Key International and 13th Floor Investments Collaborate on Two New Condo Projects

Two developers are joining forces to construct two 25-story condo towers near the Oleta River.
Key International's Inigo Ardid, and 13th Floor Investments' Arnaud Karsenti have agreed to develop a 330-unit luxury project on a 4.4 acres plot near the Area Code 55 Brazilian Steakhouse and the Miami Grill. The upcoming high-rise project, temporarily named, “The Harbor,” is being designed by Corwill Architects, a firm based out of Coral Gables.
Key International and 13th Floor have worked together before, and are co-developing many projects. In addition to the Harbor, they are planning and developing a 50-floor project called 1010 Brickell, a 20-floor tower called 400 Sunny Isles, and a 98-unit project called Eden House in Miami Beach. They are also building Sereno, the boutique waterfront condo in Bay Harbor Islands.
The Harbor as of now will include 192 two-bedroom units, and 88 three-bedroom residences ranging from $500,000 to $2 million in price. A natural beach, infinity pool deck, spa, and 547 parking spaces are all included as amenities for the Harbor.
Lobbyists working for the developers say the towers will be “oriented toward the south and east to maximize views of Lake Maule and the Oleta River.”
