In tune with the heightened market demand, developers across South Florida showed no signs of stopping their building boom as we begin 2022. The first month of the year kickstarted with the launch of 3000 Waterside – a luxury, waterfront condo and townhome project in Fort Lauderdale by Canadian developer, Claridge Homes. KAR Properties’ 2000 Ocean in Hallandale Beach also closed on a multi-million-dollar condo inventory loan to start closings (which it expects to begin soon).

January also saw two of Miami’s biggest names in condo development – Related Group and Dezer Development – join hands for an oceanfront project in Hillsboro Beach. The co-developers already have multiple condo preconstruction projects in the works in Miami such as the ultra-luxury Baccarat Residences and St. Regis Brickell by Related and the landmark Bentley Residences by Dezer.

With its sales gallery now at 2844 East Oakland Park Blvd, developer Claridge Homes launched sales this January for their premier waterfront condos. Designed by Kobi Karp and Berrie Architecture Design, the 15-story, modern glass building will rise with 103 luxury residences. Built as an urban oasis, most residences will be privy to expansive intracoastal and ocean views.

With interiors by award-winning Manhas Design, all the residences at 3000 Waterside will feature a contemporary palette and high-end touches. These spacious, waterfront residences will be accompanied by a range of amenities including a hotel-inspired lobby with water feature, waterfront restaurant, resort-style pool with cabanas and BBQ courtyard, wellness center, party room with gourmet kitchen, spa oasis, club room with golf simulator and billiards, dog run and wash, landscaping by Natalie Barranco, 16 for-purchase boat docks, and direct access to the Intracoastal.

Prices start in the mid $900s, with a choice of one- to three-bedroom residences.

Related Group and Dezer Development’s Oceanfront Condo - Hillsboro Beach


Two of Miami’s most prolific condo developers – Related and Dezer – have joined forces to build a high-end oceanfront condo building on 1174-1185 Hillsboro Mile. The 11.8-acre site is one of the few remaining vacant parcels in this affluent coastal town. The Town Council approved plans for a 10-story condo building with 72 units and a 3-story villa project with 28 units (on the Intracoastal side) this January.

With their smallest two-bedroom floor plans starting at 2,800 square feet and four-bedrooms going up to 5,500 square feet, the residences are meant to appeal to single-family homeowners. Designed by Arquitectonica, all condos on the eastern exposure will feature ocean views.

The high-end project is expected to include up to 11 boat slips on its Intracoastal side and a tennis center. The full list of amenities is yet to be revealed. The east side of the project will feature a natural sand barrier and the lobby will come elevated by more than 20 feet above sea level.

Prices expected to start in the $3 million range, with a choice of two- to four-bedroom residences.

Recently completed and ready to begin closings, developers at 2000 Ocean secured a $128 million condo inventory loan this January. Closer to welcoming its first residents, 2000 Ocean is a 38-story, contemporary glass tower with only 64 luxury condo residences. Offering truly boutique luxury, the high-rise features only half- and full-floor residences with Monterrey Marble flooring throughout.

Developed by New York-based KAR Properties, the waterfront tower is Hallandale Beach’s first super-luxury condominium. Designed by Taller de Enrique Norten (TEN) Arquitectos, the boutique tower features a sophisticated brushed metal & glass façade with expansive water views at every turn. Residents will soon enjoy their wellness-focused homes with eastern oceanfront terraces and western garden-facing terraces – all helping them stay in tune with the rhythm of the day.

With concept design by Kobi Karp Architecture & Interior Design, amenities at this exclusive beachfront condo building include two sunrise and sunset pools, private beach access, an oceanside lounge and juice bar by The Wright Fit, a freestanding spa pavilion with treatment rooms, Hammam and ice room, curated oceanfront art library, commissioned sculptures by David Harber, amenity furnishings curated by Minotti, Sasaki-designed tranquility gardens bordered by lemon trees, and much more. 

Prices for remaining developer units start at $3.1 million, ranging up to more than $10 million for penthouses.
