Two of Miami Worldcenter's most highly anticipated condo projects topped off this August. Both 501 First Residences and The Crosby allow short-term rentals and will be ready to welcome their first residents next year.
We also had two boutique condo projects launch sales this month: Meta Development’s Opus Coconut Grove and Multiplan’s Ocean House Surfside. Edge House won FAA approval to rise 57 stories in Miami’s Edgewater neighborhood. Barry Sternlicht proposed adding a condo component to the Venetian Islands’ The Standard Hotel. Ocean House – Surfside

Multiplan Real Estate Asset Management (REAM) launched sales for the 12-story Ocean House as it started demolition this August. Replacing the 34-unit Regent Palace condominium, this Arquitectonica-designed project will rise on a pristine slice of beachfront in Surfside. The neighborhood is best known for its family-friendly beaches, pedestrian-friendly streets, community events, and seasonal turtle visitors.
All 25 single-family homes-sized residences will feature beach luxe interiors by Carla Guilhem, a designer best known for her expertise in superyacht and hospitality concepts. 501 First – Downtown Miami

Topping off at the 40th floor within 18 months of breaking ground, 501 First Residences is all geared for a 2025 opening. Co-developed by the Aria Development Group and Kuwaiti real estate company Aqarat, the fully sold-out tower allows full rental flexibility. The building will not have any parking onsite since residents will be offered a spot within Miami Worldcenter.
Designed by Revuelta, the 448-unit tower will feature interiors by Shim Projects. All turnkey residences will sport a balcony and high-end touches ranging from custom Italian cabinetry to innovative appliances by Smeg, Hansgrohe bathroom fixtures, and more.
Highlight amenities will include a rooftop deck with 75-foot resort-style lap pool, an oversized swim-spa, grill and chill sunrise-sunset decks, a rooftop with a year-round greenhouse, a rooftop movie theater experience, a bistro and bar concept by New York’s GPG Hospitality, an indoor gym designed by HOMAGE Fitness, a media room & library, an outdoor game lawn, a club suite with game tables, co-working spaces, and a pet lounge.

The Crosby (Miami Worldcenter) – Downtown Miami

Located a block from 501 First, The Crosby also topped off this month. Rising 33 stories or 390 feet, this fully sold-out tower won’t have parking onsite either. Developed by the Related Group and Merrimac Ventures, owners will have no rental restrictions, which means you can list on any home-sharing site, such as Airbnb or HomeAway.
Designed by Cohen Freedman Encinosa, The Crosby will feature 450 turnkey homes with interiors and furniture by New York’s AvroKO. Units range from 400 to 1,000 square feet, with a choice of studio to two-bedroom layouts. All residences will come with gourmet kitchens, custom Italian cabinetry, Bosch kitchen appliances, rain showers, custom Italian vanities, contemporary lighting packages, smart home tech, smart keyless entry systems, and expansive balconies with 180- and 360-degree views.
With over 22,000 square feet of amenities, residents will get access to an expansive rooftop pool deck with BBQ stations, a juice and coffee bar, a fire pit lounge, a private rooftop restaurant-bar, a fitness center with plunge pools, a gaming lounge, co-working spaces, museum-quality art, Italian-inspired trellis gardens, and much more. The short-term rental-enabled tower will also house 3,370 square feet of retail.
Miami Pre-Construction Condos: Approved
Edge House – Edgewater
Shortly after submitting plans in June, Edge House won approval to rise 641 feet above sea level by the Federal Aviation Administration (FAA) this August. Developed by Peru’s Grupo T&C, the 57-story tower will offer owners full rental flexibility, giving them complete control over their investment property.
Designed by Miami’s award-winning Kobi Karp Architects, the LEED-certified tower will feature distinctively vertical, metallic gold elements at its base. Each of the 592 fully furnished residences will flaunt timeless interiors and handpicked furnishings by celebrated designer Adriana Hoyos. Units will range from 375 to 1,242 square feet in size.
Standout amenities will include active and tranquil pools, a full-service pool bar, poolside terraces, a residents’ lounge with indoor and outdoor experiences, a fully equipped fitness center, a private yoga studio, a spa, a sky lounge and entertainment room, a reflecting pond and meditation deck, and wraparound Zen gardens by Witkin Hults & Partners. There will also be a lobby lounge with a coffee bar and gourmet market, a kids’ club, flexible co-working spaces, and electric vehicle charging stations.

Trump National’s Luxury Condo Expansion – Doral
Breathing new life into Doral, a company owned by former President Donald Trump won approval to build 1,498 residential units and 142,000 square feet of commercial space at 4400 N.W. 87th Avenue. The 56.4-acre parcel is part of the 600-acre Trump National Doral Miami golf resort property. Original plans, submitted in 2022, proposed building more than 2,200 residential units.
Under the newly approved plans, the project will be constructed in five phases, with about 300 luxury condos in each phase. There will be four condo towers, each rising 20 stories. Units are expected to be priced at over $2 million. The fairly large residences are intended for full-time residents, as short-term rentals will not be permitted.
The 56.4-acre property will also be home to about 20 three-story or four-story townhouses, which are expected to be priced higher than the condos since they will be on the golf course. Retail and high-end restaurants would make up most of the commercial space. Condo sales are expected to launch next summer.

Uptown Harbor – North Miami Beach
Taking the next step in the redevelopment of North Miami Beach's Intracoastal Mall, Dezer Development presented plans to North Miami Beach’s Planning and Zoning Board this month. The Sunny Isles-based developer had already secured key approvals four years ago to build about 2,000 residential units, a 25-key hotel, 375,000 square feet of retail space, and 200,000 square feet of offices on the 29-acre parcel.
Requesting about 15 waivers, including height permissions along with changes to lot and depth standards, the proposed site plans entail building 10 high-rises designed by Zyscovich:
- A two-tower building featuring a 35- and 38-story structure, including 643 residential units, 32,000 square feet of retail, and a podium with 1,070 parking spaces.
- Another two-tower building featuring a 45- and 48-story structure, including 832 residential units, 22,400 square feet of retail, and a podium with 1,791 parking spaces.
- Another 12-story building featuring 153 residential units, 27,200 square feet of retail, and 315 parking spaces.
- A 46-story building featuring 336 units, 33,000 square feet of retail, and 20,400 square feet of offices.
- A two-story building featuring 36 townhouses.
- A 12-story hotel featuring 244 rooms and 2,500 square feet of retail.
- A two-tower building with 10- and 21-story structures featuring 177,400 square feet of offices, 99,000 square feet of retail, and 878 parking spaces.
- A massive mixed-use building with three- and six-story structures home to a 19,000-square-foot gym, a 2,000-square-foot community center, 132,000 square feet of commercial space, a 13,200-square-foot fire station, a 1,100-square-foot police station, and 617 parking spaces.
Condo-hotel by Dan Kodsi’s RPC – Arts & Entertainment District
Originally planning an apartment tower at 1317 to 1353 North Miami Avenue, Dan Kodsi's Royal Palm Companies now seeks a density boost as it switched gears to build a branded condo-hotel instead. Zoned to carry up to 245 residential units, RPC is working to upzone the site to carry 360 condos.
Kodsi secured a $8.36 million pre-development bridge loan this August to fund its change in plans. The roughly half-acre site will be home to a 30-story condo-hotel. Featuring micro-units, the project will have a short-term rental component, however, it will not be the typical condo-hotel arrangement.
Kodsi will be partnering with Morgan’s Original, run by the Europe-based Ennismore, to brand and operate the project. The project will center around automobiles and collecting cars. With plans to finalize rezoning by the end of 2024, the Legacy developer expects to launch sales next year.
Condo Addition to The Standard Hotel – Venetian Islands
With Bjarke Ingels’s BIG Architects and Miami’s Kobi Karp helming design, billionaire Barry Sternlicht has proposed adding condos to his redevelopment plans for historic The Standard Hotel. Built between 1953 and 1960, the waterfront property houses three main structures.
Submitted to the City of Miami Beach, the $61 million plan targets the east wing of the island property, where a collection of hotel bungalows could be transformed into a five-story building. This mid-rise would feature six luxury condos on its top two floors, 50 hotel rooms on the 2nd and 3rd floors, plus 60 parking spaces on the ground floor.
The three-story west wing would be redeveloped with larger hotel rooms, bringing the overall count down from 67 to 55. The three-story south wing, which is the hotel’s entrance, will remain intact.

Aria Reserve (North Tower) – Edgewater
Groundbreaking – October 2023 (North Tower) May 2022 (South Tower) | Completion – Early 2025
With the South Tower topped off in April, construction is in full swing at Aria Reserve’s North Tower as Melo Group completed its foundation pour this month. Both towers are scheduled for completion next year, after which they will become the tallest waterfront twin towers in the country.
Designed by Arquitectonica, Aria Reserve’s two, 62-story towers will flaunt a distinctive zigzag pattern, making them immediately distinguishable on the horizon. While the North Tower will feature 399 stunning units, the South Tower, which has already topped off, will be home to 383 luxury residences. All residences will afford direct water views from 11-foot-deep terraces, east-to-west flow-through floorplans, a dedicated office/bonus room, and interiors by the acclaimed MORADA Haute Furniture Boutique.
A sprawling two-acre recreation deck will be the focal point of amenities at Aria Reserve. It will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground. Other amenities will include a bi-level signature waterfront restaurant and café, a solarium, a telescope observatory area, a miniature golf, tennis courts, basketball courts, padel courts, an indoor-outdoor wellness center, a wine cellar, meditation gardens, a dog park, and a custom-designed water sports dock with rentable equipment.
Prices started at $920,000, with a choice of one- to four-bedroom condo residences.
E11even Residences Beyond – Downtown Miami
Groundbreaking – June 2023 | Completion – 2026
With its construction cranes in place and foundation pour completed this August, E11even Residences Beyond is now ready for vertical construction. Designed by Sieger Suarez Architects, this more exclusive version of the E11even Hotel & Residences will rise 65 stories with 558 fully furnished residences.
The sleek tower is set to transform Miami’s Park West District with its one-of-a-kind, 7,119-square-foot lounge/bar/nightclub space. All turnkey residences in this modern high-rise will feature interiors by New York’s AvroKO Hospitality Group, custom imported ITALKRAFT millwork and cabinetry, custom countertops & backsplashes, PMG's smart home technology system, flooring selections curated by AvroKO, and more.
Owners at E11even’s Beyond tower will be allowed short-term rentals with a minimum stay restriction of 30 days to maintain privacy. Beyond residents will not only have access to their tower’s members-only experiences but also gain access to E11even Hotel and Residences’ amenities via an access-controlled, one-way-only sky bridge. Amenities exclusive to Beyond will include a rooftop helipad, a resort-like sun lounge deck with a 93-foot pool, fully-staffed executive office suites, the 10,000-square-foot private Clayton club, 21,611 square feet of ground floor retail, and more.

Baccarat Residences – Brickell

At 95% pre-sold, the highly anticipated Baccarat Residences completed its foundation pour this August. A joint venture by developers Related Group and GTIS Partners, this is the tallest-ever tower to break ground in Brickell. Designed by Miami’s prolific Arquitectonica, the 848-foot-tall tower will rise 75 stories with 318 luxury residences, 28 waterfront flats and duplexes, and only eight penthouses.
With a facade inspired by French crystals, the supertall will flaunt an undulating, highly reflective exterior. All luxury condos will embody a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences perfected by Meyer Davis Studio. Of the 75,000 square feet of amenities, highlights include a marina with yacht dockage, a luxury house yacht, plus a 10,000-square-foot riverfront restaurant.
Other amenities will include a pool, a game room, a La Mer spa, a beauty salon and barber, a wine cellar, a children’s playroom, a clubroom, a grand salon for events, private workspaces, a business center, and more. All services and amenity spaces will be managed by Barry Sternlicht’s SH Hotels & Resorts. The Baccarat will be part of a three-tower riverfront complex which includes the under-construction Viceroy Brickell Residences.

Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – Q2 2028
With its foundation pour complete and tower cranes in place, developers PMG and Greybrook filed plans with the FAA to allow the installation of additional cranes. The proposed cranes will reach a maximum height of 1,284 feet above sea level. Miami’s first Waldorf Astoria property will also become its tallest ever at a completed height of 1,049 feet above sea level.
Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story skyscraper will look like a staggering stack of nine glass cubes. Home to 387 condos and 205 hotel rooms, its bottom three cubes will be dedicated to the hotel component, while the upper six cubes will house the condos plus amenities. The supertall will feature sophisticated interiors by San Francisco’s award-winning BAMO.
Residents at the Waldorf Astoria condo-hotel will come home to fully finished units, complete with gourmet kitchens, custom Italian cabinetry hand-picked by BAMO, a high-end appliance package, fully built-out closets, flooring selections recommended by BAMO, Savant premium smart-home tech systems with custom mobile app access, and much more.
Amenities at this ultra-luxury supertall include an immersive, resort-style pool with outdoor café and cabanas, Waldorf’s famous Peacock Alley restaurant-lounge, an all-day dining brasserie, a fitness center with private training studios, a signature spa, a private wine-tasting room, an owner’s lounge with billiards, a kids’ club, preferred rates and access to the hotel’s services, and more. Experiences and amenities will be managed by Hilton Management Services.

Villa Miami – Edgewater

Planning to break ground soon, developers One Thousand Group and Terra Group have filed for a site work permit along with a master construction permit and seawall permit for their sky villa concept in Miami’s Edgewater neighborhood.
Designed by ODP Architecture, in collaboration with Terra and Major Food Group, Villa Miami is the only condo tower in Edgewater to offer half and full-floor residences. The neighborhood’s most luxurious condo tower yet, Villa Miami will feature a surreal copper color-clad exoskeleton, making it stand out on the horizon.
The waterfront tower will rise 56 stories with only 72 sprawling residences designed to embrace the sky villa concept. Featuring interiors by Charles & Co., led by Vicky Charles, the boutique tower will offer outstanding luxury on the bay.
In addition to featuring Edgewater's first rooftop helipad, the supertall will have Major Food Group (MFG) brand and operate all its restaurant and amenity spaces for a world-class dining experience. It will further feature a waterfront restaurant on its ground floor along with multiple bars, lounges, and other amenity spaces operated by the group. MFG’s co-founder, Mario Carbone will also help design all in-unit kitchens as well as other key elements throughout the tower.
Other amenities at this elegantly stunning concept will include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa experience, a state-of-the-art Technogym with yoga/Pilates studio, a resident’s club with a library, a boardroom and private workspaces, a dedicated family lounge, a multi-media room, and an entertainment room. JEM Private Residences – Downtown Miami
Groundbreaking – April 2024 | Completion – 2027
Securing a $35 million pre-development loan, New York’s Naftali Group is geared to bring its unique condo-apartment offering to life in Downtown Miami. Designed by Arquitectonica, JEM Private Residences will rise 67 stories with 259 condos and about 530 rental units. While the condos will be located on floors 43 and above, apartments will occupy the lower floors.
Ensuring complete owner privacy, JEM’s condo and rental units will feature separate entrance lobbies, elevators, and amenity centers. Residences will feature sophisticated interiors by New York’s Rockwell Group. Owners will only be allowed only four rentals per year per residence, with a minimum stay restriction of 30 days.
Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room. There will also be 3,300 square feet of ground-floor retail and a parking garage.
Prices range from $600,000 to $2 million, with a choice of 575-square-foot studios to 2,062-square-foot four-bedroom residences.
Mercedes-Benz Places – Brickell
Groundbreaking – June 2024 | Completion – 2027
In a nod to this Mercedes-Benz branded pre-construction’s soaring popularity, Miami Marlins’ opening day starter, pitcher Jesus Luzardo closed on a 1,267-square-foot, two-bedroom condo in this iconic new development. Designed by SHoP Architects and ODP, with key inputs from Mercedes’ design team, this technical silver tower will rise 67 stories with a distinctive stacked-box profile.
Mercedes-Benz Places will be home to 791 stunning residences, enhanced by German precision. Woods Bagot will be handling interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Its aerodynamically curved balconies are designed to capture maximum sunlight, while the skyscraper will feature Mercedes-Benz's classic black and white color scheme to contrast its silver facade.
Amenities will include mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the two-acre Southside Park by Field Operations. It will be part of Micheal Stern’s 1 Southside Park mega-development, offering future residents access to a 200-key Treehouse Hotel, 153,070 square feet of office space, and 142,129 square feet of commercial space.
Prices start at $750,000 for a studio and range up to $4 million for a three-bedroom.
The Residences at Mandarin Oriental (One Island Drive) – Brickell Key
Groundbreaking – 2025 | Completion – 2029
In a rare feat, developer Swire Properties announced that it had converted about $150 million worth of reservations into contracts within just 30 days of launching sales and expected to reach close to $1 billion in reservations as of August. Designed by Kohn Pedersen Fox Associates (KPF), the 800-foot Residences at Mandarin Oriental, will feature 228 condo units with rich interiors by Parisian designers Tristan Auer and Laura Gonzalez.
Owing to their beautiful island location, all residences in the 66-story tower will be privy to panoramic water views. Amenities at this world-class property will include an 80,000-square-foot, resort-style amenity podium featuring multi-tiered infinity-edge pools, an art walk, a signature spa, a state-of-the-art health and wellness club, a forest yoga lawn, a tea garden, multiple restaurants, a kids’ activity center, a golf simulator, a game room, dining rooms with chef kitchens, executive work lounges, a dog grooming spa and a pool, plus landscaping by the renowned Thai firm, Shma.
Sales for the 400-foot North Tower with 121 guest rooms, 66 private condos, and 28 condo-hotel units are expected to launch later this year. The North Tower will replace the existing Mandarin Oriental Hotel in Brickell Key and house an improved version of the flagship hotel.
Prices range from $4.9 million to about $100 million, with a choice of two- to five-bedroom residences.
Four Seasons Private Residences – Coconut Grove

With buyers eager to skip reservations and sign contracts directly, developers Fort Partners and CMC Group expedited the construction process by securing the project’s utilities agreement in August. Coconut Grove’s Four Seasons Private Residences will rise 20 stories with 72 luxury residences.
Designed by Miami’s Luis Revuelta, the five-star property will be built without any hotel for absolute privacy. The exquisite condo residences will feature a minimum of 10-foot-high ceilings, designer Italian kitchens, bathrooms with Italian marble, and more high-end curations by Florentine designer Michele Bönan. Units at the boutique tower start from nearly 3,000 square feet to about 4,000 square feet, with a choice of two- to four-bedroom layouts.
As expected, Four Seasons’ exemplary hospitality will be the centerpiece, offering access to signature services such as in-residence spa treatments, in-residence dining, housekeeping, butler service, and more. Other amenities at this dazzling elliptical tower include a signature restaurant on the first floor, a world-class spa, a premier gym and yoga room, a fully serviced pool deck, a lounge and bar area, a kids’ area, a party room, and more.
First owners will further receive a membership to the Surf Club Four Seasons Beach Club in Surfside.
888 Brickell by Dolce & Gabbana – Brickell

Along with filing an application with Miami-Dade planners for an administrative site review, developer JDS Group pledged $1.5 million to provide for transit and transportation upgrades in Brickell this August. Considering the D&G-branded tower is being reviewed under Miami-Dade’s Rapid Transit zoning plan, the pledge should help expedite the process.
Rising 1,049 feet above sea level or 81 stories, this couture luxury tower is poised to become one of Miami’s tallest upon completion. Designed by Studio Sofield and ODP, with dramatic touches and curations by D&G, the condo-hotel will feature 259 units affording panoramic views of the city, bay, and ocean.
Flaunting D&G’s distinctive design language, the supertall will feature several stunning elements. An elegant combination of ivory travertine stone and glossy black beams will lend the skyscraper an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” at street level, lending the structure a warm luster.
All units will be delivered ready-to-move-in with glamorous finishes by D&G founders, translated by M2Atelier studio. For a truly turnkey experience, residences will feature rare wood, bathrobes, books on shelves, and smart home tech accessible via the custom 888 building app, and more, with D&G anticipating residents’ every need and desire.
Each home will be thoughtfully designed to easily transition from a residence to separate suites. Each division will feature its own private entry, to be simultaneously utilized by owners and hotel guests without compromising on privacy.
Highlight amenities will include six food and beverage outlets, including a signature 888 restaurant and bar on the ground floor, a separate pool club restaurant and bar for all-day dining, and an industrial kitchen. There will also be an 888 Pool Club, which will include a 3,800-square-foot pool, two poolside bars, private cabanas, a Gelateria Italiana, and more.
Other amenities will include a 44-foot lap pool, an indoor padel court, a yoga and Pilates studio, a recovery spa, cold and hot plunge pools, a theater space, a wine cellar, a game room, a creative workspace, a children’s playroom, a 5,000 square-foot event space with a stage, and much more. There will also be a Rolls Royce house car, a signature salon, and an on-site tailor in true D&G flavor.
Prices will range from $3.5 million to $35 million, with a choice of one- to three-bedroom residences.
West Eleventh Residences – Downtown Miami

With its master construction permit entering its second review cycle in July, developers PMG, Lion Development Group, and Marc Roberts Companies are seeking a site work permit to break ground soon on their joint venture. Miami’s first short-term-rental-ready condo tower built in direct partnership with Airbnb, this Sieger Suarez-designed tower will rise 44 stories with 670 fully furnished condos.
Owners at West Eleventh will be allowed to rent their units 365 days a year – enjoying truly flexible rentals. As a result of its unique partnership with Airbnb, daily rentals will be managed via the hosting site’s centralized management platform, with comprehensive on-site support – affording owners a seamless experience.
Featuring stunning interiors by Cotofana Designs, residences will come equipped with top-of-the-line appliances, the latest in smart home tech with integrated audio, video, and lighting systems, plus panoramic city and bay views.
A 30,000 square-foot, tri-level “experiential” entertainment and food hall on the building’s ground floor will be the crown jewel of amenities. This ground-level haven will feature a mirrored whale soaring through the 9,759-square-foot restaurant’s ceiling. There will also be a resort-style rooftop pool deck, a resident’s sky lounge, a spa with a cold plunge pool, a fitness center, a yoga and spin room, 4,840 square feet of offices, co-working lounges, eight floors of parking, and more.
Prices started in the mid-$400,000s, with a limited choice of fully-furnished studios and one-bedroom residences remaining.
Midtown 1 – Midtown

Applying for its stormwater drainage permit this month, developers Terra and Lion Development Group hinted that they will move ahead with site prep in November. Designed by Arquitectonica, the 329-unit tower will rise 48 stories or 623 feet above sea level to become Midtown’s tallest ever.
Units at Midtown 1 will range from 868 to 2,200 square feet, with stunning interiors by the internationally acclaimed Yabu Pushelberg. Condo residences will start on the 9th floor, offering residents penthouse-like views from every level.
Standout amenities will include a rooftop pool deck, an 8th-floor pool deck with an outdoor amphitheater, a 7th-floor healing garden, a 5th-floor sculpture garden, a 3rd-floor library garden, a 2nd-floor rainforest garden, and more. There will also be 11,280 square feet of retail, 16,457 square feet of full-service restaurant, and five levels of parking.
