With South Florida’s most popular neighborhoods, such as Fort Lauderdale Beach, Hollywood Beach, and West Palm Beach, brimming with pre-construction projects, developers are now also setting their sights on lesser-known coastal havens. This July, new developments were announced in Riviera Beach and Boca Raton. Both areas offer access to quieter beaches, upscale shopping and dining options, and top-rated schools.

Also this month, El-Ad National Properties announced that the final building in its three-tower Alina complex was ready to welcome first residents, bringing its seven-year vision to a successful completion. The final phase of the three-tower Alina Boca Raton complex wrapped up this July, as developer El-Ad National Properties announced the completion of Alina 220. The nine-story tower, which topped off in December 2023, is now ready to welcome its first residents.

Designed by GarciaStromberg, Alina 220 features 152 luxury condos ranging from 1,400 to 5,400 square feet. All residences feature open-concept floor plans, designer kitchens with high-end appliances, private balconies, and 10-foot-high ceilings, along with the finest of finishes.

Together, the three completed Alina towers (Alina 200, 210, and 220) offer a combined 303 luxury residences. Shared facilities include an open-air pool with cabanas, multiple lounge spaces, fire pits, two dog parks, meditation gardens, and lush landscaping throughout.

Four-tower Development by SobelCo – Riviera Beach

Four-tower Development by SobelCo – Riviera Beach


Developer SobelCo secured initial approval from Riviera Beach’s Planning & Zoning Board for a four-building mixed-use complex at 1117 Broadway Boulevard this July. Spanning 4.27 acres, the project will rise across from the Port of Palm Beach and within walking distance of Marina Village.
 

Designed by West Palm Beach-based architect GarciaStromberg, the property will feature two 20-story towers and two 13-story towers. The 508 residences will range from 876 to 1,467 square feet with a selection of one and two-bedroom layouts.

In addition to each building having a pool on the ninth floor, the complex will further feature 10,000 square feet of retail and restaurant space and 1,083 parking spaces. There will also be an art display along Broadway. SobelCo is also planning to construct a public civic space as well as a pedestrian path from 12th Street to 11th Street. 

Targeting buyers seeking more affordable luxury near West Palm Beach, residences are expected to start at just under $1 million.

Miami-based Key International and West Palm Beach-based Wexford Real Estate Investors have proposed building a 12-story condominium to replace 27,057 square feet of office space in Boca Raton. The 2.1-acre assemblage, covering 14, 33, and 41 Southeast Fourth Street as well as 36 Southeast Third Street, sits a few blocks from the Boca Raton resort and golf course.
 

As per recently submitted plans, the developer duo seeks to build 133 condos spanning 1,435 to 2,459 square feet. A reduction from the previously approved 190 units, the building will now feature larger homes along with the addition of a 7,012-square-foot restaurant on its ground floor. Designed by Miami-based Arquitectonica, the newly proposed floor plans are expected to range from a spacious two to four bedrooms.

Amenities will likely include an entrance roundabout with a water feature, a pool and spa deck, a lounge, a gym, a yoga room, a theater room, and a kids’ room. There will also be 300+ parking spaces.

Eturna Beachside Residences – Hollywood Beach

Developer Condra Property Group secured a $40 million construction loan to keep its Hollywood Beach development on track for a 2026 completion. The group comprises partners Mark Drachman, Allen Konstam, Ira Chaimowitz, and Husein Sonara.

Located at 3319 North Ocean Drive, this boutique condo will sit across the street from a marina and just steps from the ocean. The project is 40% pre-sold and approximately 65% complete. The four partners had previously secured $50 million in debt financing and equity investment.

Designed by Hollywood-based Kaller Architecture, the seven-story Eturna embraces a minimalist aesthetic enhanced by understated luxury, with water views on either side. Amenities will include a spacious lobby, a private pool, and a state-of-the-art gym.

Of the 36 residences, 26 will be condominiums ranging from 1,000 to 1,500 square feet, while there will be 10 spacious villas spanning 2,300 to 3,000 square feet. Layouts include one- to three-bedroom units and three- to four-bedroom townhouses.

The future of Natiivo Fort Lauderdale, the neighborhood’s first tower specifically designed and licensed for short-term rentals, is now in limbo. With Newgard Development Group missing a $22.9 million loan repayment deadline, lender Kushner Companies has filed for foreclosure of the one-acre site. The project, reportedly 20% pre-sold, had launched sales just last February.

Designed by Arquitectonica, Natiivo Fort Lauderdale was planned to rise 40 stories with 384 fully furnished residences featuring interiors by Pompano Beach-based IDDI. Located at 200 W. Broward Blvd., the ready-to-Airbnb tower would be within walking distance of Brightline’s Fort Lauderdale station, making it a prime investment opportunity.

Amenities would include a ground-floor restaurant, a pool deck, a fitness center and spa, two pickleball courts, a dining area, and a club room. In addition to its eighth-floor amenity deck, the tower would also feature six floors of creative office space, 15,763 square feet of commercial space, and almost 400 parking spots. 

Launch prices ranged from the $600,000s to $1.8 million, with a choice of studios to three-bedroom residences.
