Hot on the heels of Atlantica Dania Beach converting to condos last month, developers of another Pompano Beach project followed suit in response to heightened buyer demand. Nabbing a multimillion-dollar bridge loan, developers of the newly completed Envy Apartments shared they will be converting the luxury rental project to condos.
Further, last month, Related Group and BH Group filed plans for a stunning new oceanfront condo-hotel project in Pompano Beach, Alina 210 received its TCO, ready to welcome its first residents, and Alba Palm Beach began vertical construction.

Alina 210 – Boca Raton
Groundbreaking – March 2022 | Completion – August 2024
Closings are underway at the boutique Alina 210 after the mid-rise received its temporary certificate of occupancy (TCO) ahead of schedule in July. Developed by El-Ad National Properties, this is the second tower in the three-tower complex to welcome residents after Alina 200.
Designed by the acclaimed Peter Stromberg of Garcia Stromberg Architecture and Interior Design, Alina 210 is a nine-story boutique tower, home to only 30 exquisite corner residences. Units range from 3,300 to 5,400 square feet, offering stunning views of the Boca Raton Resort & Club golf course. The mid-rise features a maximum of only four residences per floor.
Residents of this boutique new construction can now enjoy access to 16,000 square feet of carefully curated amenities. These include a bungalow-style pool with poolside cabanas, aroma steam rooms, a private spa with dry sauna, a salon/treatment area, private locker rooms, and a state-of-the-art fitness facility.
The two acres of shared facilities at the Alina complex include multiple pools with cabanas, fire pits, a rooftop spa, dedicated yoga areas, highly appointed club rooms, a studio with a golf and sports simulator, two dog parks, and more.
The final tower in the complex, Alina 220, is also expected to be completed by the end of 2024. After this, Alina Residences will feature three, nine-story buildings: the occupied and sold-out Alina 200 with 121 units, the freshly completed Alina 201 with 30 residences, and Alina 220 with 152 residences.

Condo-Hotel by Related and BH Group – Pompano Beach
Developers Related Group and BH Group are partnering on yet another venture after successfully launching the ultra-exclusive Residences at Six Fisher Island in Miami and the oceanfront Icon Beach Residences in Hollywood. The proposed condo-hotel will rise at 20 North Ocean Boulevard and is currently under review with the city’s Development Review Committee.
Back in 2006, the 3.7-acre parcel was approved to carry 77 condos, 303 condo-hotel units, and a spa. Although partners Related and BH Group revised design plans, they’ve kept the overall density of the project. The new plan also includes a new hotel component.
Designed by Coral Gables-based Nichols Architects, the proposed 24-story building will feature a surreal design language inspired by its surroundings. With an overall lightness, the curved mass will be positioned to emphasize ocean views at every turn. The modern tower will be home to 77 condo residences and 303 condo-hotel units. Floor plans will range from two-bedrooms to five-bedroom residences.
With most of its amenities spread across the third floor, the oceanfront project will be home to three pools, a 12,011-square-foot spa, multiple sports courts, a 4,400-square-foot hotel restaurant, and another 6,741-square-foot restaurant for a tenant. There will also be 12,464 square feet of banquet facilities, 3,682 square feet of a retail tenant, and 542 square feet of hotel retail. A hospitality partner is yet to be finalized.

Alba Palm Beach – West Palm Beach
Groundbreaking – August 2023 | Completion – Spring 2026
After completing its foundation pour this July, Alba Palm Beach commenced vertical construction in August. Developed by BGI Cos. and the Blue Road Group, the waterfront boutique project is 50% pre-sold. Designed by Spina O’Rourke + Partners, Alba will rise 22 stories with 55 extra-large condo residences.
With only a limited number of units per floor, the choice of residences ranges from generous 2,364-square-foot condos to four limited-edition townhouses. Each of its luxury residences will feature oversized glass-framed terraces with summer kitchens highlighting panoramic water views, Italian-designed kitchens by Italkraft, stainless steel appliances by SubZero and Wolf, and spa-like baths with designer fixtures and finishes.
Featuring more than 25,000 square feet of amenities, residents will have access to sunrise and sunset pool decks with expansive water views, a Technogym fitness room with yoga studio and Pilates reformer, a multi-sport simulator room and theater, a private dining room with climate-controlled wine storage, several private workspaces, and more. Alba Schmidt Nichols, an award-winning urban development firm, is handling landscape design.
Perched at 4714 N. Flagler Dr., this sleek, modern enclave will front a private boat dock. Further, developers have partnered with Magellan Jets, giving owners access to exclusive perks and usage of its fleet. First owners will further receive an exclusive, one-year complimentary membership to the Palm Beach Yacht Club as a buyer’s gift.

Envy – Pompano Beach
Groundbreaking – Late 2017 | Completion – 2021
Securing a $55.22 million bridge loan this August, developer Envy Development DE (a partnership between Invesca Development Group and the Gold Coast Florida Regional Center) is ready to convert its recently finished Envy Apartments to condos. Completed in 2021, the 214-unit development features two 11-story buildings.
Units at this centrally located project range from 703-square-foot studios to 1,026-square-foot three bedroom residences. All units feature private balconies, high-end interiors, stainless steel appliances, and a full-sized washer and dryer. Available amenities include a pool with cabanas, a spa, a fitness center, an outdoor movie theater, a wine lounge, a pet spa, and preferred access to a 26-slip marina.
With more affluent families moving to South Florida in recent years, the demand for new condos has gone off the charts. Also, given the current rate of interest for construction loans, converting a ready-to-move-in apartment project proves more cost-effective for developers than building a condo project from the ground up.
Oasis – Hallandale Beach
Groundbreaking – May 2023 | Completion – 2025 (West Tower) / 2026 (all 3 phases)
After breaking ground in May last year on its multi-block, live-work-play district in Hallandale Beach, developer Giuseppe Iadisernia secured an $85 million construction loan to see its West condo tower and garage to completion. The multimillion-dollar, 10-acre project is planned to include two iconic glass towers, 35,000 square feet of offices, and 59,000 square feet of retail/restaurant space.
Designed by Miami’s award-winning Arquitectonica, the two Oasis Hallandale condo towers will rise 25 stories with 250 luxury residences each. While the West Tower broke ground last year, the East Tower is expected to break ground in early 2025. All residences will feature expansive balconies, imported Italian cabinetry, high-end fittings, and other luxurious touches.
In addition to stunning water features and a centerpiece six-level waterfall, residents will be treated to six levels of amenities. Some highlights include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. There will also be a banquet hall, a business center, and electric car chargers.
Prices range from $675,000 to $4,4 million, with a choice of one- to three-bedroom residences.

Mandarin Oriental Hotel and Residences – Boca Raton
Three buyers of the highly anticipated, but much delayed, Mandarin Oriental Hotel and Residences in Boca Raton have sued the developer and are demanding for their deposits to be returned with interest. First announced in 2015, the condo-hotel was scheduled for completion in 2017, then 2020, and later delayed to June 30, 2024. The luxury development is still far from completion as its doors and windows still haven't been installed.
Developed by Penn-Florida Cos., this Mandarin Oriental property is planned to rise with 85 condo residences and 163 hotel rooms. Designed by SB Architects in partnership with Nichols Architects, the luxury development will feature interiors by HBA and curations by acclaimed signature golf course designer Jack Nicklaus.
Resident-only amenities at the condo-hotel are set to include a rooftop pool with ocean-view cabanas, a clubroom and game room, a signature rooftop restaurant, an outdoor garden and relaxation area, a children’s entertainment center, a wine lounge with personal storage, and a private screening room.
Other amenities include membership privileges at the Via Mizner Golf & City Club, preferred access to the signature spa onsite, in-residence dining with access to the hotel’s catering, and access to a business center.
Developers are still hopeful to expedite progress and deliver the project next year.
