3000 Waterside – Fort Lauderdale
Groundbreaking – September 2022 | Completion – 2025
Submitting new plans to Fort Lauderdale’s Development Review Committee, developer Claridge Homes proposed several updates to its waterfront enclave. Previously approved to house 103 luxury condos in three towers rising 15 stories each, the Canada-based developer has now proposed building 129 condos in a 19-story development.
As per updated plans, 3000 Waterside will also be home to a 4,000-square-foot waterfront restaurant, 1,500 square feet of retail space, and 310 parking spaces in a six-story parking deck on the west side of the condo building. Re-designed by FSMY Architects + Planners, the new building would feature more landscaping and less mass compared to the previous version. There will also be seven piers with space for 14 boat slips, as opposed to the previously proposed 16 docks.
The majority of the residences will still have expansive Intracoastal and ocean views. Units will range from 1,078 to 2,648 square feet in size. Amenities will include a waterfront pool deck and hot tub, a gym and spa, and direct access to the Intracoastal.
Prices will average about $1,000 per square foot, with a choice of two- to three-bedroom residences.
The Amalfi – Fort Lauderdale
New York-based Moore Group Corp proposed the 20-story Amalfi in Fort Lauderdale this May, located on a 0.84-acre property, only two blocks from the beach.
Designed by Miami’s highly acclaimed Kobi Karp Architecture, the cantilevered structure will house only 38 luxury residences, ranging from a sprawling 2,632 square feet to 3,762 square feet. The visually dynamic tower will be anchored by a single-story podium featuring the building’s subterranean parking with 115 spots and an automated parking system.
Amenities will include a verdant rooftop pool deck plus a second-floor amenity deck featuring a separate pool, a lounge with a catering kitchen, a gym, a golf simulator, a yoga room, a dog wash, and more.
