Salato Residences in Pompano Beach

 

Philadelphia-based U.S. Development announced the successful completion of its boutique project, delivering on schedule after breaking ground in 2024 and topping off in 2025. The 10-story development offers an intimate collection of just 40 oceanfront residences, with floor plans starting at a generous 2,100 square feet.

Designed by Randall Stofft Architects, the residences feature expansive 14-foot-deep terraces ranging from 320 to 746 square feet, complemented by airy, sophisticated interiors from award-winning Steven G

The project's 20,000-square-foot amenity collection rivals most high-rises, with an oceanview pool deck and bar, poolside attendant and towel service, on-demand beach services, a spa, a fitness center, a wellness lounge with daily tea and coffee service, a club room, and private wine storage.

Just months after securing approval from Boca Raton's Planning and Zoning Board, BDT & MSD Partners launched sales for their luxury condo project spanning 5.2 acres.

The Boca Raton, formerly known as the Boca Raton Resort & Club, is a 100-year-old resort and private club at 501 East Camino Real, featuring more than 1,000 hotel rooms, multiple restaurants, two golf courses, tennis and pickleball courts, a beach club, and a 32-slip marina.

Designed by New York-based Hart Howerton, the eight-story residential tower will feature 76 residences averaging about 2,500 square feet. The units, with interiors by AD100 firm Pembrooke & Ives, will have golf-course and ocean views.

Related Group and Merrimac Ventures’ oceanfront development topped off this May, completing a major milestone as the 85% pre-sold project paces toward completion next year. The residential building is Pompano Beach’s first Waldorf Astoria-branded condo.

With design by Nichols Architects in collaboration with KORA Architects, the 28-story tower will offer 92 extra-large residences. Units start at about 2,100 square feet and feature private elevator entries, dedicated foyers, and unobstructed water views.

Interiors are led by San Francisco-based BAMO, a globally recognized design practice known for crafting hospitality spaces that are elegant and modern. Expect gourmet kitchens with custom Italian cabinetry and natural-stone countertops, marble-clad primary bathrooms, and 10-foot-deep terraces affording maximum Intracoastal and ocean views.

Set against 200 linear feet of private beach frontage, the luxury building promises the ultimate waterfront lifestyle, complete with a full-service private beach club, 19 for-purchase boat slips across the street, and a 20,000 square foot private oceanfront pool deck with designer cabanas.

Groundbreaking: 2026 | Completion: 2028

 

Developers Integra Investments and Flying Point secured approval for the third iteration of Sereno this May, with the Fort Lauderdale City Commission authorizing additional condos and hotel rooms within the 14-story project.

Designed by FSMY Architects + Planners, the condo-hotel will now feature 88 luxury residences and 113 hotel rooms, along with a separate four-story parking structure. Interiors will be handled by UK-based 1508 London, while Design Studio Boca leads landscaping.

Each home will feature Italian kitchens with branded appliances and glass balconies affording panoramic views of the ocean, Intracoastal, Hugh Taylor Birch State Park, and the Bonnet House Gardens. Units range from 1,080 to 2,400 square feet, with dedicated entrances for the condo and hotel portions.

Two rooftop amenity decks anchor the project, offering residents private areas as well as access to the hotel's amenity program. The residential rooftop will feature a resort-style pool deck, a summer kitchen with barbecue grills, island seating, and an outdoor TV.

Sereno’s roster of wellness-focused amenities includes a Technogym-equipped fitness studio, a yoga lawn, a pickleball court, a steam room, an infrared sauna, a cold plunge, and outdoor showers. Opus at 701 in Fort Lauderdale

 

Approved by the Fort Lauderdale City Commission, Bill Lougheed’s CNB Contracting can move forward with plans to replace the Manhattan Tower Hotel, built in 1955, along with an older apartment building for a boutique condominium. Located at 623 and 701 Bayshore Drive, the waterfront address will place future residents minutes from the beach and Coral Ridge Yacht Club.

Designed by Adache Group Architects, the 13-story tower will contain 54 residences with a mix of two and three-bedroom plus den layouts ranging from 1,303 to 3,384 square feet.

Ground-floor amenities will include a pool with private cabanas overlooking the Intracoastal Waterway, a fitness center, a yoga room, a spa, a club room, and a private dining room. There will also be a rooftop amenity space featuring an infinity-edge pool and a clubhouse lounge.

 

— Fort Lauderdale & Palm Beach Preconstruction Condos: Planned/Proposed

Phase II of the Marina Village Project in Riviera Beach 

 

Forest Development secured a major victory after winning the bid to redevelop 12 acres of city-owned waterfront land, surpassing bids from rivals Related Urban Development Group and Sonnenblick Development. 

The public-private partnership will bring a mix of 164 condos, 270 hotel rooms, 43,000 square feet of retail space, 39,000 square feet of restaurants, office space, and a convention center to the leased land.

Designed by Adache and Dwell, the project will feature a 20-story building with boat slips, a 20-story Marriott Autograph Collection-branded hotel, and three three-story restaurant and office buildings.

The master plan also includes building 2,300 parking spaces, a revamped version of Bicentennial Park, a possible 10-story convention center, and a culinary school led by celebrity chef Richard Burke that will provide scholarships to Riviera Beach residents. Okeechobee Steakhouse is reportedly being considered for one of the restaurant spaces.

London-based Informa, organizer of the legendary Fort Lauderdale International Boat Show, has reportedly expressed interest in operating the future convention center. As part of its development agreement, Forest Development would contribute $100,000 annually to a community benefit fund managed by local residents.

 

Portofino Hollywood in Hollywood Beach 

 

Related Group pivoted plans for 1301 South Ocean Boulevard, repositioning the project as one of the first luxury condo developments in the area to incorporate workforce housing. The changes were submitted to take advantage of Florida's Live Local Act, which provides an expedited approval pathway for qualifying projects.

Hollywood City Commissioners approved a revised plan this May, featuring 124 condominiums and 86 workforce-housing rentals on the city-owned beachfront site, clearing a key hurdle that had stalled the project's previous 190-unit proposal. The development will now undergo design and height reviews.

The revised proposal retained several public benefits approved in the original agreement from 2022, including a new community center, a restaurant, a public park, and parking facilities. To preserve the appeal of both housing components, the workforce residences and luxury condos will each have dedicated amenity spaces.

 

Phase II of Pier Sixty-Six in Fort Lauderdale

 

Tavistock is looking to expand its footprint at Pier Sixty-Six, with plans for four additional towers across eight acres of the historic waterfront property as well as several mixed-use components. The proposal is expected to enter the city's development-review process later this year.

The proposed second phase introduces four buildings rising up to 25 stories or 270 feet, delivering 339 additional residences across the north and south portions of the property. The residences would be distributed across the towers, with 101 units planned for the north building and 90, 75, and 73 units planned for the three south parcel buildings.

The expansion would add 17,327 square feet of restaurant space, 13,955 square feet of boutique grocery space, 25,145 square feet of retail space, and 29,050 square feet of offices. It would also introduce one of Fort Lauderdale's largest waterfront promenades and a new community gathering space beneath the 17th Street Causeway.

Upon completion, the new buildings would join the Pier Sixty-Six Resort Residences, Azul, and Indigo residential collection, further expanding one of South Florida's most recognizable marina destinations and home of the Fort Lauderdale International Boat Show.

 

Condos by Related Ross & Partners in West Palm Beach 

 

A $55-million acquisition at 464 Fern Street marks the latest milestone for partners Related Ross, Wexford Real Estate Investors, 13th Floor Investments, and L&L Holding Company as they advance plans for a new condo development.

The Roger Ferris + Partners-designed project is envisioned as a mixed-use building with approximately 100 to 130 residences. Although more specific details have yet to be revealed, its proximity to CityPlace, West Palm Beach’s lively downtown hub, means residents will enjoy some of the best dining and retail options in the city.

Oasis Hallandale (East Tower) in Hallandale Beach

Construction momentum remains strong at Oasis Hallandale's East Tower, where exterior installation is already taking shape just months after the project topped off in March. The project’s six-level amenity podium topped off last year, while the West Tower is nearing completion and remains on track to welcome residents later this year.

Developed by Giuseppe Iadisernia, the 10-acre live-work-play complex incorporates two glass towers alongside 35,000 square feet of offices and 59,000 square feet of retail and restaurants spread across five low-rise buildings. The commercial phase of the multimillion-dollar development is fully sold out with tenants like Davinci Café, Oasis Fit, Delice Med Spa, and Elve Luxury fully operational.

Designed by Arquitectonica, both the East and West towers stand 25 stories tall with 250 luxury condos each. Units range from 900 to 4,750 square feet. All residences will feature open-concept floor plans, expansive balconies, imported Italian cabinetry, and high-end fixtures. Once complete, an epic six-story waterfall will greet residents at the towers’ entrance.

Highlight amenities include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. Developer Naftali Group unveiled the penthouse collection at Viceroy Residences Fort Lauderdale, introducing two spacious homes that will crown the 45-story tower. Spanning more than 4,000 square feet of interior space and over 2,000 square feet of private outdoor terraces, the residences will feature four bedrooms, five bathrooms, a powder room, private elevator access, and interiors by the internationally acclaimed Rockwell Group.

Priced from $8.8 million to $10.4 million, Viceroy Residences Fort Lauderdale will be a true entertainer’s paradise, complete with formal dining areas, walk-in pantries, outdoor kitchens, wet bars in the primary suites, media rooms, and private hot tubs.

Designed by Miami’s Arquitectonica, the high-rise will feature 251 residences, ranging from 701 to 1,579 square feet. As expected of the hospitality brand, the development will bring Viceroy’s signature cosmopolitan sophistication to Fort Lauderdale’s coveted Flagler Village.

After a decade of delays, The Residences at Mandarin Oriental, Boca Raton could finally be approaching the finish line. Developer Penn-Florida Companies has indicated that the condo-hotel is targeting a summer completion following multiple timeline revisions since the project was launched in 2015.

It’s important to note that while the adjacent, topped-off Mandarin Oriental hotel site is headed for a bankruptcy-related auction, the residential building has not been included and remains on track for delivery.

Designed by SB Architects in collaboration with Nichols Architects, the 12-story building will feature 88 luxury residences ranging from 1,645 to 4,248 square feet. Interiors by HBA and curations by legendary golf-course architect Jack Nicklaus will set the tone for the 105 East Camino Real address, where residents will enjoy lovely fairway views and easy access to downtown Boca and Mizner Park.
