September 2024: Miami New Development and Pre-Construction Condo Update

A total of six Miami pre-construction projects broke ground this September, of which three are located in Miami’s coveted Bay Harbor Islands – Solina Bay Harbor, the Bay Harbor Towers, and La Maré Signature Collection. After almost a year of inactivity, Abbhi Capital’s condo-hotel planned for Downtown Miami pushed for new permits. Midtown Development proposed a massive redevelopment of Coral Gables’ popular Sunset Place. And, three new condo projects secured key approvals.
This month, we also had Midtown’s Standard Residences and Grove Isle’s Vita Residences top off ahead of their 2025 completion. Rivage – Bal Harbour
Groundbreaking – September 2024 | Completion – Early 2027
Breaking ground on schedule, co-developers Related Group, Two Roads, and Rockpoint celebrated the milestone with a ribbon-cutting ceremony this September. Fronting 200 feet of pristine ocean, Rivage will mark Bal Harbour’s first new development in over a decade. This once-in-a-generation luxury tower will rise 24 stories with only 61 “sky villa” condos.
Designed by New York’s Skidmore, Owings & Merrill (SOM) in collaboration with Miami Lake’s CFE Architects, the waterfront pre-construction will carry a tropical modern aesthetic, featuring three interconnecting glass ovals evoking a crystalline coral reef while maximizing water views. All residences will be built to offer a single-family home experience with open-concept floor plans, oversized terraces, and direct water views. With sublime interiors by Houston’s Rottet Studio, buyers can further look forward to custom kitchens with Sub-Zero and Wolf appliances, custom-designed bathrooms, and closets with imported Italian finishes.
Rivage will feature over 25,000 square feet of wellness-related amenities, including a fitness pavilion with panoramic views, a hammam spa, hot/cold plunge pools, pickle and paddle ball courts, a fully serviced beach club, and more. Other amenities will include a pool, a cocktail lounge with chef-driven food & beverage services, a world-class restaurant overlooking the beach, a VR game simulator, a kid’s playroom, plus a 24/7 residential butler and dedicated lifestyle concierge.
Rivage made headlines this July by unveiling its $75 million penthouse – one of Bal Harbour’s most expensive listings. The oceanfront sky mansion affords five bedrooms, seven bathrooms, three powder rooms, and approximately 4,918 square feet of exterior space.

West Eleventh Residences – Downtown Miami
Groundbreaking – September 2024 | Completion – Mid to Late 2027
Nearly 100% sold out, with only a handful of developer units remaining, West Eleventh Residences broke ground on schedule this September. Co-developed by PMG, Lion Development Group, and Marc Roberts Companies, this will be Miami’s first short-term rental-ready condo tower built in direct partnership with Airbnb. As a result of this unique partnership, daily rentals will be managed via the hosting site’s centralized management platform, with comprehensive on-site support – affording owners truly flexible rentals.
Designed by the acclaimed Sieger Suarez, the 44-story tower will rise with 659 fully furnished residences, ranging from 344 to about 1,000 square feet in size. Featuring stunning interiors by Cotofana Designs, residences will come equipped with top-of-the-line appliances, the latest in smart home tech with integrated audio, video and lighting systems, plus panoramic bay and city views.
A 30,000 square-foot, tri-level “experiential” entertainment venue will be the crown jewel of amenities. It will include multiple lounges, restaurants, plus a music venue. This ground-level haven will further feature a mirrored whale soaring through the 9,759-square-foot restaurant’s ceiling, and extending up to the third floor. There will also be a resort-style rooftop pool with glass floor, a resident’s sky lounge, a spa with cold plunge pool, a fitness center, a yoga and spin room, 4,840 square feet of offices, co-working lounges, eight floors of parking, and more.

Residences at Six Fisher Island – Fisher Island
Groundbreaking – September 2024 | Completion – 2026
Soon after closing on a $400 million construction loan this June, developers Related Group and BH Group broke ground on this ultra-exclusive pre-construction in September. Designed by Miami’s award-winning Kobi Karp Architects, the 10-story mid-rise will feature only 50 private residences with sophisticated interiors by the London-based Tara Bernerd and Partners. 50% pre-sold, the project achieves the rare feat of building estate-style condos on Fisher Island’s last developable parcel.
Located along 650 linear feet of pristine shoreline, the 6.5-acre development is envisioned to elevate the level of luxury and service available in one of the world’s most prestigious island communities. Developers PPG Development and L3C Capital broke ground on the exquisite Bay Harbor Towers this September. Designed by the internationally acclaimed Kobi Karp, this 8-story waterfront enclave will rise with only 44 fully furnished residences and a private marina. Units will range from a generous 1,857 to 4,902 square feet. The project is 50% pre-sold.
Built using sustainable materials, the twin towers will qualify for a Florida Green Building Coalition certification upon completion. La Maré Signature Collection – Bay Harbor Islands

Chicago-based Regency Development Group broke ground on the first of its three luxury condo projects slated for Bay Harbor Islands this September. Designed by Kobi Karp and with interiors by the Brazil-based Debora Aguiar Arquitetos, La Maré’s Signature Collection will rise eight stories with only nine exclusive residences.
While the building’s top four floors will house only one residence per floor, the rest of the building will feature three-bedroom residences plus a standout residence at the lobby level. Units will range from 2,100 to more than 4,200 square feet in size.
Inspired by the movement of water, this boutique tower will feature modern, light-filled luxury homes that honor their physical environment. With recycled materials at its foundation, the low-impact, all-glass building will be constructed on elevated pilings to easily accommodate high and low tides. The LEED-certified tower will further be positioned to optimize peak sunrise and sunset views, sunlight, and natural airflow through each residence.
In addition to a green rooftop with tree canopies and bayfront verandas, the mid-rise will feature a resort-style rooftop pool deck, a state-of-the-art fitness center, a wine cellar, and an outdoor kitchen with bar lounge. Residents will also gain access to a marina with four boat slips. Its sister tower, the La Maré Regency Collection, will rise next door with 33 modern residences.

The Standard Residences – Midtown Miami
Groundbreaking – April 2023 | Completion – Q3 2025
On track for a 2025 completion, Midtown’s “anything but standard” residences topped off this September. Designed by Arquitectonica, this highly anticipated project stands 12 stories tall with 228 luxury residences in the heart of Midtown. Units range from 432 to 965 square feet in size, with studio to two-bedroom layouts. The project, although developed in collaboration with New York’s Standard Hotel, does not feature any hotel on site.
Developed by Rosso Development, Standard International, and Midtown Development, the residence-only project is 95% pre-sold. Featuring a flexible rental program, owners will be allowed to rent 12 times a year, with a 30-day minimum stay requirement. Owners will further gain access to a “Friends with Benefits” program, affording them preferred pricing at all Standard properties across the globe.
In addition to modern interiors by Urban Robot Associates, residences will feature open floorplans, open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms featuring coveted double vanities and dual shower heads, and other high-end touches.
Besides featuring 34,000 square feet of amenity space, The Standard will also be home to 11,000 square feet of retail. Juvia Group’s “Solana” restaurant and bar will be the centerpiece of amenities. Vita Residences – Coconut Grove
Groundbreaking – May 2023 | Completion – Late 2025
Topping off at 7 stories, Vita Residences is on track for a 2025 delivery. Designed by the world-renowned CallisonRTKL architecture group, the boutique building is home to only 65 ultra-luxury residences and 14 bayfront penthouses on the splendid gated island off the coast from Coconut Grove. The project is 80% pre-sold.

One W12 (One West Twelve Residences) – Downtown Miami
After securing a height approval of 314 feet above sea level from the FAA, developers PMG, Lion Development Group, and LNDMRK Development filed for a master construction permit to expedite the development of their 50% pre-sold project. Located in Miami’s Park West neighborhood, the stunning condo tower will rise 22 stories with 372 turnkey residences allowing short-term rentals.
Designed by Boston-based CUBE 3, the stylish residences will feature bespoke interiors by Cotofana Designs, custom cabinetry by Italkraft, custom bathroom countertops and finished floors, fully built-out closets, a contemporary lighting package, and more. Units will average 400 to 500 square feet in size.
Amenities at this Airbnb-ready tower will include a rooftop pool and garden with lounge areas, a state-of-the-art fitness center, a curated collection of art installations, house cruiser bikes, the latest in smart-building technology, and more. There will also be a quick-service restaurant called Vibe BBQ by James Beard Award-winning chef Marcus Samuelsson, known for his Red Rooster restaurant in Overtown.

Condo-hotel by German Group – Wynwood
With suggestions to add art to its eastern elevation and make corners more experiential for pedestrians, a German group secured design approval for its mixed-use building proposed in Wynwood. The Miami-based applicant, Whale & Star Wynwood Owner LLC represents a partnership between European hospitality veterans Motel One, Ralf Buschl (Buschl Group), and Sebastian Ludke (ALP.X Group).
Whale & Star acquired the 7,822-square-foot site at 2215-2237 N.W. First Place, 175 N.W. 22nd Street, and 170 N.W. 23rd Street for $24 million in 2023. The assemblage is currently home to commercial buildings, which will be demolished.
Designed by Hollywood-based O’Donnell Dannwolf and Partners Architects and New York-based HWKN Architecture, the 8-story mixed-use will feature 87 condos (levels 6 to 8), 24 hotel rooms (levels 3 to 5), 11,350 square feet of commercial space, and 87 parking spaces. The design will draw inspiration from Wynwood’s industrial heritage. Units will range from 406-square-foot studios to 1,592-square-foot loft-style residences with up to three bedrooms.
In addition to ground-floor commercial space, there will be a rooftop pool and gym along with a rooftop restaurant and bar. The property’s hotel component will be branded and operated by Cloud One Hotels, with condo residents receiving special access to the hotel’s amenities. Further adding to this new development’s distinctive allure, the creator of Wynwood Walls, Goldman Global Arts will be curating and integrating art canvases into the building’s architecture.
Currently presented to the Wynwood Design Review Committee, the developer team expects to start construction next year after due approval.
33 Alhambra – Coral Gables
Coral Gables-based MG Developer and Peru-based VYV won approval to construct an 8-story, 78-unit mixed-use building at 33 Alhambra Avenue this September. Downsizing from their original plans of building an 11-story project with 80 condos filed in 2022, the co-developers managed to secure a unanimous vote with this lower-density profile.
Designed by Bellin Pratt & Fuentes Architects, the newly approved development will feature two amenity roof decks, 13,343 square feet of office, 17,926 square feet of ground floor commercial, and 146 parking spaces. While one of the roof decks will house a pickleball court, the other will feature a pool, a spa, and open-air cooking areas.
Located within half a mile of Coral Gables’ iconic Miracle Mile, the mixed-use will replace all except one of the six one- and two-story buildings onsite. The historic two-story building at 42 Navarre Avenue will be preserved and incorporated into the new development for commercial use.

Redevelopment of the Shops at Sunset Place – Coral Gables
In a bid to redevelop Coral Gables’ popular Shops at Sunset Place, Midtown Development has filed plans to build nine towers on the site. While Heatherwick Studio is designing the project, ODP will be the architect of record. The massive redevelopment would include:
- Two 12-story buildings, two 15-story buildings, one 21-story tower, one 25-story tower, and three 33-story towers.
- Together, the towers will carry 1,513 residential units and 287 hotel rooms.
- There will also be a 1,300-seat movie theater or performing arts theater, 50,892 square feet of office, 149,506 square feet of retail, and 2,418 parking spaces.
All nine towers will be perched on columns and feature a slim profile to allow for pedestrian traffic to flow smoothly underneath. This new network of streets would also harbor space for smaller retail as well as food and beverage units, revitalizing the area with new energy.
Abbhi Capital’s Resi-Hotel Tower – Downtown Miami
Following up on its September 2023 proposal to bring two new towers to Miami Worldcenter, developer Abbhi Capital applied for a fence permit at 122 NE 11th Street this August. Designed by Arquitectonica, plans for the 59-story north tower and 33-story south tower were further submitted to Miami’s Urban Development Review Board in September.
The 2.2-acre site will be home to 558 residential units in its north tower, 368,362 square feet of office space in its south tower, a 7,109 square-foot restaurant, and 1,319 vehicle parking spaces in an 11-story podium.

Mercedes-Benz Places – Brickell
Groundbreaking – June 2024 | Completion – 2027
Construction at Mercedes-Benz Places Miami has gone full throttle as foundation work for the first tower is complete, and the second tower is now in the works. Designed by SHoP Architects and ODP, with key inputs from Mercedes’ design team, this technical silver structure will rise 67 stories with a distinctive stacked-box profile.
Mercedes-Benz Places will be home to 791 stunning residences, enhanced by German precision. Woods Bagot will be handling interiors, aligning them with the project’s “Timeless Design, Inspired by Miami” theme. Its aerodynamically curved balconies are designed to capture maximum sunlight, while the skyscraper will feature Mercedes-Benz's classic black and white color scheme to contrast its silver facade.
Amenities will include mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for residents, bicycle and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations. It will be part of Micheal Stern’s 1 Southside Park mega-development, offering future residents access to a 200-key Treehouse Hotel and additional residences in the second tower, 153,070 square feet of office space, 142,129 square feet of commercial space, and a revamped version of the 2-acre Southside Park next door.
Prices at Mercedes-Benz Places Miami start at $750,000 for a studio and range up to $4 million for a three-bedroom.
Domus FLATS Brickell Center – Brickell
Groundbreaking – Early 2025 | Completion – Late 2027
Approved by the FAA for a height of 419 feet above sea level and with a demolition permit in place, Domus Brickell Center will soon be able to break ground. Developed by North Development, a joint venture between Miami-based Ricardo Dunin’s Oak Capital and Peru’s Edifica, this short-term rental-friendly tower will rise a block from the Metrorail and four blocks south of its sister tower, Domus Brickell Park.
Designed by MC+G Architecture, the 35-story tower will have 579 fully furnished FLATS (Flexible Apartments for Temporary Stays). Built to offer the services, security, and consistency of a hotel, owners will be allowed daily rentals using Domus’ exclusive App. The App offers a range of facilities, including access to over 85 booking platforms, mobile check-in and check-out, digital keys, and more. Interiors at this ready-to-Airbnb condo tower will be handled by Urban Robot. Turnkey units will range from 367 square feet to 795 square feet in size.
Standout amenities at this centrally-located high-rise will include an expansive lobby with about 4,000 square feet of social space inclusive of The Cypress Room lounge, a rooftop pool and sky deck, a rooftop yoga deck, a wine bar, an artisanal market with gourmet fare, surround sound with ambient speakers, EV charging stations, and Domus bike share. There will also be 1,485 square feet of retail plus 139 parking spaces.
Prices at Domus FLATS range from the low $500,000s to $1.5 million, with a choice of studio to two-bedroom FLATS.
Bentley Residences – Sunny Isles Beach
Groundbreaking – February 2024 | Completion – Year-end 2027
With two tower cranes ready for installation (at a height of 857 feet above sea level and 749 feet above sea level), construction is in full swing at Bentley’s first-ever condo development. Developed by Miami’s Dezer Development, the dazzling tower is poised to become the tallest building in Sunny Isles Beach as well as the tallest oceanfront building in the U.S., with a top-off height of 749 feet.
Designed by Sieger Suarez in collaboration with Bentley Motors, the cylindrical tower will feature a distinctive, highly reflective, triangulated glass façade styled to emulate the luxury carmaker’s signature diamond pattern. With only 4 units per floor, the 62-story high-rise will be home to a total of 216 ultra-luxury residences built using sustainable materials.
Each residence in this spectacular tower will feature a sunken pool on its 1,500-square-foot balcony, an outdoor shower, an outdoor kitchen, and access to the patented car elevator system called the Dezervator. The Dezervator will allow residents to drive into one of four elevators and park in a glass garage adjacent to their sky home. All west-facing residences will feature 3 parking spaces, while east-facing condos will boast 4 parking spaces each.
All homes in the skyscraper will further afford direct ocean views, custom lighting, and signature scenting by Bentley Motors. Highlight amenities at the oceanfront tower will include two pools, an indoor-outdoor fitness center, a spa, a whisky bar, a cigar lounge, a cinema, and beautifully landscaped communal gardens. A custom-designed speeding Bentley sculpture, currently on display at the tower’s sales gallery, will be shifted to the tower’s entrance upon completion. There will also be a residents-only restaurant concept by the James Beard award-winning celebrity Chef Todd English.
Prices at Bentley Residences started at $5.6 million, with a choice of floor plans starting at three bedrooms.
Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – Q2 2028
Vertical construction is now underway at PMG and Greybrooks’ supertall condo-hotel. Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. Home to a total of 387 condos and 205 hotel rooms, its bottom three cubes will be dedicated to the hotel component, while the upper six cubes will house the condos plus amenities.

With an FAA approval in place, Peru-based developer Grupo T&C filed its construction permit application this September. Designed by Miami’s award-winning Kobi Karp Architects, the LEED-certified tower will rise 641 feet above sea level with 57 stories. Lending it visual distinction will be a unique base featuring distinctively vertical, metallic gold elements.
Each of the 592 fully furnished residences will flaunt timeless interiors and handpicked furnishings by celebrated designer Adriana Hoyos. Units will range from 375 to 1,242 square feet in size. Further, owners at Edge House will be allowed full rental flexibility, giving them complete control over their investment property.

MG Developer has tapped Serhant to launch and lead sales for the final phase of its Biltmore Square development. Designed by De La Guardia Victoria Architects & Urbanists, ‘The George’ is envisioned to set a new standard of opulence in Coral Gables. Located at 717 Valencia Avenue, the townhomes will be within walking distance of Miracle Mile, Downtown Coral Gables, and the Biltmore Hotel.

Developers Carlos Rosso and Turnberry Development announced that Douglas Elliman’s Eklund-Gomes is taking over sales and marketing for ONE Park Tower at the master-planned SoLé Mia. Fortune Development Sales, led by Edgardo Defortuna, had already pre-sold 70% of the project since its sales launch in the spring of 2022.
Designed by Arquitectonica, the luxury condo tower will rise 33 stories with 292 bespoke residences. Reimagined for next-gen living, all residences at this waterfront tower will feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, spacious walk-in closets, and plenty more.

Offering buyers a choice of more than 16 design elements, the new images offer a peek into the curations and high-end touches crafted by A++ in collaboration with Pagani Arte. First buyers can create their own aesthetic, as they choose from four countertop options, two cabinetry choices, and two flooring styles for a truly customized and exceptional living space.
Designed by Miami-based Revuelta Architecture International, the world’s first-ever Pagani Residences will feature no more than four residences per floor. Setting a brand-new standard for bayfront living, the 28-story tower will rise with only 70 hyper-luxury condos. Bespoke interiors will be designed by Pagani Arte, featuring curations inspired by Leonardo da Vinci’s principles of Art and Science. Witkoff Group’s Three-Tower Mixed-use Project – Downtown Miami
Miami’s Building Department issued a site work permit for Witkoff’s three-tower mixed-use project to move ahead with construction activities. To be constructed in phases, the developer group already has a utilities agreement in place and is seeking a master construction permit for its first tower. Developed in partnership with Chicago-based Monroe Capital, the 3.38 million-square-foot mixed-use will be seated within the Miami Worldcenter mega-complex.
Designed by the award-winning Kobi Karp, the three-tower new construction will feature a U-shaped orientation and vertical greenery veiling its podium. Rising to a height of 685 feet above ground, close to the Brightline passenger rail station, at the former Miami Arena site in Downtown, this multi-tower new construction will make a vibrant addition to Miami’s urban core.
The mixed-use project will carry a total of 2,360 residential units, about 540,000 square feet of office space, 28,000 square feet of a full-service restaurant, 12,500 square feet of retail, 2,457 parking spaces, and a lush park buffering it from the railroad. While all 3 towers will house residential units, only two will feature office space. All three towers will come connected by an 8-floor podium/amenity deck.

Meta Development Buys 0.4-acre Parcel from Menesse – Brickell
Menesse International, a joint venture between Mariano Borges, CEO of Menesse Condos and Alejandro Díaz Naranjo, CEO of Habitania Group, sold its Brickell-based vacant lot this September. Meta Development, a joint venture between Miami-based Lucid and Brazil-based Iron Capital, purchased the 0.4-acre lot at 1870 Brickell Avenue for $10.3 million.
Menesse had purchased this lot for $6 million last year and planned to build a 16-unit condo building on the same. The firm still plans to partner on developing the condo project. Meta recently launched sales for its 14-unit boutique project, Opus Coconut Grove, with prices starting at $2.5 million after shifting its headquarters to Miami just last year.
Treasure Island Cove Condo Sold in Bulk Buyout Deal – North Bay Village
With 100% of owners onboard with selling their condos at Treasure Island Cove, Sunbeam Properties now owns almost 14 acres of land in North Bay Village. Closing the bulk purchase at $8 million, the developer paid about $333,333 per condo in the 24-unit building. Sunbeam plans to demolish the building and add the landlocked parcel to its mega-development site.
Located at 1639 N. Treasure Drive, the 1952-built condo was behind on repairs and had a 40-year recertification evaluation coming up. If the owners hadn't agreed to sell, they would have to spend a significant amount on the assessment and also temporarily vacate the building for repairs to take place. As most condos in the building were assessed to be in the mid $100,000s, the deal proved to be a more profitable choice for owners.
Led by the Ansin family, which also owns WSVN Channel 7, Sunbeam Properties is already approved to build a major mixed-use on its nearly 14-acre parcel. Kicking off its first phase with a 250-unit condo tower, the mixed-use will bring more than 1,900 residential units, hotel, retail, and office space to North Bay Village. The development parcel will also include WSVN’s ex-headquarters as the TV station relocates to Miramar.
Urbin Miami Beach’s Former Site Up for Sale – South Beach
As Location Ventures’ appointed receiver, Bernice C. Lee, filed a motion to sell Urbin’s Miami Beach development site this September, the parcel could get a new lease of life. If approved, the site could be sold for $17.5 million to Pakman Miami Beach LLC, a Fort Lauderdale-based company managed by Andrew Beachler, Prakash Patel, and Richard Haestier.
In 2022, a groundbreaking ceremony was held for Urbin Miami Beach at 1234 and 1260 Washington Avenue. The 69-unit co-living low-rise was set to replace two commercial buildings on the site. However, in June 2023, the City of Miami Beach halted all construction work on the 33,525-square-foot site due to a lack of proper permits.
While the Miami Beach site was purchased for $20 million in 2021, it will be selling at a loss. The lender, who is owed $19.3 million, has further agreed to settle for less at $16.74 million. With a $17.5 million sale price, the balance proceeds would help cover $15,000 in past-due utility bills, $570,000 in past-due property taxes, $125,000 in closing costs, $25,000 to Fisher Auction for marketing the property, plus the receiver’s expenses.
