As developers announced and launched exciting new projects, luxury condo development continued booming in South Florida. This month, partners Related Group and BH Group launched sales for West Palm Beach’s first Ritz-Carlton Residences condo development. The developer duo further launched sales for Icon Beach and won approval to build another condo-hotel in Hollywood Beach. Further, Ari Pearl swapped his plans to build a rental tower at The Club at Emerald Hills golf course with brand-new condos and villas.

Ritz-Carlton Residences – West Palm Beach
Groundbreaking – Early 2025 | Completion – 2027
Developers Related Group and BH Group launched sales for the fifth Ritz-Carlton-branded pre-construction project in South Florida this March. Rising 28 stories with 144 residences at 1717 North Flagler Drive, each and every unit at this waterfront high-rise will offer ocean views towards the east.
Designed by Miami’s prolific Arquitectonica, and with interiors by the Rockwell Group, these sublime residences will “reflect the highest expression of the legendary brand in a boutique setting.” Units start at a generous 1,400 square feet. Amenities range from a magnificent pool and deck to a world-renowned spa, a fully equipped fitness and wellness center, signature services, and much more.
Delivering on Ritz-Carlton’s uncompromising hospitality standards, the waterfront tower will offer owners-only access to the brand’s most beloved services. With no hotel component on-site, owners can experience utmost privacy on one of South Florida’s most tranquil beach fronts.

Icon Beach Residences – Hollywood Beach
Groundbreaking – Late 2024 | Completion – 2026
Developers Related Group and BH Group launched sales for the stunning Icon Beach Residences this March. Located at 3724 S. Ocean Drive, across the street from The Diplomat Beach Resort, the 3.5-acre property is planned to feature 30,000 square feet of amenities.
Setting a new precedent for bespoke luxury, the CFE & Associates-designed tower will rise 37 stories with 350 residences. Featuring masterful embellishments and premium finishes, interiors will be handled by New York’s Meyer Davis Studio. Units will range from 950 to 2,600 square feet in size.
Nestled along the Intracoastal, the waterfront tower will afford a private marina and access to a beach club across the street at The Diplomat Resort (if developers are successful in striking a deal). Other amenities will include a pool deck, summer kitchens, an outdoor cinema, a fitness center, spa facilities, art from Pérez’s contemporary art collection, and much more.
Prices range from $825,000 to $2.8 million, with a choice of one- to three-bedroom residences.

Diplomat Landing Hotel (Tower 2) – Hollywood Beach
Groundbreaking – N/A | Completion – 2027
Developers Related and BH Group secured approval to build the second tower at 3451 to 3690 S. Ocean Drive this March. Located across the street from The Diplomat Beach Resort, the 42-story tower will rise with 500 hotel rooms, some of which will be sold as Hilton-branded condo-hotel units.
Designed by Miami Lakes-based Cohen Freedman Encinosa & Associates, the 4.5-acre property will be home to a beach entry pool with cabanas, 4,000 square feet of restaurants, a health club, a spa, a club room, and more. Units/rooms will range from 370 to 1,275 square feet.
1920 Pierce – Downtown Hollywood
ABH Developer Group, also the developer of the upcoming Aire Residences at Bay Harbour Islands, won approval for its second project in Hollywood this March. Located at 1920 and 1914 Pierce Street, the 5-story condo project will rise with 29 elegantly appointed residences. Designed inside-out by Llorente Architects, each contemporary residence will feature a private balcony, stainless-steel kitchen appliances, quartz countertops, and glass-enclosed showers.
1920 Pierce features extremely affordable pricing starting at $450,000 – considering most well-located condo buildings in Miami-Dade to Palm Beach are being priced at about $1 million or higher. Amenities include a rooftop pool deck, a manicured interior courtyard, and another garden on the second floor.

Sage Intracoastal Residences – Fort Lauderdale
Replacing a 16-unit co-op building constructed in 1957, developer Property Markets Group (PMG) plans to build the Sage Intracoastal Residences. Located at 900 Intracoastal Drive, just south of Sunrise Boulevard, east-facing condos in the luxury building will afford unobstructed water views and the beach one block away.
Offering a luxury boutique lifestyle, and overlooking the Bonnet House Museum & Gardens, this 18-story tower will rise with only 44 residences. Designed by Fort Lauderdale-based FSMY Architects, the tower will feature interior design by San Francisco-based BAMO. Units will range from 2,754 square feet to 3,185 square feet with 10-foot-high ceilings. All balconies will feature summer kitchens and clear glass railings.
Featuring more than 17,000 square feet of amenities, buyers can expect a waterfront pool with a café and private cabanas, a wellness spa with steam and sauna, a fitness center, a lounge with a catering kitchen, and a children’s playroom.
Prices start at $2.9 million, with a choice of two- to three-bedroom residences. Pre-sales are expected to begin in April.
Star Hollywood – Downtown Hollywood
Developer Alejandro Ensinck announced plans to build a 22-story, 248-unit condo project just north of Hollywood’s Young Circle this March. The Miami-based developer had purchased the 1.2-acre site at 410 North Federal Highway about two years ago for $6.7 million.
Prices are expected to start in the $400,000s.
Ari Pearl’s Condo Plan for Redeveloped Golf Course – Downtown Hollywood
Proposing a downsized version of its original plan for The Club at Emerald Hills, which initially included rentals, developer Ari Pearl announced plans to build 322 condos at the site. Pearl's company, PPG Development, is redesigning and redeveloping The Club, which is currently Florida's longest golf course.
Original plans for the golf course included building 486 rental units, which would have been a mix of apartments, townhouses, and villas. As per PPG’s new plans, phase one will include constructing 54 condos on top of the new clubhouse. Phase two will include building 268 condos, of which 40 will be golf villas.
Construction on phase two is likely to begin only after the golf course's redevelopment is complete. Nicklaus Design is leading the golf course’s design.
Prices are expected to range from $599,000 to $2 million.
