What do buyers want in a new construction of Miami condos?
The number one trend we are seeing buyers looking for in new Miami condos are larger floorplans (think single-family home size) with, preferably, easy access to any kind of waterfront.
Buyers today also want luxe living with world-class amenities - five-star hotel quality amenities. Things like rooftop helipads, luxury brand affiliations, chef-powered restaurants, and a whole gamut of wellness features.

Aston Martin Residences, 300 Biscayne Boulevard Way

After a few delays, the Aston Martin Residences finally topped off in August 2022. Those eagerly waiting to live the Aston Martin experience first-hand, should expect to do so in 2023. Designed by Revuelta Architecture, the 66-story sail-shaped tower features signature Aston Martin touches such as number plinths, leather door tabs, stitching, custom door handles, and the luxury carmaker’s distinctive color palette.
In a nod to its riverfront location, the Aston Martin Residences will feature Downtown’s first private deep-water superyacht marina, a water feature, and direct access to the baywalk. Residents will also gain access to four floors of amenities inclusive of a virtually accessible art gallery, a rooftop infinity edge pool, sky lounge, full-service spa, virtual golf, meditation room, two cinemas, separate kid’s and teen’s rooms, a beauty salon, and more.
There will also be a rooftop helipad, butler service, an “Aston Martin Club” membership, a concierge, and many other hospitality-inspired services to afford a distinguished way of living.
601 Miami (formerly Natiivo), 601 NE 1st Avenue

Topping off in November 2022 and stepping into the new year with a recent name change (from Natiivo), 601 Miami will be looking to call upon its first residents in 2023. Known as the first condo-hotel to allow daily/short-term rentals in Miami, the 51-story tower offers a hybrid hospitality residential experience.
With fresh, modern interiors by Miami-based Urban Robot, the Arquitectonica-designed tower will be home to four restaurants at its base level and Miami’s first Class-A Creative HQ condo offices in its podium. Constructed using green building tech, amenities include an 18,000-square-foot health and fitness center inclusive of peloton equipment, a yoga studio, and The Fit boutique. Other amenities include exclusive app access, a 16,000-square-foot pool retreat complete with a fully serviced pool and cabanas, multiple lounge areas, a dining terrace, an amphitheater, a speakeasy, co-working spaces, quiet rooms, and more.
New Condos Miami - Edgewater
Missoni Baia, 700 NE 26th Terrace

One of the tallest buildings in Edgewater, Missoni Baia’s colorful world of refined luxury will welcome its first residents this year. Designed by New York’s Paris Forino Interior Design, all common spaces at this waterfront condo tower will feature the Italian clothing brand’s famous zigzag designs, color palette, and textures. All 249 ultra-luxury homes will open to direct bay views and echo the fun, yet sophisticated color palette known of the Missoni brand to deliver elevated everyday living.
Perched on 200 feet of bay frontage, the 57-story tower will afford over 30,000 square feet of amenities. Bringing “The Standard’s” trademark boutique hospitality offerings in its first-ever condo offering, with a flexible rental policy, the Standard Residences is the perfect pied-a-terre in the heart of Midtown Miami.
Designed by Arquitectonica, and offering a residential experience to rival the favorite Standard Hotel & Spa on South Beach, living here you can choose from the 228 condo residences, across 12 floors. This is for the traveler of those who love city living and have no need for a car, as there will be no parking.
Residents will come home to sleek, open-concept chef-ready kitchens, 9-foot-high ceilings with floor-to-ceiling windows bringing in tons of natural light, premium wood-inspired flooring throughout, master bathrooms with double showers and stone vanities, plus more custom finishes by Urban Robot. Having broken ground in November 2021 and due for completion this year, all residences in the mid-rise Onda will be waterfront and plus-den.
Designed to emulate undulating waves by the award-winning Bernardo Fort-Brescia (of Arquitectonica), Onda will be a tech-forward mid-rise with mid-century style furnishings and interiors by A++ Human Sustainable Architecture. After breaking ground in January 2021, this limited edition of guard-gated, waterfront townhomes will be ready to open its doors this year. Designed by the award-winning Randall Stofft Architects, this waterfront community will feature only 10, four-story smart townhomes in North Miami Beach.
Each modern minimalist residence will carry a thoughtfully-designed floor plan, refined rooftop lounge experience, unlimited Intracoastal views, and resort-style amenities.
