Trying to stay relevant to the burgeoning demand for luxury housing in South Florida, developers across the tri-county area have been stepping up efforts to deliver condo projects at the earliest. This April, 160 Marina Bay topped off in Fort Lauderdale for a Fall 2022 delivery. The Four Seasons Fort Lauderdale Beach paid off its construction loan as it nearly achieved a sold-out status. And more details were revealed for the Landing at PGA Waterway condos.
Developers Related Group and BH Group signed a hush-hush condo license deal with Ritz-Carlton, trying to bring West Palm Beach its first luxury residences by the hospitality brand. Bahia Mar in Fort Lauderdale Beach was approved to add more condos and hotel rooms in the near future. Plus, more land changed hands to possibly accommodate the surging demand for luxury housing in and around Fort Lauderdale.

April 2022 Fort Lauderdale Pre-Construction Condo Update: Topped Off
160 Marina Bay – Fort Lauderdale

Topping off at 5 stories, the ultra-luxury 160 Marina Bay is almost sold out and on track for a Q3 2022 delivery. Developed by Gold Krown Vista, this is the Miami-based developer’s first foray into Fort Lauderdale’s housing market.
Designed by FSMY Architects, the waterfront building features only 16 luxury residences. Built for utmost privacy, the low-rise features no more than four residences per floor. All residences feature bright and spacious interiors by RS3 Design, further equipped with a fully integrated and capable smart home technology package. Still continuing with closings, developers are left with only a handful of residences at this nearly sold-out luxury condo-hotel sitting on Fort Lauderdale Beach. The Miami-based development firm Fort Partners has also successfully paid off the $210 million construction loan taken out in 2019 - the largest residential construction loan in Fort Lauderdale history - hitting an important milestone ahead of the tower’s opening.
Fully managed by The Four Seasons, this waterfront condo-hotel marks Fort Lauderdale’s first 5-star development. Designed by Miami’s award-winning Kobi Karp, the 25-story building carries a unique design, so each residence features generous living space and opens to unparalleled views of the ocean and Intracoastal waters.
With interiors designed by London’s award-winning Tara Bernerd, each of the 83 condo residences at the Four Seasons Private Residences features high-end touches. Owners additionally have the option to get their private terraces landscaped by Fernando Wong as a complimentary service.

After revealing plans in November 2021, developer Daniel S. Catalfumo announced that he would be launching sales for residences in this three-tower development in June. Having completed his 11-acre assemblage, the developer has further revealed that the condo complex will feature three, 6-story buildings with a total of 98 condos.
Designed by West Palm Beach-based Spina O’Rourke + Partners, the condo towers will sit just south of PGA Boulevard in Palm Beach County. Besides a private marina, amenities will include a 100-foot pool with nine poolside cabanas, a clubhouse, a lounge, a fitness room with spa, guest suites, plus a private park along the Intracoastal Waterway.
Prices start at $3.9 million, with a choice of three- to five-bedroom residences.
Alba Palm Beach – West Palm Beach

Just two months after launching sales this February, Miami-based developer BGI Companies closed on an $82 million construction loan to fund the ultra-luxury condo development. Designed by the West Palm Beach-based Spina O’Rourke + Partners, the 22-story waterfront tower will feature a sculptural yet organic profile.
With only a limited number of residences per floor, the 55-unit boutique condo tower will offer unobstructed sunrise, sunset, and water views to its future residents. The waterfront complex will also be home to four townhomes and private docks. Boasting a 6-floor amenity deck spanning 25,500 square feet, residents will gain access to two pools, a fitness center, multi-sport simulator rooms, a theater room, dedicated grill and lounge areas, virtual conference spaces, and more.
Prices start at $2.5 million, with a choice of two- to four-bedroom residences.
Alina 210 and Alina 220 – Boca Raton
Groundbreaking – March 2022 | Completion – Q3 2024
Just a month after breaking ground, phase 2 of this luxury condo complex is already 40% sold. Developed by El-Ad National Properties, phase 1 of the complex, the Alina 200 tower, was completed in March 2021.
Designed by architects Garcia Stromberg/GS4 Studios, Alina 210 will feature 30 large, corner residences set in 9 stories, while Alina 220 will house 152 artful units in 9 stories. Residents of both condo mid-rises will be privy to lush views of the Boca Raton Resort & Club golf course, two acres of outdoor amenities including a pool, multiple rooftop pools with cabanas, a rooftop spa, dedicated yoga areas, club rooms, and two dog parks.
Prices start at $3.5 million for Alina 210 residences, with a choice of three- to four-bedroom residences. Prices start at $1.7 million for Alina 220 residences, with a choice of one- to four-bedroom residences.

Bahia Mar Fort Lauderdale Beach Hotel – Fort Lauderdale Beach
With the City Commission voting in favor of an amendment to allow the Bahia Mar Fort Lauderdale Beach Hotel to undergo major redevelopment, the neighborhood could be looking at concrete additions to the 39 acres of city-owned land. Under the 100-year lease agreement, Rahn Bahia Mar LLC is allowed to build a $1 billion mixed-use development featuring 360 condo units, 256 new hotel rooms, and 88,000 square feet of commercial space on the land in question. However, co-developers Rahn Bahia Mar LLC and Rok Acquisitions will need the city’s final approval for a site plan.
New Ritz-Carlton Condos - West Palm Beach
Proposed expansion to the Ritz Carlton - Miami Beach
Developers, Miami-based Related Group and Aventura-based BH Group, both signed a condo license agreement with Ritz-Carlton for the property at 1717 N. Flagler Drive. If sources are to be believed, West Palm Beach could get its first-ever Ritz-Carlton Residences in waterfront parcels amassed for a total of $13.87 million over two separate deals in 2021. We will be keeping a close watch for developments in the upcoming months.
12-story Condo Project - Downtown Boca Raton
If Miami-based Key International and West Palm Beach-based Wexford Real Estate Investors have their way, a group of single-story offices will be replaced by a 12-story condo project. Amassing land for the Residences of Boca Raton, the developers already have 2.1 acres under contract at 14, 33, and 41 S.E. Fourth Street, plus 36 S.E. Third Street.
Designed by Miami-based Arquitectonica, the Residences of Boca Raton would rise with 190 condos, 7,981 square feet of amenities, including a pool deck on the fourth floor and a roof deck space, plus 342 parking spaces. The development would feature 68 one-bedroom units, 84 two-bedroom units, 36 three-bedroom units, and two townhouses on its ground level. The units are expected to range from 947 to 3,305 square feet in size.
Kimpton Goodland Hotel Sold – Fort Lauderdale
The 96-room Kimpton Goodland Hotel at 2900 Riomar Street, along with its adjoining parking garage and amenity deck at 401 N. Birch Road, in Fort Lauderdale Beach, was sold this April. Buyer DRH Riomar Owner LLC, a subsidiary of Maryland-based DiamondRock Hospitality Co., paid $18.97 million for the deal (according to records). (However, the hotel owner claims to have sold the parcel for $35.3 million).
This hotel sale makes it to our watchlist as the property is located only a block from the beach. Also, while the adjoining condo building was not sold, it would be interesting to see what kind of plans the Maryland-based hospitality company has for the site, considering the demand for waterfront luxury condos is sky-high.
