Driven by the growing demand for luxury housing in South Florida, developers are accelerating project timelines, stepping in to re-launch stalled developments, and ensuring timely deliveries. This last March, two highly anticipated projects welcomed first-time residents: 72 Park in North Beach and Alana in Bay Harbor Islands.
Also, in March, Allen Morris Co. launched sales for Ziggurat, a boutique, modern, nature-inspired retreat showcasing expansive residences in Coconut Grove. Two condos have also been revitalized: Twenty-Nine Indian Creek, which is now 29 Indian Creek, in Mid-Beach, and 7918 West Drive, which is now Tula Residences, in North Bay Village. Developer Allen Morris Company launched sales for its stunning mixed-use project in the heart of Coconut Grove this March. The architectural masterpiece by Oppenheim Architecture blends modern design with lush landscaping, featuring gardens by Naturalficial’s Andres Arcila.
Rising three stories in the shape of a pyramid, this nature-clad retreat will offer only 19 homes with bespoke interiors by Collarte Interiors. Units will range from 1,254 to over 5,000 square feet. The condo low-rise will be accompanied by a separate five-story building providing 100,000 square feet of class-A office space next door. Together, the two buildings will encompass 40,000 square feet of ground-level retail and a rooftop restaurant with views of Biscayne Bay.
With a focus on community and sustainability, the building will unveil lush paseos that lead to a landscaped interior courtyard. Ground-floor retail spaces—including various shops, restaurants, and wellness concepts—will also connect to this inner courtyard, fostering a vibrant atmosphere.
In exchange for approvals, the developer has offered to fund improvements to the nearby Kirk Munroe Park and Fuller Street.

Miami Pre-Construction Condo Market: To Be Relaunched
29 Indian Creek (previously Twenty-Nine Indian Creek) – Mid-Beach
Groundbreaking – 2025 | Completion – Year-end 2026
Developer Trinity Southern has re-launched sales for the new 29 Indian Creek, with Serhant taking over sales. Originally launched by JMH Development two years ago under the name Twenty-Nine Indian Creek, the highly exclusive project originally offered just 11 luxury condos and two townhouses. Trinity took over in September 2024, and has since revitalized the waterfront development in partnership with JMH.
With Urban Robot Associates handling architecture, interiors, and landscaping, you can expect a seamless narrative crafted for modern, upscale living. The waterfront building will include 20 luxury condos and two two-story townhomes, all offering striking views of the bay and Faena District. Units will range from 820 to 1,750 square feet.
Each residence will feature a high-end kitchen with a large stone island, custom bone-white lacquered millwork cabinetry, and a premium appliance package that includes a built-in wine cooler for every residence.
Developers announced that this exclusive project will deliver amenities on par with Miami’s major condo developments. It will feature a state-of-the-art fitness center, an infrared sauna and cold plunge, a rooftop pool area with lounge chairs, a summer kitchen with barbeque and dining areas, and an outdoor shower.

Tula Residences (previously 7918 West Drive) – North Bay Village
Groundbreaking – February 2023 | Completion – 2026
With developer Vivian Dimond taking over the project, 7918 West Drive will now be re-launched and completed under its new name, Tula Residences. Construction has been on hold since February last year, with the building shell completed up to the 15th floor. The original developer, Malaysia-based Pacific & Orient Properties, will remain a partner but no longer be actively involved in development activities.
Tula Residences, despite its one-year delay, will be the first luxury project to be completed in North Bay Village in over a decade. Since Dimond’s takeover, several updates have been made, including changes to the unit floor plans and a revamped building layout, with the lobby now relocated from the sixth to the first floor.
Initially designed by MTTR MGMT's Juan Azulay, the 21-story tower will retain much of its original architectural design while integrating the latest improvements. The building will feature a unique play on sun and shade and rise to offer 54 residences with uninterrupted views in every direction. Plans are also underway to install larger windows in certain units for better views.
Enhancements to amenities include a gym and pool area re-designed with wellness in mind. We will share the full list of amenities once it is available. Sales are expected to launch this spring.

Developer Lefferts celebrated the completion of 72 Park this March. After topping off last September, the ready-to-Airbnb tower received its Temporary Certificate of Occupancy (TCO) this month. With closings currently underway in the 90% presold tower, buyers have a limited opportunity to buy one of the last developer units. With its Temporary Certificate of Occupancy (TCO) now in place, the 7-story Alana by Alta Developers is welcoming its first residents. Completed in February, it has officially entered the closing phase.
Designed by Revuelta Architecture, the mid-rise features only 30 waterfront residences with interiors by Raymond Nicolas. Each bespoke home offers expansive glass-framed balconies, walk-in closets and Italian kitchens with branded appliances. Floor plans range from 1,229 square feet for a two-bedroom to 1,662 square feet for a three-bedroom.

Plans Approved
Clear Residences – Downtown Miami
Developer Blutrich Holdings received a green light from the FAA this March for Clear Residences to rise 840 feet above sea level. Plans for the height increase were submitted last month.
Designed by Miami’s acclaimed Kobi Karp, the condo tower is planned to rise 60 stories with 544 residences at 130 Southeast 1st Street. Units will range from 486 to 965 square feet. A 59th-floor running track, expected to be the tallest in the world, will be the centerpiece of the 40,000 square feet of amenities planned for this wellness-oriented development.
There will also be a rooftop pool deck, a salt room, cold plunge pools, a hyperbaric chamber, and a rain garden. Additionally, the 0.55-acre site will house 3,680 square feet of commercial space and over 150 parking spaces spread across five levels.
Deauville Hotel Redevelopment – North Beach
Groundbreaking – 2026 | Completion – N/A
The Miami Beach City Commission provisionally approved land use changes this March, allowing developers Terra Group and the Meruelo family to construct three towers rising up to 400 feet in height on the site of the former Deauville Hotel. As reported in a previous update, developers have been advocating for a higher floor area ratio (FAR) of 5.5 than otherwise allowed (currently 3.0 to 3.15). A second reading and final vote are scheduled for next month.
Designed by Foster + Partners, Shulman + Associates, and led by ODP Architects, the oceanfront redevelopment will feature a scaled-down version of the legendary Deauville Hotel with 150 hotel rooms and 120 luxury residences in two separate buildings. The hotel and two condo towers will share a common podium.
To secure further approval, developers must incorporate historical architectural elements from the original hotel, construct a pedestrian pathway from Collins Avenue to the beach, and agree to prohibit short-term rentals in the residential towers.
The project, initially designed by Frank Gehry and named the Equinox Hotel and Residences, was rejected in 2022.

Casa Cipriani Miami – Mid-Beach
Miami-based 13th Floor Investments and New York-based Midtown Equities unveiled plans for the ultra-luxury, beachfront Casa Cipriani Miami this March. Casa Cipriani already operates successful locations in New York and Milan, while its parent brand, Cipriani, is behind two new residential developments in Miami: the recently completed Mr. C Residences and Cipriani Residences Brickell.
The 17-story tower, designed by New York-based Brandon Haw, will reinterpret the glamorous Art Deco hotels that once defined Miami Beach’s skyline in the 1930s, through a contemporary lens. The landmark project will seamlessly blend the city's rich past with Cipriani's signature hospitality and refined dining experiences, all set against the idyllic backdrop of the Atlantic Ocean.
The oceanfront tower will include 23 ultra-luxury condos, a 40-suite boutique hotel, and a private members-only club experience inspired by its Milan flagship. Additional amenities will include a Cipriani Spa, a signature restaurant and an exclusive club lounge.

Season One – Brickell
Developers Habitat Group and BI Group USA signed a utilities agreement this March, advancing their plans to build a condo-hotel. Designed by Kobi Karp, the 21-story tower will feature 20 luxury condos and 60 hotel rooms. All homes will be delivered fully finished and furnished by Restoration Hardware, known for its elegant yet minimalist designs.
Amenities will include a 1,437-square-foot full-service restaurant and 2,372 square feet of retail space, alongside an 8th-floor lobby and pool deck, a 22nd-floor panoramic rooftop bar, and a lounge and clubroom. Owners will be allowed short-term rentals, making this an incredible investment opportunity in the heart of Miami’s financial hub.
Midtown Park – Midtown
Rosso Development has announced it will soon launch sales for its upcoming luxury project at 3055 N. Miami Avenue in Midtown. Rising 32 stories, the Arquitectonica-designed tower will feature a uniquely curved façade and 348 residences.
Flaunting interiors by New York’s award-winning Meyer Davis Studio, units will range from 588 to 1,720 square feet. Landscaping will be overseen by Miami-based Naturaficial, led by visionary designer Andres Arcila.
Amenities and hospitality services will be managed by PROPER Hotels & Beach Club. The brand is known for its collection of luxury boutique hotels located in the country’s creative hubs, catering primarily to creative nomads and modern globetrotters.
Prices are expected to range from the $700,000s to $2.5 million, with a choice of studios to three-bedroom residences.
Kolter and BH Group’s Oceanfront Condos – North Beach
Developers Kolter Group and BH Group have submitted a site plan application to the City of Miami Beach, revealing plans to replace the Crystal Beach Suites Hotel with a luxury residential development. Just last month, the developers had listed the one-acre site for a whisper price of $110 million.
They are now seeking approval to demolish the oceanfront Crystal Beach Suites Resort, the L. Murray Dixon-designed Normandy Plaza Hotel, and an adjacent historic Art Deco property, all on Collins Avenue. The duo plans to replace these older structures with a 19-story boutique building designed by Kobi Karp Architecture & Interior Design.
Each of the 37 residences will be 8,760 square feet, featuring decks and balconies spanning 2,650 square feet. There will also be 2,607 square feet of ground-floor retail and 80 parking spaces at the oceanfront tower.
Multiplan REAM Plans Luxury Condos – Coral Gables
Developer Multiplan Real Estate Asset Management (REAM) has acquired a two-building assemblage for its first condo project in Coral Gables. The deal amounted to $31.8 million for the 1.4-acre site conveniently located near an under-construction Publix and across from a city park.
The parcel includes two office buildings, Park Place I and II, located at 1500 Monza Avenue and 1501 Venera Avenue. The firm plans to develop a luxury condo project with high-end amenities and services, targeting local buyers downsizing from nearby neighborhoods.
Plans for the development are expected to be submitted later this year, with sales potentially launching by the end of 2026. The second office building, Park Place II, remains fully occupied and will retain tenants until construction begins.

501 First – Downtown Miami
Groundbreaking – December 2022 | Completion – October 2025
With cranes now removed from the topped-off 501 First, the project is speeding towards completion, on track to obtain its TCO this year as planned. Codeveloped by the Aria Development Group and Kuwait-based Aqarat, the fully sold-out 40-story tower allows full rental flexibility. It is being built without a parking garage, since residents will be offered space within the master-planned Miami Worldcenter.
Designed by Revuelta, the 448-unit tower features interiors by Shim Projects. Each turnkey residence will feature a balcony and high-end touches ranging from custom Italian cabinetry to innovative appliances by Smeg and Hansgrohe bathroom fixtures.
Signature amenities will include a rooftop deck with a 75-foot resort-style lap pool, an oversized swim-spa, grill and chill sunrise-sunset decks, a year-round rooftop greenhouse, an outdoor movie theater, a bistro and bar concept by New York’s GPG Hospitality, a HOMAGE-designed fitness center, a media room and library, an outdoor game lawn, a club suite with game tables, coworking spaces, and a pet lounge.
There will also be over 3,000 square feet of retail and a fully integrated ButterflyMX digital property access system for residents’ convenience. To meet the growing demand generated by additional housing, developers have also committed to building a 22-seat classroom for Miami-Dade County Public Schools.
Vida Residences – Edgewater
Groundbreaking – December 2023 | Completion – 2026
Edgewater’s first Airbnb-ready mid-rise is inching closer to its projected 2026 completion, with glass installation now underway. Developed by Urbana Investments, this investment-ready community will offer a unique FlexShare program that enables owners to split their unit into two separate rentable spaces, along with the regular flexible rental capabilities.
Designed by Miami’s prolific Kobi Karp, Vida Residences will rise only nine stories with 138 fully furnished residences. Each turnkey residence will feature interiors by Euro Design Group, 10-foot-high ceilings, a gourmet kitchen with stainless steel appliances, Euro-style baths, a smart-home system, a contemporary lighting package, keyless entry, and furnished terraces.
Standout amenities will include a 22,000-square-foot rooftop retreat featuring an 11,000-square-foot pool, Bali beds and cabanas, a jacuzzi, The Edge restaurant/bar with al fresco dining, a juice and beverage bar, a wellness and fitness center, and grilling stations. Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – Q2 2028
Construction is in full swing at the long-awaited Waldorf Astoria condo-hotel, with one floor poured every 10 days, bringing the project to 19 stories (as of this update). A major milestone for developers PMG and Greybrook, the skyscraper is already taller than many of its neighboring buildings.
Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story supertall is envisioned as a striking stack of nine, offset glass cubes. Home to 387 condos and 205 hotel rooms, its lower three cubes will be reserved for hotel use, while the upper six will house the condos and amenities.
Miami’s first Waldorf Astoria Residences will feature fully finished units, with interiors by San Francisco’s award-winning BAMO, gourmet kitchens, custom Italian cabinetry, a high-end appliance package, fully built-out closets, flooring selections, and Savant premium smart-home tech systems with custom mobile app access.
Amenities at this ultra-luxury supertall include an immersive, resort-style pool with outdoor café and cabanas, Waldorf’s famous Peacock Alley restaurant-lounge, an all-day dining brasserie, a fitness center with private training studios, a signature spa, a private wine tasting room, an owners’ lounge with billiards, a kids’ club, and preferred rates and access to the hotel’s services. Casa Bella Residences by B&B Italia – Arts & Entertainment District

Since beginning its vertical ascent last May, construction at Casa Bella Residences has reached the 40th floor. Given its current pace, the tower developed by Related Group in partnership with Alta Developers will likely top off as planned this summer.
Designed by Arquitectonica, the 57-story tower will offer only 6 to 7 residences per floor. The high-rise will showcase an angled façade designed to maximize view corridors and afford a distinctive ripple effect. Thanks to a branding partnership with B&B Italia, as a resident, you can come home to signature furnishings in common spaces and select custom furniture packages to first-time buyers.
With interiors by design icon Piero Lissoni, all 319 residences will flaunt an exclusive Italian aesthetic. Indulge in many high-end touches, including imported porcelain flooring, designer fixtures, sleek Italian cabinets by ITALKRAFT, a top-of-the-line black glass appliance package and master baths custom-designed by Lissoni. On track for a 2026 completion, this fully sold-out project has reached the 10th floor. Developed by Aria Development and Merrimac Ventures, the tower is being built without a garage, with resident parking provided within the Miami Worldcenter.
Designed by Revuelta Architecture International, the investment-friendly tower will rise 32 stories with 606 turnkey condos. Interiors will be handled by The Design Agency, and floor plans will range from 407-square-foot studios to 830-square-foot two-bedrooms. The mixed-use development will also feature a 4,500 square-foot full-service restaurant and 1,261 square feet of office space.
Amenities at this short-term rental-ready condo will include a resort-style rooftop pool, a bistro and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, a 6,000-square-foot fitness center with outdoor private training area by HOMAGE, a spa, summer kitchens and entertainment spaces, a game room, an arcade, a media room, and dedicated coworking spaces.
Legacy Hotel & Residences – Downtown Miami
Groundbreaking – August 2021 | Completion – Q2 2026
Developer Dan Kodsi has assured buyers that construction on the wellness-focused development is expected to resume within the next few weeks, following a pause that began in March 2024. Construction was temporarily halted due to incorrectly placed plumbing and electrical penetrations. In parallel, the developer is working to secure new financing in the coming weeks.
Designed by Kobi Karp, the 55-story tower will feature 310 luxury residences built for microLUXE living, 219 Accor hotel rooms, a 10-story branded wellness retreat, and Downtown’s largest hotel pool deck, spanning one acre. All residences will feature fully furnished interiors by ID & Design International.
Highlight amenities will include a Singapore-inspired cantilevered pool hanging 500 feet in the air, America’s largest rooftop glass atrium with seven stories of palm trees, a members-only global business lounge, a signature international restaurant, a grand ballroom, a shul with kosher kitchen, multiple water features, and a Blue Zones medical and wellness center providing from cryotherapy to IV nutrition therapy and sports medicine.
Office spaces will be positioned above the pool deck, followed by hotel rooms and residences.
Cipriani Residences – Brickell

The tallest tower to ever break ground in Brickell is beginning to take shape, with lower-level curves now visible. Developed by Mast Capital, Brickell’s Cipriani Residences, approved for a height of 950 feet above sea level, is part of a three-tower mega-development planned at 1420 South Miami Avenue.
Designed by Miami’s highly acclaimed Arquitectonica, the tower will rise 84 stories with 397 ultra-luxury residences. All residences and common spaces will be crafted to embody the Italian standards of hospitality associated with the Cipriani name. Homes will feature lavish interiors by 1508 London, expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, and an intelligent interface with access to building services.

Tower 36 – Edgewater
With demolition almost complete, One Thousand Group’s Tower 36 is closer to breaking ground in Miami’s Edgewater neighborhood. Located at 3601 Biscayne Boulevard, this 1.6-acre project occupies a prime parcel overlooking the scenic Julia Tuttle Causeway.
Designed by the New York-based KPF Architects, Tower 36 will rise 635 feet with 312,058 square feet of sellable and leasable condo and office space, 29,109 square feet of commercial space, and 671 parking spaces.
Highlight amenities will include a signature rooftop helipad and lounge similar to those at One Thousand Museum, a private members’ club, multiple food and beverage concepts, commercial space, and wellness-focused amenities.
The Delmore – Surfside
Groundbreaking – Q4 2025 | Completion – 2029
Soon after launching sales in January, Dubai-based developer Damac International announced it has entered its next phase of construction, which is deep-soil mixing (DSM). A critical step before breaking ground, this eco-friendly process uses existing soil to create a solid foundation for the oceanfront tower.
Designed by Zaha Hadid Architects (ZHA), the 12-story building will feature 37 fully furnished residences, no more than four per floor, with interiors by Singapore’s Hirsch Bedner Associates. Positioned as true sky mansions, units at The Delmore will average over 7,000 square feet, with penthouses starting at 10,000 square feet. Future residents will enjoy a five-star lifestyle, complete with two kitchens, personalized assistance from a residence manager, and dedicated butler services.
The Delmore will offer over 55,000 square feet of amenities, the centerpiece being a 75-foot-long acrylic rooftop pool suspended 125 feet in the air. There will also be a 20,000-square-foot outdoor meditation garden, a private restaurant with a Michelin-starred menu, an indoor pool, a fitness center, a wellness spa with a steam room, sauna and hot-cold plunge pools, a game room, and a private event space.
Prices start at $15 million–making it one of the most expensive condos in the county–with a choice of four to five-bedroom residences.
The St. Regis Residences – Brickell

Developers Related Group and Integra Investments received a phased vertical construction permit for the 50-story St. Regis Residences in Brickell this March. Foundation work is underway, with vertical construction expected to begin in May or June.
Designed by the award-winning Robert A. M. Stern Architects, this residences-only St. Regis will embrace modern classicism, blending New York influences with a strong nautical theme inspired by the golden age of ocean liners. With interiors crafted by the renowned Rockwell Group, the 50-story tower will be strategically positioned to offer expansive water and city views from all 152 units.

Co-developers Constellation Group, Boschetti Group, and Vietmar secured a $42.3 million construction loan for their Airbnb-friendly project in North Beach this March. More than 50% of the project is already pre-sold.
Designed by Arquitectonica, the boutique Ella will rise 10 stories with 103 luxury residences. The mid-rise will combine subtle Art Deco curves with modern 21st-century lines. Named after the legendary jazz singer Ella Fitzgerald, this modern enclave will offer a unique blend of retro Miami Beach charm and boutique-style intimacy.
Buyers will have the option to purchase custom furniture packages by “Interiors by Steven G,” creating a true turnkey experience. Units will range from 342 to 1,089 square feet in size, with short-term rentals professionally managed by Miami’s Nomada Residences.

With developer Isaac Kodsi taking over in November 2023 and re-launching sales early last year, this once-stalled project is now 50% sold. Following this key milestone, the developer announced that the project will be the only condo building in Coconut Grove to offer occupancy this year.
Designed by Behar Font & Partners, the eco-friendly project will rise five stories with only 45 bespoke residences. Each home will reflect an organic connection to nature with natural wood finishes, wide-plank porcelain wood-grain floors, custom oak cabinetry, and earthy color palette.
The upscale residences will also feature chef-style kitchens with branded appliances, spacious spa-inspired master bathrooms, and 10–20-foot ceilings with floor-to-ceiling windows. Buyers have a choice of eight distinct floor plans, each designed to offer a unique experience in the building.

Shoma Bay – North Bay Village
Groundbreaking – June 2024 | Completion – 2026
Shoma Bay is facing setbacks that could delay its anticipated 2026 completion. The project is currently unable to obtain a master permit until the developer, Shoma Group, addresses over $8.3 million in outstanding fees, according to a municipal resolution passed this March.
Officials claim that the group failed to apply for a shell permit or begin vertical construction by November. Additionally, the developer defaulted on paying a $493,500 fee for affordable housing. This fee could be waived if the group agrees to include 34 workforce housing units in the project.
Designed by MSA Architects, the 24-story Shoma Bay broke ground in June 2024. It will feature 333 impeccably designed residences with interiors by Adriana Hoyos. Units will range from 344 to 2,700 square feet and offer sweeping water views at every turn.
Standout amenities include a 6,030-square-foot rooftop pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, and a Shoma Bazaar food hall. Additional highlights include a spa with Hammam, Technogym-equipped fitness center, golf simulators, a kids' club, a pet spa, a library, a wine club, a movie room, a cigar lounge, an enterprise-caliber coworking space, and a zen garden.
Future residents will have access to a chauffeured Rolls-Royce Cullinan for local transport. The development is also set to bring North Bay Village its first Publix, along with 15,628 square feet of high-end retail and restaurant space.

Buyout Attempt at The Mutiny – Coconut Grove
Owners at Mutiny on the Bay, a Coconut Grove landmark, are considering a second buyout offer from developers aiming to demolish the 12-story building and redevelop the waterfront site. In March, West Palm Beach developer Steven Figari and New York's Slate Property Group submitted a $160 million offer for the property, following an earlier offer from DaGrosa Capital.
While the condo board is currently gathering feedback from residents, some full-time residents are concerned about displacement, particularly amid rising housing costs in Miami. A GoFundMe campaign has been launched by some residents to aid legal efforts to block the buyout altogether. By law, condo buyouts in Miami require an 80% approval from owners, with objections from just 5% enough to delay the deal.
The current proposal includes incentives such as capped rent and rebates, but remains contingent on redevelopment approval. According to Redfin estimates, unit values at The Mutiny range from $400,000 to over $2.4 million. Despite the incentives, some residents argue that the site holds significant potential for a luxury development, which calls for a higher premium.
