As Miami’s housing market stepped into its busiest cycle (the summer months), several developers announced they were taking reservations for their newly launched condo projects. These were South Beach’s highly anticipated Ritz-Carlton Residences, Coral Gables’ Cassia Residences, and the riverfront River District 14.
Also, this month, the much-awaited Shoma Bay and 9900 West Condominium broke ground, clearing the way for two boutique waterfront projects to rise in Miami’s most tranquil island communities. Owners of Jungle Island announced their partnership with Terra Group to potentially bring a unique condo and public park development to the theme park island. Ella Miami Beach unveiled its fine collection of studio residences. And, The Rider at Wynwood made strides by adding a sizeable parcel to its assemblage.

Part of the redevelopment of the historic Sagamore and Ritz-Carlton Hotels, developer Sobe Sky Development is taking reservations for its swanky new Ritz-Carlton Residences, located near the crossroads of Collins Avenue and Lincoln Road. Sobe Sky Development is a joint venture between the renowned Flag Luxury Group, Lionstone Development, and Ben-Josef Group.

Shortly after opening its 5,000-square-foot sales gallery at Normandy Drive, Coral Gables-based Shoma Group broke ground on its waterfront mixed-use building this June. The 40% pre-sold project will bring North Bay Village its first Publix, at a sprawling 35,037 square feet. The highly anticipated development will also house 15,628 square feet of retail shops and restaurants.
Designed by MSA Architects, the 24-story Shoma Bay will rise with 333 impeccably designed residences. Miami-based Adriana Hoyos is handling interiors, donning a sleek aesthetic underscored by warm organic tones and ample natural light. Units will range from 344 to 2,700 square feet and offer sweeping water views at every turn.
To protect residents' privacy, only monthly and long-term rentals will be allowed at Shoma Bay. Standout amenities include a 6,030-square-foot rooftop pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, and a Shoma Bazaar food hall. After launching sales in March, New York-based Horizon Group celebrated the groundbreaking of its boutique waterfront development this June. 9900 West Condominium will be a 7-story, 23-unit condo building designed by Miami’s award-winning Frankel Benayoun Architects.
Providing its residents with a bespoke waterfront lifestyle, this limited collection will feature interiors by Craft-Studio with extra-large floorplans starting at 1,202 square feet. The Babylon Racquet Club – Brickell
Set to transform the wellness and recreation landscape in Brickell, the Babylon Racquet Club is proposed to rise with 46,682 square feet of indoor sports courts at 240 S.E. 14th Street. Located close to the Financial District Metromover Station, the development is strategically positioned to enhance accessibility and encourage car-free travel.
Designed by Rotterdam-based MVRDV and ODP Architecture, the 23-story mixed-use will feature a distinctly vertical and slender profile with dynamic, protruding balconies. Poised to become Downtown Miami’s premier racket sports and health hub, the project will feature:
- 34 residential units on floors 18 through 23, ranging from 853 to 1,602 square feet in size. (There is no word yet on whether units will be developed as condos or rental apartments.)
- 15 hotel rooms across floors 17, 14, and 13 along with an 11th-floor lobby.
- An office, event space, hair salon, and daycare center on the 16th floor.
- A 5,478-square-foot restaurant and pool deck on the 15th floor.
- An 8,902-square-foot “longevity hub” and gym on the 12th floor.
- Nine padel courts, four pickleball courts, and a tennis court on floors 6 through 10.
- A 13,690-square-foot restaurant on the 5th floor.
- 35 parking spaces on floors 2 through 4.
Condos by Terra Group to Replace Jungle Island – Watson Island
A proposal by ESJ Capital Partners and Terra Group is set to change Jungle Island forever if approved by voters. The developer duo plans to replace the eco-adventure theme park with a condo tower and waterfront public park. To facilitate redevelopment plans, ESJ is in talks to return over 12 acres of land back to the city in exchange for 5 acres of land it will need to build the residential project.
In 2018, ESJ secured approval to modify its lease for Jungle Island in order to build a 130-foot-tall hotel, expand upon its retail, restaurant, and meeting space, as well as add new attractions to the animal-focused theme park. However, instead of building the hotel, the Aventura-based developer decided to join hands with Terra to develop a condo building to offer better returns to the city. It remains unclear how the new public park will be funded or who will keep the parking revenue.
299 Minorca – Coral Gables
Developers Constellation Group and Boschetti Group have proposed building an eight-story condo project at 299 Minorca Avenue. Designed by Hamed Rodriguez Architects, the Mediterranean-style building will feature 57 condo units ranging from 502 to 931 square feet in size along with 4,820 square feet of commercial space on the ground floor.
As stated in the proposal, owners at 299 Minorca will be able to rent out their condos for short-term rentals. Proposed amenities include a pool deck with a lounge on the eighth floor and a gym on the second floor. The ground-floor commercial space will likely feature retail shops, restaurants, cafés, and more to activate the streetscape. There will be no parking onsite.
Continuum-branded Condo-hotel to Replace Shuckers – North Bay Village
Groundbreaking – 2025 | Completion – N/A
Acquiring North Bay Village’s popular Shuckers Waterfront Bar & Grill and adjacent Best Western, Ian Bruce Eichner’s Continuum Company paid $75 million for the 2.31-acre site at 1819-1855 79th Street. The New York-based developer plans to bring a Continuum-branded condo-hotel to the waterfront site, inclusive of a marina, private club, gym, and restaurants. The restaurant and hotel will remain operational until plans are finalized.
As of late, North Bay Village has become a hotbed for pre-construction activity following a 2020 relaxation in zoning laws. It will soon be home to brand-new condo projects such as Shoma Bay, 7918 West Drive, and the Pagani Residences. The Shuckers property sits next door to the recently launched Continuum Club & Residences, also by Eichner, expanding Continuum’s portfolio in North Bay Village to 4.5 acres.
SoWy – Wynwood
More Development, the developer of Baha Mar in the Bahamas, nabbed a $76.8 million loan to materialize its vision for an 8-acre campus in Wynwood. Located along 2nd Avenue and between N.W. 20th and N.W. 22nd Streets—on an assemblage of 26 parcels—the sustainable mixed-use project will feature residential, retail, hospitality, office, and arts components.
Staying true to Wynwood and Overtown’s unique cultural vibe, the developer intends to create a vibrant new environment where people can live, work, shop, dine, and play. Exuding a campus-like feel, the project will offer a pedestrian-friendly setting with short-term art activations by local artists. More details on this groundbreaking development are expected in upcoming months.

Mercedes-Benz Places – Brickell
Groundbreaking – June 2024 | Completion – 2027
Having completed a foundation pour this June, JDS Development will begin vertical construction for its highly anticipated condo project next month. Designed by SHoP Architects and ODP, with input from Mercedes’ design team, the technical silver tower will rise 67 stories with a unique stacked-box profile. In true Mercedes-Benz fashion, the skyscraper will feature a classic black and white to contrast its silver façade with aerodynamically curved balconies to capture light in multiple ways.
Mercedes-Benz Places will be home to 791 stunning residences, enhanced by German precision. The globally acclaimed Woods Bagot will be handling interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Amenities will include mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations.
Approved in 2020, the New York-based developer also agreed to build an $8 million firehouse for the city of Miami, redesign the 2-acre Southside Park, and pump $5 million into public benefits as part of the deal. The Mercedes-Benz Places will further be part of Stern’s 1 Southside Park development, giving residents access to 200,000 square feet of office/health and fitness facilities, retail outlets, plus a 174-key Treehouse Hotel on-site.

E11even Residences Beyond – Downtown Miami
Groundbreaking – June 2023 | Completion – 2026
Tower cranes are now up at E11even Residences Beyond, signaling the successful vertical ascent of the exclusive condo project that is set to transform Miami’s Park West District with 7,119 square feet of nightclub/bar/lounge space. Developers PMG and E11EVEN Partners broke ground on the highly anticipated tower last June after securing a $262 million construction loan.
Designed by Sieger Suarez Architects, this more exclusive iteration of E11even Hotel & Residences will rise 65 stories with 558 turnkey residences, and feature the same all-glass façade as its sister tower. Each home will feature interiors by New York’s AvroKo Hospitality Group, custom imported ITALKRAFT millwork and cabinetry, custom countertops & backsplashes, PMG's smart home technology system, flooring selections curated by AvroKo, and more.
Owners at E11even’s Beyond will be allowed short-term rentals with a minimum stay restriction of 30 days to maintain a sense of privacy. The highly exclusive, “members-only” experience at Beyond will give residents access to E11even Hotel and Residences’ amenities via a one-way-only access-controlled sky bridge. Exclusive tower amenities will include a rooftop helipad, resort-like sun lounge deck with a 93-foot pool, fully-staffed executive office suites, and more.
Developers recently announced that the Beyond tower will also be home to The Clayton, a Chicago-based elite social club. While the private club will span 10,000 square feet on the second floor, the skyscraper will also have 21,611 square feet of retail on its ground floor.

Edge House – Edgewater
After successfully launching sales in April, Peru-based Grupo T&C submitted plans to the Federal Aviation Administration (FAA) this June for the construction of its 641-foot-high short-term rental project. Designed by Miami’s renowned Kobi Karp, the LEED-certified tower will rise with distinctive vertical, metallic gold elements at its base.
Each of the 590+ fully furnished residences at Edge House will feature timeless interiors by celebrated designer Adriana Hoyos. Expect refined living spaces, handpicked furnishings, and high-end finishes. Units will range from 375 square feet to 1,242 square feet in size.

Developers Kolter Urban and BH Group revealed exciting new details regarding their boutique luxury condo project this June. Designed by Miami’s prolific Arquitectonica, the 10-story building will receive a Sustainable Florida Green Building Design Certification upon completion.

Nabbing the largest construction loan in Florida’s history for a residential condo project, developers PMG and Greybrooks secured $668 million to build Miami’s first Waldorf Astoria. Besides being the tallest condo tower to ever break ground in Miami, it also set the record for the largest foundation pour this June.
With 90% sold out, the all-glass skyscraper will rise 1,049 feet above sea level. Designed by the world-famous Carlos Ott in association with Miami’s esteemed Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. Developer Michael Shvo has cut ties with Official, the boutique brokerage in charge of handling sales and marketing efforts, amidst the firm’s scandalous litigation. In an effort to speed up pre-sales, the developer has moved sales in-house. Shvo is currently working with Deutsche Finance to secure funds to redevelop the oceanfront Raleigh, South Seas, and Richmond Hotels.
Designed by New York’s Peter Marino and Miami’s Kobi Karp, the redevelopment project will include a 60-key hotel and 44-unit condo. Marking the first Rosewood-branded development in South Florida, the hospitality brand will manage and operate the restored hotel.
Fronting 220 feet of pristine ocean at 1751, 1757, and 1775 Collins Avenue, the condo-hotel property will further feature a revamped version of Raleigh’s Martini Bar and Tiger Room, a pair of residents-only sunrise and sunset pools, a private pool part of the Raleigh Beach Club, the U.S. outpost of the famed Milanese restaurant Langosteria, along with a private member’s club with beachfront dining.

MG Developer announced that LA-based Nina Takesh will lead interior design for its exclusive community of 13 ultra-luxury townhomes in Coral Gables. After launching sales in March, developer Rilea Group acquired a 31,358-square-foot site for $21 million to build its rock-and-roll-themed condo project this June. Located at 100 N.E. 29th Street and 101 N.E. 28th Street, the parcel sits close to the Shops at Midtown Miami and will complete the developer’s Wynwood Business Improvement District assemblage.
The transit-oriented Rider at Wynwood will rise 12 stories at 94 N.E. 29th Street, next door to Wynwood’s upcoming Brightline station—making it a fantastic investment opportunity. Designed by Deforma Studios, the luxury high-rise will feature 146 fully furnished residences with interiors by RADYCA. Units will range from 511 square feet to 1,612 square feet in size.
