With its lush scenery and tranquil waterfront location, it was only a matter of time before Coconut Grove would attract developers' attention in Miami. As demand continues for luxury housing in the city, developers announced two new condominium projects for this tropical neighborhood: The Lincoln and The Well. While the former will make a statement with its sophisticated, plus-den residences, the latter marks the second partnership of the internationally renowned wellness brand in Miami.
Also, this December, Edgewater’s most luxurious project to date, the Villa Miami, broke ground. The Rider at Wynwood set a new record with its latest sale. And, Elle Residences released more detailed renderings of its retro glam amenity spaces.

Following the remarkable success of The Well at Bay Harbor Islands and the growing popularity of wellness concepts in Miami, developer Terra Group launched its second The Well-branded project this December. Designed by Arquitectonica, this wellness-oriented 8-story development will rise at 2835 Tigertail Avenue with 194 high-end condos.
The mid-rise will feature a mix of residential and retail spaces, though short-term rentals will not be permitted. Units will range from 960 to 4,200 square feet in size. Select condos will include “wellness dens” or a space dedicated to workouts, meditation, and massages. Owing to its branding partnership with The Well, residents will be able to enjoy preferred pricing on all on-site personalized services.
Wellness-related amenities at The Well Coconut Grove will include a crystal cave, hyperbaric chambers, relaxation lounges, and spaces for physical therapy as well as functional medicine. There will also be a 40,000-square-foot roof deck featuring a pool, cabanas, hot and cold plunge pools, a bar, a tea garden, a pickleball court, plus a conservatory with separate spaces for coworking and IV therapy.

With a zoning approval plus height and density waivers in tow, Miami-based developers LORE and Element will soon launch sales for their boutique condo project. The stunning project will rise across from Glasshaus in the Grove at 3151 SW 27th Avenue, which will be re-designated as 2650 Lincoln Avenue.
Designed by Paredes Architects and with interiors by Design Philosophy, the 8-story condo will rise with only 48 luxury condos. Featuring all plus-den floor plans, units in this sophisticated new construction will range from 1,200 to 2,500 square feet.
Standout amenities include a rooftop pool, a sauna and steam room, a spa with a hot and cold plunge, a gym, a summer kitchen, a co-working space, electric vehicle charging stations, and more.

Villa Miami – Edgewater
Groundbreaking – December 2024 | Completion – Q4 2027
Following their planned groundbreaking in December, developers One Thousand Group and Terra Group secured a $285 million construction loan to complete Villa Miami. Designed by ODP Architecture, with inputs and curations by Terra and Major Food Group, this is the only condo tower in Edgewater to offer half and full-floor residences. The neighborhood’s most luxurious condo tower yet, this masterpiece high-rise will feature a copper color-clad exoskeleton, making it stand out on the horizon.
Villa Miami will rise 56 stories with a limited collection of only 70 “sky villa” residences, ranging from 3,000 to 6,000 square feet. Featuring interiors by Charles & Co., led by Vicky Charles, the boutique tower will offer outstanding luxury on the bay. In addition to Edgewater's first rooftop helipad, the supertall will feature branding and multiple food and beverage concepts by Major Food Group (MFG) for a world-class dining experience. There will be a waterfront restaurant on the ground floor with priority seating for residents along with multiple bars, lounges, and amenity spaces operated by the New York-based hospitality group. MFG’s co-founder, Mario Carbone will also help design all in-unit kitchens as well as other key elements throughout the tower.
A 3-story amenity space called The Copper Club will be the centerpiece. Other amenities will include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa experience, state-of-the-art Technogym with yoga/Pilates studio, a boardroom with private workspaces, a dedicated family lounge, plus a yacht club. There will also be lush private gardens by Enzo Enea, piazza-style grounds connected to the Baywalk, plus a Lake Como-inspired floating pool vessel on the Bay.

Tower 36 – Edgewater
As One Thousand Group closed on a former gas station property for $53 million this December, the developer announced plans to build a luxury condo tower. Spanning 3601 Biscayne Boulevard and 345 and 409 NE 36th Street, the 1.6-acre assemblage overlooks the Julia Tuttle Causeway, providing a prime location for a mixed-use branded condo development.
Designed by New York-based KPF Architects, the project named Tower 36 will rise 635 feet with 312,058 square feet of sellable/leasable condo or office space, 29,109 square feet of commercial space, and 671 parking spaces. Highlight amenities will include a signature rooftop helipad and lounge similar to that at One Thousand Museum, a private member’s club, multiple food and beverage concepts, commercial and retail space, plus wellness uses.
Ytech’s Ultra-luxury Condo Tower – Brickell
Securing a predevelopment loan worth $19.5 million this December, developer Ytech has cemented plans to construct an ultra-luxury condominium at its 41 and 75 Broadway assemblage. Demolition work is already underway at the 0.3-acre site, which is pre-approved by the FAA to carry an 847-foot-tall tower. The 1428 Brickell developer plans to deliver a transformative project at this key location.
The Helm – Design District
Groundbreaking – Q4 2025 | Completion – 2.5 years from breaking ground
After scrapping several plans over the course of a decade, New York-based developer Helm Equities has finally announced it will be moving forward with building a mixed-use development featuring branded condos and workforce rental housing at its two-acre site at 220 N.E. 43rd Street.
Designed by Miami-based Cube3, the 36-story tower will offer a mix of 162 branded condos and 116 rental apartments. Standout amenities will include two pool decks, a private lounge with dining areas, a gym, and 35,000 square feet of community space.
Another six-story building will feature about 80,000 square feet of office space and 45,000 square feet of retail spread across two floors. The two buildings will be connected via a courtyard. The project will be designed for those who’d like to live and work in the Design District.

888 Brickell by Dolce & Gabbana – Brickell
Groundbreaking – 2025 | Completion – Q3 2027
With site plans under review and a demolition permit approved, JDS Development will soon be able to break ground on its couture-inspired tower. Rising to a height of 1,049 feet above sea level, the upcoming Dolce & Gabbana Residences at 888 Brickell Avenue will become one of Miami’s tallest upon completion.
Designed by Studio Sofield, with dramatic curations by D&G, the 90-story condo-hotel will rise with 259 units, affording panoramic views of the city, bay, and ocean. Flaunting D&G’s distinctive design language, the supertall will feature several stunning elements. A sophisticated combination of ivory travertine stone and glossy black beams will lend the skyscraper an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will feature a gold beaded “necklace” at street level, lending the structure a warm luster.
All units will be delivered ready-to-move-in by M2Atelier studio, with glamorous finishes by D&G founders. For a genuinely turnkey experience, residences will feature rare wood, bathrobes, books on shelves, smart home tech accessible via the custom 888 building app, and more, as D&G anticipates residents’ every need and desire.
Each home will be thoughtfully designed to easily transition from a residence to separate suites. Each division will feature its own private entry, to be simultaneously utilized by owners and hotel guests without compromising on privacy – making it a smart investment.

600 Miami Worldcenter – Downtown Miami
Groundbreaking – March 2024 | Completion – 2026
Just nine months after breaking ground, construction has reached the third floor at Aria Development and Merrimac Ventures’ fully sold-out tower. Designed by Revuelta Architecture International, the Airbnb-ready tower will rise 32 stories with 606 turnkey condos, a 4,500 square-foot full-service restaurant, 1,261 square feet of office space, and no parking.
Part of the city-within-a-city at Miami Worldcenter, interiors at the high-rise will be handled by The Design Agency. Floor plans will range from 407-square-foot studios to 830-square-foot two-bedrooms.
Amenities at this short-term rental-ready condo tower will include a resort-style rooftop pool, a bistro and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, a 6,000-square-foot fitness center with outdoor private training area by Homage fitness, a spa, summer kitchens & entertainment spaces, a game room, an arcade, a media room, plus dedicated co-working spaces.
One Bayfront Plaza – Downtown Miami
With demolition work underway, Florida East Coast Realty is a step closer to materializing its grandest project to date. Located at 100 S. Biscayne Boulevard, the 1,049-foot “global landmark” called One Bayfront Plaza will feature high-end residences, a luxury convention hotel, and Class AAA office spaces.
Designed by ODP Architecture & Design, the mixed-use supertall will rise 92 stories with a premium retail mall and parking garage in a two-block podium. It is already approved by Miami’s Federal Aviation Administration (FAA). Final design and details of the contemporary skyscraper are yet to be revealed.

The Rider at Wynwood – Wynwood
Groundbreaking – Early 2025 | Completion – Late 2026
A 702-square-foot retail space on the ground floor of The Rider was sold for a price of $1,700 per square foot, setting a new record for both Midtown and Wynwood. The property was purchased by Sunkan LLC. Sunkan’s Alejandro Kacheroff owns OPTIUSA, a luxury optical company that manufactures and sells high-end glasses. He is also the owner of the recently opened Michelin-recognized Italian restaurant Ossobuco in Wynwood.
The rock-and-roll-themed Rider at Wynwood will rise 12 stories at 94 N.E. 29th Street, next door to Wynwood’s upcoming Brightline station, and allow Airbnb rentals – making it a fantastic investment opportunity. Designed by Deforma Studios, the luxury high-rise will feature 146 turnkey residences. Its façade will showcase a unique blend of Chicago's industrial chic, New York's SoHo aesthetic, and Miami's vibrant artistic flair. Units will range from 511 to 1,612 square feet in size. Its rich and bold interiors by the award-winning RADYCA will reflect the building’s exterior.
Amenities at this themed project will include a 6,000-square-foot rooftop speakeasy lounge inspired by Sugar at East, a resort-style rooftop pool overlooking the city, “The Vinyl” hi-fi listening room, a “Reset” spa with cold plunge pools and IV therapy, 5,000 square feet of retail on the ground floor, as well as prints from the Morrison Hotel Gallery, Iconic Images, and Modern Rocks Gallery displayed throughout the property. Residents will further have access to the “Toybox,” a collection of in-house Harley Davidson motorcycles and vespas available for rent.

Elle Residences – Edgewater

Developers released new renderings of the amenity spaces at Elle Residences this December, clearly showing that the project beautifully balances old Miami glam with modern functionality. Designed by Behar Font & Partners, the ultra-chic tower will feature 180 turnkey, fashion-forward homes alongside two full floors of amenities that seem fresh out of the pages of the fashion magazine.
The 25-story tower will feature interiors by The One Atelier. Furnished to live fashionably, units will range from 450 to 845 square feet in size. Owners will be allowed short-term rentals, with access to a fully managed flexible rental program for effortless operation.
Residents will have access to two floors of amenities curated for sophisticated living. La Maré Regency Collection – Bay Harbor Islands

Securing a $55.7 million construction loan this December, Chicago-based Regency Development Group plans to break ground soon on its boutique waterfront project. Using recycled materials, the Kobi Karp-designed Regency Collection will rise 8 stories at 9927 E Bay Harbor Drive. Inspired by the movement of water, the boutique tower will feature modern, light-filled luxury homes that honor their physical environment. Designed to be LEED certified, the low-impact, all-glass condo building will be constructed on elevated pilings to easily accommodate high and low tides.
The La Maré Regency Collection will feature 33 modern residences starting at 1,600 square feet, with interiors by Brazil-based Debora Aguiar Arquitetos, direct private elevator access, expansive wraparound outdoor living spaces, and panoramic water views. Exclusive building amenities include a rooftop pool deck, a gym, a lounge, a private marina with 13 boat slips, and more. The mid-rise will further feature tree canopies on the rooftop, bayfront verandas, and ample outdoor spaces with landscaping.

9900 West – Bay Harbor Islands

After breaking ground last year, New York-based Horizon Group closed on a $27 million loan to facilitate construction activities this December. Designed by Miami’s award-winning Frankel Benayoun Architects, 9900 West will be a 7-story, 23-unit boutique building.
Affording its residents a bespoke waterfront lifestyle, this limited collection will feature interiors by Craft-Studio with extra-large floorplans starting at 1,202 square feet. Each ready-to-move-in residence will feature nine-foot-high ceilings, generously sized double-closet space, two-tone European kitchens with white lacquered wood and light oak wood cabinetry, premium appliances, Calacatta marble stone countertops, water features by Gessi and Kohler, plus plenty of natural light pouring in through floor-to-ceiling glass doors and windows.

With vertical construction now underway, construction is in full swing at Mercedes-Benz Places. The technical silver supertall has also become one of Miami’s fastest-selling residential projects, with buyers from more than 50 countries lining up to secure their residence in this masterpiece development.
Designed by SHoP Architects and ODP, with key inputs from Mercedes’ design team, the tower will rise 67 stories with a distinctive stacked-box profile. The tower will be home to 791 stunning residences enhanced by German precision. Woods Bagot will handle interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – Q2 2028
A Waldorf Astoria residence could now put you on the fast track to success as you share the address with life and business strategist Tony Robbins. Closing on a condo/office in the supertall, the author/motivational speaker now owns a three-bedroom, four-and-a-half bath penthouse in the condo-hotel.
Construction has reached the 15th floor at PMG and Greybrooks’, already surpassing most of its neighbors in terms of height. Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. Calle 8 – Brickell
Following the approval process under Miami-Dade’s Rapid Transit zoning plan, Millennium Developments’ proposed 70-story tower is now in its Administrative Site Plan Review phase. Approved by the FAA for a height of 750 feet above sea level, the 65-story supertall will rise with 458 residential units.
Designed by BMA Architects, the trapezoidal tower will feature a distinctive, cutting-edge profile. Starting at level 12, units will range from studios to three-bedroom residences. Located at 190 Southwest 8th Street, the mixed-use will be two blocks from Brickell City Center and conveniently close to the Brickell Metromover and Eighth Street Stations.
Millenium Development is seeking zoning approval to either build a multi-level Concert Hall seating 4,060 or a 5-story retail complex at the base of the trapezoidal tower, along with ground floor retail. Other amenities will include a pool deck with a bar, a gym and spa, about 12,260 square feet of coworking spaces on level 12, and 660 parking spaces.
One W12 (One West Twelve Residences) – Downtown Miami
Submitting plans to Miami’s Urban Development Review Board, developers PMG, Lion Development Group, and LNDMRK Development have come closer to materializing their vision for the 50% pre-sold One W12. Located in Miami’s Park West neighborhood, the stunning condo tower will rise 22 stories with 372 turnkey residences allowing short-term rentals.
Designed by Boston-based CUBE 3, the stylish residences will feature bespoke interiors by Cotofana Designs, custom cabinetry by Italkraft, custom bathroom countertops and finished floors, fully built-out closets, a contemporary lighting package, and more. Units will average 400 to 500 square feet in size. The building will offer a harmonious blend of modernist design and a functional urban environment.
Amenities at this Airbnb-ready tower will include a rooftop pool and garden with lounge areas, a state-of-the-art fitness center, a curated collection of art installations, house cruiser bikes, the latest in smart-building technology, and more. There will also be a quick-service restaurant called Vibe BBQ by James Beard Award-winning chef Marcus Samuelsson, known for his Red Rooster restaurant in Overtown.

Tricap, Integra, Lndmrk List Dev. Site for $47M – Design District
Tricap, Integra Investments, and Lndmrk Development have listed their one-acre development site at the intersection of Midtown Miami and the Design District for nearly $47 million. Located at 3601 North Miami Avenue, the assemblage is visible from the shops at Midtown Miami and offers the potential for a “signature project.”
Acquired from a previous lender in 2022, the trio intended to build a 20-story Class A office tower with retail and restaurant components on the assemblage. Zoned T6-12-O and falling under a transit-oriented development overlay district, the parcel can be developed into a 20-story building with bonuses featuring 154 residential units or 308 hotel rooms. It could also be developed into a mixed-use including hotel, residential, office, and retail components.
Oak Row Equities’ $520M Bayfront Purchase – Brickell
Aiming to close the deal by Q4 this year, developers Oak Row Equities and Mariposa Real Estate have agreed to purchase AIMCO’s 4.25-acre bayfront assemblage for $520 million. This would mark the largest development site deal to date in South Florida. The property, located at 1001 and 1111 Brickell Bay Drive, includes the 32-story Brickell Bay office tower and the 31-story Yacht Club Apartments. Oak Row and Mariposa had submitted a letter of intent and provided a refundable deposit just last month.
Current zoning allows for the construction of multiple towers rising 1,049 feet on the bayfront site. The developer duo plans to collaborate with a world-class team to build an ultra-luxury condo, taking advantage of the waterfront assemblage's size, shape, and prime location for a transformative project.
