Miami’s preconstruction boom continues as six new condo projects launched sales this month. The ultra-luxury Delmore will be built on the former Champlain Tower site in Surfside, with floor plans averaging an impressive 7,000 square feet. Avenia Interiors by Fendi Casa and Viceroy Residences will bring branded luxury to Aventura. The Well Coconut Grove will bring Miami its second international-grade wellness-focused residences. This will be Related’s second condo project in partnership with the hospitality group, following the success of the recently topped-off

Designed by Arquitectonica, the 28-story tower will rise with 274 condos at 2999 N.E. 191 Street. Units will range from 858 to 2,014 square feet with interiors by DesignAgency. Dubai-based developer Damac launched sales for its ultra-luxury condo tower planned at 8777 Collins Avenue. The developer has already started site work at the former site of the collapsed Champlain Tower. Geared to redefine coastal living, the project will be one of the most expensive projects in the county, with prices starting at $15 million and no more than four residences per floor.

Designed by Zaha Hadid Architects (ZHA), the 12-story building will feature 37 fully furnished residences. Singapore’s Hirsch Bedner Associates is handling interiors. Offering true sky mansions, units at The Delmore will average more than 7,000 square feet, with penthouses starting at 10,000 square feet. Future residents will enjoy a five-star living experience, complete with two kitchens, personalized assistance from a residence manager, and dedicated butler services.

The Delmore will feature more than 55,000 square feet of amenities. The centerpiece will be a 75-foot-long acrylic rooftop pool suspended 125 feet in the air. After receiving approval for a down-sized version last April, developer Allen Morris Company launched sales for Ponce Park Residences this January. Designed by Zyscovich Architects, the 11-story building will feature 58 luxury condos with elegant interiors by Meyer Davis Studio.

All residences will feature expansive balconies and a summer kitchen. Units will range from 1,900 to 6,500 square feet. Featuring a timeless façade clad in the finest of natural stones plus custom artisanal metal and wood detailing throughout, the structure will stand in a category of its own. The building’s ground floor will further house 25,000 square feet of retail.

Related Group and GTIS Partners recently announced that Viceroy’s first fully residential building topped off in late October 2024. As of January, contractors were working on completing the upper roof structure of the tower.

Originally planned as an apartment tower, the development was converted into a condo project while under construction. As one of the three towers planned to rise at 444 Brickell Avenue, the Viceroy will rise along Miami River, with the under-construction Baccarat Residences plus another high-rise for immediate neighbors.

Designed by Arquitectonica, the 45-story supertall will include 420 homes featuring interiors by New York’s Meyer Davis Studio. Each meticulously crafted residence will offer unparalleled luxury. Owners will be allowed short-term rentals with a minimum stay restriction of 30 days. Units will range from 485 square feet to 1,286 square feet in size.

The Cocoanut Avenue – North Miami

Submitted to the North Miami City Council, a group of developers has proposed building a mid-rise at 13132 N.E. 9th Avenue. Designed by Miami Beach-based G3 Design Build, the 10-story condo building will feature a light, elegant, and welcoming aesthetic using carefully selected finishes such as synthetic wood texture, vertical metal screening, plus a white and light beige color palette.

The 35-unit Cocoanut Avenue will feature only two-bedroom residences. Units will range from 850 to 1,116 square feet in size. Located a few blocks from North Miami Senior High School, the project is expected to offer more affordable units compared to new developments on the beachfront.

Proposed amenities include a rooftop pool deck with outdoor lounge and BBQ area. Construction is expected to take 12 to 18 months from groundbreaking. The 0.38-acre site currently features a house and a vacant lot.

Developers Fortune International Group and Château Group received the green to build fewer but larger units at the under-construction St. Regis Sunny Isles this January. The approved site plan allows for a reduction in overall density while increasing the floor area ratio – great news for buyers who wish to combine their units.

Designed by Arquitectonica, the two-tower St. Regis Residences will rise 750 feet or 62 stories each, replacing the Estates at Acqualina (672 feet) as the tallest in the neighborhood. Offering a total of 361 luxury residences, units at these high-design towers will range from a generous 1,785 square feet to an impressive 5,674 square feet and larger. The south tower is already 90% pre-sold, while the year-ago launched north tower is 30% pre-sold.

Developer Calta Group secured a $30 million construction loan to break ground this spring on its limited-edition townhouse project. The project is 30% pre-sold.

Designed by Nelson de Leon’s Locus Architecture, the Venetian townhomes will be built to complement Coral Gables’ timeless charm. The 10-home project will feature three-story, four-bedroom, four-and-a-half bathroom residences spanning 5,500 square feet. Interiors will be designed by Sensi Casa, with Mia Cucina gourmet kitchens, private elevators, and outdoor spaces that include private terraces and a summer kitchen.

Plans also call for six parking spaces per unit, streetscape improvements, and about 16,500 square feet of open spaces. Each townhouse will further include 4-car garages and 2-space carports.

Prices start at $5.7 million, with a choice of ten townhouses.

Developer Fort Partners secured a $107.6 million construction loan to complete the under-construction Seaway North at The Surf Club. The north tower is 78% pre-sold, while closings are underway at the recently completed
Seaway at the Surf Club.

Perched at 9149 Collins Avenue, the 34-unit, two-building development connects to The Surf Club Four Seasons Hotel and Residences, giving residents direct access to its five-star amenities. Designed by esteemed architect Joseph Dirand and ODP Architecture, this pair of 11-story buildings affords a stunning combination of classic European modernism with contemporary features. Seaway North features a total of nine full-floor residences and a beach villa on the first two floors.

Developer Naftali Group scored a $40 million loan to ensure the seamless completion of JEM Private Residences. Designed by Arquitectonica, the 67-story tower will rise with 259 condos and about 530 rental units. While the apartments will occupy the lower floors, the condos will start at the 43rd floor for the best views. Interiors will be handled by 
New York’s Rockwell Group.

Ensuring complete owner privacy, JEM’s condo and rental units will feature separate entrance lobbies, elevators, and amenity centers. Further, owners will only be allowed four rentals per year, with a minimum stay restriction of 30 days.

Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room. There will also be 3,300 square feet of ground-floor retail and a parking garage. 

Prices range from $600,000 to $2 million, with a choice of 575-square-foot studios to 2,062-square-foot four-bedroom residences.


The Perigon – Mid-Beach

Securing a $390 million loan this January, developers Mast Capital and Starwood Capital Group also announced that the oceanfront project is 75% pre-sold. Designed by Rem Koolhaas’ OMA New York, the 17-story Perigon will be architected as a series of towers rotated on their axis to enhance water views from every residence.

All 73 luxury residences at The Perigon will feature rich European touches by London-based designer Tara Bernerd. Affording residents a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette, the aesthetic tower will establish itself as the next iteration in luxurious, oceanfront living.

Further, the residences at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceiling heights, and 10- to 12-foot-deep wraparound terraces. The beachfront tower will also boast a unique connection to nature with 1,250 lineal feet of lush gardens and serene water features. The sustainable tower is poised to obtain a LEED Gold certification upon completion. Units will range from 2,100 to 6,700 square feet.

Amenities at this architectural masterpiece will include a beachfront pool with hot tub, a fully landscaped deck with cabanas and sunbeds, a sunrise lounge and terrace, a spa, an ocean-view fitness center, a conservatory with daily breakfast bar, a children’s playroom, a private salon, screening room, wine room, house car, pool and beach service, in-residence dining, guest suites, and more.

Future residents will further be treated to the Tara Bernerd-designed Nota, a private oceanfront Mediterranean-concept restaurant helmed by Australian Michelin-star Chef Shaun Hergatt. FiftyThree, the tower’s speakeasy cocktail lounge, will be a bold, playful space enhanced by a whiskey-themed palate. The Perigon also boasts a concierge partnership with BHB Private Concierge that is set to elevate its residents’ lifestyles with seamless experiences.

Prices for remaining units start at $10 million, with a choice of two- to four-bedroom residences.

Approved for sale by Judge Jacqueline Becerra in November 2024, Urbin Miami Beach’s former development site closed for $17.5 million this month. The 33,525-square-foot parcel, inclusive of land at 1234 and 1260 Washington Avenue, was acquired by Pakman Miami Beach LLC, which is managed by Prakash “Kash” Patel, Andrew Beachler, and Richard Haestier.
 

Patel of Fort Lauderdale-based Kash Patel Productions and Astra Parking is considering development plans while keeping in mind that the onsite commercial building cannot be demolished due to the city's historic preservation rules.

The site’s sale proceeds are being used to pay off $16.74 million to a first-priority lender, who was originally owed $19.3 million, along with receivership fees, other bills, and taxes. However, about 30 buyers who deposited over $10 million in the co-living project have lost their investments as a result of the ruling and subsequent sale.
