West Palm Beach’s most coveted stretch of waterfront, located directly across the Intracoastal from President Trump’s Mar-a-Lago Club and estate, opened the year with three notable development stories. While two of these remain in the bulk buyout phase, the third marks the sales launch of Maison d’Or. This newly launched “House of Gold” is poised to deliver the largest, most luxurious condo residences in the neighborhood.

Also last month, developers Key International and Wexford Real Estate Investors announced plans for Mr. C-branded residences in Boca Raton. BGI Cos. and Blue Road secured the future of Alba Palm Beach’s sister project with a bulk buyout, while Selene Oceanfront Residences reported a near sellout, with only about 20 units remaining at the recently opened building.

Maison d’Or – West Palm Beach


Developers Kolter Urban and Perko Development Partners launched sales for their waterfront joint venture this January, which will replace the 1985-built Flagler House. Maison d’Or, or “House of Gold” in French, will be located at 3705 South Flagler Drive and will offer expansive views of the Intracoastal Waterway and the Mar-a-Lago Club golf greens beyond.

Rising 19 stories and limited to only 39 oversized residences, the boutique project references classic European design, reinterpreted for modern living. With architecture by the award-winning 10 Design and interiors by HBA Hirsch Bedner Associates, the tower is envisioned as a legacy property.

Units will range from almost 3,000 square feet to over 10,000 square feet, featuring chef-worthy kitchens with premium appliances, dual walk-in closets, spa-like his and hers retreats, a selection of large format porcelain and wood flooring, and panoramic views from glass-railed waterfront terraces. You’ll also have a choice of eight distinct floor plans.

Amenities at the boutique Maison d’Or will include a resort-style waterfront plaza with a pool and spa, a wellness center with a cold plunge, a fitness center, and a sports simulator. You also get to enjoy a wine storage and tasting lounge, a club lounge with bar, a screening room, a salon, and a pet grooming facility.

Selene Oceanfront Residences – Fort Lauderdale Beach

Groundbreaking: December 2022 | Completion: November 2025


Closings are now underway at the ready-to-move-in Selene Oceanfront Residences, with only about 20 homes remaining for sale. Developer Kolter Urban has already closed on approximately $425.3 million in condo deals at this beachfront enclave.

Located less than a mile from Las Olas Boulevard in Fort Lauderdale Beach, this pair of tropical-modern towers topped off in June last year and received its Temporary Certificate of Occupancy (TCO) in the fourth quarter. Designed by Miami’s award-winning Kobi Karp Architecture, the two 26-story towers stand connected by an elevated amenity podium and are positioned to maximize ocean views.

In addition to upscale interiors by ID & Design International, all 194 residences feature contemporary flow-through floor plans and 10-foot-deep balconies with glass railings. Units range from a generous 1,400 to over 3,200 square feet, with a choice of two- and three-bedroom layouts. Mr. C Residences – Boca Raton


Developers Key International and Wexford Real Estate Investors unveiled plans for their latest hospitality-driven residential experience in January. Mr. C Residences Boca Raton will rise 12 stories with 133 luxury residences at a 1.64-acre assemblage spanning 41, 33 and 14 S.E. 4th Street, plus 36 S.E. 3rd Street.
 

Sharing the same design team as the under-construction Cipriani Residences Miami in Brickell, Mr. C Residences Boca Raton is designed by Arquitectonica with interiors by 1508 London. Units are planned to range from 1,522 to 2,869 square feet, featuring signature Mr. C style kitchens with Wolf and Sub-Zero appliances, natural stone countertops, and custom Italian cabinetry.

Maintaining utmost owner privacy, the building will not allow short-term rentals. Signature amenities will include a Bellini Restaurant, a rooftop residences-only Mr. C Bar & Lounge, plus in-unit dining and event catering.

Other amenities include a rooftop pool deck with private cabanas, a social lounge with billiards and card tables, a golf simulator, a playroom, a fitness center, padel and pickleball courts, an open-air cinema, and EV charging stations. Also expect a fully equipped spa featuring a lap pool, an infrared sauna, a steam room, hot and cold plunge pools, plus a hammam.

Alba Reserve – West Palm Beach


Having completed a full buyout of two condominium buildings and a single-family home this January, developers BGI Cos. and Blue Road have cemented their plans to develop Alba Reserve. Rising on a waterfront parcel spanning 4800 N. Flagler Drive, 4804 N. Flagler Drive, and 4720 N. Flagler Drive, this new luxury development will be perched next door to its sister project, the nearly complete Alba Palm Beach (see below).
 

The developer partners paid a total of $40.9 million for the acquisition of all three properties. With complete ownership of all the units in the 1964-built 4800 North Dixie Condo and Flagler Cove, the developers can now move forward with terminating their respective condo associations and a subsequent demolition.

As per plans filed in January 2025 with the city’s Plans & Plats Review Committee, the developer duo had proposed building a 31-story tower designed by architects Carlos Ott and Spina O’Rourke + Partners. Alba Reserve is planned feature 87 luxury residences, ranging from 3,000 to 4,000 square feet, with three- to four-bedroom layouts.

Amenities include two pools on the 8th-floor amenity deck, guest suites for people visiting residents, and 226 parking spaces.

27-story Condo by Related and BH Group – West Palm Beach 


Seeking approval to construct a 27-story waterfront condominium at 2001 North Flagler Drive, Related Group and BH Group revealed more details about their 27-story residential condo development along the Intracoastal. Designed by Arquitectonica, the tower will feature 90 condos and 185 parking spaces. The condo units are planned to range from 2,214 to 4,368 square feet, while the townhouses would span 1,154 to 1,669 square feet.
 

A resort-style pool deck will anchor the 13,623 square feet of proposed amenities. As previously reported, the developers are seeking a 195-foot height bonus for the 0.8-acre site, which is currently capped at 111 feet. In exchange for the height approval, the duo has proposed contributing $3.7 million in upgrades to Currie Park and $1.1 million to the city’s transit service program and mobility fund.

The existing 9,900-square-foot medical office building on the site is set to be demolished.

Alba Palm Beach – West Palm Beach

Groundbreaking: August 2023 | Completion: Spring 2026

With more than 25,000 square feet of amenities, you have access to sunrise and sunset pool decks with expansive water views, a Technogym fitness room with yoga studio and Pilates reformer, a multi-sport simulator room and theater, a private dining room with climate-controlled wine storage, and several private workspaces. Schmidt Nichols, an award-winning urban development firm, is handling landscape design.

Perched at 4714 N. Flagler Drive, next to its sister project Alba Reserve and the Palm Beach Sailing Club, this sleek, modern enclave will front a private boat dock. Developers have also partnered with Magellan Jets, giving owners access to exclusive perks and usage of its fleet.

Viceroy Residences – Fort Lauderdale

Groundbreaking: 2025 | Completion: 2029


After revealing its partnership with The FORT in October, Viceroy Residences Fort Lauderdale announced a brand-new collaboration with The h.wood Group. The Los Angeles-based hospitality group, renowned for concepts such as The Nice Guy and Harriet’s, will bring a signature restaurant and an exclusive members-only club to the 45-story luxury tower.

Additionally, as a resident, you will receive instant membership to the group’s coveted Rolodex program. Three-Building Complex by OKO Group and Cain International – Palm Beach 


Shortly after securing an initial approval for their three-tower project in November, developers OKO Group and Cain International closed on a $55 million predevelopment loan last month. The developers already have the green light to proceed with demolition work, even as several design details remain under scrutiny.

Located at the prestigious address of 2720 and 2730 South Ocean Boulevard, the redevelopment will bring Palm Beach its first new condo project in decades. Designed by West Palm Beach’s Spina O’Rourke + Partners in collaboration with New York’s OMA Architecture, the 4.9-acre development will consist of three five-story buildings offering just 41 ultra-luxury residences.

In contrast to the traditional architecture of Palm Beach, this contemporary enclave would be defined by modern glass façades and deep balconies that maximize views. New York-based Studio Sofield will lead interior design. Floor plans will likely start at 2,274 square feet for a two-bedroom, ranging up to three and four-bedroom options.

Straddling both sides of Ocean Boulevard, the site offers a rare dual frontage of the beach and Intracoastal Waterway. It’s unique positioning also reportedly prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access to residents. Plans further reveal 7,429 square feet of indoor amenities with 126 underground parking spaces.

Related Ross Affiliate Acquires Majority of Southbridge Condos – West Palm Beach

An affiliate of Related Ross closed on 27 units at Southbridge for $25.4 million, bringing its total ownership to 45 in the 63-unit building. The affiliate entity has spent a total of $37.3 million on the acquisition, or an average of about $829,000 per unit, a substantial premium considering prior appraisals valued the units at under $250,000.

Located at 3915 South Flagler Drive, the three-story condominium built in 1981 presents a prime opportunity for redevelopment. Further, the 1.27-acre site fronts the Intracoastal Waterway, directly across from the Mar-a-Lago Club and just minutes from Southern Boulevard. The Trump International Golf Club and Palm Beach International Airport are just 15 minutes by car. 

Immocorp’s $202M Bulk Buyout Bid for South Portofino – West Palm Beach 


Responding to the increasing demand for waterfront luxury developments and the scarcity of developable parcels, Immocorp Capital has made a $202 million collective offer to homeowners at South Portofino Condominium. This equates to an average of $1.4 million per unit at the 140-unit building.

Owners at the 54-year-old property are facing significant pressure from rising costs, including a $12 million special assessment.

Located at 3800 Washington Road, this aging building presents a ripe opportunity, as it also sits along the Intracoastal Waterway, directly across from the private Mar-a-Lago Club and minutes from Southern Boulevard.

One Boca by Terra & Frisbie Group – Boca Raton


Winning the first round of approvals at city hall for their mixed-use development, developers Terra and Frisbie Group will now proceed to a public vote on March 10 regarding their proposed 99-year lease of city-owned land.

This second vote will decide the fate of One Boca, a transit-oriented project that would feature 765 apartments (77 of which will be workforce), 182 condos, 180 hotel rooms, a 30,000-square-foot grocery store, 120,000 square feet of office space, and 2,100 parking spots across 7.8 acres of city land.

Proposed amenities include a new tennis center with up to 10 clay courts, basketball courts, a multipurpose field, a playground with banyan trees, and a new children’s museum.

As per earlier reports, the developers also proposed a community benefits package, including building a reimagined version of Memorial Park, a new city hall and community center, and a World War II memorial. They will also likely receive a 3.3% fee from the city to carry out the improvements.
