Canada-based Great Gulf launched sales for its Mandarin Oriental-branded residences this February. The 2.5-acre property will rise along 215 feet of tranquil waterfront at 5400 North Flagler Drive in West Palm Beach.
Designed by Safdie Architects in collaboration with Spina O’Rourke + Partners, the 31-story tower will feature 87 generously-sized ultra-luxury residences. Units will range from 2,151 to 6,339 square feet with wrap-around terraces, direct water views, and interiors by Studio Munge.

Topping off just over a year after breaking ground, Rosewood Residences is on track for completion early next year. Developed by the Related Group and Dezer Development, the exclusively residential project boasts rare dual waterfrontage and is the first new construction in Hillsboro Beach in over two decades.
Designed by Arquitectonica, the nautically-inspired Rosewood buildings rise on “Millionaire’s Mile.” The 10-story oceanfront tower houses 70 condos, with units ranging from a generous 2,800 to 6,400 square feet. Developers Related Group and BH Group broke ground this February on the city’s first branded luxury condo tower by the water. The 27-story project will feature 138 residences, all with east-facing ocean views. The purely residential project is more than 70% pre-sold.
Designed by Arquitectonica and with interiors by New York-based Rockwell Group, these stunning residences will reflect the highest expression of Ritz-Carlton in a boutique setting. 8-story Condo at The Boca Raton – Boca Raton
Winning approval from Boca Raton’s Planning and Zoning Board, BDT & MSD Partners have the green light to proceed with an eight-story condo and three-story fitness center. Located within the grounds of The Boca Raton, the project will replace the resort’s golf maintenance facility.
Designed by Hart Howerton Partners, the residential tower will rise to 100 feet and feature 76 residences. Units are expected to average 2,500 square feet. The planned 31,700-square-foot fitness center will be thrice the size of the existing one.
The Boca Raton, formerly known as the Boca Raton Resort & Club, is a 100-year-old resort and private club at 501 East Camino Real, featuring more than 1,000 hotel rooms, two golf courses, a beach club, and a 32-slip marina.

Two Luxury Condos by Jeff Greene – West Palm Beach
After reaching a land swap agreement with the city and agreeing to pay $6 million in exchange for height bonuses, billionaire developer Jeff Greene revealed plans to build two luxury condo towers. The developer envisions two towers rising up to 350 feet at 2175 and 2501 N. Flagler Drive.
Positioned for luxury buyers, the project will include about 170 condos averaging 4,000 square feet. The 15-year height bonus window provides flexibility to phase the development strategically.
As part of the land swap, Greene affiliates will give the city 0.86 acres of the 1.26-acre site at 2323 N. Flagler Drive, allowing for the Northwood Road extension into Currie Park. In return, the city will transfer 0.35 acres of Joel T. Daves Park to the developer.

Alta Developers has unveiled new renderings of the nearly two-acre amenity program at Gaia Residences, designed around wellness and sensory restoration. Latest visuals show an open-air fitness pavilion nestled within landscaped gardens, a social kitchen with gathering areas, and a water garden inspired by the Maldives' overwater villas.
Designed by CFE Architects, Gaia Residences will be 18 stories tall, with 238 attractively priced luxury residences. After securing approval last December, developer Related Ross obtained a $157 million loan to construct its 306-foot condo at 1901 North Flagler Drive. With financing in place, the developer can now begin demolition and site prep.
Designed by Roger Ferris + Partners, the 28-story Shorecrest will feature a distinct curvilinear form, accentuated by a reflective glass facade. Units will range from 2,015 to 4,760 square feet, with no more than four per floor, and most offering uninterrupted views of the Intracoastal Waterway.
All 98 residences will feature interiors by New York’s Rottet Studio, complete with custom White Oak European millwork, freestanding soaking tubs in the primary baths, white oak wood plank flooring, and a home automation system.
Highlight amenities at the Shorecrest West Palm Beach will include a rooftop deck featuring a 75-foot pool and lounge areas, spa facilities, a fitness center in partnership with Equinox, a cocktail lounge, a private dining room, a game lounge, a golf simulator, and a coworking lounge. The LEED Gold-compliant tower will also feature a five-story podium with 204 parking spaces, providing more than two spots per unit.

Natiivo Fort Lauderdale – Fort Lauderdale (Scheduled for Auction)

Natiivo Fort Lauderdale’s future is now in limbo following Newgard’s loss in its foreclosure lawsuit against lender Kushner Co. The 1.08-acre site at 200 W. Broward Boulevard, previously slated to host the short-term rental-friendly condo project, is now set to be auctioned in March.
As reported in our November 2025 update, Kushner had personally sued Newgard founder Harvey Hernandez over the alleged default of a $22.8 million loan. The Arquitectonica-designed project was set to rise 40 stories with 384 fully furnished residences featuring interiors by Pompano Beach-based IDDI.
Located at 200 W. Broward Blvd., the ready-to-Airbnb tower would be within walking distance of Brightline’s Fort Lauderdale station, making it a prime investment opportunity.
The developer has initiated the return of buyer deposits.
Phase II of the Marina Village Project – Riviera Beach
Riviera Beach officials are reviewing three competing bids for Phase II of the Marina Village project. The proposals come from Forest Development, Sonnenblick Development, and Related Urban Development Group. The public-private partnership for the waterfront project aims at attracting office and upscale retail tenants.

Forest Development’s plan includes building 164 condos, 270 hotel rooms, office space, 44,000 square feet of retail space, 39,000 square feet of restaurants, and a convention center.

Sonnenblick Development has proposed 270 residential units, two 150-room hotels, and 41,000 square feet of retail and dining space.

Related Urban Development Group has submitted a plan for a hotel-condo project featuring 120 hotel rooms, 224 condos, 10 townhomes, and 24,000 square feet of waterfront retail.
The second phase builds on Phase I, which delivered a new event center and an expanded marina along the Intracoastal Waterway, complete with watersports facilities and 140 boat slips.
Fort Partners, Related Ross Gain Majority in Harbor Towers – West Palm Beach
Paying an average of $1.85 million per unit, Fort Partners and Related Ross now hold a majority stake in Harbor Towers & Marina Condo, owning 37 of the building’s 61 units. Built in 1986, the two-acre complex features a private marina and is perched across the Intracoastal from the Mar-a-Lago Club, making it a very attractive redevelopment opportunity.
