Three new projects launched sales in November as developers sought to take advantage of the booming South Florida’s luxury condo market. Additionally, developers of The Whitfield Hotel Fort Lauderdale proposed adding condo units to their under-construction project in response to strong market demand.

Developer Merrimac Ventures launched sales for its latest boutique offering in Fort Lauderdale this November. Located only a block from the beach, Bungalow East will rise 14 stories with just 34 residences and breathtaking views.

Designed by Miami-based Swedroe Architecture, each refined residence will feature elegant interiors by the Adriana Hoyos Design Studio, expansive terraces with summer kitchens, chef-inspired kitchens, and other high-end touches that evoke sophisticated luxury. Units will range from 2,100 to 2,800 square feet in size.

With the west tower 75% pre-sold, Giuseppe Iadisernia launched sales for the east tower in his 10-acre, live-work-play destination project. This will be one of Hallandale Beach's most prominent developments, featuring two iconic glass towers, 35,000 square feet of offices, and 59,000 square feet of retail/restaurant space. Iadisernia also secured an $85 million construction loan this August to see the condo towers and garage to completion.

Designed by Miami’s prolific Arquitectonica, both Oasis Hallandale towers will rise 25 stories with 250 luxury condos each. East tower units will range from 900 to 4,750 square feet in size. All residences will feature expansive balconies, imported Italian cabinetry, high-end fittings, and other luxurious touches. While the West Tower broke ground last year, the East Tower is expected to break ground in early 2025.

In addition to stunning water features and a centerpiece six-level waterfall, residents will be able to enjoy six levels of amenities. Some highlights include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. There will also be a banquet hall, a business center, and electric car chargers.

With the synagogue deciding to move out and into its own standalone operation, Stephen Ross’ Related Cos. relaunched sales for the second iteration of Shorecrest condos. Originally, the waterfront tower at 1901 North Flagler Drive was intended to include 21,500 square feet for a house of worship plus a daycare.
 

Featuring the same design team – Connecticut-based Roger Ferris + Partners as the architect and New York-based Rottet Studio as the interior designer – this second iteration includes a higher number of residences offering Intracoastal Waterway views. Units range from 1,000 to 2,800 square feet in size. Revised plans now call for a 28-story tower with a total of 199 residences instead of the initial 26-story tower with 140 units.

Highlight amenities in the redesigned tower include a rooftop pool with lounge areas, spa facilities, a fitness center, a cocktail lounge, a private dining room, a game room, and a coworking lounge. DSBoca continues to lead landscape design.

W-branded condo-hotel in Pompano Beach. Located at 20 N. Ocean Boulevard, W Pompano Beach Hotel & Residences will rise 24 stories on nearly four acres of prime beachfront with panoramic views of both the ocean and the Intracoastal Waterway.

Designed by Nichols Architects in collaboration with KORA, W Pompano Beach will feature a mix of 74 bespoke luxury condos, 296 fully furnished condo-hotel suites, and three penthouse residences with private rooftops. In addition to nautical references and using natural materials throughout, residents will be treated to custom interiors by New York’s award-winning Meyer Davis Studio.

While The Residences will feature sprawling balconies, well-appointed dens, and spa-inspired baths with captivating views, The Suites collection will be delivered complete with a hand-picked furniture package by Meyer Davis. Units are expected to range from 2,400 to 3,400 square feet, while the condo-hotel suites could span 580 to 1,860 square feet.

While condo owners will have full access to hotel amenities, they will also enjoy a range of exclusive amenities. The centerpiece of exclusive amenities will be the open-air, beach club-inspired, 63,000-square-foot WET Pool Deck, including a full-service bar and grill, pickleball and padel courts, cabanas, and a jacuzzi.

There will also be the FIT fitness center alongside a dedicated Yoga and Spin Studio. Ocean Park Residences – Fort Lauderdale

Developer Integra Investments announced that it will launch sales for the waterfront Ocean Park Residences as early as January next year. Originally called Ocean Park Hotel and Residences, the project was approved to feature two buildings: an 11-story, 54-unit condo tower and a 12-story, 100-room hotel tower. However, with a recent amendment in site plans, Integra opted to remove the hotel component and instead only build a 14-story tower with 76 luxury condos.
 

Designed by Coral Gables-based Nichols Architects, the new building features a more efficient structure with added amenities. Units will range from 1,144 square feet for a one-bedroom to about 2,200 square feet for a three-bedroom residence. Just a few blocks from the beach, most residences will have views of Taylor Birch State Park to the north and up the coastline. 

Standout amenities include a pickleball court, fitness facilities set atop the parking garage (in a separate building), and a rooftop pool deck. The boutique condo's ground floor will also house another fitness center and lounge.

Prices expected to start under $2 million, with a choice of one- to three-bedroom residences.

Condo Addition to The Whitfield Hotel – Fort Lauderdale

Condo Addition to The Whitfield Hotel – Fort Lauderdale


Developers Steve Hudson and Charlie Ladd have proposed the addition of 17 luxury condos to the under-construction Whitfield Hotel in Fort Lauderdale. It was originally approved for 140 keys with 5,698 square feet of retail in 10 stories. Citing the immense popularity of luxury condo-hotel concepts in Miami, such as the 
Four Seasons Surf Club, developers mentioned that had they considered the idea earlier, they would have initiated the project as a condo-hotel from the beginning.

The revised project, designed by New York-based Stonehill Taylor Architects, was presented to the city’s Planning & Zoning Board this November with a reduction in hotel rooms to 81 keys and a height increase to 12 stories. Units will likely range from 1,500 to 2,400 square feet in size. Prices are expected to average $2,500 per square foot.

Condo owners at The Whitfield will be welcomed by a separate lobby but also have access to all hotel amenities, including a rooftop pool, café, and expansive spa. The proposed condo-hotel will feature roughly the same amount of retail space as initially proposed but will not allow short-term rentals.

South Flagler House by Stephen Ross’ Related – West Palm Beach

Starting vertical construction this November, Related Ross completed another key milestone for its latest waterfront development in Palm Beach. Bringing a touch of New York to West Palm Beach, billionaire Stephen Ross tapped Robert A.M. Stern Studio for architecture and Pembrooke & Ives for interiors to help bring this landmark project to life.

Located at 1355 S. Flagler Drive, South Flagler House will rise as a pair of 28-story towers. Together, the Park and Lake Towers will offer a total of 108 sprawling residences. Units at this waterfront development will range from a very generous 2,000 square feet to over 13,000 square feet, featuring the best textures and finishes.

Access to the renowned Related Life experience program will be the centerpiece of amenities at this exquisite waterfront sanctuary. Other health and wellness-focused amenities will include a 25-meter lap pool, an ice plunge pool, a hot tub, a steam and sauna room, a fitness center, a Pilates studio, a yoga studio, a pickleball court, a golf simulator, and a sports lounge.

Residents will also gain access to a lounge with a catering kitchen, private dining rooms, a game room, a media room, a wine room, a salon, a children’s playroom and lounge, a butterfly garden, a library, and guest suites.

Prices range from $6 million to $73 million, with a choice of two- to five-bedroom residences and penthouses.


Berkeley Palm Beach – West Palm Beach

Developers Al Adelson and Sympatico Real Estate announced they plan to break ground on the 25-story Berkeley in December. Located at 601 Clearwater Park Road, the project will span 1.92 acres and afford a choice of 193 luxury residences.

Designed by Miami-based Arquitectonica, every unit in this stunning tower will offer unobstructed views of Clear Lake, while condos perched above the 15th floor will provide Intracoastal Waterway views to the east. Units will range from a generous 2,500 square feet to 4,800 square feet. 

Amenities at this waterfront building will include a rooftop pool, rooftop dining room, cigar lounge, and nightclub. The seventh-floor amenity deck will feature another pool, a spa, a fitness center, a teen’s room, and a play area. 

Primarily designed for families with children, the project has already pre-sold 20 units since its soft launch. Developers plan to officially launch sales the same day as they break ground.

Developers Related Group and Dezer Development secured a $307 million loan this November to begin constructing their latest oceanfront condo offering in Hillsboro Beach. With 50% of the units pre-sold and pending only a rezoning approval, Rosewood Residences will be the first new construction in Hillsboro Beach in over two decades. Additionally, it will be the first and only branded residential development in this area.

Designed by Arquitectonica, the yacht-inspired Rosewood buildings will rise on “Millionaire’s Mile.” Comprising 92 residential units, the 10-story oceanfront building will afford 70 condos, while the 3-story Intracoastal building will feature 22 luxury villas.

Developers selected the award-winning Dutch firm Studio Piet Boon to create world-class interiors for this waterfront project. All luxury residences will feature custom Piet Boon-designed kitchens with designer appliances, oversized terraces with glass railings, luxurious private bathrooms with natural stone showers, integrated smart home technology, and more. While the Ocean residences will frame unobstructed views to the east, the Intracoastal residences will open to unobstructed western views.

Amenities at the waterfront Rosewood Residences will include 11 private boat slips, direct beach access with a beach club, a signature oceanfront restaurant, an oceanfront pool and spa, an indoor-outdoor wellness center, a salon, two fitness centers, multiple sports courts including tennis and pickleball, a stylish cocktail lounge and café, a creamery, a game room with virtual reality simulators, plus an intimate garden and meditation lounge. There will also be luxury suites for guests and a curated collection of museum-quality art. The Hong Kong-based Rosewood Hotels & Resorts will operate and manage all onsite amenities.

Developers Witkoff Group and PPG Development closed on a $273 million construction loan to build the luxury condos that will accompany the U.S.'s most expensive country club. Shell Bay Club is a 150-acre, Greg Norman-designed championship Golf Course and Racquet Club that was recognized as “One of the Ten Most Exclusive Golf Clubs in the World” by Business Insider. The facility is home to a 9-hole par 3 course, four Grand Slam surfaces, pickleball courts, padel courts, a 48-slip private marina and yacht club, and other clubhouse amenities.

The Kobi Karp-designed Residences at Shell Bay will rise 20 stories with 108 bespoke luxury condos. All units are designed to overlook the marina and championship golf course next door. Residents will be treated to sublime interiors by AvroKO, 10-foot-high ceilings, private wraparound terraces, Italian Molteni&C gourmet kitchens accentuated by white oak cabinetry, custom furnishings, spa-like bathrooms, a soft palette of natural materials, and more enhancements. Units will range from 900 to 4,000 square feet.

Launched in partnership with the multi-award-winning Auberge Resorts Collection, this sprawling property will boast a new 60-room boutique resort managed by the hospitality brand. Condo residents will gain access to a dedicated Director of Residences along with in-residence housekeeping, dining, and other services managed by the resort’s staff.

Amenities at this gated, oceanfront community will include access to the 18,000-square-foot Shell Bay spa and fitness center, rooftop pools with private cabanas, a wine tasting room, a 20,000-square-foot private members’ Clubhouse with dining by Michelin-starred Chef Julien Jouhannaud, a multi-sport simulator lounge, a tennis center, pickleball and paddle courts, co-working spaces, a teen’s club, a children’s play lab, an orchid garden, a dog-walking trail, and much more.

Sixth & Rio – Fort Lauderdale

Developer OceanLand Investments secured a $96 million construction loan this November to build the first new condo project to break ground in the Rio Vista neighborhood in over a decade. The boutique Sixth&Rio will rise eight stories with 94 luxury residences along the south bank of New River.

Designed by FSMY Architects + Planners, the waterfront tower will feature condos ranging from 800 to 2,500 square feet in size, along with townhouses ranging from 1,694 to 1,759 square feet. ID & Design International and Interiors by Steven G. are handling interior design. Owners will be allowed to rent up to 4 times a year, with a 3-month minimum stay restriction.

Amenities will include a rooftop swimming pool with private cabanas, a fitness center, a club room, a coffee and wine bar, a cafe/restaurant, a tropical outdoor lounge, plus co-working spaces.

Prices start in the $900,000s and range upwards of $3 million for larger units, with a choice of one- to four-bedroom floor plans.


Natiivo Fort Lauderdale – Fort Lauderdale

Natiivo Fort Lauderdale – Fort Lauderdale


With 20% of the project pre-sold, Cervera Real Estate is exiting Natiivo Fort Lauderdale as its sales and marketing partner. Developer Newgard Group will soon announce a replacement as it converts reservations to contracts.

Designed by Arquitectonica, Natiivo Fort Lauderdale will rise 40 stories with 384 fully furnished residences flaunting interiors by Pompano Beach-based IDDI. It will be the neighborhood’s first tower to be specifically designed and licensed for short-term rentals. Located at 200 W. Broward Blvd., the short-term rental-ready tower will be within walking distance of Brightline’s Fort Lauderdale station, making it a great investment opportunity.

Amenities at the turnkey tower include a ground-floor restaurant, a pool deck, a fitness center and spa, two pickleball courts, a dining area, and a club room. Besides its eighth-floor amenity deck, the tower will feature six floors of creative office space, 15,763 square feet of commercial space, and about 390 parking spots. Owners will further gain access to hotel-like services and be able to rent their units via Natiivo’s platform.

Prices range from the $500,000s to $1.5 million, with a choice of studios to three-bedroom residences.

Fort Partners Affiliate Acquires Site for $20M – West Palm Beach 

Developer Fort Partners, through its affiliate, paid $20 million for a development site featuring two apartment buildings. The assemblage, spanning 3907 S. Flagler Drive and 3906 Washington Road, includes a 17-unit apartment building constructed in 1972 and an eight-unit apartment built in 1955.

The properties right across from President Trump’s  Mar-a-Lago Club hold significant redevelopment potential. In 2019, the previous owner, Flagler WPB Owner LLC, had filed plans to build a 9-story condo with 27 residences on the site, but no construction took place.
