With every season being swim season in South Florida, luxury condo developers are delivering on some of the most incredible pools and terraces that will rival any destination hotel. In Part 1 of our series, we explored the best luxury condo swimming pools in Miami that are equally useful for leisure swimmers, as well as fitness enthusiasts and that are ready for you to soak it all in.
In this blog, we’re taking a look at the most luxurious condo building pools on the horizon in Miami’s pre-construction condos and new buildings. Here’s the lineup:
Miami Preconstruction Condos: Best Swimming Pools
Missoni Baia
700 NE 26th Terrace, Edgewater
With interiors inspired by the Italian fashion labels’ design sensibilities, this architectural landmark by Missoni is set to feature minimalist interiors with sensual pops of color. Rising above 200 linear feet of frontage on Biscayne Bay in Edgewater, the glistening 56-story tower will be home to 146 elegantly crafted residences by New York’s Paris Forino.
In addition to highly stylish interiors, swimming enthusiasts get access to three outstanding pools and an outdoor spa. The lobby-level, cantilevered pool overlooks the sparkling Bay waters. The expansive sixth-floor pool deck is the ultimate playground - featuring an Olympic-sized pool for rigorous practice, a lounge pool suited to freeform, a whirlpool spa to unwind, and a kids’ splash pad to keep those little ones blissfully engaged as you get in a swim workout. 175 SE 25th Road, Brickell
Una will rest on one of the last remaining waterfront parcels in the financial district, at the end of the oak tree-lined Brickell Avenue, this wave-shaped building will make a distinctive addition to South Brickell’s skyline. Rising 47 floors to house 135 tasteful residences designed by the award-winning Adrian Smith + Gordon Gill Architecture, Una comes designed for luxury and comfort as it overlooks the expanse of water and the Rickenbacker Causeway to Key Biscayne.
The third-floor terrace, an outdoor amenities deck, is crafted with its own expanse of water and is set to be a social hub and swimmers’ paradise. The Bayfront pool is great to complete a few laps as you catch the sunset. There is also a dedicated lap pool for more intense swim training. And then, there’s an expansive family pool with a children’s splash pad for family Sundays spent well. Of course, befitting cabanas, poolside bites, grilling areas, and outdoor bars will make for a more elevated experience. Mr. C Residences
2655 S Bayshore Drive, Coconut Grove
Bringing their signature contemporary take on classic European living to Miami, hospitality’s famous Cipriani brothers joined hands with the Terra Group to develop the sail-shaped Mr. C Residences. The maritime theme of this 100-unit condo building falls right in step with its Coconut Grove setting, and construction started in July.
In addition to spectacular Peacock Park and Bay views, resident swimmers will get access to an elaborate Bayshore Club pool plus sundeck. There will also be a garden-level lap pool for those looking to focus on swimming training and endurance. Needless to say, there will be cabanas with towel service, poolside food and beverage service, plus a wellness lounge and juice bar to take care of residents’ nutrition needs after.
Miami Beach Preconstruction Condos: Best Swimming Pools
57 Ocean
5775 Collins Avenue, Mid Beach
One of a very few new construction condos in Miami Beach’s famed Millionaire's Row, this 71-condo, glass-punctuated, luxury tower sits on a quiet stretch of beach in this understated neighborhood. With its form, interiors, and amenities taking inspiration from water as a source of well-being, the distinctive structure is being built to offer everything that would support a healthy lifestyle.
Residents will be treated to two expansive, beachfront, infinity pools living in this aesthetic building. After a few laps in the oversized pools, swimmers can choose to lounge in one of the cabanas or move within to unwind in the meditation gardens. The Estates at Acqualina

The third in the Acqualina series of ‘World’s Finest Residences’ developed by the Trump Group (unrelated to the President), this set of boutique towers is set to occupy 502 linear feet of tranquil beachfront in Sunny Isles Beach. While the north tower will feature 91 exquisitely outfitted residences, the south tower will be home to an equally tasteful 154 condo residences.
With access to over 45,000 sq. ft. of amenities, residents will have a choice of three oceanfront pools. The first is a lap pool surrounded by multiple chaise lounges and cabanas to relax after getting in a good workout. The third, and the most extravagant of the lot, is the amenity villa’s infinity pool that’s designed to blur the lines between on-shore and off swimming. Turnberry Ocean Club Residences
18501 Collins Avenue, Sunny Isles Beach
Bringing the same level of first-class service and quality the Fontainebleau hotel and residences are known for, the masters behind the legendary hospitality brand are developing this stunning oceanfront tower. Soaring 52 stories above a pristine beachfront, the luxury tower will be home to 154 condo residences with access to a full-scale marina and the Fontainebleau Aviation privileges.
Dedicating more than 70,000 sq. ft. to amenities, resident swimmers will have access to three stunning swimming pools along with the open ocean. The 31st floor Sky Club will be home to the sunrise and sunset vanishing edge pools, suspended 333’ above sea level for a unique swim experience. The lobby-level infinity pool will be privy to amazing ocean views.
There are also two hydrotherapy spas and a revitalizing spa to help recuperate and rejuvenate for your next swimming adventure or triathlon.
