District 225: Related Group’s Latest Miami Condo Project Will Allow Airbnb, Short-Term Rentals

In a nod to current market demand for luxury condo projects that double up as smart investments, the Related Group launched sales last month for District 225 – a turnkey, Airbnb-ready condo project. The 37-story condo tower will feature 347 condo residences built to live and host freely, allowing short-term rentals. The announcement comes shortly after the success of other pre-construction condo projects in Miami such as Legacy Hotel & Residences and E11even Hotel and Residences that are completely sold out before breaking ground.

While these projects do allow short-term rentals via their hotel component or building’s rental management services, Related’s District 225 stands out for coming with a built-in partnership with Airbnb. What it means is that owners will be able to rent seamlessly on the world’s most popular home-sharing websites, gaining maximum exposure and control over their investment and over how often they would like to rent out.

Airbnb’s Influence on Downtown Miami’s District 225

The Related Group (with partner ROVR Development) has gone above and beyond what other recently launched condo projects are offering in Miami. Not only will future condo owners have the convenience of signing a one-page agreement before hosting on Airbnb, the popular vacation rental company has also been actively involved in the design process of the building.

Designed by Sieger Suarez Architects, the 37-story tower features floorplans that maximize space and are Airbnb-approved. Managed by the Bay Harbor-based Atlantic Pacific, there will be additional staff at District 225 to handle everything Airbnb – right from the hosting process to marketing, check-ins to check-outs, and even cleaning to regular maintenance.

Better still, thanks to this unique partnership with Airbnb, short-term renters will be allowed to stay for as long as they like. This utmost rental flexibility will allow owners to reap maximum benefits from their investment condos at District 225.

Downtown Miami: The Airbnb-friendly Neighborhood in Miami’s Urban Core

Miami has always been a popular tourist destination. Naturally, with more businesses migrating to South Florida - bringing with them a long trail of founders, C-suite executives, and staff - Miami is witnessing a sudden surge in housing demand. Add to that the flexibility of remote working and many out-of-towners are looking for affordable staycation properties in the Magic City.

Each residence will feature a gourmet kitchen with appliances by Smeg, rain showers in primary bathrooms, custom Italian vanities, and fully built-out closets.

Potential buyers have a choice of studios (441–476 sq. ft.), 1-bedroom/1-bath residences (558–615 sq. ft.), and 2-bedroom/2-bath residences (786–874 sq. ft.) to call home at the modern, slightly curved tower.
