’s contemporary art collection throughout the common spaces.

Glass House – Boca Raton
Groundbreaking: April 2025 | Completion: Q2 2027
Chasen Companies and ASG Development’s Glass House broke ground this April at over 20% pre-sold. Designed by West Palm Beach-based GarciaStromberg, the boutique development at 280 E Palmetto Park Road will rise nine stories with only 28 luxury condos. True to its name, it will be the first building in Boca Raton to feature a modern glass facade.
As a first-time buyer at Glass House, you will have the liberty to combine half-floor or full-floor units, creating a true mansion in the sky. Units will range from 2,550 to 3,900 square feet. All residences will feature 9.5-foot-high ceilings, open concept layouts, gourmet kitchens, a Crestron automation system, and private terraces with built-in grills. Each unit includes the added convenience of two parking spaces.
A rooftop pool oasis will be the highlight of amenities at Glass House. The area will feature private cabanas, a Jacuzzi, a fire pit, an outdoor catering kitchen, a barbecue zone, and stunning views of the ocean, Intracoastal, and adjacent golf course. Other amenities include spa facilities, a fitness center, a plunge pool, and the resident-only “Palmetto Lounge.”
Developers have also partnered with Sollis Health to offer an in-house emergency medical concierge, and will cover the initial year of membership for first buyers. The partnership will further afford members unlimited access to Sollis’ medical centers across South Florida, New York, and California, along with 24/7 telemedicine visits, quick specialist access, and more.

OKO Group and Cain International’s Condo Complex – Palm Beach
Planning to bring Palm Beach its first new condo project in two decades, OKO Group and Cain International have submitted development plans with the city’s Architectural Review Commission. The proposal centers on the redevelopment of 2720 and 2730 South Ocean Boulevard, replacing the existing 135-unit Edgewater and Ambassador condo-hotel buildings.
Designed by West Palm Beach-based Spina O’Rourke + Partners in collaboration with New York-based OMA Architecture, the 4.9-acre site will feature three five-story buildings with just 41 luxury condos. Marking a notable reduction in density, the project will replace the mid-century structures built in the 40s and 60s.
In a striking contrast to the traditional Palm Beach aesthetic, the new design introduces modern glass facades and deep balconies that blur the lines between the indoors and out. Residences start at 2,274 square feet for a two-bedroom, with larger three and four-bedroom layouts available.
Set across both sides of Ocean Boulevard, the site offers a rare dual frontage on both the beach and intracoastal. Its unique positioning also prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access for residents. There will be 7,429 square feet of indoor amenities and 126 underground parking spaces.

Shorecrest by Related Ross – West Palm Beach
Groundbreaking: Early 2026 | Completion: Summer 2028
Revealing exciting new details this April, developer Related Ross announced that its new waterfront project at North Flagler Drive will feature fitness and wellness amenities and programming designed exclusively by Equinox. Known for its luxury fitness clubs and high-performance equipment, the brand will deliver its signature blend of innovation and holistic wellness to create an enhanced sense of community and connection at this exclusive project.
Enjoy panoramic views of West Palm Beach’s lush cityscape as you work out, practice yoga, or simply relieve sore muscles in the stretch zone. In addition to onsite group fitness classes led by the brand’s expert instructors, you will also enjoy preferred membership rates at the brand’s West Palm Beach club.
Designed by Connecticut-based Roger Ferris + Partners, the 28-story tower will rise with a distinct curvilinear form, accentuated by a reflective glass facade. All 199 residences will feature interiors by New York’s Rottet Studio, complete with custom White Oak European millwork, Cote D’Vaniglia and Calacatta Fioritto marble, Namibia White marble walls and freestanding soaking tubs in the primary baths, white oak wood plank flooring, and a Lutron home automation system.
Units will range from 1,000 to 2,800 square feet, with approximately 90% of the residences showcasing stunning views of the Intracoastal Waterway.
Highlight amenities at the Shorecrest West Palm Beach will include a rooftop deck featuring a 75-foot pool and lounge areas, spa facilities, a cocktail lounge, a private dining room, a virtual reality game room, and a coworking lounge.
Prices range from $1 million to $6 million, with a choice of one- to three-bedroom residences.
Villas at The Belgrove Resort & Spa – West Palm Beach

With The Belgrove Resort & Spa open and fully operational, developers Access Real Estate and Witkoff are shifting focus to ramp up condo sales, tapping Compass to lead the charge. The Marriott-branded project, located at 2020 Banyan Resort Way, will feature 22 villas scheduled for completion by the end of this year.
As a resident, you will have access to amenities at the attached 150-key hotel property, including two pools, fitness and spa facilities, outdoor patio areas, five food and beverage concepts, a racquet center, and 25,000 square feet of meeting and event spaces.
