Sep 22, 2022 September 22, 2022

From the developers of Elysee, Two Roads Development is ready to give Edgewater yet another sublime residential masterpiece. Launching the EDITION brand’s first stand-alone residences, EDITION Residences will be located at 2121 N Bayshore Drive, replacing the older waterfront Biscayne 21 condominium. This branded, ultra sophisticated tower will be the first of three luxury high-rises planned for the bayfront site.

Edgewater’s EDITION Residences is planned to feature a mix of one-bedroom-plus-den, 1,952-square-foot condos to four-bedroom, 3,864-square-foot condos, along with 6 rentable guest suites, and 3 tri-level penthouses with rooftop pools and gardens. Early pricing just announced for this 55-story, 185-unit tower will start at $1.7 million.

Looking to break ground by mid-2023, construction is estimated at 36 months, with completion expected in mid-to-late 2026. The sales gallery is expected to be open by late 2022 at 2060 North Bayshore Drive. Two Roads Development is also responsible for bringing Edgewater its first beach club via the Biscayne Beach condos plus its first boutique-style luxury tower in the iconic Elysee. Branding for the other two towers is yet to be decided.

The New EDITION of Luxury in Edgewater, Miami

Two Roads’ EDITION-branded tower will rise 55 stories (649 feet) against 800 feet of gorgeous bay frontage in Miami’s popular Edgewater neighborhood. Designed by Miami’s highly acclaimed architect Bernardo Fort-Brescia, founder of Arquitectonica, the sleek high-rise will carry a glass exterior, “a moon-like glass prism” that references Miami’s waterfront under romantic moonlight – delivering a higher degree of sophistication to the bayfront.

Featuring 185 bespoke residences, the waterfront tower will carry unique layouts referencing the prows of sailboats racing off Miami’s coastline with interiors by the celebrated Studio Munge. Led by Italian designer Alessandro Munge, the Ontario, Canada-based studio is highly acclaimed for its contribution to luxury hospitality, food & beverage, and residential design.

For Edgewater’s EDITION Residences, Studio Munge will draw inspiration from the luxury hospitality and lifestyle brand’s modern aesthetic. Common space interiors will evoke a timeless sophistication accented by a warm and tranquil color palette. Residence interiors will feature 10- to 14-foot-high ceilings, custom European-style cabinetry, premium finishes, and other high-design fixtures. Each of the spacious terraces will open to unobstructed water, city, or skyline views.

Unlike other EDITION properties around the world, this luxury tower will not have a hotel component. However, residents will have the option to reserve the six guest suites available to host their friends and family.

All amenities will be operated and managed by EDITION – a brand known for excellence in hospitality .

The EDITION Residences will feature two resort-style pools, private cabanas, a rich spa program, plus a state-of-the-art fitness facility complete with private training studios, including separate yoga and spinning spaces.

Biscayne 21’s Bulk Buyout Deal

Following suit on a trend that has swept up several older buildings in Miami, Two Roads Development completed its bulk buyout of Biscayne 21 this May. Built in the 1960s, the 11-story condo building occupied a premium slice of Bayfront - perfectly positioned on a peninsular featuring two waterfront exposures plus exceptional views spanning Margaret Pace Park to Miami Beach, and beyond.

Two Roads paid a total of $150 million for the 3.5-acre property at 2121 North Bayshore Drive to make way for its 3-tower condo complex. Home to 191 vintage condos, the deal equated to an average price of $1 million per unit.

Edgewater – The New Frontier Luxury Neighborhood in Miami

Since the great migration of businesses and the business elite to South Florida began in 2020, Edgewater has turned into a darling for developers and those seeking a beautiful, centrally located waterfront neighborhood. Edgewater has emerged as the hot, new favorite for developers building luxury condos – becoming one of Miami’s premier neighborhoods for luxury high-rise living.

Living at the EDITION Residences in Edgewater, residents will be just opposite the expansive Margaret Pace Park. The waterfront park is the top choice for walkers, joggers, sports enthusiasts, dog parents, picnickers, and families in the neighborhood given its lush greenery and fitness facilities. Residents will also be steps from the scenic Miami Baywalk (a 5-mile waterfront promenade) and minutes from some of the finest eateries and arts venues in Miami, located right within the neighborhood.

Centrally located, Edgewater rubs shoulders with the burgeoning art district of Wynwood, the shopper-friendly Midtown, cultural hotspots in the Arts & Entertainment District, plus the eccentric home to luxury retailers in the Design District. By car, the bustling avenues of Downtown will be 10 minutes, the business hub of Brickell will be 20 minutes, and the Miami International Airport will be about 25 minutes.
