Related Group Plans Waterfront Icon Residences in North Miami’s Keystone Point

If the Related Group has its way, North Miami could be looking at its next wave of luxury residential development. Planning to perch the sleek, 15-story Icon Residences on the causeway heading to Bay Harbor Islands at 123rd Street, the brand-new condo building will likely set the precedent for luxury high-rises in the area.
Purchased in November 2021 for $11 million, in partnership with Israeli billionaire Teddy Sagi, the bayfront site is currently home to the shuttered-down White House Inn hotel. The vacant, 2-story inn was built in 1969 and has been closed and fenced down since 2014. Playing to a tough crowd, the Related Group will need approval from four out of five council members to go ahead with its plans.

Related’s Icon-ic Residences
In full Related Group flair, Icon Residences is proposed to be a $150 million, waterfront condo project. Designed by Arquitectonica, the 15-story tower would feature 54 impeccable, oversized condo residences averaging about $4.6 million per unit. Owing to its waterfront location, residents would be privy to breathtaking day and night views of the sparkling bay waters, its neighboring Keystone Islands, Indian Creek Country Club, and Bay Harbor Islands, and proximity to Bal Harbour and the beaches.
The sleek, new condo high-rise would feature amenities like 184 linear feet of bay frontage, a rooftop pool, a second pool, plus direct access to a public baywalk.
Currently, the buildings in the area are approved for a maximum height of 35 feet. For its 15-story Icon Residences, the group is lobbying a height increase to 169 feet - also the height of the Majorca Bay tower at 11930 N Bayshore Dr., a few blocks south. The new luxury condo is expected to top off at 184 feet.
North Miami’s Changing Skyline
Located at 2305 NE 123 Street, the bayfront Icon Residences would be perched on a 1-acre parcel right at the entrance to North Miami from Bay Harbor Islands and Bal Harbour. Just 10 minutes from the beach and upscale Bal Harbour Shops, famous for its collection of world-class designer labels, the condo high-rise would become the gateway to a community on the verge of redevelopment.
Only 10 minutes from the sprawling (under construction) Sole Mia community, Related’s proposed Icon will find itself close to a re-energized pocket of the neighborhood, complete with a 7-acre tropical lagoon and sprawling greenery. The bayfront high-rise will also be less than half a mile from Alta Developers' upcoming boutique condos at 11950 N Bayshore Dr as well as next-door to Related Group’s bulk buyout of the Mariner’s Bay condos.
Living at the waterfront Icon Residences, residents will be 5 minutes from the Dezerland amusement park, under 10 minutes from the Museum of Contemporary Art, 10 minutes from hiking and other outdoor activities at the sprawling Oleta River State Park, 10 minutes from the Miami Shores Country Club and golf at Indian Creek, 15 minutes from the Aventura Mall, and 30 minutes from the heart of South Beach. They will also have ready access to the Broad Causeway, two Publix, a Whole Foods Market, and a Target for basic needs.
