Fort Lauderdale’s New and Pre-Construction Condo Update: May 2023

Developers across South Florida stepped up efforts to meet the rising demand for luxury housing this May. Plans for two brand new, waterfront luxury condo developments were announced in Fort Lauderdale. Three transformative condo developments broke ground – Phase 3 of Oasis’ multi-block district in Hallandale Beach, Related’s oceanfront Casamar in Pompano Beach, and the riverfront Sixth & Rio in Fort Lauderdale. And, Pompano Beach-based Atlantic Group of Cos launched sales for their ultra-exclusive, ultra-luxury Pearl condos in Palm Beach Shores.

Pompano Beach-based developer, Atlantic Group of Cos. launched sales for one of their most exclusive oceanfront condo projects this May. Designed by D’Antonio Group and PFVS, the 6-story, glass-clad building will feature only 18 luxury residences and replace the former Seaspray Resort at 123 Ocean Ave. The developer purchased the 0.65-acre site in 2021 for $8.1 million.

Reducing their initial proposal of 30 units to a handful of 18 residences, developers unveiled a more exclusive, luxury lifestyle experience with modern European touches at Pearl. Future residents will enjoy coming home to flow-through floorplans with east and west views, oversized terraces with summer kitchens, chef-ready kitchens, a wet bar with stone countertops, hand-crafted Italian cabinetry, and designer fixtures throughout. Interiors will be handled by Carla Guilhem Design.

Amenities at this oceanfront retreat will include a rooftop pool with 360-degree views, a 55-foot lap pool, a residents’ breakfast café, a therapeutic wellness suite with treatment rooms, a yoga studio overlooking Zen Garden, a landscaped dog walk, dedicated pool and beach attendants. EV charging stations, and more. 

Prices start at $3.6 million, with a choice of two-bedroom (2,400 square foot) to four-bedroom (7,000 square foot) residences.

Just three months after launching sales this February, developer OceanLand Investments broke ground on the riverfront Sixth & Rio. Featuring about 100 condos in an 8-story building, the stunning project will rise along the south bank of New River at 501 SE Sixth Avenue in Downtown Fort Lauderdale. Previously called Aviva on the River, the 30% pre-sold tower was converted from apartments to condos earlier this year.

Designed by FSMY Architects + Planners, this boutique waterfront tower will feature condos ranging from 932 to 2,296 square feet in size, along with townhouses ranging from 1,694 to 1,759 square feet. Amenities will include a rooftop swimming pool with cabanas, a fitness center, a club room, a speakeasy-style owners’ lounge, a cafe/restaurant, a tropical outdoor lounge, plus co-working spaces.

The first new condo project to be built in the Rio Vista neighborhood in over a decade, owners of these graciously appointed residences will be allowed to rent up to 4 times a year, with a 3-month minimum stay restriction.

Prices start in the $900,000s and go up to more than $2 million for larger units, with a choice of 1- to 3-bedroom residences.


Casamar – Pompano Beach

Another oceanfront project that only recently launched sales this February, the masterfully-designed Casamar Residences broke ground in May. With more than 100 of its condos pre-sold, only select units remain at this landmark project by the Related Group.

Designed by the Miami-based, highly acclaimed Arquitectonica, Casamar will rise 21 stories with 119 luxury residences. Perched on 283 linear feet of pristine oceanfront, the glass-clad building will feature interiors by the New York-based Rockwell Group. Future residents will come home to flow-through floorplans, oversized terraces with glass railings, chef-ready kitchens with Italian cabinetry and branded appliances, spa-inspired master baths, password-protected app access to smart homes, and more. Residences will range from about 1,000 to 3,900 square feet in size.

Amenities at this standout building will include expansive water views, separate sunrise and sunset pool decks with cabanas, outdoor BBQ areas, an ocean-view fitness center, a dedicated lounge for gatherings, a club room with a gaming table, VR-based golf simulator room, a pickleball court, pet wash station, green gathering spots designed by Arquitectonica GEO, access to water sports, and much more.

Owners at Casamar will be allowed to rent their units for a minimum of 4 months at a time. 

Prices start at $1.8 million, with a choice of two- to four-bedroom residences. 


Oasis – Hallandale Beach

Breaking ground on phase 3 (residential towers) of this 10-acre, multi-block, live-work-play district, developers of this multimillion-dollar project held a lavish ceremony in April. A highly curated, one-of-a-kind project; Oasis Hallandale Beach will include two iconic glass towers, besides multiple offices, restaurants, and retail spaces.

Designed by Bernardo Fort-Brescia of Miami’s award-winning Arquitectonica, the two Oasis condo towers will rise 25 stories with 250 luxury residences in each. Each residential sanctuary will feature expansive balconies, imported Italian cabinetry, high-end fittings, and other luxurious touches. 

Besides multiple water features and a centerpiece 6-level waterfall, residents will be treated to six levels of amenities. Some highlights include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, a pet park, and much more. 

Prices range from $580,000 to $3.5 million, with a choice of one- to three-bedroom residences.

Replacing an 11-unit apartment complex built in 1975, developer One on One Harbor Beach Inc. (managed by Coral Gables’ Jean Campeau) has proposed building a 22-story condo tower at 3043 Harbor Drive. Seeking a height increase from the current 120 feet to 240 feet, the project is submitted for review with the city’s Planning and Zoning Board.

Designed by the award-winning Kobi Karp Architecture, the condo tower will rise 22 stories with only 17 full-floor units along the Intracoastal Waterway in Fort Lauderdale. The Miami-based architecture firm plans to keep the tower’s ground floor practically transparent, with floor-to-ceiling glass windows creating a more captivating pedestrian experience.

Each full-floor residence at the One on One Harbor Beach is expected to span 4,950 square feet, with an additional 1,235 square feet of balcony space. Amenities are likely to include a 5th-floor pool/amenity deck and 37 parking spaces.

Amassing parcels over a span of 32 years, Fort Lauderdale restaurateurs Aiton “AJ” Yaari and Lior Avidor now plan to build a hotel, condos, retail, and restaurants on their 5-acre assemblage. Located between Poinsettia Street and East Las Olas Boulevard, the oceanfront site is home to eateries such as Elbo Room, Café Ibiza, Spazio and Solluna, Blondies Sports Bar, and Rock Bar.
 

With Miami-based Kobi Karp leading design duties, the restaurateurs-turned-developers plan on adding Uber and Lyft drop-off/pick-up stations, open spaces, public restrooms, and garages to the mixed-use oceanfront property.

Olara – West Palm Beach

With demolition work underway at 1919 North Flagler Drive, the highly-amenitized Olara is closer to breaking ground this fall. Developed by New York-based Savanna, the luxury condo project is set to transform the waterfront of North Flagler with single-family home-like units and 80,000 square feet of sensational amenities.

Designed by Miami’s award-winning Arquitectonica, Olara will feature a 275-unit condo tower plus a 210-unit apartment tower. The timeless towers will be part of a 4-acre residential oasis, flaunting soft curves with glass terraces reflecting the water below. The generously-sized floorplans at Olara start at 1,500 square feet, affording residents a single-family home-like experience in the sky. Interiors will be handled by the world-renowned Gabellini Sheppard Associates.

Fronting the Intracoastal Waterway in West Palm Beach, the two 26-story towers will carry about 30,000 square feet of restaurant and epicurean marketplace space, 80,000 square feet of amenities, plus 1,570 square feet of commercial space between them. Highlight amenities will include a private marina, two pool decks, a spa with a Japanese-style Onsen, The Wright Fit-designed fitness center, an open-air yoga deck, a Pilates studio, and a library.

Prices start at $2 million, with a choice of two- to four-bedroom-plus-den residences. 


Ritz-Carlton Residences – Palm Beach Gardens

Shortly after launching sales this January, developer Catalfumo Cos. secured a $340-million construction loan to get this ambitious project moving. Previously called the Landing at PGA Waterway, the ultra-luxury condo project will rise with three 7-story buildings housing a total of 106 condos and a marina, covering about 11 acres along the Intracoastal Waterway at 2200 PG Blvd.

Built for the needs of 2040, the waterfront project will be designed by the West Palm Beach-based Spina O’Rourke + Partners. Each residence will come equipped with oversized balconies with room to accommodate a full dining table, two dishwashers, a second refrigerator in the walk-in pantry, and two electric vehicle chargers installed in their parking spot.

Besides a 29-slip private marina (for boats up to 75 feet in length), residents will gain access to a multi-level clubhouse with an event kitchen, a pool deck, a private waterfront park, a game area, a pickleball court, a putting green, a coffee bar, a library, fire pits, a fitness room, a spa, and more. Additionally, Ritz-Carlton will staff the condo association, service the 24-hour concierge, and help maintain the common areas. 

Prices range from $4 million to $8 million, with a choice of three- to five-bedroom residences.
