One Hollywood Residences – Hollywood


The rebranded, 23-story, 248-unit One Hollywood Residences launched sales this June. Developed by an affiliate of the Star Developers Group, the building was originally planned as a 19-story tower with 182 condos and called Star Tower Residences. However, plans for a taller project with more units and a new name were filed and approved earlier this year.

Designed by BC Architects, this modern enclave will afford an upscale living experience where style meets function. In addition to magnificent golf course and water views from the upper floors, residents will be treated to fully finished living spaces featuring high-end interiors by Domus Aurea, balconies with glass railings, fully-equipped European-style kitchens, a selection of flooring options, smart home management tech, and more. Units will range from 517 to 1,425 square feet.

The centerpiece of amenities will be a rooftop observation deck with outdoor lounge areas, fire pits, a private event space, and a yoga lawn. There will also be a resort-style pool and spa with cabanas and lounge chairs, an outdoor bar with a BBQ area, a fitness center, a kids club and playground, a multi-purpose clubroom with private event space, co-working spaces, an outdoor plaza with a fountain, and more. 

Owners at One Hollywood Residences will be allowed flexible rentals, with a minimum stay requirement of 30 days. Prices start in the competitive $400,000s, with a choice of studios to three-bedroom residences.

Developer Lynd Living is taking reservations for its canal-front project in Dania Beach. By reserving a home now, buyers can pick their floor and unit location within the building and lock in the lowest pre-construction prices.

Located at 90 North Bryan Road, the 17-story Aileron Residences will rise with 380 condo units. Designed by Coral Gables-based Nichols Architects and with interiors by HLS Interior Design, all residences will carry a sanctuary-like appeal, elevated by high-end finishes in warm, earthy tones.

Highlight amenities include a rooftop sun deck with a lounge, two pools with outdoor dining areas, a wellness and fitness center, a yoga studio, an entertainment lounge, a media room, plus tech-centric co-working spaces. There will also be a waterfront boardwalk, for-purchase boat slips, an electric boat rental station, paddle board drops, and more.

The canal-front building will carry an additional 33,000 square feet of retail space on its ground floor, along with townhouses and a tiki bar. To maintain owner privacy, short-term rentals are not allowed. Prices range from $350,000 to about $2 million, with a choice of studios to two-bedroom residences.

Celebrating the launch of their new sales gallery, developers Related Group and BH Group hosted an elegant evening by the waterfront this June. Setting a new precedent for bespoke luxury in Hollywood Beach, the CFE & Associates-designed tower will rise 37 stories with 350 residences.

Featuring meticulously crafted interiors by the New York-based Meyer Davis Studio, all residences will have breathtaking water views. Units will range from 950 to 2,600 square feet with bright, open layouts. In addition to expansive balconies, residents will also benefit from custom gourmet kitchens by Meyer Davis, a premium appliance package by Bosch and Thermador, spa-inspired baths featuring elegant soaking tubs, and designer fixtures. 

Located at 3724 S. Ocean Drive, across from The Diplomat Beach Resort, this 3.5-acre property will feature about 30,000 square feet of amenities. Expect a pool deck with sun shelf, poolside services, a spa and wellness center, a state-of-the-art health club, an outdoor cinema, an alfresco cocktail bar, an elegant (reservable) event space, art from Jorge Pérez’s contemporary art collection, and much more. The waterfront tower is also planned to provide access to a private marina plus a full-service beach club across the street at The Diplomat Resort.

Developer Kolter Urban announced the achievement of a major milestone this June, as the tallest residential tower on Fort Lauderdale Beach topped off. Designed by Miami’s award-winning Kobi Karp Architects, Selene Oceanfront is a pair of tropical-modern towers offering 194 luxury residences, located less than a mile from Las Olas Boulevard.

The 26-story towers are designed to maximize ocean views at every turn. They also feature an elevated amenity deck, positioned to maximize exposure to sunlight while optimally utilizing the space between the towers. All residences at Selene feature flow-through contemporary floor plans, luxurious interiors by ID & Design International, and 10-foot-deep balconies with glass railings. Units range from a generous 1,400 to 3,200 square feet.

Highlight amenities include two elevated pool decks, a resort-style pool, a 75-foot lap pool, a poolside entertainment area with multiple firepit lounge areas, and a shaded pool bar. Residents also will benefit from a Seasons gathering lounge, The Wave entertainment lounge with simulated video experiences and card tables, a two-story fitness center, a theater room, and a coworking center. There is also a 5,400-square-foot restaurant with oceanfront dining, a dog run, and a park at this beachfront development.

Prices for remaining inventory start at about $3 million, with a choice of two- and three-bedroom residences.

After securing a $35 million construction loan, Camaco Development broke ground on the 10-story Entourage in the Sun this June. Located at 419 N. Riverside Drive, the waterfront mid-rise is designed by Idea Architecture, a North Miami Beach-based firm.

Each of the 42, extra-large residences boasts direct water views and over 500 square feet of terrace space. Units range from 1,785 to 3,690 square feet, with interiors by IDDI. Standout amenities include a waterfront pool deck, a jacuzzi, a gym, a club lounge, and a dock with space for two boats.

Forest Development plans to replace a shuttered Winn-Dixie marketplace in Riviera Beach with a 25-story mixed-use building. The city’s Planning and Zoning Board has already approved three items for the development to move forward, including a rezoning, a text amendment, and a special exception. The project is scheduled to move to its next hearing with the Community Redevelopment Agency.

Designed by Boca Raton-based R+N Architecture, the 25-story project will feature two towers connected by a six-story podium. Together, the towers will be home to 399 condos, 11,000 square feet of office space, 9,680 square feet of retail, and 17,120 square feet of restaurants. Units will range from 1,550 to 3,400 square feet, offering studio to three-bedroom floor plans. Those living on the upper floors will enjoy water and marina views. 

Amenities will likely include a pool, a gym, a Peloton room, a yoga room, a sauna, a bowling alley, and a golf simulator. There will also be a recording studio, a movie screening room, a game room, a teen room, and a kid’s room. 

Located at 3700 Broadway/U.S. 1, the 3.385-acre Oculina site sits close to Nautilus 220, a near-completion condo project by the same developer.

After breaking ground last month, developer Latitude Group closed on a $24.5 million construction loan in June to build Fort Lauderdale Beach’s finest boutique offering. Designed by Garcia Stromberg, The Terraces will rise 10 stories with only 22 meticulously crafted residences. All units will be corner homes, ranging from 1,775 to 2,700 square feet, with expansive views at every turn.

Featuring a harmonious blend of natural and urban design by Marcela Lombana, residents will come home to sublime interiors featuring light oak, marbled tiling, and hints of sky blue plus sage green. Each move-in ready unit will also have modern European kitchen cabinetry, a Subzero and Bosch appliance package, LED lighting throughout with dimmers, a Smart thermostat, a Whole House Five Stage HEPA air cleaner with ultraviolet light and photocatalytic filter, and much more.

A few steps from the white sands of Fort Lauderdale Beach, The Terraces will be home to about 7,000 square feet of indoor and outdoor amenities. Residents will be able to enjoy a relaxation pool deck with cabanas, a fully-equipped fitness center with Peloton bikes, a health center for yoga and meditation, wellness treatment rooms, a club room with a lounge, two summer kitchens, a pet spa, and more.

After
submitting plans to build a 14-story condo-hotel at 804 S. Federal Highway last year, developers BH and Prime Group closed on the 0.77-acre site this June. Located across from Gulfstream Park—a popular racetrack, entertainment, and casino destination in Hallandale Beach—developers acquired the property for $6.475 million.

Designed by Cohen Freedman Encinosa & Associates, the mixed-use project will house 60 private condos, 138 condo-hotel units, and 4,000 square feet of retail. A garage podium with 284 parking spaces will sit below the residential component. A rooftop amenity deck is also included featuring a pool, club room, and fitness center.

Developers are selecting the right brand partner for their proposed mixed-use. Initial renderings show floors five through 10 will feature the condo-hotel units, ranging from 500 to 850 square feet in size, while floors 11 through 14 will house the condo units, ranging from 635 to 1,145 square feet. The developer duo further proposed building a 2,450-square-foot public plaza with a fountain on the corner of Federal Highway and Southeast Eighth Street as part of the project.

A joint venture between developers Related Group, BH Group, and PEBB Enterprises closed on the 73,000-square-foot shopping center at 1515 SE 17th Street this June. The 7-acre property is currently home to The Quay, along with a two-story office building, the Boatyard restaurant, a Chipotle, and a marina. Developers acquired the waterfront parcel for $48.5 million with fully entitled development rights.

Planning a transformative mixed-use, developers “aim to create a vibrant, multifunctional space that caters to both residential and commercial needs.” Fronting the Stranahan River, the 7-acre site is planned to carry 361 residential units along with 12,000 square feet of retail and restaurants. It remains to be defined whether residential units will be developed as condos or apartments.
