Miami’s luxury condo resale market may have softened up, but our pre-construction market is thriving. This December, The Residences at 1428 Brickell started converting reservations to contracts, Casa Tua’s first-ever residential venture ORA Brickell announced a launch date, and 93 Ocean in Surfside also secured approvals to launch in the first quarter of 2023.

Besides new launches, plans for four new condo projects were revealed this December. Downtown’s highly anticipated 501 First Residences broke ground. And, the Related Group sent out feelers to acquire Genting’s billion-dollar, Resorts World Miami mega-site on the water that is now again for sale.

The Residences at 1428 Brickell – Brickell

The Residences at 1428 Brickell – Brickell

Approved by the Urban Development Review Board, developer Ytech is now converting to contracts at the recently launched Residences at 1428 Brickell. This gives buyers the opportunity to confirm their purchase or have potential buyers lock in their preferred units, in case any reservations fail to convert.

With Cosentini Associates as its solar energy consultants, this will be the first-ever, residential high-rise to be partially powered by solar energy. The Residences at 1428 Brickell will feature a 20,000-square-foot “solar backbone” on its western façade - capable of generating 170 megawatts of clean energy per year. With this, the condo tower aims to reduce about 4,700 tons of CO2 emissions and save about 3,000 barrels of oil per year.

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will afford earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. They will further feature expansive floorplans balanced for day- and night-time use, as well as socially-charged and private settings.

Built around the resident, amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, beauty suite, barbershop, plus an outdoor sun terrace with yoga pavilion. Additionally, residents will gain access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.

St. Regis Residences - Sunny Isles Beach

Celebrating the opening of its lavish sales gallery with an invite-only event this December, prospective buyers will now be able to take a closer look at a St. Regis Sunny Isles Beach residence. The oceanfront gallery also features a 19-foot sculpture, titled “Our Nucleus,” by the internationally-acclaimed Italian artist Lorenzo Quinn at its entrance. The larger-than-life, stainless-steel piece is sculpted in his signature style and will be moved to the residences, once ready. 

Developed by Fortune International Group and Chateau Group, the St. Regis Residences in Sunny Isles Beach will rise as a pair of oceanfront towers. With sales for the south tower launching first, the tower will rise 739 feet above ground or 62 stories with 194 luxury residences. The north tower will rise 744 feet above the ground with 180 luxury condos.

Designed by Arquitectonica with interiors by Sao Paulo-based designer Anastassiadis, future residents can expect to be treated to exceptional attention to detail at these stunning towers. Furnishings in both towers will be curated by Artefacto, while EDSA will handle landscape design. Besides access to the hospitality brand’s benchmark butler services, amenities will include access to private beach facilities, oceanfront and sunset pools, a wellness center & spa, an athletic club, a signature restaurant, 1,000 parking spots, and much more. Rising against 435 linear feet of pristine oceanfront, the ultra-luxury residences will offer a purely residential experience with no transient use (hotel use).

ORA Residences – Brickell (Casa Tua)

Introducing Casa Tua’s (South Beach’s beloved and exclusive Italian restaurant) first-ever residential offering this December, developer Fortune International announced sales would be launched as early as January 2023. With a name borrowed from the Italian word for “now,” ORA will be a 70-story condo tower located at 1210 Brickell Avenue.

Rising with 460 luxury residences, owners at this homegrown luxury hospitality brand’s tower will be allowed short-term rental flexibility. As a brand putting heart first, Casa Tua’s ORA residences will feature two new restaurant concepts by the hospitality brand, a 24-hour gourmet market, a curated rooftop lounge/bar experience, a 3-story sky garden, a private event space, plus an entertainment lounge with loads of opportunities to connect and interact.

With sales expected to launch in the first quarter of 2023, Brazilian developer José Isaac Peres (via Multiplan REAM) plans to replace the 1951-built Regent Palace condos at 9317 Collins Avenue with boutique luxury. Securing approvals for the 12-story tower, the developer seeks to build 25 exquisite residences, each meant to capture the spirit of luxury yacht design and the serenity of a private seaside villa.

The boutique building by Multiplan Real Estate Asset Management will be designed by Miami’s Arquitectonica, with interiors by Brazilian designer Carla Guilhem. Each uniquely designed residence will feature 12-foot-deep terraces with city and ocean views, glass railings, one-of-a-kind ceilings with wood-like accents, contemporary Italian kitchens, and spa-inspired baths.

Amenities likely to include a rooftop pool, a second-floor sundeck with vitality pool, a pool bar and social terrace lounge, a summer kitchen pavilion with grill area, a curated wellness spa with thermal suite and salon, a multi-purpose club room with chef’s kitchen, a state-of-the-art Technogym fitness center, fully-attended pool and beachfront concessions, and more.


Chetrit Group’s River District Condos – Brickell

Chetrit Group’s River District Condos – Brickell

With its first rental tower out off the ground, New York-based developer Chetrit Group announced it plans to bring four brand-new towers to Brickell. The first to market will be its luxury condo tower, with sales expected to launch in early 2023.

Designed by Miami’s award-winning Kobi Karp, the entire project aims to transform over 6 acres of Miami River’s waterfront into a premier destination. Interiors at the luxury condo tower will be handled by New York’s award-winning Rockwell Group.

The remaining towers at The River District will include a Class A office tower, two premier rental buildings, plus a pair of two-story waterfront retail buildings. Developer Chetrit Group will also build a riverwalk, marina, and lush new streetscapes inspired by Brazil’s tropical modernism aesthetic. All restaurant and nightlife venues will be curated/managed by David Grutman of Groot Hospitality.

In all, The River District will feature about 1,600 world-class residences, Class A office spaces, 30,000 square feet of curated retail, a boat marina capable of accommodating 60-foot vessels, 2,000 covered parking spots, along with vibrant restaurants and nightlife venues.

501 First Residences – Downtown Miami

Holding its groundbreaking ceremony this December, construction is officially underway at the fully sold-out 501 First Residences. Developed by Miami’s Aria Development Group and Kuwaiti real estate company Aqarat, the 40-story tower will be built without parking and with zero rental restrictions.

Designed by Revuelta, the short-term rental-approved tower will rise with 448 fully furnished residences featuring interiors by Shim Projects. Each of its luxury residences will sport a balcony and a range of high-end touches such as custom Italian cabinetry, innovative appliances by Smeg, Hansgrohe bathroom fixtures, and more.

Besides 10,000 square feet of retail, 501 First residents will be treated to a fully integrated ButterflyMX digital property access system, a rooftop deck with 75-foot resort-style lap pool, an oversized swim-spa, grill and chill sunrise-sunset decks, a rooftop with year-round Greenhouse, a rooftop movie theatre experience, a bistro and bar concept by New York’s GPG Hospitality, an indoor gym designed by HOMAGE Fitness, a media room & library, an outdoor game lawn, a club suite with game tables, co-working spaces, pet lounge, and more. Aria Group has further agreed to build a 22-seat classroom for Miami-Dade County Public Schools to meet the demand generated by additional housing.

888 Miami (previously MAJOR) – Brickell

888 Miami (previously MAJOR) – Brickell

Approved by the Federal Aviation Administration, 888 Miami can now rise to a supertall height of 1,049 feet above sea level. Developed by JDS Development, the tower will feature 259 luxury residences in 82 stories. Designed by Studio Sofield in collaboration with ODP, the condo-hotel will flaunt Miami’s first-ever silver and gold pool. 

888 Miami will be built to emulate Gatsby-style energy and exuberance. Everything from its gold leaf-trimmed porte cochere to monolithic travertine slabs is designed to hold to its Gatsby narrative. The condo-hotel will also feature an ivory travertine façade, high-gloss steel columns, plus a crown wrapped in a filigree of gold spheres with Italian Futurism sculptures on each corner – making it stand out amongst its glass and stucco neighbors.

Amenities at this supertall will include about 52,144 square feet of health/fitness space, 38,727 square feet of food and beverage space, and around 273 parking spaces. There will also be residential furniture custom-designed by Studio Sofield, a 35th-floor pool and party room, wine storage, a cigar room, event space, a spa with mineral pool and champagne pool, a paddle court, a boxing area, an F1 simulator, plus a golf simulator.

Prices will range from $1.6 million to $11 million, with a choice of one- to four-bedroom residences.

Designed by Miami’s Behar Font Partners, plans were filed for a 43-story residential tower to be built in Brickell. Located at 160 SW 9th Street, the tower is proposed to top off at 474 feet above the ground with 328 residential units, about 1,155 square feet of ground-floor retail, and 357 parking spaces. Westpine Brickell LLC is listed as the developer for the 0.7-acre property.


Menesse – Brickell

Menesse - Brickell

Plans for another tower designed by Behar Font Partners were filed this December. The 39-story residential tower called Menesse is proposed to rise at 143 SW 9th Street. Planned to top off at 426 feet above the ground, the tower will feature 400 residential units and 415 parking spaces. Menesse Brickell LLC is listed as the developer of the 0.69-acre property.

2200 Brickell – Brickell

Proposed to rise at 2200 Brickell Avenue, co-developers Aria Development Group, Largo, and Place Projects have revealed additional plans for their condo project. 2200 Brickell will rise 5 stories with 105 luxury residences. The family- and wellness-focused low-rise will feature above-ground parking on all levels with direct access to the residences.

Designed by Revuelta Architecture International, the luxury boutique building will feature interiors by ODA New York. All residences will feature oak paneling throughout, large format ceramic tile flooring in living areas, engineered wood flooring in the bedrooms, fully tiled balconies with glass railings, custom gourmet kitchens, innovative household appliances, spa-like primary bathrooms, stone countertops in both the kitchens and bathrooms, plus more.

Highlight amenities include a one-acre rooftop featuring a resort-style pool, an outdoor spa, poolside cabanas, a summer kitchen, a pickleball court, an outdoor fitness area designed by Homage Fitness, a children’s play area, plus a quarter-mile walking track. Other amenities include a residents’ lounge, dedicated work-from-home suites, WELL Building Standard designation with thoughtful spaces to enhance well-being, electric vehicle charging stations, and more.

Location Ventures’ Luxury Condos – Coral Gables

Location Ventures’ Luxury Condos – Coral Gables

Paying $35.6 million for the 1.56-acre site at 1505 Ponce de Leon Boulevard, plus 122 and 126 Menores Avenue, developer Location Ventures cemented plans to build its $350 million condo project. Designed by Coral Gables-based Hamed Rodriguez Architects, the new tower will rise 16 stories with 87 luxury residences.

Still working on a high-end branding deal, the luxury tower is planned to feature three- to four-bedroom residences mostly, along with a small collection of one- and two-bedroom units. The tower is also approved to feature 10,500 square feet of retail plus 319 parking spaces.

Amenities to include a spa with steam room and sauna, a fourth-floor amenity deck, a full board room for private meetings, plus a public dog park outside the building along Mendoza Avenue. The 5,736-square-foot apartment building currently on the site, built in 1925, will be preserved and renovated to host restaurants.

Prices expected to start in the high $1 million range.

With absolutely no rental restrictions, pre-sales for this Aria Development Group and Merrimac Ventures co-development have been off to a great start. Allowing short-term rentals, the sophisticated tower will rise 32 stories with 579 fully furnished residences.

Designed by Revuelta Architecture International, the interiors at 600 Miami Worldcenter are being handled by The Design Agency. Amenities at this Airbnb-ready condo tower will include a resort-style rooftop pool, a bistro and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, world-class fitness center with outdoor private training area by Homage fitness, summer kitchens & entertainment spaces, plus dedicated co-working spaces.

Casa Bella by B&B Italia – Arts & Entertainment District

Designed by Arquitectonica, the luxury branded tower will rise with only 6 to 7 residences per floor for maximum privacy. It will feature a unique, wave-like façade with angled balconies meant to enhance its rippling effect and maximize views at every turn.

Owing to its branded partnership with B&B Italia, the luxury tower will feature signature furnishings in common areas and give buyers the option to get a custom furnishings package for their residences. 

Affording a highly curated Italian aesthetic, all 317 luxury residences at the Casa Bella will flaunt interiors by the internationally-acclaimed Piero Lissoni. Construction is now underway at the mid-rise Vita Residences on Grove Isle. The Standard Residences - Midtown Miami

Filing for their construction permit this December, developers are looking to break ground soon on these pied-à-Terre-style residences. Co-developed by Carlos Rosso (ex-Related Group), Standard International, and Midtown Development, the mid-rise is already 70% pre-sold.

Designed by Miami’s famous Arquitectonica, The Standard will rise 12 stories with 228 luxury residences echoing the ethos of the NYC-based brand. Building a new benchmark for luxury living in Midtown, the mid-rise will mark the hospitality brand’s first-ever residential development. 

With interiors by Urban Robot Associates, each residence will feature custom finishes in the brand’s signature “anything but standard” fashion. Although there will be no hotel on site, owners will be allowed monthly rentals up to 12 times per year. They will also receive access to a “Friends with Benefits” program, affording them preferred pricing at The Standard properties across the globe.

Looking to break ground soon, developers Related Group and Merrimac Ventures have applied for a DERM and construction permit for this 33-story tower. To be built without any parking, the short-term rental-friendly condo tower will be part of the 30-acre city-within-a-city - the Miami Worldcenter.

Designed by Cohen Freeman Encinosa, the 33-story Crosby will feature interiors and furniture by New York’s Avro Ko. It will also be home to 3,370 square feet of retail space. Dezer Development’s Uptown Harbour – North Miami Beach

Dezer Development’s Uptown Harbour – North Miami Beach

Finally approved to move ahead with plans, plating documents have been filed for Dezer Development’s Uptown Harbor project. The $1.5 billion redevelopment of the Intracoastal Mall will feature 2,000 residential units according to the latest plans. We’re keeping this project on our watchlist to see how many of those will be delivered as condo residences.

Designed by Zyscovich Architects, the mixed-use project will feature multiple towers of up to 40 stories high. In all, the mega-development will be home to a 280,000-square-foot shopping center, a 50,000-square-foot supermarket, a 45,000-square-foot gym, 200,000 square feet of office space, and 250 standard hotel rooms, in addition to the 2,000 residential units.


Genting’s $1B+ Resorts World Miami Site – Downtown Miami

Genting’s $1B+ Resorts World Miami Site – Downtown Miami

Both Jorge Perez’s Related Group and Stephen Ross’ Related Companies are interested in getting a slice of the Resorts World Miami site after the waterfront site was first listed in November 2022. One of the most valuable pieces of real estate in the U.S., the Genting Group decided to let go of its 15.5-acre Downtown parcel on the edge of Edgewater at an asking price of over $1 billion.

Located on the former Miami Herald site, the property fronts 800 linear feet of bay waters, with air rights to build on county property above a Metromover station. Included in Miami Dade County’s new Rapid Transit Zone zoning scheme, the site offers unlimited buildable square footage with no setbacks and a potential density of up to 7,750 residential units.

Listed as BayCity Miami, Genting still expects to hold onto the 10 acres it owns west of Biscayne Boulevard.
