Developers in South Florida—primarily Fort Lauderdale and the Palm Beaches—are doubling down on wellness-driven and oceanfront condo projects, catering to buyers who want a seamless blend of nature, luxury, and modern convenience. 

This shift is driving major project announcements, from Alta Developers’ decision to transform a planned apartment complex into the wellness-focused Gaia Residences in Hollywood Beach, to Turnberry Associates’ latest oceanfront condo proposal on Singer Island.

Alta Developers announced it will launch sales for its newly converted condo project next month. Originally planned as a pair of 18-story towers with 452 apartments, the pair of buildings will now feature 466 wellness-focused condominiums.
 

In line with Hollywood Beach Golf Club’s $15 million-renovation and the opening of several popular food and beverage places nearby, Alta stated that a condo project would better meet the needs of Hollywood’s evolving market.

Designed by CFE Architects, Gaia Residences will rise at 401 North Federal Highway with 72,000 square feet of amenities. Some highlights include a rooftop with two pools and a lounge, a deck with a resort-style pool and water garden, a spa with dual plunge pools, plus a gym with Pilates, yoga, boxing, and a CrossFit area.

Alta already has the city’s approval for the project and will be applying for a building permit next month.

Turnberry Associates' 20-story Condo – Singer Island


Turnberry Associates, the developer of North Miami’s gated 
ONE Park Tower and Sunny Isles’ amenity-rich Turnberry Ocean Club Residences, has proposed an oceanfront condo tower on Singer Island. Located at 3930 North Ocean Drive in Palm Beach County, the Arquitectonica-designed tower will rise 20 stories with 52 luxury condos.

Currently under review by the Riviera Beach Planning and Zoning Board, the 200-foot tower promises amenities worthy of an exceptional waterfront lifestyle. Highlights include a pool, two padel courts, a fitness center, a spa with treatment rooms, a steam and sauna room, a yoga room, and a pet spa. There will also be a social lounge, a kid’s room, a coffee shop, private conference rooms, coworking space, and more.

Developer One on One Harbor Beach Inc. is seeking approval to double the size of its planned luxury condo project after purchasing a neighboring lot at 3049 Harbor Drive. In 2023, the developer received approval to build a 240-foot, 22-story condominium building with 17 units at 3034 Harbor Drive.

According to the latest plans, the developer wants to build the Adache Group-designed tower with 36 luxury condos since the project would span two parcels instead of one. Units will range from 1,836 to 3,723 square feet, with condo residences starting on the fifth floor. Amenities will likely include a pool, a spa, a wellness center, a gym, a social club, an outdoor bar, and a game room.

If approved by the city’s Planning and Zoning Board, a mixed-use development could replace the Seville Mobile Home Park in Hallandale Beach. Developers are currently seeking a rezoning to allow a higher-density project at 515 N. Federal Highway and 426 N.E. 5th Street to create an ideal space for residents to live, work, and play.

Designed by Coral Gables-based BC Architects, the proposed project will feature 750 residential units, 44,182 square feet of office space, 25,206 square feet of retail, and 1,550 parking spaces.

Terra and Frisbie Group’s City Hall Redevelopment – Boca Raton

Terra and Frisbie Group’s City Hall Redevelopment – Boca Raton


Winning a coveted bid to redevelop 30 acres of publicly owned land, Terra Group and Frisbie Group will now collaborate with the city of Boca Raton to work on the 2.5 million-square-foot mixed-use project. While city officials are in the process of finalizing the agreement’s details, preliminary plans show that the project will include 1,129 residential units, a 150-key hotel, 250,000 square feet of office space, and 156,690 square feet of retail space.

In addition to increasing their annual base rent for the project, Terra and Frisbie Group have also agreed to make a $10 million contribution to the city upfront. The team has also proposed creating more public spaces, including a park near the Brightline Station and a pedestrian bridge over North Dixie Highway leading to Mizner Park.

The deal also includes the development of a new city hall spanning up to 100,000 square feet and a 50,600-square-foot community center. 

If an agreement can’t be reached with Terra and Frisbie, West Palm Beach-based Related Ross is the alternative developer for the transformative mixed-use project.
