Shorecrest in West Palm Beach

After securing a $157-million construction loan in February, developer Related Ross broke ground on Shorecrest per schedule this spring. The waterfront boutique condo will be located at 1901 North Flagler Drive, in what is known as West Palm Beach’s Billionaires Corridor.

Designed by Roger Ferris + Partners, the 28-story, 306-feet-tall Shorecrest will feature a distinct curvilinear form, accentuated by a reflective glass façade. Units will range from 2,015 to 4,760 square feet and floors will have no more than four residences, with most offering uninterrupted views of the Intracoastal Waterway.

All 98 residences will feature interiors by New York’s Rottet Studio, complete with custom white-oak European millwork, freestanding soaking tubs in the primary baths, white-oak wood-plank flooring, and a home-automation system.

The building will offer a rooftop deck featuring a 75-foot pool plus lounge areas, a fitness center in partnership with Equinox, spa facilities, a cocktail lounge, a private dining room, a game lounge, a golf simulator, and a coworking lounge. This LEED Gold-certified tower will also feature a five-story podium with 204 parking spaces, providing about two spots per unit.

The Pillars Club & Residences in Fort Lauderdale

 

 

A joint venture has submitted plans to the city’s Development Review Committee for a 15-story luxury condo that would replace several buildings in Fort Lauderdale, including the Pillars Hotel and Club. The partnership involves Uri Bublil of Mazalub Real Estate and Roni Avraham of SR Holdings Group.

Located on a 0.7-acre assemblage spanning 109 to 111 North Birch Road, the new waterfront development will be minutes from the popular Las Olas Beach, Bonnet House Museum & Gardens, and the Hugh Taylor Birch State Park.

Designed by Kobi Karp, the contemporary building will feature 43 expansive residences with wraparound glass balconies. Units will span 1,415 to 3,110 square feet, with a selection of two- to four-bedroom floor plans. There will also be a pair of rooftop penthouses, each with its own pool. Amenities will include a rooftop pool, a fitness center, a spa with multiple plunge pools, another pool facing the Intracoastal Waterway, and 92 parking spaces.

 

Rosewood Residences in West Palm Beach

Expanding Rosewood Hotels & Resorts’ South Florida portfolio with a fourth property, developers Related Group and BH Group announced plans for a new luxury condominium. Located at 2001 North Flagler Drive, the Arquitectonica-designed building will replace an existing medical office.

Proposed to rise 27 stories, the waterfront property will feature 90 luxury residences, with units averaging approximately 3,400 square feet. The development will also possess more than 13,000 square feet of indoor amenities, including a fifth-floor swimming pool and 185 parking spaces.

Unnamed Nine-Story Condo by Sobel Co. in Boca Raton

Developer Sobel Co. submitted revised plans for a 1.17-acre site near The Boca Raton Golf Club. Spanning 375 and 343 East Royal Palm Road, the parcel is now proposed to feature a nine-story condominium with 82 residences, replacing previously approved plans for a 161-bed assisted-living facility.

Designed by Garcia Stromberg, the project will feature a sophisticated and contemporary coastal aesthetic, complete with horizontal lines, glass walls, and deep, wraparound balconies. Residences will average 2,340 square feet, catering to buyers seeking larger floor plans. Amenities are set to include a rooftop pool deck and a 148-space parking garage.

 

Bertani at Broken Sound in Boca Raton 

 

 

Following a recent zoning change allowing residential development, Compson Associates filed plans to construct a condominium within the traditionally office-centric park at Broken Sound. Rising eight stories at 6001 Northwest Broken Sound Parkway, the building will offer direct golf-course views along with convenient access to I-95 and the Boca Raton Airport.

Designed by Vander Ploeg and Associates, the Bertani at Broken Sound will feature 60 residences, including six workforce housing units, with floor plans ranging from 1,620 to 2,513 square feet. Spanning 5.1 acres, the project will offer a range of amenities, including a pool deck, outdoor grills, a fitness center, a lounge, and a golf simulator.

 

Condos by Related Ross in West Palm Beach 

 

 

Partnering with Wexford Real Estate Investors, 13th Floor Investments, and an L&L Holding Company entity, Related Ross revealed plans for its fourth condo venture in West Palm Beach. Located on a 2.2-acre assemblage spanning Fern Street, Gardenia Street, and South Dixie Highway, the project is set to feature 100 to 130 residences.

Before Ross’ arrival, the joint venture had planned a 25-story, 372-unit apartment tower for the assemblage, but the project never materialized.

The Ritz-Carlton Residences in Palm Beach Gardens

Developer Catalfumo Companies announced that its highly anticipated Ritz-Carlton-branded development in Palm Beach Gardens is nearing completion. Interior work is progressing steadily, and the waterfront property is expected to welcome its first residents soon.

Designed by Spina O’Rourke + Partners, the ultra-luxury development comprises three six-story buildings offering a total of 106 residences and a private marina. Conceived to anticipate the needs of the future, each residence features oversized balconies with space for a full dining experience, two dishwashers, a second refrigerator in the walk-in pantry, and two electric-vehicle chargers.

Located at 2020 Banyan Resort Way, the Marriott-branded project will feature three-bedroom villas virtually next door to Dutchman's Pipe, the newly opened Jack Nicklaus-designed private golf club.

Designed by Randall Stofft, the villas will showcase a contemporary aesthetic paired with timeless interiors by David Lucido, featuring 10-foot ceilings, open-concept living spaces, and a graceful indoor-outdoor flow. Partners Related Group and Dezer Development unveiled the penthouse collection at Rosewood Residences Hillsboro Beach in mid-April. Priced from $16.5 million, the three- to five-bedroom residences embody the pinnacle of refined seaside living.

The penthouse collection comprises six oceanfront residences and nine Intracoastal-facing homes. Residences within the beachfront tower range from 5,000 to 5,560 square feet, offering four- and five-bedroom layouts with optional service quarters, while homes in the three-story coastal building span 3,200 to 6,400 square feet and feature three- to five-bedroom layouts with dens. Residences come with herringbone wood floors, sculpted European wood detailing, bespoke kitchens with Italian-sourced cabinetry, integrated espresso and cappuccino systems, deep soaking tubs, and more thoughtful touches.

Developers Related Group and BH Group secured a $360 million construction loan for their Icon-branded oceanfront project, targeting a May groundbreaking. Designed by CFE & Associates, the 37-story tower will feature no more than 10 residences per floor ranging from 950 to 2,600 square feet.

As an owner at Icon Beach Residences, you’ll be allowed to rent up to six times per year, with a minimum rental period of 30 days. First buyers will have the advantage of choosing between two beautiful curations for kitchen colors, cabinets, and floors. Securing a $50-million construction loan this April, developer Dependable Equities is set to begin initial site work for its two-tower development. Located at 300 Northeast Third Avenue, the massive project will sit two blocks away from Brightline’s Fort Lauderdale station and Las Olas Boulevard, the city’s main hub for art, entertainment, and dining.

Masterfully crafted by New York’s ODA Architecture, the 44-story, 754-unit development will consist of dual high-rises contained by a delicate exoskeleton and connected by a parking podium. The property’s value-driven Flagler Collection will feature studios to two-bedroom residences spread across floors two through nine. Meanwhile, the larger Tower Collection will offer studios to four-bedroom homes with expansive terraces from floors 11 through 41. Units in this mega-project will range from 465 to 2,618 square feet, with modern interiors designed by ODA.

$90M Deal for Jeff Greene’s Waterfront Parcel in West Palm Beach

 

 

Billionaire Jeff Greene is under contract to sell his 1.6-acre, lagoon-facing assemblage at 2023 Flagler Drive. The triangular property sits across from the under-renovation Currie Park and at the intersection of Flagler Drive, Piccadilly Street, and Broward Avenue, positioning it as a prime development site along West Palm Beach’s waterfront.

Miami-based Terra, along with other partners including the BH Group, is acquiring the parcel for $90 million. The developers are expected to pursue construction of a luxury condo tower, with zoning allowing for a building height of up to 350 feet.
