Miami’s exclusive preconstruction condo market saw a flurry of activity this October, with Surfside being a star.  While Surf Row Residences launched sales, Seaway at The Surf Club ramped up closings, with 13 out of 34 units already sold out. Additionally, sales were launched for Downtown’s upcoming Flow House, the Miami Tropic Residences by Jean-Georges in Midtown, and Pool Haus planned for Bay Harbor Islands.

Further, maintaining their bullish streak, developers revealed plans for eight new preconstruction projects in Miami, including a massive new Faena District with two towers on the Miami River. Developers at Edgewater’s Cove Miami and The Rider at Wynwood began converting reservations to contracts. Also, while Bruce Eichner’s La Baia North broke ground, Wynwood’s highly anticipated NoMad Residences topped off.

Relaunching sales for their beachside townhouse-like community in Surfside, developer LD&D and its partners revealed plans for a smaller footprint with lower starting prices and more units. Designed by Alfonso Jurado Architecture and Boris Pena Architects, the three-story Surf Row Residences will be a 25-unit project with luxury amenities and customizable design options.

Units in this beachside community will range from 900 to 2,000 square feet, featuring gourmet kitchens with Miele appliances and built-in wine fridges as well as spa-like bathrooms with free-standing bathtubs. Converting his apartment project to condos, Former WeWork CEO Adam Neumann launched sales for his first-ever Flow-branded condo residences. The 40-story tower has already topped off and is part of the 27-acre, master-planned Miami Worldcenter.
 

Each of the 466 turnkey residences at Flow House will feature floor-to-ceiling windows, in-unit washers and dryers, luxury bath finishes, and the option to upgrade to a gourmet kitchen. Units will range from 307 to 1,165 square feet and feature sustainably sourced materials along with cutting-edge technology.

Marking the Michelin-Star chef’s first foray into residential real estate, Terra and Lion Development Group launched sales for the Miami Tropic Residences by Jean-Georges Vongerichten this October. Designed by Miami-based Arquitectonica, and with interiors by Toronto-based 
Yabu Pushelberg, the 48-story tower will rise with 329 condos.

Needless to say, the French chef will be involved in planning each and every element of the building and will curate its 41,000 square feet of amenities. Each design-forward home will feature sleek travertine kitchens with Bosch appliances and European oak finishes. Units will span 2,200 to 3,400 square feet in size. The boutique tower will also include four limited edition residences boasting their own private pool.

Celebrating the milestone with a “topping off” ceremony, developers Related Group, Tricap, and Lndmrk Development also announced that the highly anticipated mid-rise was over 80% sold. Designed by Arquitectonica, the building stands nine stories tall with 329 turnkey condos crafted to appeal to digital nomads.

Developer Ian Bruce Eichner broke ground on the 60% pre-sold La Baia North this October. Sister tower to Eichner’s fully sold out 
La Baia (south), which is only 80 yards upstreet, this more lavish north tower affords residents larger residences with dens, a Tesla house car, and for-sale private boat slips.

Designed by Revuelta Architecture, this waterfront building will rise eight stories with 57 ultra-luxury residences. Featuring the same light, airy aesthetic as its sister tower, this north tower will further afford plus-den floor plans starting at 1,400 square feet and high-end interiors by New York’s Durukan Design. After launching sales in July, GFO Investments rushed to secure approvals. 14 ROC is now approved by the Federal Aviation Administration to rise 407 feet above sea level and has its utilities agreement in place. The developer has also filed for a tree permit to expedite the process.

Designed by RSP Architects and with interiors by March and White Design, the short-term rental-friendly project will rise 32 stories with 284 furnished residences. It is named after its organic, rock-like base. Units will range from 410 to 960 square feet. There will be no parking on-site since the development falls within the nearby School Board Metromover Station’s rapid transit zone 

Featuring 25,000 square feet of amenities across three levels, residents will gain access to a rooftop pool, grilling areas, a fitness center, a yoga lounge, a steam and sauna room, a game room and an entertainment lounge with kitchen, a karaoke room, a movie room, a kids’ room, a co-working lounge, and more. There will also be 1,502 square feet of retail, a 2,000-square-foot full-service restaurant, and lush landscaping by Urban Robot Associates.

Prices start at $495,000, with a choice of studios to two-bedroom residences.


13-Story Luxury Condo by Terra – Key Biscayne

Approved by the City Commission, David Martin’s Terra Group can now replace the oceanfront Silver Sands Beach Resort with a 13-story luxury condo. Located at 301 Ocean Drive, the family-friendly motel was built in 1956 but was severely damaged by Hurricane Andrew in 1992. The developer is currently under contract to purchase the historic hotel at 301 Ocean Drive.
 

Designed by Touzet Studio in collaboration with ODP Architecture & Design, the new 13-story tower would feature 56 luxury condos with 221 underground parking spaces. Standout amenities would include three pools, multiple restaurants, a gym, a spa, and a separate lodge building with a beach bar. Units will range from 3,354 to 4,788 square feet, with an additional two units spanning 8,086 square feet with a rooftop pool each on the top floor. Landscaping will be handled by Raymond Jungles.

The project seeks to improve beach access for the community while raising the bar for coastal living. Envisioned to become the “most climate resilient project on Key Biscayne,” it will feature solar panels on the roof and its first floor will be built higher than the city code to protect it from any future increase in sea levels.

Additionally, Terra has agreed to contribute $1.5 million to improve drainage in the Holiday Colony area as well as spend $540,000 to improve the intersection at Sonesta Drive and Crandon Boulevard.

Michael Stern’s 420-foot Condo Tower – South Beach

Michael Stern’s JDS Development plans to develop a Kobi Karp-designed, 29-story, 100-unit condo tower at 1250 West Avenue. With a height of 420 feet, the new luxury tower will rise close to JDS’ 
Monad Terrace, designed by Jean Nouvel, where condos sell for an average of $2,267 per square foot.

Stern’s proposed tower will replace a 60-year-old bayfront building called Bay Garden Manor Tower. This existing 15-story, 238-unit condo building is in need of a recertification and has become "utterly obsolete," suffering from issues such as mold and rotting pipes. Stern intends to finalize the bulk buyout of the older tower by next year.

JDS’ proposed condo tower will include a 180-seat restaurant. Units in the new bayfront tower would average 2,000 square feet. To protect owner privacy, the tower will not allow short-term rentals. 

To build the new condo tower, Stern must secure a series of zoning changes that would allow for the construction of a 285-foot taller building with an additional 228,000 square feet of density. In return, the developer has proposed investing up to $25 million in constructing a new parking garage for local residents at the site of the Bikini Hotel. An additional $4 million would be allocated to complete missing baywalk sections along West Avenue, while another $1 million would be dedicated to renovating the Community Health Center at 710 Alton Road.

Currently, the project faces opposition due to concerns about its height and local impact. However, the developer argues that the new tower will have a more compact footprint compared to his existing entitlement for a massive 150-foot-tall building with 286 units on the site.


The Faena Residences Miami (formerly One River Point) – Miami River

The Faena Residences Miami (formerly One River Point) – Miami River


Following the huge success of Mid-Beach’s 
Faena House and cultural district, Miami River is set to receive its very own condo and cultural epicenter under the same brand. Developers Kar Properties and Fortune International have partnered with Alan Faena’s luxury lifestyle brand to construct two 60-story condo towers at 90 Southwest Fourth Street.

Designed by New York’s highly acclaimed Rafael Viñoly Architects, the riverfront skyscrapers will rise with a total of 440 residences and a two-story cultural facility connecting them at the top. The 45,000-square-foot amenity space will feature programming by Faena. The striking luxury towers will be part of the three-block Faena District Miami River – a multi-phase cultural epicenter with curated spaces, public art, wellness facilities, and a marina set within the only 14-acre private park along the river.

Eco-friendly Boutique Condos by Meta Development – Brickell

With all the condos at 1888 Brickell Avenue under contract and having closed on 1870 Brickell Avenue, Meta Development announced plans to build an eco-friendly low-rise in Brickell. Designed by Brazil-based 
OSPA Architecture and Urbanism, the pair of 5-story towers will feature a total of 36 luxury condos and be connected by a rooftop pool deck. 

Using state-of-the-art energy efficiency systems, locally sourced environmentally safe materials, and smart home tech, the building will promote environmental well-being for its residents as well as the surrounding community. Sales are expected to launch in September 2025.

Prices are expected to start at $2.5 million, with a choice of three- to five-bedroom residences.


Luxury Condos by Prosper Group – North Bay Village

Groundbreaking – 2027 | Completion – 2029

With plans to develop a 147-unit luxury condo, partners MG Developer and Prosper Group closed on their purchase of 1681 and 1725 Kennedy Causeway this October. The duo paid $30.9 million for the 1-acre waterfront assemblage, which is currently home to an 18,758-square-foot office building built in 1961.

The North Bay Village development is expected to feature one-, two-, and three-bedroom units, along with a waterfront restaurant, retail spaces, and other resort-style amenities. MG and Prosper plan to launch presales during the first half of 2025. 


1,010-foot Supertall by Fortune's Walter Defortuna – Brickell 

Fortune International’s Walter Defortuna revealed plans for a 1,010-foot-tall mixed-use tower at 1421 South Miami Avenue this October. Owing to its proximity to Metromover stations, the development site is part of a Metromover subzone (of the rapid transit zone), which allows for larger developments.

Designed by Arquitectonica, the 81-story supertall would feature more than 117,000 square feet of offices on floors 13-17, 84 hotel rooms on floors 20-23, and 560 residences on its upper floors. The bottom stories would house about 6,000 square feet of ground-floor retail and a 1,226-garage parking podium. The developer has yet to announce whether this will be a condo or apartment tower. 

Fortune had acquired the 1-acre South Brickell site for $5.6 million in 2002. Currently, the parcel carries a single-story retail building, which is leased to the likes of Blume Nightclub, Paperfish Sushi, and the Novecento Steakhouse. 


Condos by Terra Group to Replace Jungle Island – Watson Island

Luxury Condos by Prosper Group – North Bay Village


Jungle Island owners Terra and ESJ Capital plan to construct hundreds of condos on the north side of Watson Island. The developer duo has proposed building a waterfront public park at no cost to the city in exchange for being allowed to go ahead with their plans for the massive condo development.

With the referendum passing voter approval, developers will be obliged to return 13 acres of land to the city, construct the new park, cancel the lease on the existing theme park and hotel, and contribute $15 million towards affordable housing, infrastructure, and other public benefits. The plans for the waterfront park further include the construction of a boardwalk along Biscayne Bay. There will also be an under-bridge activator on the island’s south side that will connect to another planned development at Island Gardens.

With plans already submitted to Miami’s Development Review Committee, a development team led by Brett Weinblatt and Bobby Adjmi plans to build a 13-story condo at 2501 Galiano Street in Coral Gables. The new development will replace a former Truist Bank branch, which is a short walk from Miracle Mile.

Designed by Coral Gables-based Bermello Ajamil Partners, the proposed condo will rise with 93 condos, a rooftop pool deck, and 1,655 square feet of amenity space. Units will start on the 5th floor and range from 501-square-foot studios to 1,216 square feet with three bedrooms. The proposed building will allow short-term rentals and include 7,863 square feet of ground-floor commercial space along with 117 parking spaces. 


Bay Harbor Townhouses Condominium Redevelopment – Bay Harbour Islands 

With the lender voluntarily dismissing a $4.69 million foreclosure lawsuit against Bay Harbor Townhouses, guarantors Zvi Yosifon and Ori Darmon plan on redeveloping the property into a nine-unit condo building. Located at 9720 W. Bay Harbor Drive, the older building sold out for $6.25 million in early 2023, and its condo association has since been terminated. Built in 1978, the building occupies a fine piece of waterfront.

Aria Reserve – Edgewater

Developer Melo Group announced that it aims to secure the Temporary Certificate of Occupancy for its nearly complete, 85% pre-sold South Tower by January next year and begin closings soon after. Construction for the 95% pre-sold North Tower is also underway and scheduled for a 2025 completion.

Designed by Arquitectonica, the twin Aria Reserve towers feature a unique zigzag pattern. While the north tower will be home to 399 stunning units, the south tower carries 383 luxury residences. All residents will gain access to direct water views, 11-foot-deep terraces, East-to-West flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.

A 2-acre recreation deck will be the highlight of amenities at Aria Reserve. The deck will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground. Other amenities will include a bi-level signature waterfront restaurant and café, a solarium, a telescope observatory area, miniature golf, tennis courts, basketball courts, paddle courts, an indoor-outdoor wellness center, a wine cellar, meditation gardens, a dog park, and a custom-designed water sports dock with rentable equipment.

Designed by Miami’s highly acclaimed Arquitectonica design firm, Brickell’s Cipriani Residences will rise 84 stories with 397 ultra-luxury residences. All luxury residences and common spaces will be crafted to embody the Italian standards of hospitality known of the brand Cipriani. Homes will feature lavish interiors by 1508 London, expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, an intelligent interface with access to building services, and much more.

Besides delivering the legacy brand’s world-class services and distinguished style, amenities will include a two-pool deck with cabanas and food service, a sun terrace, a spa with ice plunge, a beauty salon, a fitness center, a pickleball court, golf simulator, screening room, library, children’s playroom, round-the-clock Cipriani dining services inclusive of a Cipriani bar and private dining rooms, 10,000 square feet of retail, a dog park, an in-house limousine, and more.

Soon after completing its foundation pour this October, Domus Brickell Park began vertical construction. On track for a 2026 completion, this joint venture between Dunin’s Oak Capital and Peru-based Edificia is more than 60% sold out. Unit owners will be allowed daily rentals via a short-term rental program managed by Domus and will only be allowed to reside in their units no longer than 6 months at a time.

Designed by Miami-based Zyscovich Architects, the 12-story Domus FLATS (Flexible Apartments for Temporary Stays) will feature an exquisite collection of 172 turnkey units. Amenities will include interiors by Urban Robot, a rooftop pool deck, a wellness center with steam room and gym, a food and beverage market called the Peacock Room with wine and specially brewed beers, a café and bakery, plus a lush garden lounge. The modern development will further afford art programming highlighting local artists along with access to its dedicated Domus App for rental management, among other amenities.

Hosteeva will manage the booking system, hotel, and marketing activities spanning over 85 sales channels at Domus. Owners choosing daily rentals will need to use Hosteeva’s program, while those opting for monthly rentals can use third-party programs. Hosteeva will also be in charge of pricing the units based on real-time market data.

Prices for remaining units range from the $600,000s to about $1.2 million, with a limited choice of studios to two-bedroom residences.

With a site work permit in place, developer Ytech can now go full throttle on construction. The world’s first (partially) solar-powered residential high-rise capable of generating its own electricity is on track for a 2027 completion.

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with the award-winning Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing design, the bayfront tower will afford earthy interiors by ACPV Architects with thoughtfully designed floor plans for day and night use. All residences in this LEED-certified tower will be plus-den. 

Conceptualized by solar energy consultants Cosentini Associates, the supertall will be able to generate 170 megawatts of clean energy per year. Amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, a barbershop, plus an outdoor sun terrace with yoga pavilion. 

Additionally, residents will gain access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.

Prices range from $2 million to $7 million, with a choice of two- to four-bedroom plus den residences, including a Penthouse Collection priced from $8 million to $60 million.


Okan Tower – Downtown Miami

With construction reaching level 5 this October, developer Okan Group is maintaining a steady pace to deliver its tulip-inspired condo-hotel in 2027. Designed by Behar Font Architects, the 70-story skyscraper will feature 163 sky residences (condos), 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space. Owners will be allowed to rent their units using Hilton Hotel & Resorts’ rental program.

Featuring a separate elevator for each type of residence – the tower’s hotel rooms will fill the lower levels, condo-hotel units will start from the 36th floor, and sky condos will be placed above the 51st floor, delivering miles-upon-miles of views. Further affording hotel guests and residents the utmost privacy, the Okan Tower will feature a separate set of amenities for both. Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with a yoga studio, an owner’s lounge, a wine cellar, a theater room, and a fully-equipped children’s sensory playroom.

Condo-hotel owners will gain access to amenities on floors 27, 28 & 30 – inclusive of an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go-café, conference and meeting rooms. 

Owners of both the condo-hotel and condo residences will have access to premier services managed by Hilton Hotel & Residences, such as in-room private dining, in-room spa treatments, professional housekeeping services, on-site laundry and dry-cleaning services, a lifestyle concierge, and more.

Prices started at $600,000, with a choice of condo-hotel, condo, and penthouse units.

Developers Fort Partners and CMC Group revealed exciting new information regarding the 10,000-square-foot spa and wellness club that will be part of Coconut Grove’s first Four Seasons project. Designed by an Italian spa consultant, the “Ceaser Experience” spa will offer a variety of amenities, including a hydromassage pool, an ice fountain, cold plunges, and a full sauna circuit inspired by ancient Roman bath chambers.

Designed by Miami’s Luis Revuelta, this five-star property will rise 20 stories with only 72 private residences and no hotel component for absolute privacy. All condo residences will feature nearly 11-foot-high ceilings, designer Italian kitchens, bathrooms with Italian marble, and more high-end curations by Florentine designer Michele Bönan. Units at the boutique tower start from nearly 3,000 square feet to about 4,000 square feet, with a choice of two- to four-bedroom layouts. 

As expected, Four Seasons’ exemplary hospitality will be the centerpiece, offering access to signature services such as in-residence spa treatments, in-residence dining, housekeeping, butler service, and more. Other amenities at this stunning elliptical tower include a signature restaurant on the first floor, a world-class spa, a premier gym and yoga room, a fully serviced pool deck, a lounge and bar area, a kids’ area, a party room, and more. First owners will further receive a membership to the Surf Club Four Seasons Beach Club in Surfside.


JEM Private Residences – Downtown Miami

With its site work permit in place, developer Naftali Group dropped details on the two luxury penthouses that will crown the condo-apartment tower. Priced at $8 million, the JEM Sky Villas will feature furnishing and interiors by FENDI Casa with floor plans spanning 5,083 to 5,277 square feet. The four-bedroom, four-and-a-half-bathroom villas will include a library and a wraparound terrace. Designed by Arquitectonica, JEM Private Residences will rise 67 stories with 259 condos and about 530 rental units. While the apartments will occupy the lower floors, the condos will start from the 43rd floor to offer the best views. Residences will feature sophisticated interiors by New York’s Rockwell Group.

Ensuring complete owner privacy, JEM’s condo and rental units will feature separate entrance lobbies, elevators, and amenity centers. Further, owners will only be allowed four rentals per year, with a minimum stay restriction of 30 days.

Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room. There will also be 3,300 square feet of ground-floor retail and a parking garage.

Prices range from $600,000 to $2 million, with a choice of 575-square-foot studios to 2,062-square-foot four-bedroom residences.


The Standard Residences – Midtown Miami

In addition to Juvia Group’s “Solana” restaurant and bar, Midtown’s Standard Residences will house another fan favorite – Sushi Garage. Another stellar culinary concept by the Juvia Group, the restaurant is known for its modern take on traditional Japanese cuisine.

Designed by Arquitectonica, this highly anticipated project stands 12 stories tall with 228 luxury residences. Units range from 432 to 965 square feet in size, with studio to two-bedroom layouts. The project, although developed in collaboration with New York’s Standard Hotel, does not feature any hotel on site.

Developed by Rosso Development, Standard International, and Midtown Development, the residence-only project is 96% pre-sold. Featuring a flexible rental program, owners will be allowed to rent 12 times a year, with a 30-day minimum stay requirement. Owners will further gain access to a “Friends with Benefits” program, affording them preferred pricing at all Standard properties across the globe. 

In addition to modern interiors by Urban Robot Associates, residences will feature open floorplans, open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms featuring coveted double vanities and dual shower heads, and other high-end touches.

Besides featuring 34,000 square feet in amenity space, The Standard will also be home to 11,000 square feet of retail. Standout amenities include a landscaped rooftop with 60-foot resort-style sunset pool, outdoor rain showers, a lobby-level outdoor café, an infrared sauna, an indoor pickleball court with disco lights, a karaoke bar and screening room, a state-of-the-art sweat floor, a work floor featuring co-working spaces and Zoom rooms, a pet spa, and much more. 

Prices range from $500,000 to $1 million for remaining units.


Alhambra Parc – Coral Gables

Having won approval for its boutique condo project at 33 Alhambra Circle, Coral Gables-based MG Developer secured a $14.5 million loan to cover pre-development costs this October. Designed by Bellin Pratt & Fuentes Architects, the project will rise
up to 11 stories with only 78 luxury residences, featuring a mix of one-, two- and three-bedroom units. Floor plans will range from 1,028 to 3,366 square feet in size.

Alhambra Parc will feature two amenity roof decks, a total of 13,343 square feet of office space, 17,926 square feet of ground-floor commercial space, and 146 parking spaces. One of the roof decks will include a pickleball court, while the other will offer a pool, a spa, and open-air cooking areas. With this new loan, the developer has a full year to further refine plans.

Located within half a mile of Coral Gables’ Miracle Mile, the mixed-use development will replace five of the six existing buildings onsite. The historic two-story building at 42 Navarre Avenue will be preserved and included as a renewed commercial space.

$28M offer for Location Ventures’ Dev. Site – Coconut Grove

Miami-based developer Andrew Korge plans to drop $28.2 million to purchase Location Ventures’ embattled Urbin Coconut Grove site. Located at 3120-3170 Commodore Plaza, the partially gutted site is entitled to carry 30 residential and commercial condos along with 41,161 square feet of commercial space. Court-appointed receiver Bernice Lee is seeking court approval to sell the mixed-use site.
