Launched - Miami Preconstruction Condos
Mr. C Residences – Coconut Grove
Sales have launched for this 121-unit project by the European hospitality brand Mr. C. Designed by the famed Cipriani family and developed by the Terra Group, the 20-story tower’s architecture will look like a sail thanks to Raymond Fort of Arquitectonica, with interiors by Meyer Davis. In the hospitality brand’s signature style, the residences will feature a contemporary spin on classic European living. Residents can expect ground-level retail, on-site café, garden-level lap pool, butler and lifestyle concierge, Body and Wellness center, including yoga, cardio, a Peloton studio and spas, game rooms, business centers, a private owner’s club, and more as part of this boutique luxury condo development.
Prices range between $500,000 and $5 million, with units ranging from 650 - 2,700 square feet
Closings Underway - Miami Preconstruction Condos
Brickell Flatiron - Brickell
Brickell Flatiron has started closings after getting its Temporary Certificate of Occupancy (TCO) this November. Construction ended in October, making it the fourth tallest tower in Miami and a soon-to-be icon of the city. Built on a parcel nestled in the center of Brickell, architect Luis Revuelta designed as a modern homage to the iconic Flatiron building in NYC. Developer CMC Group is accepting a 30% deposit for units in this Fannie Mae-approved skyscraper.
Residents of the 527-unit, ultra-luxury glass tower will soon be able to enjoy a wide array of amenities including a sky pool with lounge, rooftop gym and spa, urban oasis rooftop garden, billiards room, cigar room, wine cellar, theater, ground-level Japanese entertainment restaurant, retail space, and more.
Prices range between $500,000 and $2.5 million, with a choice of one- to five-bedroom residences
Topped-off - Miami Preconstruction Condos
Elysee – Edgewater
Moving full speed ahead for a 2020 opening, Elysee topped off at 57 stories, offering dazzling views on Edgewater’s waterfront. With interiors designed by the renowned Jean-Louis Deniot, the distinctive glass tower is home to 100 half-floor condo residences providing ample floor plans. Some of the outstanding amenities planned for condo owners of the ultra-luxury tower include a 7th-floor wellness amenity and pool deck, a waterfront fitness center, children’s room, spa and beauty services, a 30th-floor Owners Sky Lounge with private theater/library, bar and lounge area, game room, wine room, personal attache, and much more.
Prices range between $1.5 million and upwards of $10 million, with a choice of three- to six-bedroom residences
Planned - Miami Preconstruction Condos
Dan Kodsi’s Legacy Hotel and Residences at Miami Worldcenter – Downtown
After the successful completion and delivery of Paramount Miami Worldcenter, Dan Kodsi has announced plans to develop a 278-unit, 255-key condo-hotel at the Miami Worldcenter. Aiming for a June 2020 groundbreaking, Kodsi’s Royal Palm Companies is expecting to deliver the fully furnished residences within 32 months. Kobi Karp is the architect designing the 50-story tower.
Legacy’s residents will have the option to participate in the hotel’s rental program or rent out to short-term rental agencies such as Airbnb, Booking.com, and TripAdvisor. The deposit structure calls for 10% down. The mixed-use development will not only feature a hotel component with space for hosting special events, but also a dedicated wellness space offering “herbal baristas” as part of a 50,000 sq. ft. medical facility. Additionally, residents can expect access to a 1-acre pool deck with a “Singapore-inspired” infinity-edge pool jutting off the top, a rooftop atrium event space, and a business lounge.

Ian Bruce Eichner’s New Continuum Project – Downtown, Wynwood or Design District
Continuum on South Beach’s developer, Ian Bruce Eichner has announced plans to bring a brand-new luxury condo project to Miami’s mainland. Bearing the same name, the next Continuum will be designed by a starchitect new to Miami’s landscape, according to Eichner. The New York developer is still on the lookout for a suitable parcel in Downtown, Wynwood or Design District that would also have enough space for a significant amount of greenery.
Prices expected to range below $1,000 per sq. ft.
Other Updates - Miami Preconstruction Condos
Smart Brickell - Brickell
Developer Habitat Group secured a $24 million loan as construction went into full swing for this three-tower project. While two of Smart Brickell’s towers will house 50 luxury condos and 50 hotel rooms each, the third will feature rental apartments only. Amenities at this mixed-use development include two resort-style pools, a spa, Sky bar and restaurant, rooftop lounge and party room. Residents will further have the option to rent out up to 50 times a year as part of their flexible short-term rental program, even to the likes of Airbnb.
Prices range between $300,000 and $600,000, with a choice of one- to two-bedroom residences
Waldorf Astoria Hotel and Residences – Downtown
Get ready for some more details on this branded condo-hotel, as its sales center goes under construction at 400 Biscayne Boulevard. Occupying 6,144 sq. ft., the massive sales gallery is set to feature 20-foot-high ceilings and expected to open in early 2020.
Once complete, the billion-dollar Waldorf development will become the tallest residential tower south of New York at 1,041 feet above ground. The 400-unit,140-key condo-hotel is being developed by PMG, Greybook Realty Partners, and S2 Development. While Sieger Suarez is designing the 98-story supertall tower, Carlos Ott will be the conceptual architect. Some of the amenities available at this skyscraper will include a ground-level atrium with world-class retail and restaurants, a unique health spa, pool, fitness center, and more.
