January 2025: Fort Lauderdale and Palm Beach Pre-Construction Condo News Update

Bringing premium developments to two of South Florida’s high-demand neighborhoods, Canadian developer Claridge Homes launched sales for two distinct condo projects this January. While the upscale 3000 Waterside will deliver 129 luxury residences in the heart of Fort Lauderdale, the boutique Ocean580 will deliver 17 sprawling waterfront homes in Pompano Beach.
Also this month, The Whitfield Las Olas received approval to build condos as part of its hotel project. BGI and Blue Road proposed the waterfront Alba Reserve in West Palm Beach. And New York’s Arosa proposed building Fort Lauderdale’s tallest condo tower to date. 3000 Waterside – Fort Lauderdale

Following a successful soft launch in winter last year, Canadian developer Claridge Homes officially launched sales for 3000 Waterside this January. Submitted to Fort Lauderdale’s Development Review Committee, the high-end development has already garnered $26.75 million in pre-sales.
Designed by FSMY Architects + Planners, this waterfront enclave will rise 18 stories with 129 luxury condos. Units will range from 1,120 to 2,647 square feet, featuring upscale finishes such as large-format porcelain tile flooring, European-style cabinetry, wine chillers in the kitchen, and expansive glass balconies. Most residences will be privy to expansive Intracoastal and ocean views.
Resort-inspired amenities include a rooftop pool deck, two outdoor bars, a hot tub, a spa with a steam room and sauna, a barbecue courtyard, a 4,600-square-foot restaurant with indoor-outdoor seating, and 13 private boat docks. Other amenities include a fitness center with yoga studio, a billiards room, a party room and kitchen, 8,500 square feet of landscaped space, and two guest suites available for short-term rent.
Owners will be allowed to rent up to thrice a year for a minimum of three months. Short-term rentals will not be allowed to ensure privacy.

Ocean580 – Pompano Beach

Announcing its second sales launch this month, Canadian developer Claridge Homes unveiled Ocean580. The luxury oceanfront condo development will rise 10 stories with 17 ultra-luxury condos at 580 Briny Avenue.
Designed by FSMY Architects, the beachfront project will feature no more than two residences per floor. In addition to upscale interiors by Manhas Design, buyers can look forward to expansive layouts ranging from 3,700 to 8,900 square feet, including dens and wraparound corner terraces with sweeping views.
Resort-style amenities at Ocean580 include private beach access with loungers, a beachside pool deck with a spa, and a sundeck. Rooftop amenities include 3,135 square feet of entertainment space with fire pits, an outdoor kitchen, and dining areas. Other amenities include a designer lobby with ocean views, an ocean-view fitness center, a billiards room, an ocean-view party room, and more.

Oasis (West Tower) – Hallandale Beach
Groundbreaking – May 2023 (West Tower) | Completion – 2025 (West Tower) / 2026 (all 3 phases)
The 75% pre-sold West Tower at Oasis Hallandale topped off this January. Developer Giuseppe Iadisernia further announced that he looks forward to breaking ground soon on the recently launched East Tower. Giuseppe’s 10-acre, live-work-play destination project will include two iconic glass condo towers plus 35,000 square feet of offices and 59,000 square feet of retail/restaurant space in five low-rise buildings. The commercial phase of the multi-million-dollar development is entirely sold out and operational.
Designed by Arquitectonica, both the Oasis Hallandale towers are planned to rise 25 stories with 250 luxury condos each. Both towers will be connected by an expansive sixth-floor amenity deck. Units will range from 900 to 4,750 square feet in size. All residences will feature expansive balconies, imported Italian cabinetry, high-end fittings, and other luxurious touches.
In addition to a centerpiece six-story waterfall and other stunning water features, residents will enjoy six levels of amenities. Some highlights include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. There will also be a banquet hall, a business center, and electric car chargers.
Prices for the newly launched east tower range from $750,000 to $5 million, with a choice of one- to three-bedroom residences. The Whitfield Las Olas – Fort Lauderdale
Groundbreaking – 2022 | Completion – 2027
The Fort Lauderdale City Commission approved amended site plans this January, allowing developers Steve Hudson and Charlie Ladd to proceed with building their mixed-use at 1007 East Las Olas Boulevard. Hudson and Ladd recently shifted gears, announcing that their mid-sized hotel project will now be developed as a boutique hotel and condominium, adding 17 condos to the original hotel plan.
Designed by New York’s Stonehill Taylor Architects, the 12-story building will feature five condos each on the 8th, 9th, and 10th floors, along with two penthouses on the 11th floor. The rooftop will feature a pool with cabanas, a café, and two private dining rooms.
The hotel side at Whitfield will consist of only 81 rooms, a reduction from the previously planned 138 rooms. It will operate as an independently branded luxury property affiliated to the Leading Hotels of the World.
Condo owners at The Whitfield will be welcomed by a separate lobby with private elevators but will have access to all the hotel amenities, including a rooftop pool, café, and expansive spa. The proposed condo-hotel will feature roughly the same amount of retail space as initially proposed but will not allow short-term rentals.
Prices are expected to range from $3.7 million to $15 million.

Arosa’s 54-story Mixed-use Tower – Fort Lauderdale
New York-based developer Arosa has proposed building Fort Lauderdale’s tallest building at 315 NE 3rd Street. Rising 600 feet above ground, the 54-story tower will feature a mix of 607 residential units, more than 3,700 square feet of commercial space, and 659 parking spots (of which 52 will be provided to Nola Lofts). The project is currently submitted to Fort Lauderdale’s Design Review Committee for approval.
Designed by FSMY, the mixed-use building will be taller than any other in the city. Floor plans will range from studios to three bedrooms. Residents will have access to a rooftop bar, among other amenities.
Alba Reserve – West Palm Beach
Developers BGI and Blue Road, the successful duo behind the under-construction Alba Palm Beach, have proposed a luxury condo project right next door at 4700 N. Flagler Drive. Submitted to the city’s Plans & Plats Review Committee, developers are seeking four waivers, including a height extension, to build the waterfront condo.
The new development will replace the 4800 North Dixie Condo, the Flagler Cove Condo, and a single-family home. Both condo towers were built in 1964.
Designed by architect Carlos Ott and architect of record Spina O’Rourke + Partners, the 31-story Alba Reserve will rise with 87 luxury condos. Units will range from 1,440 to 3,505 square feet, with a choice of three to four-bedroom residences and 11 townhouses on the lower floors. Proposed amenities include two pools on the 8th-floor amenity deck, guest suites for people visiting residents, and 226 parking spaces.
Condo Addition to the Boca Raton Resort & Golf Club – Boca Raton

New York-based developer MSD plans to add an 8-story condo development to the historic Boca Raton resort and golf club. Located at 501 E. Camino Real, the 3.9-acre section marked for redevelopment is currently home to a golf maintenance facility.
Designed by West Palm Beach-based Garcia Stromberg, the mid-rise will feature 60 luxury condos and 142 parking spots in an underground garage. Proposed amenities include a lap pool, a wellness center, a fitness center, and a terrace with sweeping views of the golf course,
Playa House LLC’s Oceanfront Condo Tower – Hallandale Beach

Owner Playa House LLC has proposed the construction of a new oceanfront high-rise at 1928 South Ocean Drive. The LLC seeks to change the existing plat for 22 multifamily units to 30 condos under the new development plans. Plat documents for the 1.22-acre property are submitted for review to the Broward County Commission.
The oceanfront site was formerly home to the 22-unit Biltmore Mansions condo, which was demolished in 2021. Playa House LLC acquired the older condos for a total of $32.38 million and subsequently dissolved the condo association in 2018. The site remains vacant following the demolition.
