Two new projects launched sales this month as developers continue to take advantage of the intense demand for larger condos and branded luxury in South Florida. Both projects, the Viceroy Residences Fort Lauderdale and Berkeley Palm Beach, offer supersized residences and present excellent opportunities for those seeking luxurious living in a branded or waterfront property.

Viceroy Residences – Fort Lauderdale

After launching sales for Viceroy Brickell last year, the luxury hospitality brand has joined forces with New York-based Naftali Group to announce its second residential venture in South Florida. This December, the partnership launched sales for the 45-story, 370-unit east tower in their two-tower development planned for Downtown Fort Lauderdale.
Designed by Miami-based Arquitectonica, the Viceroy Residences Fort Lauderdale will rise as a pair of stunning towers connected by a podium. Together, the 47- and 45-story towers will afford 824 high-end condos with upscale interiors by New York’s renowned Rockwell Group. As expected of the hospitality brand, the development will bring Viceroy’s signature cosmopolitan sophistication to Fort Lauderdale’s coveted Flagler Village.
Boasting over 30,000 square feet of thoughtful amenities, future residents will enjoy access to two pools, a juice bar, a spa, a fitness center, and a Port Lounge & Bar. There will also be a game room, a kid’s room, a karaoke room, and co-working spaces. Fort Lauderdale-based EDSA will lead landscape design.

Berkeley Palm Beach – West Palm Beach

Developers Al Adelson and Sympatico Real Estate achieved two important milestones for Berkeley Palm Beach this December. They officially launched sales, opening doors for potential buyers to invest in the 20% pre-sold project. Additionally, they celebrated breaking ground with champagne and a ceremony while placing the development on the fast track to meet its projected timeline.
Located at 601 Clearwater Park Road, the 25-story condominium will rise with 193 luxury residences. Designed by Miami-based Arquitectonica, every unit in this stunning tower will offer unobstructed views of Clear Lake, while condos perched above the 15th floor will also provide Intracoastal Waterway views to the east. Units will range from a generous 2,500 square feet to 4,800 square feet.

Villas at The Belgrove Resort & Spa – West Palm Beach

As The Belgrove Resort & Spa opened its doors to first guests this December, developers Access Real Estate and Witkoff announced that the property will also feature 22 brand-new villas scheduled for completion by the end of the year. The villas will provide investment opportunities in the 150-key hotel with amenities such as two pools, fitness and spa facilities, outdoor patio areas, food and beverage outlets, along with distinct meeting and function spaces. The Belgrove is part of Marriott Bonvoy’s Autograph collection and allows members to earn and redeem points for their stays.

Great Gulf’s 32-story Condominium – West Palm Beach
Toronto-based developer Great Gulf has proposed the construction of an 87-unit luxury condominium to replace the 72-unit Poinsettia Club Apartments at 5400 N. Flagler Drive. Designed by West Palm Beach-based Spina O’Rourke + Partners in partnership with Massachusetts-based Safdie Architects, the 32-story tower will feature supersized units starting at 2,131 square feet. Buyers will have a choice of two to three-bedroom condo units, townhouses, and a few penthouses at the waterfront property.
Condos in the luxury tower will start on the fifth floor, providing residents with the best possible water views. Among the amenities will be a waterfront pool deck and restaurant, plus two pickleball courts located on the second floor. The remaining amenities will be spread across the third floor and rooftop. Additionally, residents will have access to six guest suites to host their visitors in style.
Lennar’s Mixed-use Project – Pompano Beach
Lennar Corp. has submitted plans to Pompano Beach’s Development Review Committee to build a total of 426 condominiums and townhouses as part of an upcoming 230-acre mixed-use at 777 Isle of Capri Circle.
Designed by Pascual Perez Kiliddjian Starr Architects & Planners, the 20-acre property will deliver 344 condos spread across seven six-story buildings and 82 townhouses in 10 three-story buildings. Condo units will range from 738 to 1,409 square feet in size, with a choice of one to four-bedroom layouts. The townhouses will start at 1,602 square feet, with a choice of three and four-bedroom configurations.
Located next to a 12-acre lake and just south of a planned casino facility, the property will feature a pool, a clubhouse with a fitness center and social room, plus 878 parking spaces. As part of the mixed-use “Pomp” site, residents would also have access to a Publix-anchored shopping center, a TopGolf entertainment venue, a sports bar with live entertainment, and an industrial park.

Nautico Hotel & Residences (formerly Nautica) – Fort Lauderdale

Developer Asi Cymbal received approval from Fort Lauderdale’s City Commission this December to build three of its proposed five planned towers for its $1.5 billion Nautico District project. The approved buildings include a 37-story condominium, a 30-story apartment building, and a 30-story hotel.
Designed by Miami’s award-winning Arquitectonica, Nautico’s condo tower will rise 37 stories with 200 luxury residences along New River. Among the units, there will be 18 studios, 50 one-bedrooms, 82 two-bedrooms, and 50 three-bedrooms, ranging from 521 to 1,874 square feet in size.
Owners at Nautico will be allowed daily rentals only via the hotel’s management program. Condo-exclusive amenities will include a pool, a fitness center, a resident’s lounge, a party lounge, an outdoor theater, a game room, tennis courts, racquet ball, pickle ball, and a kids’ room. Residents will also gain access to an app-based “yacht valet” service that will place a ready-to-sail, fully-equipped yacht at their doorstep at the touch of a button.
Besides the luxury branded condo tower, the riverfront complex will also be home to four apartment towers with 1,040 units and a hotel with 119 rooms. There will also be a marina with 78 dry boat slips and 12 wet boat slips, about 18,000 square feet of commercial space, around 8,600 square feet of restaurant space, and about 6,400 square feet for a café, lounge, ballroom, spa, and studio co-working space. While the condo and apartment towers will stand at either end of the parking podium, the entire structure will connect to the riverfront hotel via a pedestrian bridge.
Condo sales are expected to launch in 2025, with prices starting at just under $2 million.
Rosewood Residences – Hillsboro Beach

Shortly after securing a $307 million loan in November, developers Related Group and Dezer Development won approval to build their project as per the latest coastal regulations. More than 50% pre-sold, Rosewood Residences will be the first new construction in Hillsboro Beach in over two decades.
Designed by Arquitectonica, the yacht-inspired Rosewood buildings will rise on “Millionaire’s Mile.” Comprising of 92 residential units, the 10-story oceanfront tower will house 70 condos. The remaining 22 luxury villas will come perched in a three-story coastal building. Condo units will range from a generous 2,800 to 6,400 square feet.
The award-winning Dutch firm Studio Piet Boon has been tapped to craft world-class interiors for this waterfront project. All luxury residences will feature custom Piet Boon-designed kitchens with designer appliances, oversized terraces with glass railings, luxurious private bathrooms with natural stone showers, integrated smart home technology, and more. While the Ocean residences will frame unobstructed views to the east, the Intracoastal residences will open to unobstructed western views.
Amenities at the waterfront Rosewood Residences will include 11 private boat slips, direct beach access with a beach club, a signature oceanfront restaurant, and an oceanfront pool and spa. There will also be an indoor-outdoor wellness center, a salon, two fitness centers, multiple sports courts including tennis and pickleball, a stylish cocktail lounge and café, a creamery, a game room with virtual reality simulators, plus an intimate garden with a meditation lounge. Further, residents will get to enjoy a curated collection of museum-quality art and have access to luxury suites for their guests. The Hong Kong-based Rosewood Hotels & Resorts will operate and manage all onsite amenities.

Natiivo Fort Lauderdale – Fort Lauderdale
Groundbreaking – Q2 2025 | Completion – 2028
With Cervera out, developer Newgard Group announced a partnership with One Sotheby’s to lead sales and marketing for this 20% pre-sold project. Designed by Arquitectonica, Natiivo Fort Lauderdale will rise 40 stories with 384 fully furnished residences flaunting interiors by Pompano Beach-based IDDI. It will be the neighborhood’s first tower to be specifically designed and licensed for short-term rentals. Located at 200 W. Broward Blvd., the short-term rental-ready tower will be within walking distance of Brightline’s Fort Lauderdale station, making it an exceptional investment opportunity.
Amenities at the turnkey tower include a ground-floor restaurant, a pool deck, a fitness center and spa, two pickleball courts, a dining area, and a club room. Besides its eighth-floor amenity deck, the tower will feature six floors of creative office space, 15,763 square feet of commercial space, and about 390 parking spots.
