Intro to Miami Condos with Electric Vehicle Charging Stations

There’re tons of savvy people who wish to go green by switching to electric vehicles, but not having an EV charging station closer home can really put a dent in plans. But, all that’s ready to change! Last year’s amendment to Florida’s Condominium Act really opened up a lot of doors for such eco-friendly vehicles in Miami. The new law, which came into effect on July 1, 2018, gives unit owners the right to install and use an electric vehicle charging station within their condominium building.

New Condo Law Regarding Installation of Electric Vehicle Charging Stations

According to this new amendment, condo owners can now go ahead and install a charging station for electric vehicles in the designated parking area of their building (i.e. their assigned parking space). But, those opting to install such EV charging stations would have to do so at their own cost, while staying in compliance with all safety and building codes and have a separate meter for billing. Still, this new law is not just about empowering condo owners, it actually seeks to attract the attention of all progressive-minded condo association boards to embrace the technology and go green. This means that every condo building in Miami can get eco-friendlier and help reduce the carbon footprint that results from fuel emission. Read more about this amendment here.

While there’s still time for this new law to have a widespread impact, we’ve put together a list of condo buildings in Miami that already have charging stations for electric vehicles and are ready to welcome environmentally-conscious folks right now. This is by no means a complete list, because as we mentioned all condo owners now have the right to install EV car charging stations. But at least you know which buildings as of today already have experience with the process.

This year, CondoBlackBook.com again teamed up with HB Roswell Realty to analyze the latest new construction resale data across Miami. We tracked new condo units built between 2017 and 2019 in Miami’s urban core and beach areas that have since been sold by the original owner in the first three quarters of 2019. What we found builds upon last year’s report and is surprising—most sellers lost money. On average, Miami new construction condo resales lost around 13.9% when factoring in costs (1.7% at purchase and 6.8% at sale).*  This follows our analysis conducted over the same period last year in which we found sellers lost 11% on average.
