February turned out to be an eventful month for Miami’s pre-construction condo market, with four sales launches, four groundbreakings, three top-offs, and developers announcing exciting new projects. Continuing their bullish stance on the market, developers launched sales for Alhambra Parc and Cora in Coral Gables, the 15-story Ritz-Carlton South Beach, and the second tower at the Mercedes-Benz Places.
Also, Ella Miami Beach, The Rider at Wynwood, Cassia at Coral Gables, and Ocean House Surfside broke ground, while highly anticipated projects, including E11even Hotel and Residences, The Well Bay Harbor Islands, and Domus Brickell Park, topped off. Mint Developers introduced The James Hotel and Residences, the second iteration of a project previously known as Two31 Flagler, while construction started for the Rosewood Residences in South Beach. And, 9900 West announced a unique partnership with one of Miami’s top salons.

Mercedes-Benz Places (Tower 2) – Brickell
Groundbreaking – June 2024 | Completion – 2027
Developer JDS Development launched sales for Tower 2 at Mercedes-Benz Places this February. With vertical construction underway, the branded luxury project is scheduled for a 2027 completion.
Designed by SHoP Architects and ODP, with key inputs from Mercedes’ design team, Mercedes-Benz Places will rise 67 stories with a distinctive stacked-box profile. The tower will be home to 791 stunning residences with interiors by Woods Bagot, aligned with the theme “Timeless Design, Inspired by Miami”. Its aerodynamically curved balconies are designed to capture maximum sunlight, while the skyscraper will feature Mercedes-Benz's classic black and white color scheme to contrast its silver facade.
Amenities will include a rooftop pool deck with a “Silver Arrow Lounge,” sun and garden pools with F&B service, mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations. Wellness lovers will enjoy having a series of saunas, an onsen ritual circuit, a Himalayan salt room, a fitness center, padel ball courts, a dog run, a children’s playground, and more.
There will also be two signature restaurants, a café, a cocktail bar, a custom Mercedes-Benz race car simulator, a kid's room, a screening room, co-working spaces, a recording studio, and more.
It will be part of Micheal Stern’s 1 Southside Park mega-development, offering future residents access to a 200-key Treehouse Hotel with additional residences in the second tower, 200,000 square feet of office space, and 142,129 square feet of commercial space.

Ritz-Carlton Residences – South Beach
Groundbreaking – Late 2024 | Completion – 2027
Sobe Sky Development launched sales for the Ritz-Carlton Residences located right behind South Beach’s historic Sagamore Hotel this February.
Designed by Miami’s own Kobi Karp and with interiors by Studio Munge, the beachside tower will rise 15 stories with only 30 custom-designed homes. The boutique building will rise behind the soon-to-be-renovated Sagamore Hotel and cantilevered over the Ritz-Carlton South Beach Hotel.
Besides direct ocean views and wrap-around terraces, residents will enjoy exquisite detailing and finishes, including Calacatta Extra marble in the kitchen, Quarzo Rosa quartzite in powder rooms, Paonazzo Extra marble in the primary bathroom, 10-foot-high ceilings, bright and airy layouts, and much more. Units will range from 1,197 to 4,491 square feet.

With key approvals and a $14.5 million loan in tow, MG Developer and Vertical Developments launched sales for their boutique condo project at 33 Alhambra Circle.
Designed by Bellin Pratt & Fuentes Architects, the project will rise eight stories with 78 luxury residences, ranging from 860 to 2,800 square feet.
Amenities will include two roof decks, 13,000 square feet of office space, 18,000 square feet of ground-floor retail, and 146 parking spaces. One of the roof decks will include a pickleball court, while the other will offer a pool deck, a spa, a yoga garden, and summer kitchens. There will also be a lounge, a fitness center, a business center, and a kid’s playroom.
Owners are allowed long-term rentals only, with a limit of once per year. Prices start at $1.1 million, with a choice of one to three-bedroom residences.
Cora – Coral Gables
Groundbreaking – N/A | Completion – 2027
Converting their apartment project to condos, developers Constellation Group and Boschetti Group launched sales for their wellness-focused residences this February. Located at 4241 Aurora Street, the Arquitectonica-designed building will rise 13 stories with 74 homes designed by Urban Robot. Units range from 700 to 2,700 square feet.
Developers have engaged Lamarca Well as the project’s wellness consultant to pursue a Well building certification from the International Well Building Institute.
Amenities at Cora will include spa facilities with red light therapy panels and health monitoring systems, a fitness center, plus a dedicated wellness concierge. Other amenities will include a boardroom, a coworking lounge, entertainment spaces, a catering kitchen, a tea lounge, and more.
The project will also feature 13,000 square feet of offices on the second and third floors, along with 8,000 square feet of ground-floor retail. Additionally, developers have agreed to build a 5,000-square-foot park, with a 12-foot-tall bronze sculpture by artist Jaume Plensa as centerpiece.

Partners Constellation Group and Boshetti Group broke ground on their ready-to-Airbnb project in North Beach this February. Named after legendary jazz singer Ella Fitzgerald, this enclave will blend retro Miami Beach living with the intimacy of a full-service boutique building. About 50% of the project is pre-sold.

After breaking ground in 2021 and completing its foundation pour in June 2023, the highly anticipated E11even Hotel & Residences has topped off this February. Designed by Miami’s award-winning Sieger Suarez, the building stands 65 stories high with 416 luxury condos, just a short walk away from Miami’s legendary E11even nightclub. Its sister condo tower, E11even Residences Beyond, will be connected via a sky bridge.

After topping off in February, developer Terra Group announced that the wellness-focused development will be completed in the second quarter of 2025. Developed in partnership with The Well, the project is designed to support a healthier, more holistic lifestyle through carefully selected amenities and personalized programming.
Designed by Arquitectonica, the eight-story, 66-unit mid-rise has sustainability at its core and is set to receive a Florida Green Building Design certification upon completion. Interiors by New York-based Meyer Davis Studio offer a restorative ambiance, featuring high ceilings, sunlit layouts, aromatherapy diffusers, meditation corners, Kore Workstation Kitchen Sinks, Sub-Zero and Wolf appliances, built-in wine fridges, rain showers, and stone floors in the primary bath.
The building’s 22,000 square feet of amenities will comprise a high-end fitness center with a halotherapy steam room, an infrared and sound dome, an energy cold dip, subtle aromatherapy throughout, restorative water features, and wellness products provided by THE WELL practitioners.
There will also be a rooftop pool deck with a summer kitchen, a 4,000-square-foot restaurant specializing in organic and sustainable dining, a cozy reading room and tea lounge, dedicated children’s programming and wellness activities, a dedicated boardroom, exclusive access to a private beach club, access to the latest tech in THE WELL Locker, and an electric house car.

Domus ‘FLATS’ Brickell Park – Brickell
Groundbreaking – March 2024 | Completion – Q1 2026
With top-off completed ahead of schedule, Domus Brickell Park is expected to receive its temporary certificate of occupancy (TCO) by the end of 2025, with first owners expected to move in by the first quarter of 2026. A joint venture between Oak Capital and Peru-based Edificia, the project is more than 60% sold out.
Designed by Miami-based Zyscovich Architects, the 12-story Domus FLATS (Flexible Apartments for Temporary Stays) offers 172 fully furnished units with interiors by Urban Robot. Owners can participate in a short-term rental program managed by Domus, allowing daily rentals while limiting personal stays to six months per year.
Amenities include a rooftop pool deck, a wellness center with steam room and gym, a food and beverage market called the Peacock Room with wine and specially brewed beers, a café and bakery, plus a lush garden lounge. The modern development will further afford art programming highlighting local artists along with access to its dedicated Domus App for rental management, among other amenities.
Hosteeva will manage bookings, hotel operations, and marketing activities across 85+ sales channels. Owners choosing daily rentals must use Hosteeva’s program, while those opting for monthly rentals can use third-party programs. Hosteeva will also be in charge of pricing the units based on real-time data.

Calle 8 – Brickell
While its zoning permit and site plan remain under review, Miami-Dade commissioners approved a special exception for Calle 8 this February. Millennium Developments’ proposed trapezoidal tower is already approved by the FAA to rise 750 feet above sea level with 70 stories.
Designed by BMA Architects, the tower will feature a distinctive, cutting-edge profile with 464 condos starting at the 12th level and ranging from studios to three-bedroom residences. Ideally located at 190 Southwest 8th Street, the mixed-use building will be two blocks from Brickell City Center and conveniently close to the Brickell Metromover and Eighth Street Stations.
A 75,736-square-foot performing arts theater will be the highlight at Calle 8. Other amenities include a pool deck with bar, a gym and spa, about 12,260 square feet of coworking spaces on level 12, ground floor retail, and 653 parking spaces.

The James Hotel & Residences (previously Two31 Flagler) – Downtown Miami
Groundbreaking – Q1 2026 | Completion – Early 2028
Mint Developers – a partnership between Hollywood-based AD1 Global, Miami-based Big Development, and Sunny Isles Beach-based To The Stars – plan to launch sales for their Sonesta-branded project in Q2 2025.
Rising at 231 East Flagler Street, the condo-hotel will be the first residential building for The James, a brand under Sonesta International Hotels. The development was initially called Two31 Flagler and was planned as an 83-story residential development with 369 units before converting to a mixed-use building.
Designed by IDEA Architects, The James will rise 82 stories with 336 fully furnished condos, ranging from studios to four-bedroom residences. Planned to join the ranks of the tallest buildings in Miami, the tower will likely be 1,000+ feet tall.
A four-story private club will be the main amenity at The James, complemented by private cabanas with plunge pools, a spa, snow and rain rooms, and restaurants including the highest-elevation luxury bar in the Americas. About 60% of the units will be part of the hotel’s leaseback project.
Sales will officially launch in the second quarter of 2025, with pre-sales available to Sonesta Travel Pass members worldwide.
Clear Residences – Downtown Miami
Blutrich Holdings' Clear Residences was submitted to the Federal Aviation Administration in February, proposing a height of 840 feet above sea level. Designed by Kobi Karp, the 60-story condo tower will rise at 130 Southeast First Street, offering 544 residences ranging from 486 to 965 square feet.
A standout feature of this wellness-focused development is the 59th-floor running track, set to become the tallest in the world. The tower’s 40,000 square feet of amenities will also include a rooftop pool deck, a salt room, cold plunge pools, a hyperbaric chamber, and a rain garden.
The 0.55-acre property will additionally feature 3,680 square feet of commercial space and about 157 parking spaces across five levels.
Ocean Terrace – North Beach
Ocean Terrace Holdings has partnered with the Witkoff Group to revive its long-anticipated luxury condo project, Ocean Terrace. The collaboration has secured an $85 million preconstruction loan, jumpstarting the Revuelta Architecture-designed development. Sales are set to launch in the coming weeks.
Approved by the Miami Beach Historic Preservation Board back in 2021, the development already has the green light to rise 20 stories with 75 luxury condos. Units would range from two to five bedrooms, featuring curved balconies.
The long-awaited project also includes the renovation of the historic Broadmoor and Ocean Surf properties, along with a new 127-room hotel building. The project also includes approximately 15,000 square feet of commercial space along Collins Avenue and another 3,000 square feet along Ocean Terrace.
Residents will likely have access to the hotel amenities, including an outdoor pool deck, a rooftop lounge, and restaurants. The city had also sanctioned funding for a Raymond Jungles-designed $15 million, 5-acre public park as part of the initial plans. The park is expected to connect North Beach Bandshell to Alton Del Mar Park and will feature a pavilion, art installations, and landscaped areas.
Deauville Hotel Redevelopment – North Beach
Groundbreaking – 2026 | Completion – N/A
Developers Meruelo family and minority partner Terra Group are seeking land use changes to build a larger project at 6701 Collins Avenue. The developers are scheduled to present their plans before the Miami Beach City Commission in March.
As reported in our previous update, developers are pushing for a higher floor area ratio (FAR) than currently allowed. While current zoning allows for the construction of 570 units with a floor area of about 500,000 square feet, developers are seeking approval to build two (taller) condo towers with a partial reconstruction of the historic hotel totaling about 916,000 square feet.
Designed by Foster + Partners, Shulman + Associates, and ODP as the lead architect, the oceanfront redevelopment will feature a smaller version of the Deauville, with 280 rooms and a combined 140 units in two separate luxury condo towers. To secure approval, developers will need to incorporate historical architectural elements from the original hotel, construct a pedestrian pathway from Collins Avenue to the beach, cap the condo tower height at 400 feet, and agree to prohibit short-term rentals in the residential towers.
The project, initially designed by Frank Gehry and named the Equinox Hotel and Residences, was rejected in 2022.
Prosper’s 59-story Luxury Condo Tower – Brickell
After its recent acquisitions in North Bay Village, developer Prosper Group has set its sights on Brickell. Signing the dotted line for a development site near Brickell City Centre, the Miami-based developer announced plans to build a 59-story or 720-foot tower on the assemblage.
Prosper Group has further announced that it will be developing the 59-story condo tower in partnership with a luxury brand. Upon completion, the entire assemblage will carry a total of 160 condos and about 35,000 square feet of food and beverage space.
The assemblage includes three parcels: one along Miami River and two across the street at 66 SW 6th Street and 625 SW 1st Avenue. The developer expects to close on the parcels by Q1 2026. The seller is a partnership between Newgard & Two Roads named 99SW7 Holdings LLC. This duo is also building the Lofty and Standard Brickell towers next door.

Cipriani Residences – Brickell
Groundbreaking – February 2024 | Completion – 2028
After completing its foundation pour last October, Cipriani Residences began vertical construction in February. With an expected height of 950 feet above sea level, this is the tallest tower to ever break ground in Brickell. Developed by Mast Capital, it is part of a three-tower mega-development planned at 1420 South Miami Avenue.
Designed by Miami’s renowned Arquitectonica, Cipriani Residences will soar 84 stories, offering 397 ultra-luxury homes. Every residence and shared space will reflect the brand’s signature Italian hospitality, crafted with meticulous attention to detail. With interiors by 1508 London, each residence will feature expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, and an intelligent interface for seamless access to building services.
Additionally to the brand’s world-class services and distinguished style, amenities will include a two-pool deck with cabanas and food service, a sun terrace, a spa with ice plunge, a beauty salon, a fitness center, a pickleball court, a golf simulator, a screening room, a library, a children’s playroom, a dog park, round-the-clock Cipriani dining services inclusive of a Cipriani bar and private dining rooms, 10,000 square feet of retail, an in-house limousine, and more.
Prices start at $1.7 million, with a choice of one-plus-den to four-bedroom residences. Cipriani’s Canaletto Collection of six penthouses starts at $17 million. The Residences at 1428 Brickell – Brickell
Groundbreaking – November 2024 | Completion – 2028
With a master construction permit secured, Ytech is set to move forward with the vertical construction of its (partially) solar-powered residential high-rise—a milestone that reaffirms the developer’s commitment to delivering the project on schedule.
The Residences at 1428 Brickell will make history as the world’s first residential tower capable of generating its own electricity. Designed with sustainability at its core, the 70-story ultra-luxury tower will feature a groundbreaking 20,000-square-foot “Solar Backbone” on its western façade. Engineered by Cosentini Associates, this innovative system will incorporate 500 photovoltaic panels, producing approximately 175 megawatts of clean energy annually.
Designed by acclaimed Italian architects Antonio Citterio & Patricia Viel in collaboration with Arquitectonica, the bayfront tower will house 195 meticulously crafted residences. Interiors by ACPV Architects will emphasize a seamless flow between day and night living, with every residence featuring a plus-den layout and LEED certification.
Among the 80,000 square feet of amenities will be a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, barbershop, plus an outdoor sun terrace with yoga pavilion.
Additionally, residents will enjoy access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.
Prices range from $3 million to $7 million, with a choice of two- to four-bedroom plus den residences, and a Penthouse Collection priced from $8 million to $60 million.
JEM Private Residences – Downtown Miami
Groundbreaking – April 2024 | Completion – Q4 2027
With a phased vertical permit in tow, developer Naftali Group has the green light to begin vertical construction on its 67-story tower in Downtown Miami.
Designed by Arquitectonica, JEM Private Residences will rise with 259 condos and about 530 rental units, with the condos starting at the 43rd floor—providing the best views—while the rental units will occupy the lower floors. Interiors will be handled by New York’s Rockwell Group.
Perched on the 50th floor, amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room. There will also be 3,300 square feet of ground-floor retail and 591 spaces in a parking garage.
Ensuring complete owner privacy, the condo and rental units at JEM will feature separate entrance lobbies, elevators, and amenity centers. Further, owners will only be allowed four rentals per year, with a minimum stay restriction of 30 days.
Prices range from $600,000 to $2 million, with a choice of 575-square-foot studios to 2,062-square-foot four-bedroom residences.
Rosewood (Raleigh) Residences – South Beach
Groundbreaking – 2025 | Completion – 2027
With excavation and foundation work now underway, construction has officially commenced on one of South Beach’s most highly anticipated luxury developments. Developer Michael Shvo plans to begin vertical construction on the Rosewood Residences later this year.
Designed by New York’s Peter Marino and Miami’s Kobi Karp, the redevelopment includes the renovation and restoration of the oceanfront Raleigh, South Seas, and Richmond Hotels to their Art Deco-era glory. It also includes the development of a brand-new 60-key hotel and 44 condos with oversized floor plans. The condo building will feature two to five-bedroom residences.
Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the condo-hotel will feature a revamped version of Raleigh’s Martini Bar and iconic fleur-de-lis-shaped pool, a pair of residents-only sunrise and sunset pools, the U.S. outpost of the Milanese restaurant Langosteria, restored versions of the Tiger Room restaurant and a Rosewood signature restaurant in the South Seas, along with a private member’s club with beachfront dining.

9900 West – Bay Harbor Islands

In a unique brand association with LAHH Salon, developer Horizon Group announced that 9900 West residents will be able to enjoy priority appointments, discounted services, and other exclusive perks a few steps from home. The Bay Harbor Islands-based hair salon has been ranked as one of the top 5 salons in Miami by the prestigious Ocean Drive magazine.
Designed by Miami’s award-winning Frankel Benayoun Architects, 9900 West will be a seven-story, 23-unit boutique building. Affording its residents a bespoke waterfront lifestyle, this limited collection will feature interiors by Craft-Studio with extra-large floorplans starting at 1,202 square feet.
Each ready-to-move-in residence will feature nine-foot-high ceilings, generously sized double-closet space, two-tone European kitchens with white lacquered wood and light oak wood cabinetry, premium appliances, Calacatta marble stone countertops, water features by Gessi and Kohler, plus plenty of natural light pouring in through floor-to-ceiling glass doors and windows.

Jean-Georges’ Miami Tropic Residences – Midtown Miami

Developers Terra Group and Lion Development Group teamed up with renowned French chef Jean-Georges Vongerichten to launch sales for his debut residential real estate venture last October. This month, the duo has dropped brand new details on the luminous glass tower that will feature lush tropical landscaping by Clad Landscape Architecture, aptly reflecting its name.
Designed by Miami-based Arquitectonica and with interiors by Toronto-based Yabu Pushelberg, the 49-story tower will rise with 329 condos, ranging from 851 to 2,892 square feet. Each residence will feature airy, open living spaces, in-unit kitchens designed by the multi-Michelin-starred chef, primary baths with two color palettes, floating cabinetry, a soaking bathtub, and up to 9.6-foot-deep balconies.
The French chef will be further involved in planning every element of the building and will curate its 54,000 square feet of amenities. One of the highlights will be the trilogy of Vongerichten’s ABC restaurants: Kitchen, Cocina, and V, which will be part of the 29,000 square feet of retail space on the ground floor.
Other amenities will include a rooftop pool deck with courtyards and a bar, another resort-style pool and signature restaurant on the 8th floor, a kids’ pool, an outdoor theater, a lounge, a juice bar, an indoor-outdoor fitness center, plunge pools, a squash court, a yoga studio, and multiple gardens. There will also be a podcast studio, a residents’ lounge, a coworking area, and multi-function rooms.
Prices start at $1.6 million, with a choice of one- to four-bedroom residences. Owners will be allowed to rent their units four times a year for a minimum of three months.
The Avenue – Coral Gables
Groundbreaking – November 2023 | Completion – Q1 2025
As The Avenue gets closer to opening this year, there are only seven residences left at this distinguished new development. Designed by Bermello Ajamil & Partners, the Parisian-inspired, neo-classical building stands eight stories tall with only 48 luxury residences.
Developed by Roger Development Group, The Avenue will be Coral Gables’ first luxury condo approved for short-term rentals. The project will have a short-term rental management office on-site for owner convenience, with a higher payment incentive for daily rentals as opposed to long-term rentals.
Built using green building tech, residences at this boutique building will feature luxurious and thoughtful layouts, 9 to 11-foot ceilings, and options for porcelain flooring, baseboards, plus designer paint. All residences will be delivered fully furnished with interiors by Adriana Hoyos Design Studio.
Amenities include a resort-style pool deck on Level 9, poolside lounge chairs and daybeds, an outdoor hammock garden, an outdoor rain shower, summer kitchens, and a family dining area, plus 3,861 square feet of ground-floor luxury retail space. There will also be six retail condos on the ground floor, of which three have already been acquired by a spa, a French bakery, and a retailer of high-end handbags.

The Standard Residences Brickell – Brickell

Soon after opening their sales gallery and launching sales last November, developers Two Roads, Newgard Development, and Midtown Development announced that the project is now 10% pre-sold. This is the second Standard-branded condo development in Miami, as the first project nears completion in Midtown.
Designed by Miami’s award-winning Arquitectonica, The Standard Brickell will rise 45 stories with 407 luxury residences, ranging from 432 to 963 square feet. The riverfront development will not permit short-term rentals to protect owner privacy. Interiors will be handled by Goodrich in collaboration with The Standard’s In-House Design Studio, delivering the residences completely finished with porcelain floors and Miele appliances.
Standout amenities planned for Miami’s second Standard Residences include a 45th-floor rooftop pool deck with summer kitchens, a club lounge, a 10th-floor Standard wellness spa with plunge pools, a fitness room, a yoga/pilates room, a movie room, a bowling alley, a game room, and a pet spa. There will also be a ninth-floor restaurant and bar with a ground-level Avra Estiatorio restaurant along the riverfront.
This new tower will be the second of three towers planned for the $1.5 billion One Brickell Riverfront project. The tower will connect to the first tower, called Lofty Brickell, via a podium.
Prices start at a competitive $620,000, with a choice of studios to two-bedroom residences.

Kolter and BH Group’s Oceanfront Listing – North Beach
Kolter Group and BH Group have listed their one-acre property in North Beach for $110 million, aiming to turn a significant profit on the oceanfront development site. The duo purchased the site for $24 million in 2023, which is about four times less than the current asking price.
The parcel is currently home to the Crystal Beach Suites Hotel, a structure built in the 1950s. It is favorably zoned to be redeveloped into a luxury condo project, potentially rising to 200 feet with up to 150 units. If Miami Beach’s Planning Board approves land use changes for Terra Group's Deauville Hotel redevelopment, this property could become highly attractive to developers seeking oceanfront locations for high-end projects, minus the hassle of going through a bulk condo buyout and subsequent association termination.
