Miami’s pre-construction condo market continued gaining momentum with a fresh wave of activity this April. Two Airbnb-friendly condo projects launched sales: 7200 Collins in North Beach and Twenty Sixth & 2nd Wynwood Residences in Wynwood. Rosso and Midtown Development also announced they will soon launch sales for Midtown Park by Proper.
On the construction front, Continuum Club & Residences broke ground in North Bay Village, while Tula Residences resumed work after a year-long pause. At Mercedes-Benz Places, construction surpassed ground level, while The Perigon successfully completed its concrete slab pour.
The first glass was installed at both Domus ‘FLATS’ Brickell Park and E11even Residences Beyond, indicating that first buyers will soon be able to step into their brand-new home. Aria Reserve lit up Miami’s night sky with its newly activated exterior lighting, offering a dazzling preview.

New York-based Northlink Capital has launched sales for its turnkey luxury condo project planned for 7200 Collins Avenue. Rising 12 stories with 222 residences, the development will offer full rental flexibility for you to live or rent as desired. Designed by Revuelta Architecture, the MiMo-inspired structure will boast a curved façade that optimizes views. PMG and LNDMRK launched sales for a first-of-its-kind offering in Miami this April. Twenty Sixth & 2nd Wynwood Residences will feature 233 fully furnished condos with deeded office space and a unique partnership with Airbnb. You will have complete flexibility to rent both your home and office space; however, offices cannot be listed separately from their associated units.
Designed by Cube3 and with interiors by Cotofana Design, the eight-story building will feature turnkey residences ranging from 406 to 637 square feet. The offices will be spacious enough to accommodate a desk, a chair, and a TV. Airbnb will provide full-service management for both the offices and residences, streamlining the hosting experience.

Rosso and Midtown Development launched sales for their luxury condo project, the first in a series of six buildings planned as part of a $2 billion mixed-use development in Midtown Miami. The 5-acre site, where a Walmart was once planned, will now be home to 120,000 square feet of prime retail with gourmet restaurants and cafés, a public 8-court racquet & padel club, a 25,000-square-foot gym, designer shops, office buildings, and two sprawling public parks with pedestrian paseos.
Designed by Arquitectonica, this 28-story tower will feature a uniquely curved façade and 288 residences. Flaunting interiors by New York’s award-winning Meyer Davis Studio, units will range from 510 to 1,730 square feet. Landscaping will be overseen by Miami-based Naturaficial, led by visionary designer Andres Arcila. You will be able to rent your unit a maximum of three times a year, for a minimum of four months.

Continuum Club & Residences – North Bay Village
Groundbreaking: April 2025 | Completion: Early 2028
Developer partners Continuum Companies and Aksoy Holdings broke ground on their waterfront project at 1755 79th Street/Kennedy Causeway in North Bay Village. The 32-story Continuum Club & Residences will feature 198 luxury condos. First buyers will receive a private yacht club membership, which activates immediately upon signing the contract.
Designed by Arquitectonica, the stunning glass tower will feature no more than seven residences per floor. Boasting 80 feet of view corridors on either side, the building will afford uninterrupted bay views from all floors and residences. Interiors will be handled by Funda Durukan of Durukan Design, while London-based Martha Schwartz Partners (known for her climate-ready approach) will oversee landscape design. Units will range from 800 to 4,000 square feet.
In addition to over 60,000 square feet of indoor-outdoor amenities, as a resident you will gain access to a marina with boat pickup and drop-off, a bayfront pool, a separate sun pool, a kid’s outdoor splash pad, a world-class spa, an indoor sports court, a golf simulator, a teen game room, an outdoor covered dog park, and a waterfront workspace terrace. 22-story Tower by Continuum Companies – North Miami

Approved by the North Miami City Council, a 22-story luxury condo will now replace the Mariners Bay Condo at 12000 N. Bayshore Drive. Designed by Kobi Karp Architecture, the new building will feature 267 residences, ranging from 881 to 2,521 square feet.
The 4.3-acre site is also home to a 20-slip marina, which will be renovated to match the elevated standards of the new development. Standout amenities will include a pool, a spa, a lounge, a fitness center, a media room, and a children’s playroom. There will also be 422 parking spaces.
Built in 1981, the existing 46-unit building on the bayfront site is due for a 40-year recertification, with owners looking at about $6.5 million in repairs. The building’s association had filed for a termination back in 2023, with developer Ian Bruce Eichner expected to close on the bulk purchase soon.
80-story Condo by 13th Floor Investments & Key International – Brickell

Miami commissioners approved an appeal clearing the way for developers 13th Floor Investments and Key International to move forward with their plans to build a luxury condo tower at 609 Brickell Avenue behind the historic First Miami Presbyterian Church. The vote facilitates the sale of the 2.2-acre parcel, which has been valued at $240 million by the developers.
Designed by Sieger Suarez Architects, the planned 80-story building will replace an existing parking lot and school located on the lot. The First Miami Presbyterian Church, which is also part of the parcel, will be preserved as part of the new development.
House by Shigeru Ban – Upper Buena Vista

Developer Yakol Capital Partners will launch sales later this year for a Shigeru Ban-designed condominium, just west of Morningside, at 237 Northeast 54th Street. The Japanese architect, a Pritzker Prize laureate, is known for his innovative designs using paper and cardboard tubing, most notably exhibited in New Zealand’s Cardboard Cathedral.
House by Shigeru Ban will rise 12 stories with 320 luxury condos. The architectural masterpiece will feature a central courtyard and a cubelike façade with varying setbacks and terraces. The exterior will use a variety of natural materials to bring to life its wood tree columns and “water walls.” Signature Ban furniture and fixtures will also be used throughout the building.
Highlight amenities will include a rooftop pool deck, indoor padel courts, a fitness center, children’s rooms, event spaces, and catering kitchens. There will also be ground-floor retail space.
Sales are expected to launch this fall, with a sales center already under construction. Prices will start at $800,000, with a choice of one- to four-bedroom residences. This project is EB-5 compliant, allowing qualified foreign investors to pursue U.S. citizenship through an $800,000 investment. 13-Story Luxury Condo by Terra & Fortune – Key Biscayne
Groundbreaking: Late 2026 | Completion: 2029
Developers Terra and Fortune International Group can now proceed with building Key Biscayne’s first new condo project in a decade, as they successfully acquired the Silver Sands Beach Resort for $205 million this April—the highest-priced land sale in the island’s history. The oceanfront project already has the green light from the city commission.
Designed by Touzet Studio in collaboration with ODP Architecture & Design, the new 13-story tower will have 56 ultra-luxury condos and 221 underground parking spaces. The building will feature a unique tropical modern design, giving the impression that it floats above a landscape of native trees and climate-appropriate vegetation designed by famed local landscape architect Raymond Jungles.
Poised to become the most climate-resilient property on the island, this boutique project will be constructed using sustainable materials. It will incorporate elements such as rain gardens and drainage wells to maximize water retention and feature rooftop solar panels and an elevated first floor, inspired by the iconic Stiltsville, to safeguard it against any potential increase in sea levels.
Units will range from 3,354 to 4,788 square feet, with an additional two units spanning 8,086 square feet with a rooftop pool each on the top floor. Standout amenities will include three pools, multiple restaurants, a gym, a spa, and a separate lodge building with a beach bar.
The project also seeks to improve beach access for the community, while raising the bar for coastal living. Terra has further agreed to contribute $1.5 million to improve drainage in the Holiday Colony area as well as spend $540,000 to improve the intersection at Sonesta Drive and Crandon Boulevard as part of its community initiatives.
Two 60-story Residential Towers by Braman Motors – Edgewater

Braman Motors submitted plans to Miami’s Urban Development Review Board (UDRB) this April to expand its dealership in Miami’s Edgewater neighborhood and build two residential towers. Designed by Arquitectonica in collaboration with Wolfberg Alvarez, the two towers will rise 60 stories, housing 624 and 550 units respectively.
Both towers will feature separate amenity decks with pools, and additional offerings will include pickleball and basketball courts. One of the buildings will include a 25,404-square-foot showroom on the ground floor, while the other will offer 17,762 square feet of commercial and 54,430 square feet of office space on its lower levels.
The phased redevelopment is also expected to feature an 11-story automotive retail building, parking for thousands of vehicles, a reimagined gas station, a new public park, and a pedestrian-friendly path connecting to Biscayne Boulevard.
65-story Condo by GFO Investments – Downtown Miami

As the historic Flagler Street courthouse approaches its 100th year anniversary, GFO Investments, led by Russell Galbut, has submitted plans to redevelop the building while preserving its rich history. The proposal also reveals plans to build a 65-story residential tower on its north side with 800 units.
The developer has proposed removing the north side of the Neoclassical building and incorporating it within the 20-foot lobby of the new tower. The courthouse would then be refurbished to include a mix of office, hotel, and meeting rooms.
Galbut has submitted a $52.3 million bid to lease and partially develop the historic site, and is currently in negotiations with the city. The proposal also includes public gathering spaces along Flagler Street.
5-story Mixed-use by Finvarb Group – South Beach
Groundbreaking: N/A | Completion: N/A
Developer Finvarb Group secured a $19 million construction loan this April to move forward with its plans for 1790 Alton Road. The parcel is located in Miami Beach’s popular Sunset Harbor neighborhood. Finvarb plans to build a mixed-use project that was approved by the city in 2022.
Designed by Miami-based Studio Mc+G, the five-story condo building will feature two restaurants, 12 luxury residences, and a rooftop pool. Units will range from 724 to 1,185 square feet. An 81-seat restaurant will occupy the ground floor, while a 240-seat restaurant will be perched on the second floor. The mixed-use will also house 19 parking spaces on the first floor, equipped with a mechanical lift.
32-story Condo by JDS and GV Development – South Beach
Groundbreaking: N/A | Completion: N/A
JDS Development Group and GV Development Group secured an initial upzoning approval from the Miami Beach Commission, paving the way for their proposed development at 1250 West Avenue. The duo plans to build a taller and slimmer tower than generally allowed. A final vote is expected to take place in June.
Designed by Kobi Karp Architecture & Interior Design, the waterfront tower will rise 32 stories or 330 feet with 125 luxury condos, next to boutique luxury condo Monad Terrace. Current zoning only allows for a 150-foot tower, but with a higher density of 286 units. The luxury tower will also feature commercial space on its ground floor.
The proposed tower seeks to replace the 15-story Bay Garden Manor condo building, which was built in 1964. JDS Group, via its affiliate, expects to close on the remaining units in this older building over the next few weeks. The JDS-led venture is also in contract to buy out Bikini Hostel, which sits directly across the street at 1247 West Avenue. This parcel will be redeveloped into a public park.
Isle of Dreams – North Bay Village
Groundbreaking: 2027 | Completion: N/A
Submitting plans to Miami-Dade’s Shoreline Review Committee, Sunbeam Realty revealed details for its first residential tower, part of its 2.72-acre property at 1400 79th Street Causeway. Isle of Dreams will rise 39 stories with 246 luxury residences and nearly 100,000 square feet of amenities.
Designed by Miami’s prolific Arquitectonica, the high-rise will flaunt an innovative, sail-like silhouette that sweeps the building’s mass away from the waterfront. The landmark development will feature three waterfront restaurants, a pool deck with four pools, a gym, a spa, a golf simulator, pet grooming, and ground-floor retail, among other amenities. The project will have underground parking in addition to a parking podium.
Sunbeam also plans to construct a waterfront pedestrian promenade behind the tower, which will later integrate into the island’s causeway. The developer has yet to decide whether the project will take shape as a condo or apartment offering.

Tula Residences (previously 7918 West Drive) – North Bay Village
Groundbreaking: February 2023 | Completion: 2026
Construction is now underway at Tula Residences, which had been on hold since February 2024. Developed by Vivian Dimond, it will still be the first luxury project to be completed in North Bay Village in over a decade, despite its one-year delay.
Since Dimond’s takeover, several updates have been made to the waterfront project, including changes to the unit floor plans and a revamped building layout, with the lobby now relocated from the sixth to the first floor. Plans are also underway to install larger windows in certain units for better views.
Designed by MTTR MGMT's Juan Azulay, the 21-story tower will retain much of its original architectural design while integrating the latest improvements. The building will feature a unique play on sun and shade and rise to offer 54 residences with uninterrupted views in every direction.
Enhancements to amenities include a gym and pool area redesigned with a renewed focus on wellness. Sales are expected to launch this spring, and prices are expected to start at just under $2 million, with a choice of two- to three-bedroom residences and six five-bedroom penthouses.
Mercedes-Benz Places – Brickell
Groundbreaking: June 2024 | Completion: 2027
On track for a 2027 completion, JDS Development’s Mercedes-Benz Places is already above ground level. Designed by SHoP Architects and ODP, with key inputs from Mercedes’ design team, Mercedes-Benz Places will rise 67 stories with a distinctive stacked-box profile.
The tower will be home to 791 stunning residences, enhanced by German precision. Woods Bagot will be handling interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Its aerodynamically curved balconies are designed to capture maximum sunlight, while the skyscraper will feature Mercedes-Benz's classic black and white color scheme to contrast its silver facade.
Amenities will include a rooftop pool deck with a “Silver Arrow Lounge,” sun and garden pools with F&B service, mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations.
As a resident, you will enjoy a series of saunas, a Japanese onsen ritual circuit, a Himalayan salt room, a fitness center, padel courts, a dog run, and a children’s playground. There will also be two signature restaurants, a café, a cocktail bar, a custom Mercedes-Benz race car simulator, a kid's room, a screening room, coworking spaces, and a recording studio.
The branded project will be part of Micheal Stern’s 1 Southside Park mega-development, offering access to a 200-key Treehouse Hotel and additional residences in the second tower, 200,000 square feet of office space, 142,129 square feet of commercial space, and a revamped version of the 2-acre Southside Park next door.
Tower 2 prices started at $750,000 for a one-bedroom. Units range from 900 to 3,400 square feet. Prices in Tower 1 started at $750,000 for a studio and range up to $4 million for a three-bedroom.
The Perigon – Mid-Beach
Groundbreaking: April 2024 | Completion: 2027
After breaking ground about a year ago, developers Mast Capital and Starwood Capital Group completed the first hydrostatic concrete slab pour for their beachfront project this April. Designed by Rem Koolhaas’ OMA New York, the 17-story Perigon will be constructed as a series of towers rotated on their axis to maximize water views from every residence.
All 73 luxury residences at The Perigon will feature rich European touches by London-based designer Tara Bernerd. Offering a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette, the aesthetic tower will be a striking new addition to Miami Beach’s luxury condo landscape.
Homes at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceiling heights, and 10- to 12-foot-deep wraparound terraces. The tower will also boast a unique connection to nature with 1,250 linear feet of lush gardens and serene water features. With top off completed ahead of schedule and first glass installed, Domus Brickell Park is on track to receive its temporary certificate of occupancy (TCO) by the end of 2025. This means that as a first owner you should expect to move into the condo-hotel by the first quarter of 2026. A joint venture between Oak Capital and Peru-based Edificia, the project is over 60% pre-sold.
Designed by Miami-based Zyscovich Architects, the 12-story Domus FLATS (Flexible Apartments for Temporary Stays) features an exquisite collection of 172 fully furnished units. You will be allowed daily rentals via a short-term rental program managed by Domus and be allowed to reside in you unit for up to 6 months at a time.
Amenities include interiors by Urban Robot, a rooftop pool deck, a wellness center with steam room and gym, a food and beverage market called the Peacock Room with wine and specially brewed beers, a café and bakery, and a lush garden lounge. The modern development will further afford art programming highlighting local artists along with access to its dedicated Domus App for rental management, among other amenities.
Hosteeva will manage the booking system, hotel, and marketing activities spanning over 85 sales channels at Domus. If you opt for daily rentals, you’ll need to use Hosteeva’s program. With vertical construction almost complete and first glass installed, E11even Residences Beyond is taking shape. Its sister tower, E11even Hotel & Residences, had its first glass installed around the same time last year, and topped off in February 2025.
Designed by Sieger Suarez Architects, the more exclusive Beyond tower will rise 65 stories with 558 fully furnished residences. The sleek condo building is set to transform Miami’s Park West District with its one-of-a-kind, 7,119-square-foot lounge/bar/nightclub space.

Exterior lights at the recently topped-off South tower were switched on this April, casting a dazzling glow across Miami’s shimmering bay. The lighting system follows the buildings’ unique zig-zag pattern and changes colors as it travels towards the eastern and western façades.
The Arquitectonica-designed twin towers will be home to approximately 780 condos. While the north tower will house 399 stunning units, the south tower will have 383 luxury residences. You will enjoy direct water views, 11-foot-deep terraces, East to West flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.
A 2-acre recreation deck will be the highlight of amenities at Aria Reserve. West Eleventh Residences secured $215 million in construction financing, with only a handful of developer units remaining to be sold. Co-developed by PMG, Lion Development Group, and Marc Roberts Companies, this will be one of Miami’s first short-term-rental-ready condo towers built in a direct partnership with Airbnb. As a result of this unique partnership, daily rentals will be managed via the hosting site’s centralized management platform, with comprehensive on-site support.
Designed by the acclaimed Sieger Suarez, the 44-story tower will rise with 659 fully furnished residences, ranging from 405 to approximately 690 square feet. Featuring stunning interiors by Cotofana Designs, residences will come equipped with top-of-the-line appliances, the latest in smart home tech with integrated audio, video and lighting systems, and panoramic bay and city views.

Developer PMG secured a $413 million construction loan, and One Twenty Brickell reached a key milestone of being 91% pre-sold. Designed by Sieger Suarez Architects, the luxury condo will rise 34 stories with 240 fully furnished residences next door to Miami’s iconic Brickell City Centre. It’s Miami’s first condo development to offer a deeded, glass-paneled office suite with every closing. You will be allowed short-term rentals for their units and leases of up to six months for the office suites.
All residences at One Twenty Brickell will feature turnkey interiors by Cotofana Designs, with plywood flooring, fully built-out closets with pre-installed drawers, fully-integrated Italian kitchens, and smart home tech. Adam Neumann, part of the development team at Flow, landed a $155 million construction loan for his recently converted project, pivoting from offering apartments to the first-ever Flow-branded condo residences. The 40-story tower has already topped off and is part of the 27-acre, master-planned Miami Worldcenter.
Each of the 466 turnkey residences at Flow House will feature floor-to-ceiling windows, in-unit washers and dryers, luxury bath finishes, and the option to upgrade to a gourmet kitchen. Units range from 307 to 1,165 square feet and feature sustainably sourced materials along with cutting-edge technology.

Developer Multiplan Real Estate Asset Management (REAM) secured a $30 million construction loan for its beachfront project in Surfside. Designed by Arquitectonica, the 12-story building will feature 25 extra-large residences ranging from 2,093 to 6,300 square feet.
Each home will feature beach luxe interiors by Carla Guilhem, a designer best known for her expertise in superyacht and hospitality concepts. Units will feature open-concept chef’s kitchens, natural stone flooring in the living rooms, double vanity bathrooms with soaking tubs, wraparound balconies with direct ocean views, and more high-end touches.
Highlight amenities at this oceanfront development will include a west-facing rooftop pool, a separate east-facing pool on the third floor, reflecting ponds, a rooftop lounge, a residents’ club, a cocktail room, a wellness center with a full spa, an on-site salon, and more wellness-focused curations.

Miami Beach Club Bulk Buyout - Sunny Isles Beach
In a joint venture, developers Related Group, Dezer Development, and BH Group have placed an aging oceanfront condo under contract for $140 million. The property in question is the low-rise condo-hotel called Miami Beach Club. Located at 19051 Collins Avenue, the 108-unit building was constructed in 1951. The developers expect to close on the deal this summer.
Currently just two stories tall, the building occupies a prime parcel with great potential for a high-end development. It sits north of the Residences by Armani Casa, which was co-developed by Related Group and Dezer Development. While formal plans are yet to be announced, the developers’ track record and past collaborations suggest that a new luxury condo could be on the horizon.
