With market momentum picking up yet again in high season, Miami developers launched sales for four new construction projects – Downtown’s West Eleventh Residences, Bay Harbor Islands’ 9900 West Condominium, Bay Harbor Islands’ Origin Residences by Artefacto, and Brickell’s ORA by Casa Tua. 

Plus, new developments in Miami sparked more buzz with new condo plans filed by the likes of Ricardo Dunin, Two Roads, and Menesse International. The Perigon and Bentley Residences shared details for their upcoming restaurant concepts. Shoma Bay will bring North Bay Village its first Publix. And, the Terra Group acquired another aging oceanfront condo building in Miami Beach.

Presenting Miami’s first short-term-rental-ready condo tower in collaboration with Airbnb, developers PMG, Lion Development Group, and Marc Roberts Companies celebrated the sales launch of West Eleventh Residences this February. The grand ceremony took place at the tower’s sales gallery, complete with a scale model of the building, a Yupix meta-realty virtual reality experience, a whale ice sculpture at the champagne bar, and an afterparty at the new rooftop hotspot at E11EVEN next door.

Designed by the internationally-acclaimed Sieger Suarez Architects, developers have filed for demolition approval as well as a height approval from FAA. The 44-story tower is submitted to rise 482 feet above the ground with 659 turnkey condos. Interiors at this stunning high-rise will feature designs by Cotofana Designs, the latest in smart home technology with integrated audio, video and lighting systems, top-of-the-line appliances, plus panoramic views of the Downtown skyline, bay, and ocean. 

A 30,000 square-foot, ground floor, tri-level “experiential” entertainment and food hall will stand as the centerpiece of amenities offered at the West Eleventh Residences. This ground-floor gem will feature a striking, mirrored whale soaring through the signature restaurant’s ceiling, private lounge areas, a resort-style pool, as well as fitness and wellness centers. Meanwhile, the neighborhood has special city zoning to offer a multi-block, “Vegas-style” district with 24-hour entertainment and high-end retail.

Owners at the West Eleventh will be able to rent their units 365 days a year – enjoying truly flexible rentals. Conceptualized in collaboration with Airbnb, daily rentals will be managed via the hosting site’s centralized management platform with on-site support, offering owners a seamless experience. 

Prices start in the mid-$400,000s, with a choice of fully-furnished studios to one-bedroom residences.

New York-based Horizon Group launched sales for its first South Florida development in March. 9900 West Condominium will be a waterfront, 23-unit, luxury mid-rise in one of Miami’s most sought-after residential enclaves, Bay Harbor Islands.
 

Designed by Miami Beach’s award-winning Frankel Benayoun Architects, this boutique development will feature interiors by Craft-Studio. Affording its residents a bespoke waterfront lifestyle, this limited collection will feature extra-large floorplans starting at 1,202 square feet, along with private boat slips and direct access to the Bay and Atlantic Ocean beyond. 

Each ready-to-move-in residence will feature 9-foot-high ceilings, generously sized double-closet space, Miele appliances, two-tone European design kitchens with white lacquered wood and light oak wood cabinetry, Calacatta marble stone countertops, water features by Gessi and Kohler, plus plenty of natural light pouring in through floor-to-ceiling sliding glass doors and windows.

After launching pre-sales (unbranded) last year, Chilean developer VDA | Origin Miami officially launched sales for its waterfront residences in March. Developed in collaboration with Artefacto, a Coral Gables-based, high-end furniture and home staging company led by Paulo Bacchi, owners at Origin Residences will be treated to fully finished and furnished condos, customized to their taste and preference.

A first by Artefacto, the 22,500-square-foot Origin Residences will sit fronting the narrow waterway dividing Bay Harbor Islands. Designed by Miami’s own Revuelta Architecture International, the minimalist building will rise 7 stories with 27 unique residences starting at 1,300 square feet. Artefacto is further collaborating with Carla Guilhem to custom design and furnish these limited-edition homes. 

Amenities at Origin Residences by Artefacto will include a rooftop pool with summer kitchens and a bar, a lobby lounge, a gym, a kid’s playroom, a co-working space, pet zone, and 8-slip private marina with direct ocean access. The development will allow only long-term rentals, with a minimum stay restriction of 6 months. 

Prices start at $1.4 million, with a choice of two- to four-bedroom residences.


ORA Residences by Casa Tua – Brickell

ORA Residences by Casa Tua – Brickell

As planned, developer Fortune International launched sales for Casa Tua’s first-ever residential offering this first quarter of 2023. Casa Tua, known for its flagship Italian restaurant in South Beach, will operate and manage four new food and beverage concepts at ORA Residences:

  • Terra – a unique, upbeat, 24-hour market and bakery
  • Uva – a dreamy Enoteca featuring an international collection of sommelier-selected labels and perfectly paired Mediterranean cuisine
  • Fuoco – An intimate dining experience featuring simple, timeless cuisine and a wood-fired oven
  • Vento – A poolside rooftop bar and lounge. The pool overlooks Brickell, Biscayne Bay, and Coconut Grove

Designed by Miami’s prolific Arquitectonica, ORA will rise 70 stories with 540 fully furnished, luxury residences allowing short-term rentals. With a name borrowed from the Italian word for “now,” this exquisite tower will feature interiors by M2atelier, led by Marco Bonelli and Marijana Radovic. 

Besides short-term rental flexibility, residents will be treated to an exceptional curation of amenities including the aforementioned dining experiences, a two-floor fitness and wellness center with hammam and couples’ treatment rooms, a three-story sky garden, a private event space, plus an entertainment lounge with loads of opportunities to connect and interact.

Approved by FAA this March, the three-tower mixed-use project by the Witkoff Group can now rise up to 685 feet above ground. Next to Brightline’s passenger rail station, at the former Miami Arena site in Downtown, this multi-tower new construction project will make a vibrant addition to Downtown Miami’s urban core.

Developed in partnership with Chicago-based Monroe Capital, the 3.38 million-square-foot mixed-use will be seated within the Miami Worldcenter mega-complex. Designed by the award-winning Kobi Karp, the three-tower new construction will feature a U-shaped orientation and vertical greenery veiling its podium.

The mixed-use project will carry a total of 2,351 residential units, 540,000 square feet of office space, 49,999 square feet of ground floor retail (likely with a supermarket), 2,457 parking spaces, and a lush park buffering it from the railroad. While all 3 towers will house residential units, only two will feature office space. All three towers will be connected by an 8-floor podium and amenity deck.

With its FAA permits set to expire by September 2024, developers Witkoff and Monroe will need to begin site work later this year or early next year.

Luxury Condos by Menesse International – Brickell

Adding the last vacant site on Miami’s famous Brickell Avenue to its portfolio, Menesse International plans on building a luxury condominium on the parcel. The developer paid $6 million for the 17,500-square-foot property at 1870 Brickell Avenue. Still working on the details for its boutique development, Menesse expects to price its residences starting at $3 million.

After successfully launching the fully sold-out Visions Orlando Spa & Resort condo-hotel, developer Urban Network Capital Group (UNCG) has announced plans to build its next condo-hotel project in Miami. Purchasing the 14,250-square-foot property at 1120, 1130, and 1136 S.W 3rd Avenue this March, for a combined value of $8.5 million, the Miami-based developer solidified plans this March. The property is currently home to three single-family homes.

Designed by Miami Lakes-based DTI Architects, Visions will rise 8 stories with 111 traditional condo-hotel units. Considering its traditional model, although unit owners won’t be allowed to live on-site, they can choose to rent out their condos using a third-party booking platform or enroll in the hotel’s management program. 

Amenities at Visions are likely to include a rooftop pool, a restaurant, a gym, laundry services, and a bike-share program.

Prices range from $299,448 to $501,960, with a choice of 321 to 539 square-foot residences. 


Edition Residences – Edgewater

Edgewater’s waterfront parcel housing the luxurious 
Edition Residences is set to receive its remaining two towers. Submitted to the city’s Urban Development Review Board, developer Two Roads has proposed building two 56-story towers on the south side of the site, each rising 649 feet above sea level. Together, the three towers will deliver 705 modern residential units to Edgewater’s bayfront. Sales are already underway for Edition Residences, the first piece in the three-tower property.

Marking the world’s first stand-alone Edition Residences, the 55-story bayfront tower at 2021 N. Bayshore Dr. will be strictly residential – minus any hotel component. This will be the boutique hospitality brand’s second Miami property, after the highly acclaimed Residences at The Miami Beach EDITION. Edition is the brainchild of famous hotelier and developer Ian Schrager in association with Marriott International.

Rising against 800 feet of bay frontage, the sleek high-rise will house 185 bespoke residences. Designed by Miami’s award-winning Arquitectonica, the branded condo tower will feature an all-glass exterior referencing Miami’s moonlit waterfront. The luxury high-rise will also feature unique layouts referencing the prows of sailboats racing off Miami’s coast with interiors by the acclaimed Canada-based Studio Munge. There will also be 6 separate suites for residents’ friends and family.

Each fully serviced luxury condo will feature 10- to 14-foot-high ceilings, custom European-style cabinetry, premium finishes, a timeless color palette, plus spacious terraces with unobstructed city and water views. Residents will be treated to 45,000 square feet of world-class amenities operated and managed by EDITION. Standout amenities include two resort-style pools with cabanas, a rich spa program, a club lounge, private screening room, library, secret gardens by EDSA, a children’s play area, kids club, dog spa, and park. Jetsetters will further appreciate VIP status and preferred rates at hotels within Marriott International’s luxury portfolio.

Domus Brickell Park – Brickell

Veteran condo-hotel developer, Ricardo Dunin revealed plans for his latest development planned for 1611 S.W. Second Avenue in Brickell. Dunin is known for building some of Miami’s most notable condo-hotel projects such as
The Mutiny in Coconut Grove and Mutiny Park or Sonesta, Coconut Grove.

North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, will launch sales for Domus Brickell Park soon. Designed by Miami-based Zyscovich Architects, the 12-story condo-hotel will feature 171 fully furnished units. Amenities are likely to include a rooftop pool deck, a wellness center with steam room and fitness center, a food and beverage market with wine and specially brewed beers, plus co-working spaces.

To be developed as the middle ground between a traditional condo-hotel and the latest crop of short-term rental condos in Miami, Domus will offer a new spin on the conventional hospitality model. Owners will be allowed to rent or live in their units for no longer than 6 months at a time – setting up the building to mostly host short-term or monthly rentals.

Hosteeva will be managing the booking system, hotel, and marketing activities spanning over 85 sales channels. Owners choosing to do daily rentals will have to utilize Hosteeva’s program, while those opting for monthly rentals can use third-party programs. Hosteeva will also be in charge of pricing the units based on real-time market data. 

Prices expected to range from the $400,000s to the $900,000s, with a choice of 330 to 979 square-foot condo-hotel units.

Demolition of the on-site office building is now underway at 1400 Biscayne Boulevard to make way for Casa Bella by B&B Italia. It will feature a unique, wave-like façade with angled balconies meant to enhance its rippling effect and maximize views.
 

Affording a highly curated Italian aesthetic, all 317 luxury residences at the Casa Bella will flaunt interiors by the internationally-acclaimed Piero Lissoni. With David Martin’s Terra and Major Food Group joining the team of developers, 729 Edge was relaunched as The Villa this March. The One Thousand Museum-inspired tower is also undergoing major design changes with Terra Group looking to offer a single-family home experience on the bay.

Designed by ODP Architecture & Design, the redesigned Villa will feature 2 and one residence per floor, in a total of only 72 villas across 55 stories – making it one of the most luxurious projects in the neighborhood. The boutique, waterfront tower will also house Edgewater's first rooftop helipad. Interior design will be handled by Charles & Co., led by Vicky Charles.

Major Food Group (MFG) will brand and operate all restaurant and amenity spaces at The Villa in Edgewater, Miami. It will now feature a waterfront restaurant on its ground floor along with multiple bars, lounges, and other amenity spaces operated by the group. MFG’s co-founder, Mario Carbone will further help design all in-unit kitchens as well as more elements throughout the tower.

Amenities at The Villa will also include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa experience, a state-of-the-art Technogym with yoga/Pilates studio, a resident’s club with library, boardroom and private workspaces, dedicated family lounge, multi-media room, and entertainment room. There will also be lush private gardens designed by Enzo Enea, piazza-style grounds connected to the forthcoming Miami Baywalk, plus a Lake Como-inspired floating pool vessel on the Bay.

With demolition work already underway, developers Mast Capital and Starwood Capital Group revealed exciting new details about The Perigon’s private oceanfront restaurant and speakeasy. Setting the standard for oceanfront luxury, Nota at The Perigon will be Michelin-starred chef, Shaun Hergatt’s first-ever Mediterranean concept. It will also mark Miami Beach’s first-ever residents-only concept by a Michelin-star chef.

Designed by Tara Bernerd, Nota will offer a seafood-anchored Mediterranean menu and accommodate up to 70 guests. FiftyThree, the speakeasy cocktail lounge, will embrace a bold, playful style underscored by a whiskey-themed palate. The Perigon also revealed a new concierge partnership with BHB Private Concierge that is set to elevate its residents’ lifestyles with seamless experiences. Even before stepping foot into the property, residents will gain access to select services by BHB, shortly after signing contracts.

The oceanfront Perigon will feature a stunning design by Rem Koolhaas’ internationally-acclaimed OMA New York. This architectural gem will feature a unique terraced design, built as a series of towers rotated on their axis to frame and enhance water views from every residence. Besides becoming one of Miami Beach’s most recognizable buildings, the sustainable tower will also obtain a LEED Gold certification upon completion.

All luxury residences at The Perigon will also feature touches evocative of the European Riviera by London-based Tara Bernerd. Affording residents a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette, the aesthetic tower will establish itself as the next iteration in luxurious, oceanfront living.

Additionally, residences at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceiling heights, and 10- to 12-foot-deep wraparound terraces. The oceanfront tower will also boast a unique connection to nature via its lush gardens and serene water features.

The world’s first-ever Bentley Residences will feature a curated restaurant concept by four-time James Beard award-winning celebrity chef Todd English, which will only be open to its residents. The celebrity chef is known for his signature interpretation of rustic Mediterranean cuisine. He is also a highly recognized restaurateur, author, and television personality.

Located on the lobby level, overlooking the Bentley Residences’ resort-style pool and ocean beyond, the private restaurant will mark chef Todd English’s first private condo concept. Open to residents for breakfast, lunch, and dinner, Chef Todd will personally appear at the restaurant for select resident-only events. Designed by Sieger Suarez, the 60-story, cylindrical Bentley Residences will be one of Sunny Isles’ most iconic buildings and the tallest oceanfront building in the U.S. at 749 feet. Developed by Dezer Development, the landmark tower, much like Bentley’s iconic vehicles, will make a statement with its highly reflective, tough-as-diamonds, triangulated glass façade capable of withstanding winds up to 175 miles per hour – melding form with function.

With only 4 units per floor, the skyscraper will be home to a total of 216 ultra-luxury residences built using sustainable materials. A true game-changer, each residence at this oceanfront tower will come equipped with a sunken swimming pool on its balcony, an outdoor kitchen, access to the patented car elevator called Dezervator, and 4 parking spaces right next door to the sky residence. All residences will also feature direct ocean views, outdoor showers, custom lighting, and signature scenting by Bentley Motors.

Designed by the internationally-acclaimed IDEA Architects and IDDI, interiors throughout the building and residences will feature timeless elegance with an elevated, highly functional design.

Designed by Miami-based Idea Architects, this boutique luxury tower will rise 26 stories with 86 “family-focused” condos. Conceptualized as a luxury product looking to fill the gap for a single-family home lifestyle at an attainable price point, units at this exquisite building start at 1,245 square feet, with the largest floor plans spanning 6,200 square feet.

Developer Ytech has filed for a construction permit with Miami’s Building Department to construct Miami’s first solar-powered residences. With Cosentini Associates as its solar energy consultants, this will be the first-ever, residential high-rise to be partially powered by solar energy in the world.

Featuring a 20,000-square-foot “solar backbone” on its western façade, the condo tower will be capable of generating 170 megawatts of clean energy per year. With this, developers aim to reduce about 4,700 tons of CO2 emissions and save about 3,000 barrels of oil per year.

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will afford earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. They will further feature expansive floorplans balanced for day- and night-time use as well as socially-charged and private settings.

Built around the resident, amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, barbershop, plus an outdoor sun terrace with yoga pavilion.

Additionally, residents will gain access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.

Prices range from $2 million to $7 million, with a choice of 2- to 4-bedroom plus den residences, including a Penthouse Collection priced from $8 million to over $40 million.

With the Related Group and 13th Floor Investments pulling out of the bulk deal, David Martin’s Terra Group has stepped in to acquire the 57-year-old Castle Beach Club condo building. Offering $500 million for the aging oceanfront property, this could possibly become the site for Terra’s next ambitious project after the skyline defining Five Park in South Beach.

Built in 1966, the 4-acre Castle Beach Club in Miami Beach stands in violation of a handful of safe structure codes. The 18-story, 570-unit condo has been on the market for over a year. Zoned RM-3, prospective buyers will be able to build a 500,000-plus-square-foot project with nearly 600 units on this oceanfront parcel in Miami Beach. Zoning also allows for a 200-foot or 20 stories tall development.
