The parcel sits on the south side of Watson Island. The delay follows mounting concerns that the deal is significantly undervalued, with recent estimates suggesting that the land could well be worth $257 million to $342 million. While the lower valuation reflects mandated hotel and hotel-residence uses, the higher valuation allows the developer to pursue whichever plan maximizes returns. On the other hand, some opine that the $29 million purchase price is fair considering the existing 99-year lease on the site is valued at $28.9 million—meaning the deal effectively buys the city out of the lease rather than the land itself. A second, more decisive, vote is expected to take place in December. BH# and Merrimac’s proposed project for the parcel includes 105 condos, approximately 220,000 square feet of office, retail space, and two hotels. In exchange, the duo agreed to extend the lease on the rest of the site by 24 years, expand the bayfront public promenade to 1,000 feet, and contribute $9 million towards affordable housing and other infrastructural improvements. Meanwhile, voting in favor of the sale of 5.4 acres of city-owned land at 1111 Parrot Jungle Trail in July, the Miami City Commission cleared the way for Ecoresiliency’s revitalization plan. Ecoresiliency Miami LLC—a joint venture between Terra Group and ESJ Capital—is poised to acquire the site for $135M to build two 40-story luxury condo towers, with a total of 600 units, replacing part of the existing eco-adventure theme park. ### Mixed-use by Joint Venture – North Beach A joint venture—including Abraham Bergman, Opal Realty NY, and The Scharf Group—plans to develop a mixed-use project on its recently acquired assemblage in North Beach. The partnership purchased the two development sites at 7410 Collins Avenue and 7400 Harding Avenue for $15.5 million. Approved plans allow for two five-story buildings totaling 90,000 square feet. The project will include 12,000 square feet of ground-floor retail and 40,000 square feet of office space, with groundbreaking expected as early as next year. It’s still undecided whether the residential offering will be condos or rentals. The project also involves restoring the historic retail building at 7410 Collins Avenue, presently leased to CVS. ### Holiday Inn Site Heads to Auction – Downtown Miami The distressed 100-room Holiday Inn Port of Miami-Downtown, located at 340 Biscayne Boulevard, will be up for auction in December. Listed at $175 million, the 0.91-acre parcel is favorably zoned for redevelopment. According to the auction house, the site can accommodate an 82-story tower with 374 condos and 120 hotel rooms, and will be auctioned free and clear of liens.
