Sep’s Expert Advice

“We’ve always said that living by the water just feels better, but now there’s science to back it up. New research links coastal living to longer life spans, with benefits ranging from cleaner air to lower stress levels. So yes, buying that bayfront condo or home might just be what the doctor ordered.

Curious what’s available along the water? Let’s talk! You can also check out our video on the most luxurious beachfront pre-construction condos coming to Miami.”

Condo Crush

“Five Park just won Best Architecture/Design at the 2025 Structures Awards, and after filming there, it’s easy to see why.

We toured a four-bedroom residence Katia Bon recently sold for just under $7 million to clients from California, and were impressed by the light, the views, and the quality of the finishes. The entrance with a kaleidoscopic walkway designed by French artist Daniel Buren also really stands out. It’s just one of those buildings where the design holds up everywhere.”

Coming Soon

“Lincoln Road is getting a creative reboot with the arrival of the Superhuman Museum of Modern Art, set to replace the Regal Cinema. Designed by local entrepreneur Steve Berke and recently approved by the Miami Beach Planning Board, it will be the first museum to pair original works by artists like Picasso, Warhol, Basquiat, Chagall, and Calder with large-scale immersive environments. I'm curious to see how both locals and tourists take it in.”

Our Miami Pre-Construction Pick of the Month

“What I like about The St. Regis Residences Miami is how intimate it feels for a project of its scale. With only four residences per floor, it keeps a genuine sense of privacy.

Rising along tree-lined South Brickell Avenue, the tower will overlook Biscayne Bay and offer impressive amenities like the Cognac Room, the wellness center, and a private marina. It all feels designed around a slower, more personal kind of luxury, very true to the St. Regis spirit.”

Word on the Block

“One of the world’s most influential design galleries has found a new home in Miami. The Future Perfect has opened inside Villa Paula, a 1920s neoclassical landmark in Little Haiti that once served as the Cuban consulate.

The 2,000-square-foot villa has been turned into an atmospheric showcase for designers like Lindsey Adelman, Faye Toogood, and Vikram Goyal, whose pieces sit against ochre plaster walls, stained glass, and the home’s original tiled floors. I love how it connects Miami’s layered history with a more experimental design edge.”

In Transit

“There’s something poetic about Miami’s old Pan Am building taking flight again. Once nicknamed the ‘Taj Mahal of Miami,’ the 1960s landmark at Miami International Airport is being restored as a private terminal by PS, the company behind LAX’s celebrity lounges.

The midcentury architecture, with gold panels, fountains, and all, will frame new courtyards, private suites, and even a spa. It’s pure Jet Age glamour reimagined for the present.”

– Bojana Petkovic, SEO Manager
