With South Florida's luxury and waterfront condo market still in high demand, developers at Atlantica Dania Beach converted to condos and launched sales this July; the recently launched One Hollywood Residences leveled up to taking reservations; Cymbal resubmitted plans for one of Fort Lauderdale’s largest development projects, Nautico; and developers Related and BH Group seem to be partnering, yet again, for another waterfront luxury condo project in West Palm Beach, after launching the Ritz-Carlton Residences.

Originally developed by Prestige Cos., the project features 6 three-story buildings with 124 modern residences. Units range from 703 to 1,159 square feet in size, with interiors by the highly acclaimed Steven G. Amenities include a gym, a pool, a clubhouse, and 237 parking spaces.

Located at 624 N.E. Second Street, just a mile from the ocean and east of the Casino at Dania Beach Jai-Alai, Atlantica offers a unique opportunity to own a brand-new, ready-to-move-in residence at highly competitive pricing.

Seaside Builders has proposed replacing a restaurant and a home furniture store with a high-end condo project at 2400 N. Federal Highway. Submitted for approval to the city’s Planning and Zoning Board, the developer hopes to begin construction in about a year.
 

Designed by GE Architects, the development will comprise 16 luxury condos in a four-story building and 18 townhouses in six three-story buildings. While the condo units will range from 2,405 to 3,690 square feet in size, the townhouses will range from 2,274 to 2,373 square feet.

Highlight amenities include two pools, a state-of-the-art fitness center, a playground, and a two-car garage per unit. With Palm Beach International Airport only 15 minutes away and the popular Atlantic Avenue nearby, this centrally located development will afford a convenient commute.

Prices are expected to start in the low-to-mid $2 million.

Miami-based developer Asi Cymbal has resubmitted plans for Nautico District following a design overhaul and downsizing. The three-tower site’s 30-story, 119-key hotel building – Riverwalk Raintree Residences – is already under construction.

Designed by Miami’s award-winning Arquitectonica, Nautico’s condo tower will rise 37 stories with 200 luxury residences along New River. Among the units, there will be 18 studios, 50 one-bedrooms, 82 two-bedrooms, and 50 three-bedrooms, ranging from 521 to 1,874 square feet in size.

Owners at Nautico will be allowed daily rentals only via the hotel’s management program. Condo-exclusive amenities will include a pool, a fitness center, a resident’s lounge, a party lounge, an outdoor theater, a game room, tennis courts, racquetball, pickle ball, and a kids’ room.

Besides the luxury branded condo tower, the riverfront property will also be home to a 30-story apartment building with 360 units and separate amenities. There will also be a marina with 78 dry boat slips and 12 wet boat slips, 17,897 square feet of restaurants, 2,636 square feet of cafés, and 13,040 square feet of commercial space. While the condo and apartment towers will stand at either end of the parking podium, the entire structure will connect to the riverfront hotel building via a pedestrian bridge.

Sales are expected to launch by year-end 2024 or early 2025.

Designed by West Palm Beach-based GarciaStromberg, the boutique Glass House will rise 10 stories with only 28 luxury condos. Units will range from 2,550 to 3,900 square feet in size. First-time buyers have the luxury of combining half-floor or full-floor units. All residences will feature 9.5-foot-high ceilings, open-concept layouts, gourmet kitchens, a Crestron automation system, floor-to-ceiling glass windows, and private terraces with built-in grills.

The centerpiece of amenities will be the city’s only rooftop pool oasis featuring stunning ocean, Intracoastal, and golf course views, along with private cabanas, a Jacuzzi, a fire pit, an outdoor catering kitchen, and BBQ area. Other amenities will include a fitness center, spa facilities, a plunge pool, and a residents-only “Palmetto Lounge.”

Boca Raton’s first modern glass building will also feature bi-level underground parking, offering two spaces per unit. Developers will also cover the first year of membership with Sollis.

Prices range from $2.5 million to $6 million, with a choice of two- to four-bedroom residences.

Related and BH Group to Acquire Waterfront Dev Site – West Palm Beach 

Teaming up for their next luxury condo project, developers Related Group and BH Group are under contract to acquire a 0.8-acre waterfront parcel for $30+ million. Located at 2001 North Flagler Drive, the waterfront property is currently home to a medical office built in 2001. With incentives, it is zoned to carry a mixed-use building up to 306 feet. The property sits across from Lake Worth Lagoon.
