Partnering with the Urban Network Capital Group and Vertical Developments, the brand announced this May that the world's debutante Elle Residences will be arriving in Miami's Edgewater neighborhood. Plus Cassia Miami is bringing short-term rentals to Coral Gables, and the famed Waldorf Astoria is going vertical.

Gale Miami Hotel & Residences (at Natiivo) – Downtown Miami

Ready to welcome its first guests and residents, Downtown's Gale Miami Hotel & Residences opened its doors on June 1st. Developed by Sixth Street Miami Partners, the projec features 240 units, of which 160 are condos for short-term rental and the other 80 are condo-hotel units.
Designed by Arquitectonica, this Gale-branded hotel-condo is part of the 51-story Natiivo, which delivers another 448 turnkey residences with modern furniture and fixtures by Urban Robot. Sharing 70,000 square feet of amenities with Natiivo, Gale residents get access to the onsite Bodega Taqueria restaurant, a craft cocktail lounge, an outdoor restaurant with a retractable roof, a ground-floor coffee shop, a pool restaurant and bar, a kid's playroom, coworking spaces and boardrooms, and more.

Domus Brickell Center – Brickell
Groundbreaking – Early 2025 | Completion – Late 2027
As mentioned in our previous update, North Development launched sales for its second Domus-branded Miami short-term rental condo project this May. North Development is a joint venture between Miami-based Ricardo Dunin's Oak Capital and Peru's Edifica.
The MC+G Architecture-designed tower will rise 35 stories with 579 fully furnished FLATS (Flexible Apartments for Temporary Stays) at 221 SW 11th Street—a block from the Metrorail and four blocks south of its sister tower, Domus Brickell Park.
Built to offer the services, security, and consistency of a hotel, owners will be allowed daily rentals using Domus' exclusive app, which allows access to over 85 booking platforms, mobile check-in and check-out, digital keys, and more. Interiors at this ready-to-Airbnb tower will be handled by Urban Robot. Turnkey units will range from 367 square feet to 795 square feet in size.
Amenities will include an expansive lobby with about 4,000 square feet of social space including The Cypress Room lounge, a rooftop pool and sky deck, a rooftop yoga deck, a wine bar, an artisanal market with gourmet fare, surround sound with ambient speakers, EV charging stations, and Domus bike share. There will also be 1,485 square feet of retail plus139 parking spaces.
Prices range from the low $500,000s to $1.5 million, with a choice of studio to two-bedroom FLATS.
One Twenty Brickell – Brickell
Groundbreaking – Late 2024 | Completion – 2028
PMG Residential celebrated the sales launch of One Twenty Brickell with a lively cocktail event this May. Miami's first development to offer a deeded office suite with every condo purchase already has its utilities agreement in place and recently applied for a foundation permit. Designed by Sieger Suarez Architects, the modern tower will rise 34 stories with 240 luxury residences next door to the exciting Brickell City Centre.
All fully furnished residences in this luxury high-rise will feature interiors by Cotofana Designs, curated polywood flooring, fully built-out closets with pre-installed drawers, fully-integrated Italian kitchens, smart home tech, and more. Each glass-paneled office suite will include a desk and chair, two guest chairs, WiFi, plus access to a reception area, a concierge secretary, a coffee station, and more.
With over 60,000 square feet of amenities, residents will have access to a sky bar and lounge, a café and juice bar, a fitness and wellness center with therapeutic spa, a kids' club and gym, a pickleball court, an outdoor yoga lawn, a meeting and event space, a dog run, and more. The property will also have about 11,000 square feet of retail.
Prices range from $745,000 to $1.5 million, with a choice of studios to three-bedroom residences.
Villa17 – South Beach
Groundbreaking – Q4 2024 | Completion – Early 2026
After successfully launching three luxury condo projects in Bay Harbor Islands — La Maré Bay Collection, La Maré Regency Collection, and La Maré Signature Collection — developer Regency Development launched sales for a most unique project in Miami Beach. Located next door to the open-air Lincoln Road mall at 1719 Jefferson Avenue, the Chicago-based developer will be building an exclusive enclave of only 10 townhouses with four bedrooms.
Designed by renowned architect Kobi Karp, the project will feature floor plans ranging from 2,500 to 3,000 square feet. In addition to move-in-ready interiors by acclaimed design firm Yodezeen, the developer is offering buyers customizable design packages and furniture. All residences will feature a secluded rooftop retreat, Poliform kitchens and closets, bathrooms by Antonio Lupi, an in-residence elevator, a private two-car garage, and other high-end touches, making it the only project of its kind in Miami Beach.
Prices range from $3.5 million to $4.2 million, with four-bedroom layouts.

Cassia Miami – Coral Gables
Groundbreaking – Late 2024 | Completion – Q4 2026
Alta Developers will soon be launching sales for its boutique, Airbnb-friendly luxury condo project next door to the famous Shops at Merrick Park in Coral Gables, one of the few developments of this nature in City Beautiful.
Designed by Behar Font & Partners, the 12-story tower will rise with 174 fully finished and furnished condos. Units will range from 662 to 1,439 square feet and feature custom furniture pieces among other timeless furnishings by upscale home décor brand RH, previously known as Restoration Hardware.
All residences will feature beautifully crafted interiors by IDDI, modern chef-Italian kitchens, a Bosch appliance package, a subtle nature-inspired color palette, tranquil terraces, and more. Amenities will include a heated pool with cabanas, outdoor dining areas, a wellness center with spa, another indoor pool with relaxation lounge, a café, a yoga/barre studio, a screening room, a paseo with a nearly $1 million tree sculpture and lush foliage, a landscaped garden with cassia trees, and about 15,000 square feet of ground-floor retail space.
Owners at Cassia will be allowed daily rentals. The investor-friendly building will further provide on-site hospitality management services for effortless ownership.

HUB Miami Residences – Downtown Miami
Groundbreaking – Q1 2025 | Completion – 2027
With demolition and land prep underway, developers BH Group, The John Buck Company, Florida Value Partners, and Pebb Enterprises are taking reservations for their short-term rental-friendly condos in Downtown Miami. The 41-story HUB Miami will rise with 306 condos, 245,000 square feet of Class A office space, and 7,000 square feet of retail.
Featuring no rental restrictions, owners at HUB Miami will be able to rent their units on online platforms such as Airbnb, VRBO, or HomeAway. Designed by ODP Architects, the high-rise will offer a seamless blend of modern luxury and urban convenience. Residences will be delivered fully furnished with interiors by One Line Design. For maximum privacy, all condo units will be stacked on the upper floors, while all offices and retail will be located on the lower floors.
Situated next door to Brightline's Miami Central station, the 41-story tower will offer a complete live-work-play experience. Amenities will include a rooftop pool with lounge seating, a rooftop lounge bar, a spa with sauna and cold plunge pool, a fitness center, a yoga and spin room, a residents' lounge and entertainment room, co-working spaces, a dedicated residential lobby, plus a dog grooming station.
Prices start at $550,000, with a choice of studios to two-bedroom residences.

Casa Wyn – Wynwood
Groundbreaking – February 2024 | Completion – Late 2025
Alexis Bogomolni's ABH Developer Group recently broke ground on the boutique Casa Wyn. The short-term-rental-friendly low-rise is the first in a series of six residential projects planned for the trendy Wynwood Norte district. The investment-ready project is already more than 60% pre-sold.
Designed by Miami's Modis Architects, the three-story Casa Wyn will rise with only 24 contemporary condos at 355 Northwest 31st Street. Units will range from 401 square feet for a studio to 755 square feet for a one-bedroom plus den. Residents will be treated to 9-foot-high ceilings, porcelain tile flooring throughout, four-inch designer baseboards, and more. Guests and residents will further be able to enjoy a rooftop garden with grilling areas.
Prices range from $365,000 to $500,000, with a choice of studio to one-bedroom-plus-den residences.

Clear Residences – Downtown Miami
Miami's UDRB approved Toronto-based Blutrich Holdings' plans to build Clear Residences this May. A project first outlined in 2022, the Kobi Karp-designed condo tower will rise 60 stories or 690 feet above ground with 544 residences and 40,000 square feet of amenities at 130 Southeast First Street. Units will range from 486 to 965 square feet.
One of the highlights of this wellness-oriented tower will be its 59th-floor running track, which will be the highest in the world. Among the tower's many wellness-focused amenities, there will also be a rooftop pool deck, salt room, cold plunge pools, a hyperbaric chamber, and a rain garden. The 0.55-acre property will also be home to 3,680 square feet of commercial space and about 157 parking spaces spread across five levels.
Midtown 1 – Midtown
Groundbreaking – 2024 | Completion – 2027
Winning approval from Miami's Urban Development Review Board this May, Midtown 1 is all set to become Midtown's tallest tower ever. Designed by Arquitectonica, the 48-story building will rise 596 feet above ground with 400 luxury residences. Developed by Terra and Lion Development Group, the high-design tower will be perched at 3501 Northeast First Avenue in Midtown.
Units at Midtown 1 will range from 868 to 2,200 square feet and feature stunning interiors by the internationally acclaimed Yabu Pushelberg. Amenities will include a rooftop pool deck, an 8th-floor pool deck with an outdoor amphitheater, a 7th-floor healing garden, a 5th-floor sculpture garden, a 3rd-floor library garden, a 2nd-floor rainforest garden, and more. There will also be 27,658 square feet of retail and 498 parking spaces occupying five levels. Condo residences will start on the 9th floor.

Elle Residences – Edgewater
Groundbreaking – 2025 | Completion – 2027
Fashion and media titan ELLE is partnering with Vertical Developments and Urban Network Capital Group to bring the world's first Elle Residences to Edgewater. Designed by Behar Font & Partners, the 25-story luxury tower will feature 180 turnkey, fashion-forward homes. The trendsetting tower is planned to rise at 3618 NE Fifth Avenue.
With a design that would seem right out of Elle Décor, the ultra-chic, art-deco inspired tower will feature interiors by The One Atelier. Furnished to live fashionably and timelessly, units will range from 450 to 845 square feet in size. Owners will be allowed short-term rentals, with access to a fully managed flexible rental program for effortless operation.
Residents will have access to two full floors of amenities curated for sophisticated living. Highlights include two pool decks, a lounge, a summer kitchen, an outdoor movie theater, a gym, an outdoor fitness lawn, a steam room, a sauna, a cold plunge pool, a meditation garden, and more. There will also be 7,290 square feet of retail and 121 parking spaces.
Prices are expected to start at $525,000, with a choice of one- to two-bedroom residences.
35-story Mixed-use Tower – Edgewater
Requesting several waivers to the city's zoning code, owner-developer Green Circle Development LLC, an affiliate of Urbanica Hotels, has submitted plans to build a 35-story mixed-use tower at 3200 NE Biscayne Boulevard.
Designed by Arquitectonica, the compact urban hotel will feature 110 residential units, 108 lodging units, about 5,000 square feet of commercial space, 2,000 square feet of office space, and up to 332 parking spaces in a screened podium.
The 35-story building will feature several distinctive design elements, including arches on the ground floor with light bronze louvered mesh, glazing, and palm trees for accents. Residential units will be located on floors 24 through 33, ranging from 660 to 1,433 square feet in size.
Amenities will include a ground-floor restaurant, a coffee bar, multiple pools, lounge areas, a fitness center, a children's room, and more. The project will sit adjacent to Biscayne Boulevard's key transit corridor.
56-unit Luxury Condo – Key Biscayne
Terra has proposed building a 56-unit luxury condo to replace the Silver Sands Beach Resort—the last remaining ocean motel on Key Biscayne. Located at 301 Ocean Drive, the historic motel first opened its doors in 1956 and was quite the family-friendly icon until parts of it were wrecked by Hurricane Andrew in 1992.
Terra's vision for the new condo development includes building a modern, sustainable structure with only 56 units that are aligned with the island's unique culture. The project seeks to improve beach access for the community while raising the bar for coastal living. The "most climate resilient project on Key Biscayne" will feature a floating beach bar and spa, among other amenities.
SoMi Walk Residences – South Miami
Alta Development expressed its desire to replace Rodeway Inn with a short-term rental condo project as it looked to close on the hotel property this May. The developer has the 117-room hotel at 5959 S.W. 71st St. and another 3,200-square-foot retail building at 7090 S.W. 59th Place under contract for a combined $23 million.
Located close to the South Miami Metrorail Station, just south of the beautiful Coral Gables, the property is positioned to offer future guests and residents remarkable connectivity. Designed by Architecture Form Group, the 15-story building will house 310 condos, likely priced from $550,000 to $890,000. Amenities will likely include a pool, a gym, an indoor pickleball court, a business center, and a pet spa.

Casa Bella Residences by B&B Italia – Arts & Entertainment District
Groundbreaking – November 2023 | Completion – 2026
In preparation for construction, developers Related Group and Alta Developers have completed the foundation pour and have several cranes in place at the Casa Bella Residences' site. Rising 57 stories with only six to seven residences per floor, the Arquitectonica-designed tower will feature an angled façade to maximize view corridors and afford a distinctive ripple effect.
With interiors by design maestro Piero Lissoni, all 317 luxury residences will flaunt a highly curated Italian aesthetic. Enjoy coming home to a multitude of high-end touches, including imported porcelain flooring, sleek Italian cabinets by Italkraft, a top-of-the-line black glass appliance package, stellar master baths custom-designed by Piero Lissoni, designer fixtures, and more.
Thanks to its branded partnership with B&B Italia, the stunning high-rise will feature signature furnishings throughout its common spaces and offer custom furniture packages to buyers. Units can also be rented up to six times a year, with a 30-day minimum stay requirement to maintain privacy.

West Eleventh Residences – Downtown Miami
Developers PMG, Lion Development Group, and Marc Roberts Companies signed their utilities agreement this May and also applied for a construction permit to expedite development timelines. The 44-story West Eleventh Residences will rise as Miami's first short-term-rental-ready condo tower built in partnership with Airbnb.
Featuring 670 turnkey condos, the Sieger Suarez-designed building will rise 493 feet above sea level. Besides stunning interiors by Cotofana Designs, residences will offer top-of-the-line appliances, the latest in smart home tech with integrated audio, video and lighting systems, plus panoramic city and bay views.
Owners at West Eleventh will be allowed to rent their units 365 days a year—enjoying truly flexible rentals. As a result of its partnership with Airbnb, daily rentals will be managed via the hosting site's centralized management platform, with comprehensive on-site support providing owners a seamless experience.
The crown jewel of amenities will be a 30,000-square-foot, tri-level "experiential" entertainment and food hall on the ground floor. This ground-level gem will feature a mirrored whale soaring through the 9,759-square-foot restaurant's ceiling. There will also be a resort-style rooftop pool deck, a resident's sky lounge, a spa with cold plunge pool, a fitness center, a yoga and spin room, co-working lounges, and more.

Vida Residences – Edgewater

With construction cranes installed, Edgewater's first Airbnb-ready mid-rise is ready for construction. With 75% sold, the investment-ready community will feature a unique FlexShare program allowing owners to divide their unit into two and rent each side separately, in addition to regular flexible rental terms.
Designed by the world-renowned Kobi Karp, Vida Residences will rise only nine stories with 121 fully furnished residences, of which 68 will be offered as condo units. Waldorf Astoria Hotel and Residences – Downtown Miami

With two construction cranes in place, Miami's tallest condo tower to ever break ground is ready for above-ground construction. Developed by PMG and Greybrooks, the all-glass skyscraper will be the first of a series of planned supertalls to grace Miami's skyline, rising to a height of 1,049 feet above sea level.
Designed by the world-famous Carlos Ott in association with Miami's esteemed Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. Home to a total of 360 condos and 205 hotel rooms, Miami's first Waldorf Astoria will feature hotel suites in its bottom three cubes and condos plus amenities in the upper six. The skyscraper will further feature sophisticated interiors by San Francisco's award-winning BAMO.
Residents at the Waldorf Astoria condo-hotel will enjoy coming home to fully finished units, complete with gourmet kitchens, custom Italian cabinetry hand-picked by BAMO, a high-end appliance package, fully built-out closets, flooring selections recommended by BAMO, Savant premium smart-home tech systems with custom mobile app access, and much more.

Groundbreaking – October 2023 | Completion – Early 2028
Releasing its limited penthouse collection, developers Related Group and GTIS Partners also announced that Baccarat Residences is ready for construction as its first crane was installed this May. The tallest ever to break ground in Brickell, the Arquitectonica-designed tower will rise 75 stories or 848 feet above ground.
Home to 318 luxury residences, 28 waterfront flats and duplexes, and only eight penthouses, the tower is already 95% sold. With limited inventory remaining, developers released key details on their penthouse collection that offers three- to six-bedroom floor plans. All penthouse residences will occupy the tower's top four floors and feature vast flowing floorplans, panoramic city and water views, exquisite interiors by Meyer Davis, gourmet kitchens with stone-clad islands, dual walk-in wardrobes, master baths clad in imported stone, and more.
With a facade inspired by French crystals, the supertall will flaunt an undulating, highly reflective exterior. All luxury condos will embody a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences perfected by Meyer Davis Studio. Of the 75,000 square feet of amenities, highlights include a marina with yacht dockage, a luxury house yacht, plus a 10,000 square-foot riverfront restaurant.
Other amenities will include a pool, game room, La Mer spa, beauty salon and barber, wine cellar, children's playroom, clubroom, grand salon for events, private workspaces, business center, and more. Barry Sternlicht's SH Hotels & Resorts will manage all services and amenity spaces. The Baccarat will be part of a three-tower riverfront complex that includes the under-construction Viceroy Brickell Residences.

The St. Regis Residences - Brickell
Groundbreaking – N/A | Completion – 2027
Developers Related Group and Integra Investments revealed plans to build two standalone sky villas at Brickell's St. Regis tower this May. While one of the houses will overlook the garden, the other will overlook Biscayne Bay, giving buyers a rare opportunity to experience the privacy of a single-family home while enjoying the luxuries and privileges that come with owning a St. Regis property.
Built on the 5th floor, the 7,617-square-foot sky villa priced at $32 million will offer three floors of living space above the building's pool deck. The five-bedroom, six-bathroom home will feature its own elevator and parking. The limited-edition sky villa will also have a private pool, spa, summer kitchen, midnight bar, and a 518-square-foot terrace.
Designed by New York's award-winning Robert A. M. Stern Architects, the 48-story St. Regis Brickell tower will bear a nod to modern classicism. It will feature New York influences and a pronounced nautical dialogue inspired by ocean liners. Along with interiors by New York's award-winning Rockwell Group, the tower will be positioned to provide the most expansive water and city views possible from every unit.
The St. Regis Residences will feature 60,000 square feet of amenities, but no hotel or transient use will be allowed. Residents will gain access to St. Regis' storied 5-star services, including the iconic St. Regis Tea Room, Cognac Room, and signature butler service. Other notable amenities will include a private marina, exclusive beach club access, an indoor lap pool, a spa, a beauty salon, curated wellness programming, park-like grounds by Enzo Enea, a teen video game lounge, a children's entertainment room, a golf simulator, a pet spa, electric vehicle charging stations, a luxury house car, and much more.
Prices start at $2.8 million, with a choice of two- to six-bedroom residences. The limited-edition villas start at $32 million.
The Standard Residences – Midtown Miami
Groundbreaking – April 2023 | Completion – Summer 2025
Miami's Juvia Group is all set to power the signature restaurant and bar planned for Standard Residences' rooftop. Sealing the deal with developers Rosso Development, Standard International, and Midtown Development, the Miami-based hospitality brand signed a 15-year lease agreement this month. Housing the group's latest Solana concept, the restaurant and bar will be perched alongside the residents-only pool deck on the rooftop.
Designed by Arquitectonica, this highly anticipated project will rise 12 stories with 228 luxury residences. Units will range from 432 to 965 square feet in size. Featuring a flexible rental program, owners will be allowed to rent 12 times a year, with a 30-day minimum stay requirement. There won't be a
hotel on site. Owners will further have access to a "Friends with Benefits" program, giving them preferred pricing at all Standard properties.
Urban Robot Associates will be incorporating the New York brand's "anything but standard" style into the building's interiors. Residences will feature open floor plans, 9-foot-high ceilings, open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms featuring coveted double vanities and dual shower heads, and more high-end touches.

More details have emerged since Alta Development closed on a $68 million construction loan for its turnkey tower. After switching plans from developing an apartment tower to building it as a short-term-rental-friendly condo tower last year, Alta revealed it plans to break ground as early as August this year.
River District 14 will rise 16 stories with 283 fully furnished condos. Designed by Coral Gables-based Behar Font & Partners, the Airbnb-friendly tower will feature more than 20,000 square feet of amenities, including a sixth-floor pool deck, two indoor pickleball courts, a ground-floor business center, a spacious lounge and media area, a fitness center, and more.

JDS Development has revealed more intricate details on the upcoming Dolce & Gabbana Residences at 888 Brickell Avenue. Rising to a height of 1,049 feet above sea level, the showstopping tower will become one of Miami's tallest upon completion. Designed by Studio Sofield, with dramatic touches and curations by D&G, the 90-story condo-hotel will rise with 259 units offering panoramic views of the city, bay, and ocean.
Flaunting an expressly D&G design language, the supertall will feature several stunning elements. An elegant combination of ivory travertine stone and black beams will lend the skyscraper an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded "necklace" at street level, lending the structure a uniquely warm luster.
All units will be delivered ready-to-move-in with glamorous finishes by D&G founders, Domenico Dolce and Stefano Gabbana, translated by M2Atelier studio. Furnished to the tee, including rare wood, bathrobes, books on shelves, and smart home tech accessible via the custom 888 building app, D&G has anticipated its residents' every need and desire.

NoMad Residences – Wynwood
Groundbreaking – September 2023 | Completion – Late 2025
Along with closing on a $141.5 million construction loan this May, developers Related Group, Tricap, and Lndmrk Development installed construction cranes to begin with vertical development of Wynwood's highly anticipated NoMad Residences. The mid-rise is 80% pre-sold and will feature 18,452 square feet of commercial space.
Designed by Arquitectonica, the nine-story building will rise with 329 modern condos crafted to appeal to digital nomads. Each fully furnished residence will feature avant-garde interiors by Toronto-based DesignAgency. Units will range from 464 to 931 square feet in size. Owners will be allowed to rent their units short-term through NoMad's in-house team.
Standout amenities at the world's first NoMad Residences, will include a rooftop NoMad Bar and restaurant helmed by the James Beard Award-winning chef Leo Robitschek, a 13,000 square-foot Casa Tua Cucina on the ground floor, plus a signature NoMad library and lounge with curated events. Other amenities will include a fully-serviced pool deck with private cabanas, an indoor-outdoor fitness center, an outdoor theater with lawn seating, co-working spaces, 5,113 square feet of retail, and museum-quality art from Jorge M. Pérez's private collection.
Prices start in the $600,000s, with a choice of fully-furnished studios to two-bedroom residences.
Damac Properties' 12-story Luxury Condo Tower – Surfside
Tapping Douglas Elliman to lead sales and marketing efforts, Dubai-based Damac Properties is likely to launch sales later this year for its planned luxury condo community at 8777 Collins Avenue. This is the same site where one of the Champlain Towers (south) tragically collapsed in 2021.
Designed by Zaha Hadid Architects, Damac's luxury condo offering is scheduled to rise 12 stories with 52 residences after winning key approvals. The oceanfront community will be home to two visually appealing towers connected by a 100-foot, glass-bottomed pool at the top. The stunning pair of buildings will rise with "cloud-like" design elements and a "precision-engineered" façade. Buyers can expect to come home to extra-large units ranging from 4,000 to 15,000 square feet in size. Looking to deliver "the most luxurious project ever in Surfside," Damac is yet to finalize a luxury brand partner for its beachfront residences.

$13.5M Assemblage Acquired with Plans for Condo-Hotel – Edgewater
Miami-based Art + Tec Development paid $13.5 million for a 0.7-acre assemblage in Edgewater this May. The five adjacent lots include 2650 Biscayne Boulevard, 250 NE 27th Street, plus 265 to 245 N.E. 26th Terrace. By right, Art + Tec is allowed to build a 36-story building with up to 103 condos or 206 condo-hotel units.
With Kobi Karp in charge of due diligence, the prolific architect is highly likely to design the project as well. Considering the current assemblage only allows for a narrow design, the developer is looking to expand the parcel by picking up a few more lots on the same block. Currently, the site carries three two-story office buildings, a parking lot, and a single-family home.
Related & Macklowe Pursue Majestic Isle Bulk Buyout – North Bay Village
North Bay Village seems to be up for major redevelopment, as the first Pagani Residences decided to call the island home, and now Related Group and Macklowe Properties are in the process of buying out Majestic Isle. Built in 1960, the 36-unit condo tower was deemed unsafe last year and has been vacant since, as residents were forced to move out.
An LLC formed by Miami's Related and New York's Macklowe purchased 14 units at Majestic Isles for a total of $7.91 million this May. The affiliate had previously acquired six units at the building, bringing the total up to 20. The LLC will still need to close on an overwhelming majority to complete the bulk purchase and terminate the condo association for redevelopment.
Another affiliate of Related and Macklowe acquired the adjacent Biscayne Sea Club for $47.7 million in 2023. By combining the two parcels, developers plan to build a phased residential project comprising hundreds of units on the waterfront assemblage.
10-acre Potential Development Site Listed – Fisher Island
Just when it seemed that development opportunities had run out on Fisher Island, a 10-acre fuel depot has turned out to be a game-changer. While owner TransMontaigne Partners, a Denver-based energy company, has not disclosed any asking amount, sources say they are seeking bids starting at $200 million.
Located at 1 Fisher Island, the 10-acre parcel finds itself in the most expensive zip code for luxury condos in Miami. Off the coast of Miami Beach, the highly exclusive Fisher Island is accessible only via ferry, helicopter, or private vessel and is home to some of the biggest names in entertainment, television, tech, investment, and sports. Luxury condos on the island are easily priced at an average of over $1,800 per square foot.
Since seller TransMontaigne has not provided much information, buyers interested in redeveloping the 10-acre parcel will need to verify zoning allowances and other details on their own.
