With two sales launches, a potential re-launch, and multiple new announcements, summer didn’t affect Miami’s busy pre-construction condo market in July 2024. We had 14 Roc and One W12 launch sales, Block Capital bought into Diesel Wynwood to revive the project, developers at Opus Coconut Grove unveiled details about the highly intimate condo project, and Rivage Bal Harbour launched its $75 million penthouse.
The highly anticipated Mr. C Residences announced its successful completion, receiving its TCO (Temporary Certificate of Occupancy). And preparations are now in full swing to welcome the first residents.

14 Roc – Downtown Miami

Following the successful opening of Gale Miami Hotel & Residences last month, GFO Investments launched sales for its next short-term rental-friendly development in July. Located at 125 Northeast 14th Street, the high-design tower will rise near the Adrienne Arsht Performing Arts Center. There will be no parking onsite as the Metromover’s School Board stop is across the street, and the project falls under a rapid transit zone. Since the project falls under the School Board Metromover Station’s rapid transit zone, no parking will be onsite.
Designed by RSP Architects and with interiors by March and White Design, 14 Roc will stand 32 stories tall with 283 furnished residences. The project gets its name from its organic, rock-like base. Units will range from 410 to 960 square feet.
Featuring 25,000 square feet of amenities across three levels, residents will have access to a rooftop pool, grilling areas, a fitness center, a yoga lounge, a steam and sauna room, a game room, and an entertainment lounge with a kitchen, a karaoke room, a movie room, a kids’ room, a co-working lounge, and more. There will also be 1,502 square feet of retail with lush landscaping by Urban Robot Associates.
Prices start at $495,000, with a choice of studios to two-bedroom residences.

One W12 (One West Twelve Residences) – Downtown Miami
Developers PMG, Lion Development Group, and LNDMRK Development launched sales for an iconic new project planned for Miami’s Park West neighborhood. Located at 113 N.W. 11th Terrace, the stunning tower will rise 22 stories and allow short-term rentals. After its soft launch about a month ago, the project is already 50% pre-sold.
Designed by CUBE 3, this glamorous tower will rise with 372 turnkey residences. All residences will feature bespoke interiors by Cotofana Designs, flaunting custom cabinetry by Italkraft, custom bathroom countertops, finished floors, fully built-out closets, a contemporary lighting package, and more. One W12 condo units for sale will average 400 to 500 square feet.
Amenities at this short-term rental-friendly tower will include a rooftop pool and garden with lounge areas, a state-of-the-art fitness center, a curated collection of art installations, house cruiser bikes, the latest in smart-building technology, and more. Opus Coconut Grove – Coconut Grove

Meta Development will soon be launching sales for Coconut Grove’s most intimate condo building yet, with only 14 luxury residences. Designed by Miami’s award-winning Kobi Karp, the boutique building will rise only four floors at 3137 SW 27th Avenue. Staying true to its name, Opus will be a sanctuary of pure excellence and exceptional craftsmanship.
Materializing a harmonious blend of luxury and functionality, the interiors of all 14 residences will be meticulously designed by acclaimed Brazilian designer Joao Armentano. Diesel Wynwood – Wynwood
If you missed out earlier, you can now reserve your spot in Wynwood’s Diesel-branded condos since they will relaunch sales this November.
The project is getting a new breath of life as Block Capital Group joins Bel Invest as co-developer. The project was 70% presold but is likely to receive an overhaul with the new development.
Previously, the eight-story Diesel Wynwood was planned to feature 159 residences with Zyscovich Architects designing the wellness-oriented building to meet LEED certification requirements.
In line with the denim brand’s eclectic image, the condo building would feature playful design elements such as steel pillars and neon structural beams. Each loft-style unit at Diesel Wynwood would feature extra-high concrete ceilings, optional modular walls, luxe European brand finishes, rugged materials, and edgy textural treatments. Select turnkey units would afford furnishings by Diesel Living—the denim brand’s home décor line.
Previously announced amenities included a two-story lobby with steel mesh walls and unusual geometries, a rooftop pool deck doubling up as an energetic social gathering space, a residents’ lounge featuring custom Diesel Living furnishings, a European-inspired spa, a TechnoGym hooked up to a wellness app, a space-inspired Sensory Room, a wine cellar with a selection of spirits, and a dedicated Art Studio for artists and sculptors.

Mr. C Residences Bayshore Tower & Tigertail Tower – Coconut Grove

Calle 8 – Brickell
After an initial objection, the Federal Aviation Administration approved Calle 8 with a revised height of 737 feet above ground or 750 feet above sea level. Developer Millennium Developments (including G&G Business Developments) had submitted plans for a taller elevation at 870 feet above sea level in April. Calle 8 can now rise 750 feet with 65 stories and 458 residential units.
Designed by BMA Architects, the trapezoidal tower will feature a distinctive, cutting-edge profile. Starting at level 12, units will range from studios to three-bedroom residences. Located at 190 Southwest 8th Street, the mixed-use will be two blocks from Brickell City Centre and conveniently close to the Brickell Metromover and Eighth Street Stations.
Millenium Development is currently seeking zoning approval to either build a multi-level Concert Hall seating 4,060 or a 5-story retail complex at the base of the trapezoidal tower, along with ground floor retail.
Other amenities will likely include a 35th-floor pool deck, about 12,260 square feet of coworking spaces on level 12, and 660 parking spaces.
Midtown 1 – Midtown
Groundbreaking – 2024 | Completion – 2027
Winning approval from the Federal Aviation Administration this July, Midtown 1 is all set to become Midtown’s tallest tower, with a height of 623 feet above sea level. Designed by Arquitectonica, the 48-story tower will rise with 329 luxury residences (as per its utilities agreement). Developed by Terra and Lion Development Group, the high-design building will be perched at 3501 Northeast First Avenue in Midtown.
Units at Midtown 1 will range from 868 to 2,200 square feet, with stunning interiors by the internationally acclaimed Yabu Pushelberg. Midtown 1 condos for sale will start on the 9th floor, offering residents penthouse-like views from every level.

Rosee Wynwood – Wynwood
Norwyn Development Group plans to build the seven-story, 140-unit Rosee Wynwood at 3223 N.W. Fifth Avenue. Marking the debut of Europe’s renowned BINST Architects in Miami, with the collaboration of Miami’s own Charles H Benson & Associates Architects, Rosee is poised to become one of Miami’s unique developments.
In a nod to Wynwood’s artsy and eclectic spirit, the mid-rise will feature an interesting interplay on “m” and “w” silhouettes, enhanced by the use of a striking yet sublime color scheme. All 140 residences will feature contemporary interiors, abundant sunlight, smart home tech, modern kitchens with energy-efficient appliances, custom cabinetry designed for maximum functionality, and more.

Parkside in Brickell – Brickell
Groundbreaking – 2024 | Completion – N/A
Closing on a 0.6-acre assemblage across from Simpson Park in Brickell, Miami-based Habitat Group and its Kazakhstan-based partner, BI Group, announced plans to build a condo-hotel. The developer duo paid $14.8 million for the shovel-ready site located at 1750 S.W. First Avenue.
Designed by Kobi Karp, Parkside will rise with 164 condo-hotel units and 21 private condos. A rooftop pool overlooking Simpson Park will be the highlight of amenities. Sales are expected to launch by the end of September.
Also, two more developments are in the works by the duo—Season Royale at 1200 S.W. Second Avenue, with 20 condos and 60 condo-hotel units, and Millux Place at 239 S.W. 12th Street, with 20 condos and 79 condo-hotel units. Both of these projects will also be designed by Kobi Karp.
Luxury Condos by Prosper Group – North Bay Village
Continuum North Bay Village
Prosper Group has two properties under contract in North Bay Village for $30.5 million, with plans to build a 147-unit luxury condo on the combined land. The adjacent parcels, 1681 and 1725 Kennedy Causeway sit west of the upcoming Continuum Club condo tower and Shuckers site, both owned by Ian Bruce Eichner.
Prosper will be partnering with developer John Jacobson to construct the waterfront condo tower, with plans to launch presales in the first half of 2025. The Miami Beach-based developer anticipates closing the deal by the end of 2024. Initial plans also include a waterfront restaurant.
Condo-Hotel by Prosper Group – North Bay Village
Looking to build a condo-hotel where a Virgin Hotel was once planned, Prosper Group is under contract to acquire the site at 1040 South Miami Avenue for $40 million. The developer aims to close the deal by the first half of 2026.
With the vision to build the “healthiest building in Miami,” Prosper will partner with another local developer to construct the 300-unit condo-hotel. Additionally, the site is part of a proposed expansion of Miami-Dade County's rapid transit zone, which could allow for a higher density of residential units.

One Twenty Brickell – Brickell
Groundbreaking – Late 2024 | Completion – 2028
With demolition work complete, signage installed, and its utility agreement in place, PMG’s One Twenty Brickell will be breaking ground soon. This will be Miami’s first condo development to offer a deeded glass-paneled office suite with every residence.
Designed by Sieger Suarez Architects, the contemporary tower will rise 34 stories with 240 turnkey luxury residences, right next door to Miami’s iconic Brickell City Centre. All the residences will feature interiors by Cotofana Designs, curated polywood flooring, fully built-out closets with pre-installed drawers, fully-integrated Italian kitchens, smart home tech, and more. Every office suite will include a desk and chair, two guest chairs, and WiFi, along with access to a reception area, a concierge secretary, a coffee station, and more perks.

Aria Reserve – Edgewater

After its South Tower topped off in April, construction is now in full swing at Aria’s North Tower, as cranes were installed this July. With completion expected next year, Melo Group reported that the development’s South Tower is 85% sold, while the North Tower is 95% sold.
Designed by Arquitectonica, the twin Aria Reserve towers feature a unique zigzag pattern. While the North Tower will be home to 399 stunning units, the South Tower carries 383 luxury residences. All residents will have access to direct water views, 11-foot-deep terraces, East-to-West flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.
A 2-acre recreation deck will be the highlight of amenities at Aria Reserve. It will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground. With the FAA approving the installation of several 650-foot cranes onsite and developer Newgard on the verge of securing approval for its phased vertical permit, Lofty Brickell will soon begin ground-up construction. With site prep underway and developers PMG, Lion Development Group, and Marc Roberts Companies seeking a construction permit, Miami’s first short-term rental condo built in direct partnership with Airbnb will be breaking ground soon. Designed by Sieger Suarez, the 44-story tower will rise with 670 fully furnished condos.
Owners at West Eleventh will be allowed to rent their units 365 days a year, enjoying truly flexible rentals. As a result of its unique partnership with Airbnb, daily rentals will be managed via the hosting site’s centralized management platform, with comprehensive on-site support giving owners a seamless experience.

With construction paused on the 16th floor since March of this year, developer Dan Kodsi’s Royal Palm Cos. has reassured buyers that development will resume in the next two to three months. Plumbing and electrical penetrations were placed incorrectly, resulting in a temporary halt.
Designed by Kobi Karp, the 55-story Legacy tower will rise with 310 luxury residences built for (trademarked) microLUXE living, 219 Accor hotel rooms, a 10-story wellness retreat, and Downtown’s largest hotel pool deck at 1-acre. All residences will feature fully furnished interiors by ID & Design International.
Highlight amenities at the Legacy tower include a Singapore-inspired cantilevered pool hanging 500 feet in the sky, America’s largest rooftop glass atrium with seven stories of palm trees, a members-only international business lounge, a signature international restaurant, a grand ballroom, shul with a kosher kitchen, multiple water features, plus a Blue Zones medical and wellness center providing cryotherapy to IV nutrition therapy and sports medicine.

ORA Residences by Casa Tua – Brickell

Fortune International Group, one of the top condo developers in Miami, made significant progress this July by acquiring the development site for ORA by Casa Tua and securing a $36 million pre-development loan. The developer paid $30 million for the 1.06-acre property at 1210 Brickell Avenue, plus $1.16 million for a neighboring sliver and its development rights. What is more, the project is 45% pre-sold.
Designed by Arquitectonica, ORA by Casa Tua will become one of Miami’s tallest towers once it tops off at 1,049 feet above sea level. Rising 77 stories with 533 fully furnished residences, the building will allow short-term rentals.
With a name borrowed from the Italian word for “now,” the striking building will feature interiors by M2atelier, which is led by Marco Bonelli and Marijana Radovic. Units will range from 500 square feet to 2,400 square feet.
Standout amenities at ORA will include a rooftop lounge/bar experience, a two-floor fitness and wellness center with hammam and couples’ treatment rooms, a three-story sky garden, a private event space, and an entertainment lounge with many opportunities to socialize.
Known for its flagship Italian restaurant in South Beach, Casa Tua will also be operating and managing four food and beverage concepts at its first residential venture: Terra, Uva, Fuoco, and Vento. There will also be a gourmet market plus a meditation and sculpture garden.

Solana Bay – North Miami

Dropping more exciting details this July, developers Kolter Urban and BH Group offered a peek into the stunning interiors designed by the award-winning Avenue Interior Design for Solana Bay. Latest renderings reveal all 52 residences will feature open floor plans with flow-focused layouts and museum-quality finishes, including oak cabinetry and quartz countertops, European wood or porcelain flooring throughout, a choice of light or dark kitchen finishes, and more refined touches.
Designed by Miami’s prolific Arquitectonica, the 10-story building will receive a Sustainable Florida Green Building Design Certification upon completion. With one of the most expensive listings in the neighborhood, Rivage Bal Harbour grabbed headlines this July by revealing its $75 million penthouse. The oceanfront sky mansion features five bedrooms, seven bathrooms, three powder rooms, and about 4,918 square feet of exterior space.

Developed by the Related Group, Two Roads, and Rockpoint, the oceanfront Rivage will be Bal Harbour’s first new development in over a decade. The Well – Bay Harbor Islands

As we have explained in our new video about the Miami condo market trends, Miami's real estate boom never ends, and we recently had the retired quarterback-turned-businessman Tom Brady close on a lease for an 8,415-square-foot office space at The Well this July. The NFL superstar will be relocating his TEB Capital Management headquarters to the wellness-centric mixed-use by next year.
Developed by Terra Group in partnership with The Well, the development will be home to 96,000 square feet of office space in a five-story building, with 35% of it already pre-leased. The condo tower, designed by Arquitectonica, will be eight stories high with 54 units and its design will enhance sustainability, awarding it with a Florida Green Building Design certification upon completion.
With interiors by the New York-based Meyer Davis Studio, residents will come home to a carefully curated, restorative environment supported by high ceilings, natural light-filled layouts, aromatherapy diffusers, a meditation corner, Kore Workstation Kitchen Sinks, Sub-Zero and Wolf appliances, a built-in wine fridge, rain showers and stone floors in the primary bath, and much more.
Among the building’s 22,000 square feet of amenities will be a high-end fitness center, complete with a halotherapy steam room, an infrared and sound dome, an energy cold dip, subtle aromatherapy throughout, restorative water features, and wellness products curated and provided by THE WELL practitioners.
There will also be a rooftop pool deck with a summer kitchen, a 4,000-square-foot restaurant, a cozy reading room and tea lounge, dedicated children’s programming and wellness activities, a dedicated boardroom, exclusive access to a private beach club, access to the latest in wellness tech in THE WELL Locker, and an electric house car.

888 Brickell by Dolce & Gabbana – Brickell

Following in the steps of Michael Shvo’s Rosewood Residences, JDS Development cut ties with the brokerage Official. One Sotheby’s International Realty is now in charge of sales and marketing for the upcoming 888 Brickell by Dolce & Gabbana. Rising to a height of 1,049 feet above sea level, the couture luxury tower is poised to become one of Miami’s tallest upon completion.
Designed by Studio Sofield, with dramatic touches and curations by D&G, the 90-story condo-hotel will rise with 259 units, affording panoramic views of the city, bay, and ocean.
Flaunting D&G’s distinctive design language, the supertall will feature several stunning elements. An elegant combination of ivory travertine stone and glossy black beams will lend the skyscraper an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” at street level, lending the structure a warm luster.
All units will be delivered ready-to-move-in with glamorous finishes by the D&G founders, translated by M2Atelier studio.
For a truly turnkey experience, residences will feature rare wood, bathrobes, books on shelves, and smart home tech accessible via the custom 888 Brickell building app, and more, with D&G anticipating residents’ every need and desire.
Each home will be thoughtfully designed to easily transition from a residence to separate suites. Each division will feature a private entry, to be simultaneously utilized by owners and hotel guests without compromising on privacy, following the latest trends in investment homes.
Highlight amenities will include six food and beverage outlets, including a signature 888 Brickell restaurant and bar on the ground floor, a separate pool club restaurant and bar for all-day dining, and an industrial kitchen. There will also be an 888 Pool Club, which will include a 3,800-square-foot pool, two poolside bars, private cabanas, a Gelateria Italiana, and more.
Other amenities will include a 44-foot lap pool, an indoor padel court, a yoga and Pilates studio, a recovery spa, cold and hot plunge pools, a theater space, a wine cellar, a game room, a creative workspace, a children’s playroom, a 5,000 square-foot event space with a stage, and much more. There will also be a Rolls Royce house car, a signature salon, and an on-site tailor in authentic D&G flavor.
888 Brickell prices will range from $3.5 million to $35 million, with a choice of one- to three-bedroom residences.
Villa Miami – Edgewater

Finalizing Moss Construction as its general contractor, developers One Thousand Group and Terra Group are closer to breaking ground on one of Edgewater’s most luxurious new condo towers. Designed by ODP Architecture, in collaboration with Terra and Major Food Group, Villa Miami is the only condo tower in Edgewater to offer half and full-floor residences.
Featuring a copper color-clad exoskeleton, the iconic tower will rise 56 stories with only 72 single-family-home-sized residences. Featuring interiors by Charles & Co., led by Vicky Charles, the boutique condo will offer outstanding luxury on the bay.
In addition to Edgewater's first rooftop helipad, the supertall will feature the Major Food Group (MFG) brand and operate all its restaurant and amenity spaces for a world-class dining experience. It will have a waterfront restaurant on its ground floor along with multiple bars, lounges, and other amenity spaces operated by the group. MFG’s co-founder, Mario Carbone will also help design all in-unit kitchens as well as other key elements throughout the tower.
Other amenities at this stunning concept will include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa experience, a state-of-the-art Technogym with yoga/Pilates studio, a resident’s club with a library, a boardroom and private workspaces, a dedicated family lounge, a multi-media room, and an entertainment room. There will also be lush private gardens by Enzo Enea, piazza-style grounds connected to the Baywalk, plus a Lake Como-inspired floating pool vessel on the Bay.
Prices start at $8.5 million for half-floor and full-floor residences.
Mercedes-Benz Places – Brickell

Vertical construction on JDS Development’s Mercedes-Benz Places commenced this July as scheduled. Designed by SHoP Architects and ODP, with valuable insights from Mercedes’ design team, the technical silver tower will rise to 67 stories with a distinctive stacked-box profile. Its aerodynamically curved balconies are designed to capture maximum sunlight, with the skyscraper featuring Mercedes-Benz's classic black and white color scheme to contrast its silver facade.
Mercedes-Benz Places will be home to 791 stunning residences, enhanced by German precision. Woods Bagot will be handling interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Amenities will include mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations.
Since the technical silver tower will be part of Micheal Stern’s 1 Southside Park, it is worth noting that the developer filed revised plans and renderings for the mega-development. Proposing an increase in open spaces, a reduction in office area and commercial space, plus a larger fire station, the new plans reveal that the project will now include a 200-key Treehouse Hotel, 153,070 square feet of office space, 142,129 square feet of commercial space, and 38,582 square feet of governmental space. The deal also includes a redesign of the 2-acre Southside Park and pumping $5 million into public benefits.

SB, Hazelton’s 55-story Residential Tower – Edgewater
After SB Development and Hazelton Capital Group revived their controversial residential tower planned for 419 Northeast 19th Street, they were immediately shut down at Miami’s Urban Development Review Board meeting, which rejected the project for being “way out of scale” with a 6-0 vote.
Designed by New York-based Fogarty Finger, SB and Hazelton want to build the 55-story residential tower with 463 units on a 0.3-acre parcel. After a major design overhaul and with its parking podium bumped up to feature 180 spaces, the tower was re-submitted for voting this July.
Owners at the nearby Cite Residences strongly opposed the project since it would just be 41 feet from their balconies. Cite and Quantum on the Bay residents further raised concerns regarding safety issues and the building’s structural integrity, as the area is prone to frequent flooding.
Foreclosure Lawsuit for Sophie – Bay Harbor Islands
A $10.34 million foreclosure lawsuit has been filed against the stalled Sophie Bay Harbor condo project in Bay Harbor Islands. Lender Saluda Grade Alternative Mortgage Trust, along with 12 contractors, has filed claims that Allure Development failed to pay off its loan even by its revised termination date of December 20, 2023.
Two buyers with units on the third floor of the mid-rise filed a lawsuit just this April, claiming that the developer did not deliver the project as per its expected timeline. The developer was ordered to pay back the buyers the $275,000 deposit plus interest in a final judgment this July.
Pre-sales for Sophie, a seven-story, 26-unit boutique luxury project, were first launched in 2016. Units were planned to range from 1,200 to about 2,500 square feet, with amenities like flowing water features, a rooftop pool deck, a picnic space, a kids’ club, and beach club access.
