Having secured a TCO (Temporary Certificate of Occupancy) for floors 1 through 12, the West Tower at Oasis Hallandale is a step closer to welcoming its first residents this year. Securing a $54-million preconstruction loan, Dependable Equities has set its two-tower vision in motion. The development will comprise a 45-story tower at 101 SE 7th Street and a 47-story tower at 633 SE 3rd Avenue, located south of the New River and 20-minute walk to vibrant Las Olas Boulevard.
The ODA-designed towers will feature sculptural, stepped forms rising into expansive terraces and outdoor living spaces, with pedestrian-friendly streetscapes and a podium wrapped in vertical aluminum fins for texture and shade.
Together, they will deliver approximately 1,460 condo and multifamily residences along with about 14,000 square feet of ground-floor commercial space.
The project is expected to break ground in 2028, roughly coinciding with the completion of the developer’s Ombelle Residences, which will be home to the city's first Equinox.

Integra-Led Two-Tower Mixed-Use Complex in West Palm Beach

Integra acquired an 8.2-acre parcel at 4200 North Flagler Drive for $72.4 million, advancing plans for one of West Palm Beach's most ambitious mixed-use developments at the Rybovich Marina site.
Approved by the city in September 2025, the waterfront project will consist of two towers, one rising 34 stories with 147 residences and the other 36 stories with 112 residences. It will overlook one of the world’s premier superyacht facilities and feature three pools, 121 boat slips, and a semi-private club.
The semi-private club will include a medical spa, a fitness center, three tennis courts, and three pickleball courts. The development will also feature 8,376 square feet of restaurants, 7,805 square feet of retail, 20,691 square feet of office space, and 12,750 square feet of crew facilities.

The Residences at Mandarin Oriental Boca Raton in Boca Raton
Penn-Florida's Mandarin Oriental-branded project faced mounting legal challenges in July as a Palm Beach County judge ordered the developer to return a buyer's $1.98 million deposit, while 13 other buyers have filed lawsuits as well as a separate foreclosure action seeking $417.7 million.
Originally breaking ground in 2016-2017, the luxury condo-hotel had most recently been targeting a summer 2026 completion, though the ongoing legal proceedings have cast uncertainty over that timeline.
Portofino Hollywood in Hollywood Beach
Related Group's Portofino Hollywood proposal is facing fresh legal scrutiny after residents filed a lawsuit challenging the project's May approval under Florida's Live Local Act. The revised plan for 1301 South Ocean Boulevard, which added 84 workforce-housing residences alongside 126 luxury condos, enabled the developer to move forward under the state law, but opponents contend the long-term lease of the city-owned beachfront site violates deed restrictions and should have been subject to a public vote.
