Fort Lauderdale’s New and Pre-Construction Condo Update: March 2022

South Florida’s preconstruction condo market is in overdrive with a wave of wealthy buyers migrating and raising expectations and demand for premium housing. Looking to seize the opportunity, developers across the tri-county area have stepped up efforts and construction activity to get projects delivered while still relevant to demand.
This March, El-Ad National Properties broke ground on the final phase of its golf course-adjacent, ultra-luxury Alina Residences. Related Group finally made headway to secure approval for its partly city-owned condo project in Hollywood. And, the Canada-based developer of 3000 Waterside secured more land to build the luxurious condo project.

Alina 210 and Alina 220 – Boca Raton
Groundbreaking – March 2022 | Completion – Q3 2024
With the successful completion of Alina 200 in March 2021, developer El-Ad National Properties celebrated the groundbreaking of phase two exactly one year later. Completing the project will be the construction of Alina 210 and 220, with both towers rising only 9 stories.
Designed by architects Garcia Stromberg/GS4 Studios, the two condo mid-rises will carry a contemporary collection of artful residences. Alina 210 will be home to 30 exquisite, oversized corner residences, ranging from 3,300 to 5,400 square feet in size. The boutique building will feature only 4 residences per floor, with floor plans spanning three- to four-bedroom plus den layouts.
Alina 220 will be a collection of 152 residences, ranging from 1,400 to 5,400 square feet in size. With a great emphasis on European-designed kitchens and organic craftsmanship, the building will feature a wide array of one- to four-bedroom plus den floorplans.
Most units at the 9-story towers will be privy to lush views of the famed golf course at the Boca Raton Resort & Club. Phase 2 will further add two acres of private outdoor amenity space to the Alina complex. Offering the highest level of indoor and outdoor resort-style amenities known to Boca Raton, residents will gain access to a water oasis, multiple rooftop pools with cabanas, a rooftop spa, dedicated yoga areas, club rooms, and two dog parks.
Prices start at $3,500,000 for Alina 210 residences. Prices start at just under $1,000,000 to over $8,000,000 for Alina 220 residences.

Related Group Beachfront Condo Project – Hollywood Beach

After months of trying, the Related Group finally won approval to build its 30-story beachfront condo in the Hollywood Arts District this March. The approval came on the back of a haircut, as the developer reduced the size of the development from 190 units in 30 stories to 135 units in 26 stories. The group was also awarded a 99-year lease for the 4-acre site.
The now-approved luxury condo will be built on city-owned land and generate revenue for both the city and the Miami-based developer. Related will also build a redesigned public park, a community center, a 5,000-square-foot restaurant, a pedestrian path to the beach, a sculpture park, and 121 public parking spaces as part of the deal.
Located at 1301 South Ocean Drive, the 26-story condo tower will come designed by Arquitectonica. Likely to be named the Hollywood Arts Condo, owners will be allowed to rent twice a year, with a minimum stay restriction of 4 months. Built with sustainable materials and processes, the project would seek a LEED Gold certification.

3000 Waterside – Fort Lauderdale
Groundbreaking – September 2022 | Completion – Early 2025
Securing more space for 3000 Waterside, an affiliate of developer Claridge Homes purchased the parcels at 2901-3000 E. Oakland Park Blvd. and 3000 N.E. 30th Place for $12.5 million. The 2.16-acre site currently features a 41,192-square-foot office building, built in 1973.
Developed by Ottawa-based Claridge Homes, 3000 Waterside will rise as a 15-story, modern glass building with 103 luxury residences. Designed by Miami’s Kobi Karp and Berrie Architecture Design, the premier waterfront condos will be built as an urban oasis, with most residences opening to expansive Intracoastal and ocean views.
All residences at this luxury high-rise will feature interiors by the award-winning Manhas Design. Amenities will include a waterfront restaurant, resort-style pool with cabanas and BBQ courtyard, a hotel-inspired lobby with water feature, a wellness center, spa oasis, club room with golf simulator and billiards, party room with gourmet kitchen, dog run and wash, landscaping by Natalie Barranco, 16 for-purchase boat docks, and direct access to the Intracoastal.
Prices start in the mid $900s, with a choice of one- to three-bedroom residences.
