As wealthy families continue pouring into South Florida, attracted by golden beaches, a yachting lifestyle, cultural diversity, and tax-friendly policies, developers continue building more luxurious waterfront buildings to keep up with demand. This November, we had the Ritz-Carlton Residences break ground in Pompano Beach. Plans for two new condo projects were revealed in Fort Lauderdale. And, two Michelin-starred chef and restaurateur, Ryan Ratino announced the opening of his latest restaurant in the recently completed Four Seasons Private Residences.

The Ritz-Carlton Residences – Pompano Beach

Right on track for a fall groundbreaking, developers Fortune International Group and Oak Capital celebrated the milestone in November. A strictly residential offering, with no hotel component, the 205-unit Ritz-Carlton Residences are already 75% sold.
Designed by Revuelta Architecture International and Italian starchitect Piero Lissoni, the two Ritz-Carlton towers will stand separated by South Ocean Boulevard. Called the Beach and Marina Towers – one will stand facing the ocean while the other faces the Intracoastal with private marina. Together, they will represent Pompano Beach’s most expensive luxury address yet.
Set on a huge 4.5-acre beachfront site, the 32-story Beach Tower will be home to 117 ultra-luxury residences while the 14-story Marina Tower will be home to 88 luxury residences. All residences in the stunning towers will feature exquisite water views.
Rising against 250 linear feet of water frontage, each tower will feature fully-finished residences with spacious floorplans. All residences will come outfitted with Italian-designed kitchens, top-of-the-line appliances, laundry rooms with full-size washers and dryers, plus walk-in closets in all primary bedrooms.
The highly-amenitized Ritz Carlton Pompano Beach will feature over 35,000 square feet of resort-style amenities with curations by the internationally-acclaimed Piero Lissoni. Residents will gain access to a private marina Yacht Club, an oceanfront Beach Club, tropical pool decks, multiple sports courts, indoor-outdoor social areas, a piano bar, a wine lounge, a residents-only restaurant, and much more. There will also be stellar Guest Suites, available for the exclusive use of friends and family of the property’s residents.
Prices for remaining units start at $1.5 million for marina-front residences and at $3.5 million for oceanfront residences.

Levon Capital’s 557-Foot Condo Tower – Fort Lauderdale
Filing plans for the tallest residential tower in the vicinity, New Jersey-based developer Levon Capital proposed to build a 557-foot condo tower at 101 SE 7th Street this November. Tapping New York’s ODA as project architect, the 46-story tower is expected to feature 630 residential units, 5,682 square feet of commercial space, and 713 parking spaces occupying levels 1-9.
Cymbal’s Nautica Residences and Hotel – Fort Lauderdale

With phase one of the Riverwalk Raintree Residences (hotel tower) already under construction, Miami-based developer Cymbal DLT Cos. revealed plans for the next phase of its Raintree project. Located at 400 S.W. Third Avenue, the developer has filed plans for two other towers and a marina on the 3.82-acre site.
Designed by Miami’s award-winning Arquitectonica, the 50-story condo tower will rise with 241 luxury residences. Claiming that Nautica stands as a temporary name for the project, Cymbal confirmed that he’s working on a deal with a luxury hospitality brand for the development. Expecting to announce a brand partner by October 2023, the developer plans to launch sales around the same time – both coinciding with the Fort Lauderdale International Boat Show next year.
Owners at the new condo tower will be allowed short-term rentals. Expected amenities include a membership club with spa, a pool deck, a hotel ballroom, a party room, a lounge, a game room, a fitness center, a kid’s room, and a coworking center. One of the more unique facilities will be a yacht valet that would have your yacht ready and stocked to-go within three minutes of the condo owner tapping a button on their phone.
Besides the 50-story condo tower, the New River property will feature a 39-story apartment tower with 454 units, a 32-story hotel with 155 rooms, 16,700 square feet of commercial space, 13,150 square feet of restaurants, a 4,600-square-foot café, and a marina with 78 dry stack slips and 12 wet slips. Condo units would range from one-bedroom floorplans to three-bedroom plus den residences.
Cymbal is also relocating a historic African raintree to make way for the buildings, putting up a $1 million bond to ensure the health of the tree.

The recently completed Four Seasons Private Residences is set to add another feather to its cap. Tapping two Michelin-starred chef and restaurateur, Ryan Ratino of Hive Hospitality to open a new dining destination in the waterfront condo-hotel, the beachfront property will add to its collection of eateries - Honey Fitz (an inviting café and wine bar) plus Evelyn’s Fort Lauderdale (an eastern Mediterranean restaurant). The new Tara Bernerd-designed restaurant, slated to open in 2023, will take advantage of its oceanfront location and abundance of rich ingredients found locally.
