Andare Residences by Pininfarina – Fort Lauderdale

With 50% of its units pre-sold, Broward County’s tallest-ever residential structure, at 540 feet above ground, has broken ground. Developer Related Group also secured a $230 million construction loan this May to support the smooth delivery of one of Las Olas’ most luxurious branded condo projects.

Designed by Pininfarina in collaboration with Miami Lakes-based CFE Architects, the 46-story building will flaunt a distinctive wave-like façade, inspired by its America Riviera location. The tower will have undulating wraparound balconies to achieve its flowy, wave-like effect.

Andare Residences will reflect the signature style of the famed Italian design house, known for its iconic work with the likes of Ferrari, Maserati, and Alfa Romeo. Ranging from 1,800 to more than 4,300 square feet, its 163 residences will feature gourmet kitchens, sprawling spa-inspired bathrooms, the latest in smart home tech, and oversized balconies.

Oasis (East Tower) – Hallandale Beach

Groundbreaking: May 2023 (West Tower) / 2025 (East Tower) | Completion: Q4 2025 (West Tower) / 2026 (all 3 phases)

Oasis (East Tower) – Hallandale Beach

Developer Giuseppe Iadisernia scored a $112 million construction loan and is set to break ground on Oasis’ East Tower, where foundation work is already complete. This brings the total financing for the three-phase project up to $197 million.

The 10-acre, live-work-play site is planned to include two iconic glass condo towers, plus 35,000 square feet of offices and 59,000 square feet of retail and restaurant space in five low-rise buildings. The commercial phase of the multi-million-dollar development is fully sold out and operational.

Designed by Arquitectonica, both East and West towers at Oasis Hallandale will rise 25 stories with 250 luxury condos and will be connected by an expansive sixth-floor amenity deck. Units will range from 900 to 4,750 square feet in size. All residences will feature expansive balconies, imported Italian cabinetry, and high-end fittings.

An epic six-story waterfall will greet you at the entrance, and you will enjoy various amenities spread across six levels. Highlights will include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. There will also be a banquet hall, a business center, and electric car chargers.

Prices for the recently launched east tower range from $750,000 to $5 million, with a choice of one- to three-bedroom residences. Prices for the 80% pre-sold west tower range from $675,000 to $4.4 million, with a choice of one- to three-bedroom residences.

Berkeley Palm Beach – West Palm Beach

Groundbreaking: December 2024 | Completion: Q1 2027

Berkeley Palm Beach – West Palm Beach

After Berkeley Palm Beach’s groundbreaking in December, developers Al Adelson and Sympatico Real Estate secured a $30 million construction loan this May to advance construction and keep the project on schedule for a 2027 completion.

Located at 601 Clearwater Park Road, the 25-story condominium will rise with 193 luxury residences. Designed by Miami-based Arquitectonica, every unit will offer unobstructed views of Clear Lake, while condos perched above the 15th floor will also provide Intracoastal Waterway views to the east. Units will range from a very generous 2,500 to 4,800 square feet.

Amenities at this waterfront building will include a rooftop pool, a rooftop dining area, a cigar lounge, and a nightclub. The seventh-floor amenity deck will feature another pool, a spa, a fitness center, a teen’s room, and a play area.

Prices start at $2 million, with a choice of two- to five-bedroom residences.

OKO Group and Cain International’s Condo Complex – Palm Beach

OKO Group and Cain International’s Condo Complex – Palm Beach

Claiming that the proposed redesign failed to reflect Palm Beach’s distinct aesthetic and lacked local character, the town’s Architectural Review Commission sent developers Oko Group and Cain International back to the drawing board this May. Commissioners stated that they preferred the original designs presented in March over the new “boxy” rendition that was more Miami than Palm Beach. The commission deferred further review to its July meeting.

Located at 2720 and 2730 South Ocean Boulevard, the redevelopment plans to bring Palm Beach its first new condo project in two decades. Designed by West Palm Beach’s Spina O’Rourke + Partners in collaboration with New York’s OMA Architecture, the 4.9-acre project will consist of three five-story buildings with only 41 luxury condos. Marking a notable reduction in density, the development seeks to replace the lakeside Edgewater House and the Ambassador Hotel & Residences—two mid-century structures built in the 40s and 60s, respectively.

In contrast to the traditional architecture of Palm Beach, this contemporary enclave aims to be defined by modern glass façades and deep balconies that maximize views and blur the lines between the indoors and out. Floor plans would start at 2,274 square feet for a two-bedroom, ranging up to three and four-bedroom options.

Stradling both sides of Ocean Boulevard, the site offers a rare dual frontage of the beach and intracoastal. Its unique positioning also prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access to residents. There would also be 7,429 square feet of indoor amenities and 126 underground parking spaces.

Elad Group Acquires Ocean Reef Condo and Lot – Hillsboro Beach

Elad Group Acquires Ocean Reef Condo and Lot – Hillsboro Beach

New York-based Elad Group, via its entity 1205 & 1206 Hillsboro LLC, closed on a two-acre development site on Hillsboro Mile for $16 million this May. The deal includes the 12-unit Ocean Reef condo building at 1205 Hillsboro Mile and a 1.09-acre vacant lot across the street at 1206 Hillsboro Mile. The building’s condo association was terminated ahead of listing in March.

The ocean-to-intracoastal site offers prime redevelopment potential. Current zoning permits a 32-unit residential project across three stories, giving Elad the opportunity to build a boutique luxury development in one of Broward County’s most affluent, waterfront communities.
