Could a Dolce & Gabbana tower be the next, new luxury construction condo in Miami? This May, developers announced plans for four new residential towers in Miami - Clear Residences in Downtown Miami, Alta Bayshore Drive in North Miami, the Smart Brickell Luxe condo-hotel in Brickell, plus a 649-foot Cove tower by OKO and Cain International in Edgewater. It is also likely that 888 Brickell will now be developed as a Dolce & Gabbana-branded condo hotel.

Ramping up efforts to meet the growing demand from wealthy families migrating to South Florida, developers of two, highly anticipated, new construction towers are closer to opening their doors this year – Missoni Baia in Edgewater and the Aston Martin Residences in Downtown Miami. 

Also, pre-sales were launched for the Rosewood Residences at the restored version of the Raleigh Hotel, while contracts were being accepted at the St. Regis Sunny Isles as well as Shoma Bay in North Bay Village. With developers busy converting reservations to contracts, buyers should consider this their final call to either lock in their preferred residences.

Developed by Fortune International Group and Chateau Group, the St. Regis Residences Sunny Isles will rise as a pair of stunning oceanfront towers. With photovoltaic glass covering the western façade of the buildings, the two towers are expected to produce about 530,000 kilowatt hours of clean energy from the sun per year. This will enable the St. Regis-branded development to improve its overall energy efficiency, reduce its carbon footprint, and decrease operation plus maintenance costs – giving residents a superior lifestyle while caring for the environment.

Designed by Arquitectonica, the south tower in the project will rise 739 feet above ground or 62 stories with 194 luxury residences. The north tower is planned to rise 744 feet above ground with 180 luxury condos. Furnishings in both towers will be curated by Artefacto, while EDSA will handle landscape design. Interiors will be handled by Sao Paulo-based designer Anastassiadis, who is best known for her exceptional attention to detail while creating luxuriously comfortable environments.

Besides access to the St. Regis’ benchmark butler services, amenities at these oceanfront towers will include access to private beach facilities, oceanfront and sunset pools, a wellness center & spa, an athletic club, a signature restaurant, 1,000 parking spots, and much more.

Developer Shoma Group started accepting contracts this May, as the sophisticated apartment-turned-condo tower inched closer to breaking ground this year. Bringing North Bay Village its first-ever Publix, Shoma Bay will rise 24 stories with 333 luxury condos just off the John F. Kennedy Causeway on the idyllic island.
 

Designed by Kendall-based MSA Architects, the mixed-use tower will feature sweeping water views at every turn. Miami-based Adriana Hoyos will be handling the interiors, keeping a sleek aesthetic underscored by warm organic tones that allows each residence to be flooded with natural light.

Amenities at this thoughtfully curated building will include a 6,030-square-foot pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, a resident’s lounge and bar, a spa, Hammam, fitness center with Technogym equipment, golf simulators, a kids' club, pet spa, library, an enterprise-caliber co-working business lounge, cigar lounge, and electric vehicle charging stations. The sophisticated tower will further be anchored by a 35,037-square-foot Publix and 6,325 square feet of retail space, inclusive of a rooftop lounge and the Shoma Bazaar food hall.

Launching invitation-only pre-sales for friends and family, developer Michael Shvo tapped Official to lead marketing efforts for the Rosewood Residences at Raleigh. The 3-acre oceanfront project entails redeveloping the historic
Raleigh, South Seas, and Richmond hotels, along with building a brand-new 17 story condo tower.

Designed by New York’s Peter Marino and Miami’s Kobi Karp, the redevelopment project will include a 60-key hotel and 44-unit condo. Marking the first Rosewood-branded development in South Florida, the hospitality brand will manage and operate the restored hotel. Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the condo-hotel property will further feature a revamped version of Raleigh’s Martini Bar and Tiger Room, along with a private member’s club with beachfront dining.

our April update, developer CMC Group broke ground on the waterfront Vita Residences in May. Designed by the world-renowned CallisonRTKL architecture group, the six-story boutique building will be home to only 65 ultra-luxury residences and 14 penthouses on the splendid island of Grove Isle.

Vita Residences will be the first condo project to be built on Grove Isle in several decades. With stunning interiors by Mexico’s Bernardi + Peschard, residents can expect to come home to 8’ interior Italian doors, frameless glass balconies, 11-foot-plus ceilings, high-end chef’s kitchens, and artfully crafted custom bathrooms with natural stone, soaking tubs, and rain showers. After securing their demolition permits in April, developers PMG, Lion Development Group, and Marc Roberts Companies obtained a FAA approval to build West Eleventh Residences to a height of 482 feet above ground. Marking Miami’s first short-term-rental-ready condo tower in collaboration with Airbnb, the 44-story tower will rise with 639 turnkey condos.

Designed by Sieger Suarez Architects, interiors at this stunning high-rise will feature designs by Cotofana Designs, the latest in smart home technology with integrated audio, video and lighting systems, top-of-the-line appliances, plus panoramic views of the Downtown skyline, bay, and ocean.

A 30,000 square-foot, ground floor, tri-level “experiential” entertainment and food hall will stand as the centerpiece of amenities offered at the West Eleventh Residences. This ground-floor gem will feature a striking, mirrored whale soaring through the signature restaurant’s ceiling, private lounge areas, a resort-style pool, as well as fitness and wellness centers.

Owners at the West Eleventh will be able to rent their units 365 days a year – enjoying truly flexible rentals. Conceptualized in collaboration with Airbnb, daily rentals will be managed via the hosting site’s centralized management platform with on-site support, offering owners a seamless experience.

Prices start in the mid-$400,000s, with a choice of fully-furnished studios to one-bedroom residences.

Getting their green light from the North Miami City Council this May, developers Related Group, Teddy Sagi, and BH Group can now move ahead with their plans to redevelop the shuttered White House Inn property. In exchange for the approval, the joint venture agreed to contribute about $1 million to the city for parks, workforce housing, and other improvements.

Located at 2305 Northeast 123rd Street, the 1969-built, waterfront hotel will be replaced by the 10-story Icon Residences. Designed by Miami’s highly acclaimed Arquitectonica, the waterfront mid-rise will house 53 units and 114 parking spaces. Units will likely range from 2,546 square feet to 4,142 square feet in size, offering residents single-family-home-like spaces in the sky.

After being approved by FAA for a height of 1,049 feet above sea level, the highest height allowed in Miami, JDS Development’s supertall is likely to be branded as a Dolce & Gabbana, if 
early reports are true. Designed by Studio Sofield in collaboration with ODP, the condo-hotel is already planned to rise 82 stories with 259 luxury residences and feature Miami’s first-ever silver and gold pool.

888 Miami will be built to emulate Gatsby-style energy and exuberance, unless Dolce & Gabbana decide to change the design details. Everything from its gold leaf-trimmed porte cochere to monolithic travertine slabs are designed to hold to its Gatsby narrative. The condo-hotel will also feature an ivory travertine façade, high-gloss steel columns, plus a crown wrapped in a filigree of gold spheres with Italian Futurism sculptures on each corner – making it stand out amongst its glass and stucco neighbors. 

Amenities at this supertall will include about 52,144 square feet of health/fitness space, 38,727 square feet of food and beverage space, and around 273 parking spaces. There will also be residential furniture custom-designed by Studio Sofield, a 35th-floor pool and party room, wine storage, a cigar room, event space, a spa with mineral pool and champagne pool, a paddle court, a boxing area, an F1 simulator, plus a golf simulator.

Prices will range from $1.6 million to $11 million, with a choice of one- to four-bedroom residences.


Clear Residences – Downtown Miami

With plans submitted to Miami’s Planning and Development Department, a 52-story residential tower is proposed to rise at 130 SE 1st Street in Downtown Miami. Designed by the award-winning Kobi Karp Architecture, the 694-foot tower could feature 545 residential units (averaging 773 square feet in size), 4,190 square feet of ground floor retail, and 199 parking spaces on levels 2 through 6.
 


Alta Bayshore Drive – North Beach

Filing for a shoreline review by Miami-Dade County, Alta Developers proposed building an 18-story condo tower at 11950 N. Bayshore Drive this May. The site, purchased in 2022 for $14 million, lies a few blocks from the causeway leading into Bal Harbour and used to house an old apartment building, which has been demolished since the purchase.

Designed by Miami-based Revuelta Architecture, the new condo tower is expected to feature 96 units, ranging from about 1,482 to 2,345 square feet in size – giving residents a single-family-home experience. With its condos stacked on floors 2 through 17, the proposed tower could house 32 two-bedroom units, 62 three-bedroom residences, and 2 three-bedroom residences with dens.

Amenities likely to include a ground floor lobby and indoor amenities, a ground level, waterfront pool and bar, a rooftop pool deck, and 165 parking spaces. 


Smart Brickell Luxe – Brickell

Alta Bayshore Drive – North Miami

Smart Corner, LLC (likely an associate of the Habitat Group) has filed plans with Miami’s Urban Development Review Board to build a 23-story condo-hotel. Designed by Ginard Studio, the luxe tower will likely feature 53 residential and condo hotel units, 74 lodging units, 5,945 square feet of commercial space, and 75 parking spaces.


649-Foot Tower Planned – Edgewater

A filing was made this May with the Federal Aviation Administration for a site co-owned by developers OKO Group and Cain International. Proposing a 649-foot tower to come up at 717 NE 27th St, Edgewater can look forward to getting a brand-new residential building. The site is currently being used as a sales center for the recently completed Missoni Baia.

With latest photographs showing that the 66-story Aston Martin Residences is closer to completion, owners can hope to into their brand-new units this year. Topping off at 816 feet above ground last year, the riverfront tower is now the second-tallest building in Miami, as well as the State of Florida.

Designed by the Miami-based Revuelta Architecture, the 66-story sail-shaped supertall is home to 391 ultra-luxury residences. Built at the confluence of the river and Bay, the soon-to-be-completed tower affords exquisite city and water views. Residents of the supertall will soon be treated to many Aston Martin touches, including signature number plinths, stitching, and color palettes throughout.

Amenities at this statement condo tower include Downtown’s first private, deep-water superyacht marina, a helipad, a virtually accessible permanent art gallery on its 52nd floor, a sky lounge, two cinemas, a rooftop infinity pool, a world-class spa, virtual golf, a kids’ playroom, teen center, beauty salon, butler service, and more.

Prices start at around $1 million for remaining condo units, penthouses are available for upwards of $50 million.

With its last construction crane removed from site this May, the fully sold out Natiivo is closer to completion. Designed by Miami’s prolific Arquitectonica, the 51-story tower topped past November.

Natiivo is home to 448 turnkey condo residences, 140 Gale condo-hotel units, 100 Gale Port-branded hotel rooms, 127 for-sale Creative HQ office condos, and 70,000 square feet of amenities curated by LDV Hospitality. Interiors are being handled by Urban Robot Associates. 

Residents of the condo-hotel will gain access to an 18,000 square foot health and fitness center, including Peloton equipment, CrossFit, a boxing ring, yoga studio, outdoor training terrace, and The Fit boutique. Other amenities will include a 16,000 square-foot pool retreat with fully serviced pool and cabanas, an amphitheater, speakeasy, multiple lounge areas, a dining terrace, co-working spaces, quiet rooms, and more.

In addition to featuring green building tech, the flexible rental tower will also house 129,244 square feet of leasable office space, three levels of stacked parking with 459 spaces, ground floor restaurants (Bodega Taqueria and Dolce Mercato), and an Italian market space. 

Prices started at $300,000, with a choice of studios to 3-bedroom residences.

Designed by Miami’s award-winning Sieger Suarez, E11even Hotel and Residences will rise 65 stories with 416 luxury condos in Miami’s urban core - a short walk from Downtown’s E11even nightclub and its sister condo development (or phase 2) E11even Residences Beyond. A demolition permit has been issued for the 65-story residential tower proposed to rise at 1016 and 1044 N.E. 2nd Avenue by the Naftali Group. The project will be part of the city-within-a-city Miami Worldcenter site, which is already home to iconic condos such as
Paramount Miami and the Legacy Hotel & Residences.

Located just west of the Eleventh Street Metromover Station, the 1.02-acre site will feature 786 residential units (condo and rental), 3,600 square feet of retail, and 591 parking spaces in an 8-story garage (of which more than 100 spaces will be equipped for electric vehicle charging). Designed by Miami-based Arquitectonica, the 65-story tower will also feature two amenity pool decks on both the 9th as well as 44th floor. Units are likely to range from 471-square-foot studios to 2,045 square feet with three bedrooms.

Looking to break ground sooner, developers of The Villa applied for a construction permit with the Miami Building Department this April. The 
One Thousand Museum-inspired tower has undergone major design changes with Terra and Major Food Group recently joining the team of developers. Designed by ODP Architecture & Design, the redesigned Villa will feature 72 extra-spacious residences in a total of 58 stories – making it one of the most luxurious projects in the neighborhood.

Featuring interiors by Charles & Co., led by Vicky Charles, the boutique tower will offer outstanding luxury on the bay. Besides housing Edgewater's first rooftop helipad, the waterfront tower will have Major Food Group (MFG) brand and operate all its restaurant and amenity spaces. It will feature a waterfront restaurant on its ground floor along with multiple bars, lounges, and other amenity spaces operated by the group. MFG’s co-founder, Mario Carbone will also help design all in-unit kitchens as well as more elements throughout the tower.

Developer Two Roads has applied for a construction permit to break ground sooner on The Edition Residences, Edgewater. Marking the debut of the world’s first stand-alone Edition Residences, this 56-story bayfront tower will be strictly residential - minus any hotel component. This will be the boutique hospitality brand’s second Miami property, after the highly acclaimed 
Residences at The Miami Beach EDITION.

Rising against 800 feet of bay frontage, the sleek high-rise will house 185 bespoke residences. Designed by Revuelta Architecture International, interiors at 600 Miami Worldcenter will be designed by The Design Agency. Amenities at this Airbnb-ready, new construction condo tower will include a resort-style rooftop pool, a bistro and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, world-class fitness center with outdoor private training area by Homage fitness, summer kitchens & entertainment spaces, plus dedicated co-working spaces.

Developers Related Group and Merrimac Ventures secured a $94 million loan to build the fully sold-out Crosby this May. Submitted to FAA for a height approval at 377 feet above ground, the ready-to-rent tower will be built without a parking and its units easily listed on any home-sharing site.

Designed by Cohen Freeman Encinosa, the 33-story Crosby will feature interiors and furniture by New York’s Avro Ko. It will also be home to 3,370 square feet of retail space. Each of its 450 residences will be delivered fully furnished - complete with gourmet kitchens, custom Italian cabinetry and Bosch appliances, rain showers and custom Italian vanities, contemporary lighting packages, smart home tech, smart keyless entry systems, and balconies with 180- and 360-degree views.

Owners at The Crosby will further have access to an optional in-house management program and third-party management services to handle short-term rentals. Boasting over 22,000 square feet of amenities, residents will gain access to an expansive rooftop pool deck with BBQ stations, juice and coffee bar, a fire pit lounge, a private rooftop restaurant-bar, a fitness center with plunge pools, a gaming lounge, co-working spaces, museum-quality art, Italian-inspired trellis gardens, and much more.

Prices start in the $300,000s, with a choice of studios to two-bedroom residences.


Legacy Hotel & Residences – Downtown Miami

After acquiring more land for the project, developers submitted new renderings of the Legacy condo-hotel this May, adding square footage to its medical office and a soaring spire on top. Offering a one-of-a-kind experience, Legacy will rise 55 stories with 310 luxury residences built for (trademarked) microLUXE living, 210 Accor hotel rooms, a pandemic-ready 10-story wellness retreat, and Downtown’s largest (1-acre) hotel pool deck.

Designed by Kobi Karp, this neo-futuristic tower will be part of the mega, city-within-a-city development called the Miami Worldcenter. Each fully furnished residence at the condo-hotel will feature interiors by ID & Design International.

Highlight amenities at this luxury high-rise will include a Singapore-inspired pool hanging 500 feet in the sky, America’s largest rooftop glass atrium with 7 stories of palm trees, a members-only international business lounge, signature international restaurant, grand ballroom, shul with kosher kitchen, multiple water features, plus a wide range of wellness facilities ranging from cryotherapy chambers to IV nutrition therapy, sports medicine, and supporting physical therapy.

Office spaces at Legacy will come decked above the pool deck, followed by its hotel and condos. Additionally, the Legacy tower will also feature a business lounge, ballroom space, restaurant, retail, and a 9th-floor pool deck inclusive of an indoor lounge/breakfast area outlined by villas.

Plans for a taller, denser ORA by Casa Tua have been submitted to the Urban Development Review Board this May. The new design points to an increase in the number of condos as well as the addition of 53,841 square feet of office space to the 930-foot tower.
 

Developed by Fortune International, ORA represents hospitality brand Casa Tua’s first-ever residential offering in the world. Casa Tua is known for its flagship Italian restaurant in South Beach, and will be operating and managing four new food and beverage concepts at ORA – Terra, Uva, Fuoco, and Vento.

Designed by Miami’s award-winning Arquitectonica, ORA will rise 70 stories with 540 fully furnished, luxury residences allowing short term rentals. With a name borrowed from the Italian word for “now,” this exquisite tower will feature interiors by M2atelier, led by Marco Bonelli and Marijana Radovic.

Besides short-term rental flexibility, residents will be treated to an exceptional curation of amenities including a rooftop lounge/bar experience, a 2-floor fitness and wellness center with hammam and couples’ treatment rooms, a 3-story sky garden, a private event space, plus an entertainment lounge with loads of opportunities to connect and interact.

Buyers can now take a meta-reality tour of Lofty, thanks to developer Newgard’s partnership with immersive technology platform YUPIX. One of Miami’s most successfully sold condo buildings, this short-term-rental-friendly tower will be delivered move-in-ready, while offering prospective owners a surreal, multisensory experience of their units in the meantime.

Designed by Arquitectonica, the minimalist, postmodern tower will rise 42 stories along Brickell’s stunning riverfront. Constructed using green building tech, the tower’s 362 fully furnished condos will feature high-end interiors curated by INC.NY. It will also feature a Rockwell Group-designed outpost of New York’s acclaimed Greek restaurant, AVRA Estiatorio. 

Amenities at Lofty Brickell will further include a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. Other key amenities will include a resort-style pool with cabanas, a poolside bar and grill, a LOFTY rooftop experience, a fitness center with private Peloton studios, a yoga lounge and terrace, a ground-level 5-star restaurant, an indoor/outdoor cigar lounge, co-working lounge with private meeting rooms, event room, access to the LOFTY concierge app, and more.

Lofty Brickell will be the first of three towers planned for Brickell’s busy riverfront. Together, the towers will house 782 residences, 11,364 square feet of full-service restaurant, and 13,928 square feet of office space.

After securing a FAA approval this March, developer Witkoff Group signed a utilities deal for its 3-tower mixed-use project this May, paving the way for development. Rising up to 685 feet above ground next to the Brightline passenger rail station at 700 N. Miami Avenue, at the former Miami Arena site in Downtown, this multi-tower new construction will make a vibrant addition to Miami’s urban core. Site work is expected to begin later this year or early next year.

Developed in partnership with Chicago-based Monroe Capital, the 3.38 million-square-foot mixed-use will be seated within the Miami Worldcenter mega-complex. Designed by the award-winning Kobi Karp, the three-tower new construction will feature a U-shaped orientation and vertical greenery veiling its podium.

The mixed-use project will carry a total of 2,360 residential units, about 540,000 square feet of office space, 28,000 square feet of a full service restaurant, 12,500 square feet of retail, 2,457 parking spaces, and a lush park buffering it from the railroad. While all 3 towers will house residential units, only two will feature office space. All three towers will come connected by an 8-floor podium/amenity deck.

New York Developer Harry Macklowe’s Waterfront Assemblage – North Bay Village

Looking to assemble a prominent waterfront parcel to build “hundreds of condos,” New York-based developer Harry Macklowe is likely to shell out $47.7 million to acquire the Biscayne Sea Club co-op at 8000, 8010 and 8020 East Drive. With the Sea Club scheduled to close on June 1st, it is still unclear if Macklowe will stop at this 3-acre parcel or continue adding to his assemblage, since the Majestic Isle condo building nearby was also deemed unsafe by the city.


Former INS Building Sold – Upper East Side

Sold for a combined $23 million, the former Immigration and Naturalization Service building plus a waterfront lot next to 79th Street are now under the ownership of Miami-based B Group Capital Management. The site holds the potential to be built with residential, retail, office, and hospitality components.
