This October, news of four new condo proposals made headlines, while three prime-location projects gained approval.
Construction is pacing up across the region, with The Residences at Shell Bay now rising vertically. Meanwhile, projects such as the Viceroy Residences Fort Lauderdale are partnering with sports clubs to attract today’s wellness-focused buyer.

— Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Approved
The Amalfi – Fort Lauderdale
Groundbreaking: Late 2026 | Completion: 2028

After a few initial hurdles, New York-based Moore Group Corporation finally managed to secure approval from the city’s planning board this October. Located at 2317 North Ocean Boulevard on Fort Lauderdale Beach, The Amalfi will sit just one block from both the ocean and the Intracoastal Waterway in Fort Lauderdale. It is also positioned just across the street from the ultra-luxury, beachfront Auberge Beach Residences & Spa, Fort Lauderdale.
Designed by Kobi Karp Architecture, the 21-story tower will rise 240 feet and feature cantilevered balconies, creating a visually dynamic silhouette that maximizes views and natural light exposure. The Miami-based architecture firm will also handle interior design at the boutique, 39-unit building. Units will range from 2,632 to 3,762 square feet, plus balconies.
Expected amenities include a lush rooftop pool deck, a lounge with a catering kitchen, a gym, a sauna, a yoga room, a golf simulator, a dog wash, and bicycle storage.
Waterfront Condo by Great Gulf – West Palm Beach

Toronto-based development company Great Gulf has the green light from West Palm Beach’s City Commission for its proposed rezoning and waivers to build a 31-story condo tower. Located at 5400 North Flagler Drive, the 2.46-acre property will sit facing Lake Worth Lagoon and in close proximity to Manatee Lagoon, a medical center, and Peanut Island Park.
Designed by Safdie Architects in partnership with Spina O’Rourke + Partners, the 97-unit tower will feature rounded corners and glass balconies for a gently tapered form. Its collection of two- to four-bedroom units, penthouses, and townhomes will all feature interiors by the highly acclaimed Studio Munge.
Highlight amenities will include a rooftop pool, fitness rooms, lounges, event spaces, a library, a dog spa, a bike club, guest suites, and lush landscaping by Switzerland-based Enzo Enea. The developer is also exploring plans to add a dock that would accommodate four to eight boat slips.
Following its zoning approval, Great Gulf can now proceed with demolition and related building permissions. The project will replace the two-tower Poinsettia Apartments constructed in 1966, and is expected to take about three years to complete.
Four-tower Development by SobelCo – Riviera Beach


Clearing its first round of zoning approvals, SobelCo’s proposed four-building development in Riviera Beach can now advance to a second reading vote. Spanning 4.27 acres, the mixed-use project at 1117 Broadway Boulevard will sit across from the Port of Palm Beach and within walking distance of Marina Village.
Designed by West Palm Beach-based architect GarciaStromberg, the property will feature two 20-story towers and two 13-story towers. Offering a total of 508 condos, residences will range from 876 to 1,467 square feet with a selection of one and two-bedroom layouts.
In addition to each building having its own pool and spa on the ninth floor, the complex will also feature 10,000 square feet of retail/restaurant space and 1,083 parking spaces. There will also be an art display along Broadway. SobelCo is also planning to construct public civic space as well as a pedestrian path from 12th Street to 11th Street as part of the project.
Targeting buyers seeking more affordable luxury near West Palm Beach, residences are expected to start at just under $1 million.

Opus at 701 – Fort Lauderdale

Seeking waivers to build to a height of 144 feet, New York-based CNB Contracting Corp. has submitted plans for a luxury condo to Fort Lauderdale’s Development Review Committee. Located at 623 and 701 Bayshore Drive, the new construction will replace the 1955-built Manhattan Tower Hotel and an apartment built in 1949. The waterfront site is situated minutes from the beach and the Coral Ridge Yacht Club.
Designed by Adache Group Architects, the 13-story tower will rise with only 54 residences, ranging from 1,303 to 3,384 square feet. Opus at 701 will feature a mix of two and three bedroom plus den layouts.
Ground floor amenities include a pool with private cabanas overlooking the Intracoastal Waterway, a fitness center, a yoga room, a spa, a club room, and a private dining room. There will also be a rooftop amenity space, inclusive of another pool and a clubhouse.
Atlantico – Pompano Beach

Submitted to the city’s Development Review Committee by Atlantic Ave Property Owner LLC, an 8-story condo project has been proposed for Pompano Beach. Spanning 2217, 2219 and 2233 East Atlantic Boulevard, the parcel sits just off State Road 814 and is steps from a Publix, the dog-friendly Pompano Community Park, plus the neighborhood’s finest restaurants.
The mid-rise, featuring 75 residences and 3,149 square feet of commercial space, will replace two existing restaurants on the site. Units will range from 570 to 1,416 square feet, with a choice of studio to three-bedroom layouts.
Proposed amenities include a fourth-floor deck, a 343-square-foot amenity room, and 87 parking spaces.
Two-tower Condominium by Vera Fund – Fort Lauderdale

An affiliate of Vera Fund has submitted plans to Fort Lauderdale’s Development Review Committee for a two-building project. The proposal seeks to replace the existing bank and office buildings at 2800 E. Oakland Park Boulevard, along with a 32,698-square-foot parking lot across the street at 2810 E. Oakland Park Boulevard.
Designed by Miami’s IDEA Architects, plans call for a pair of 14-story buildings to rise on the 1.88-acre site, along with a four-story condo building on the parking lot. The shorter condo building will be home to 18 condos with two-bedroom layouts, ranging from 1,125 to 1,656 square feet. Amenities will likely include a ground-level pool.
The taller towers, connected by a podium, will be home to 94 condos, 4,900 square feet of retail, and 218 parking spaces. Amenities will likely include a pool, coworking space, and a sixth-floor amenity deck. Floor plans will range from 1,575 to 3,510 square feet, with a choice of two- to five-bedroom layouts.
Prices are expected to range between $1,000 and $1,200 per square foot.
27-story Condo by Related and BH Group – West Palm Beach
Related Group and BH Group have proposed building a 27-story waterfront condominium at 2001 North Flagler Drive. The developers are seeking a height bonus of 195 feet for the 0.8-acre site, currently capped at 111 feet. The additional 17 stories would help them build a five-story parking podium topped by a 22-story residential tower with 90 units.
In exchange for the height approval, the developer duo is willing to pledge $3.7 million in upgrades to Currie Park and $1.1 million towards the city’s transit service program and mobility fund. The existing 9,900-square-foot medical office building will be demolished to make way for the new development.

The Residences at Shell Bay – Hallandale Beach

With the building now rising vertically, The Residences at Shell Bay are on track for a 2027 completion. With closings still underway at the recently completed Forté on Flagler, the lower penthouse unit #2401 made headlines after selling for a near-record $28.3 million. Equating to about $3,086 per square foot, the deal is being touted as the highest for a single unit in West Palm Beach.

Harbor Towers Bulk Buyout – West Palm Beach
Following an out-of-court settlement with Related Ross, Fort Partners can now proceed with its bulk buyout of the two-building Harbor Towers condominium. Built in 1986, the two-acre, 61-unit complex features a private marina and is perched across the Intracoastal from the Mar-a-Lago Club.
An affiliate of Fort Partners already has deals in place with a majority of the units, ranging from $1 million to $3.3 million, which is more than double the assessed market value. Located at 3901 South Flagler Drive, the parcel is ripe for redevelopment, given the increasing demand for waterfront luxury living by affluent out-of-state buyers.
